Rewriting my review now that I have had the move-in, resident, and move-out experience with E&H! I…read morelived in one of their properties for about four years. First, the viewing was self-guided. You get a key from a lockbox and let yourself in. It can be nice to have a guided tour to show you where building amenities are, but this worked too. I applied for the unit the same day. I was third in line as an applicant, to my dismay. However, the two applicants ahead of me somehow disqualified. Either their income didn't check out or they didn't bring the deposit check within 24 hours as required. Either way, I felt very lucky to have come up in the line, because that was a great condo. Moving in was stressful from what I recall because you don't get your lease until the day you move in. Most places give you keys before that. So in my mind, I worried they would take it out from under me while all my boxes were downstairs in a moving truck. I would argue for changing that procedure. That said, now that I have had more experience with them, they are a professional company with clear procedures, so I would tell other tenants who worry like I do, not to stress so much about that. During my tenancy, I tried to minimize the maintenance I requested because I didn't want to give reason to raise my rent by increasing costs, and also because it's a pain to have maintenance crews. The previous maintenance coordinator was a nightmare and I was relieved she left because she communicated so terribly. But then came Carlos, who is amazing. Carlos will have a work order in your email and a technician calling to schedule before you can even think about when you're available. He is friendly and professional. When I needed maintenance, E&H sent maintenance. There was no humming and hawing over whether it was necessary, whether I should cover it myself; they just dealt with it. During my tenancy, they replaced a water heater and a toilet without hesitation. This could be in part related to the specific property owner for my condo, maybe he was less cheap about things, who knows. But I do know that if something broke, they fixed it, and I have no complaints there. My property supervisor was Lorenzo. Outside of the start and end of my tenancy, I had very little interaction with him. He is very direct; you won't find him small talking or sharing personal details. Nonetheless, he is professional, experienced, and by the book. If you want to know how your tenancy will go, read your lease; they follow it to the letter. Lorenzo helped make my move-out easier than he had to. I am appreciative of him as a property supervisor. You don't always know how things will go when a company has your deposit money. I wish I could tell my past self not to worry so much and that it was okay to trust what was being said to me. The other office staff are hit and miss. Some are helpful and responsive. Some will ignore three emails in a row and just never acknowledge you. Communication could be much better, which is why this review is four stars instead of five. I wish they were proactive instead of reactive. I think E&H counts on their property supervisors to do too much, which results in office staff who don't have many answers and property supervisors who are stretched too thin. I had to return my keys on a Sunday, so I was told to drop them in the mailbox. Unfortunately, the mailbox was jammed so I couldn't. I was leaving town the next morning, so there was no option but to leave them inside the apartment. I worried I would be charged a fee for this, but I was not. It did stress me out immensely though. The payment portal is convenient, although there is a small transaction fee each month paid by the tenant. I like that you can view your entire account ledger in the portal. All documents are also stored there. My deposit was returned in full, including my pet deposit, via check, mailed 19 days after I vacated, within the CA legal limits. No deductions were made. It was important to me to get a full refund, so I cleaned that condo to within an inch of its life. I have no idea what the standard is, but I left it cleaner than I found it for sure, with the exception of the carpet, which had normal wear and tear after so many years of use. I filled all the holes in the walls that I had made, and I painted over the spackle with a paint match even though painting was not asked of me. I scrubbed the cabinets and drawers inside and out. I made myself sick with cleaning fumes. In any case, I got all my money back, so it was worth it. Again, I will say that E&H is by the book. They tell you what to expect. Read the qualifications for tenants before you pay your application fee. Use the move-out checklist they send you when you vacate. Communicate in writing. That way, you won't have surprises later.

Do not waste your time trying to book tours with this company. They have poor communication skills…read moreand lack customer service skills as well. On multiple occasions my husband and I have tried booking tours with them only to have our messages ignored. They're only receiving one star because yelp makes me give them something. Update: While I appreciate your response that doesn't change the fact that multiple messages to your staff went unanswered. Multiple members of your staff failed to respond to messages about setting up tours to the point where the property became unavailable. During the most recent incident when we asked a member of your staff why they never returned our messages they said "I don't know what to tell you " when it was him specifically who failed to respond to the messages sent by my husband. Happy to discuss this further with you if you provide contact information.

Beatrix, in particular, was a lifesaver as we navigated the transition from our condo to our first home after our son was born. She helped us find the perfect house within the exact timeframe we needed, meeting every requirement we asked for. She then guided us through an extremely challenging condo market and ensured we were still able to maintain our home equity despite difficult selling conditions. Most importantly, throughout the entire process, Beatrix was a dedicated support and confidant. She made what could have been an overwhelming and stressful experience so much more manageable. We always felt truly heard, supported, and informed. She never missed a response, no matter the time, and was always available, even on nights and weekends. When I say she works overtime, it is truly an understatement. The videos Beatrix provided and her weekly market updates were incredibly helpful. She took the time to explain market trends and compare our property to others so we could make confident, well-informed decisions while both buying and selling. Beatrix will forever be our realtor, and we will absolutely continue to rely on her expertise through every future real estate transition. We recommend her wholeheartedly to friends and family for her professionalism, dedication, and genuine character. If you are looking for a realtor who will truly treat you like family, Beatrix and the Whipple Group are it. We can't imagine navigating the past year of buying our new home and selling our beloved condo with anyone else.

Having grown up in Long Beach, Helene and her family understand every subtle nuance of every neighborhood and they go above and beyond for each of their clients as they understand uniquely what makes each home special and right for each individual buyer and/or seller. I have known Helene as my neighbor for almost thirty years, and she is a RARE GEM of a human: elegant, warm, sincere, responsible, reliable, community-oriented, caring, intelligent, responsive, has impeccable taste and style, and.... Oh by the way, did I mention, she is beautiful inside and out!! Helene and the entire Fasnacht family have a sterling reputation of integrity, care, commitment, and honor within our community and beyond... and therefore, you can confidently trust them as advocates of your very serious investment of your home. Many real estate agents are insincere and untrustworthy, only after whom they can exploit and take advantage of. Not this team! Having known Helene and her whole family as my neighbor for 30 years, I can attest to their collective integrity, as they sincerely only desire the best for all of their clients. Team Fasnacht is at the top of their game as the MOST highly respected, trusted real estate professionals not only in Bixby Knolls, but in all of Long Beach and beyond; every beautiful house seems to be listed by Team Fasnacht! They make each client feel so attended to and cared for as though they were the only client, even though Team Fasnacht is the most sought-after real estate team in Long Beach. This is the gift of Helene and her family: her special gift of attentiveness to each person and attention to detail. They truly care about the beauty of our gorgeous neighborhood and the amazing diversity of the folks that comprise our beloved community. I wish I could give Team Fasnacht TEN STARS !! We love you and are so grateful that you are taking care of our community with such grace and excellence!!

From day one, Michael felt less like "a realtor we hired" and more like a steady, trustworthy partner who had our backs no matter what the market threw at us. Michael has been put through the wringer with us, late-night texts, emotional spirals, last-minute decisions, and he still shows up with patience, professionalism, and genuine kindness every single time. He doesn't just answer questions; he makes sure we understand what's happening, why it's happening, and what the smartest next move is. His knowledge and instincts are top notch, and we leaned on them constantly. And the dedication? Michael worked straight through Thanksgiving weekend, while everyone else was eating leftovers and watching football, just to make sure we didn't miss a beat. Buying and selling a home can feel overwhelming and vulnerable, but with Michael guiding us, we felt grounded, informed, and protected along the way. We trusted him completely. We still do. If you're looking for an agent who genuinely cares, works harder than anyone, and treats your goals like his own, the Fasnacht Team, especially Michael, is truly the best you could hope for.
