I have had upstairs neighbors multiple times in past but these buildings are too old to live on bottom units. We actually looked into breaking the lease since we haven't had a good night sleep in MONTHS but was told it is impossible. All day/night long you will hear people stomping around, entire conversations, constant furniture movement, others intimate moments, pets and I'm not exaggerating- during Teams meetings for work co-workers have asked what the noises are. Management is extremely hard to get ahold of and honestly not super helpful. Maintenance is responsive but things constantly need repair - after something is fixed it's broken again in a few weeks- it's a little ridiculous. VERY excited to move out and return to a normal routine.

Parking was a selling point advertised in the leasing of this apartment. Signed the lease having been told multiple times parking would be available for an additional $75 a month outside of the lease. After signing we were give trouble when trying to receive a spot, and once we finally got a response there were none available. A month in they responded that some are available for $115 a month. We questioned them about the change in price and they just ghosted us and passed the offer to others we guess. Additionally we still have yet to be given back half months rent for THEM requesting US to push back the move in date to the 15th yet still charged us the full month. We questioned how and when we would be refunded but no answer. Furthermore, our move in date was pushed back so work can be done on the apartment, but once we were finally able to move in many items were broken prior to us moving in:  - Broken light fixtures - Doors that won't close - Door knobs falling off - Paint chipping off the newly painted surfaces - Windows do not lock - Floors were also left a mess with paint, stains, etc. Other residents have reported rats. Be careful with these folks.

Becovic, S&M Building…read moreManagement, Chicago Police Department, FBI, DEA, Federal Marshalls, Street Criminals they hire and Mark Glazer leading the Medical an extreme Electromagnetic/RF portion, drive around Chicago Eavesdropping into Hotels and Apartments/Homes listening for conversations and sounds of drug use and other illegal activity. Based on unsure illegally captured information they send a group in to rent a room next to the people and then start harassing them. They even listen to private conversations protected by HIPPA and your private protected business information and turn around and use that against you along with other personal information they gather and also pass it along to these common street criminals they hire to harass you even more so they can try and claim no legal responsibility. I discovered what they were doing and confronted them and was met with even harsher harassment, death threats, death threats against my parents, stalking, following me and cloning my devices and rerouting my internet to coverup their illegal activity. They even use their signal jammers to stop me from getting Uber or Order Food/Groceries. They are doing this to your Hotel Guests and the Residents of Private businesses. They use speakers to broadcast into your home them making suggestively illegal interactions with youth and also conversations and sounds of them using drugs to record and blackmail you. This has followed me through 3 states and cost me 4 homes and my job. They are even stealing your businesses private information. Call the Chicago Police Department, FBI, Attorney General and tell them Ryan Higgs told you about this as they reroute my calls, block them, hang-up on me after waiting 10 minutes on hold with 911, don't respond to online report submissions etc. This is going to cost the city Billions of dollars and has already cost everyone in Chicago their Civil Rights and Freedom that you are guaranteed.     I've never lived in an apartment before renting out the one I have now with Mac Properties, but I…read moredon't feel much on a day-to-day basis to be lacking. The staff I've interacted with (Amari and Tanisha for calls and work orders, Stefan for maintenance) have been very lovely, quite friendly and polite, and they do make me feel quite cared about. I'm usually extremely anxious about making or picking up phone calls, but I do tend to pick up the ones that seem to be follow-ups from Mac about work orders because the staff I've interacted with make me feel much more at ease than usual. I also find maintenance to be very personable. Stefan and the others who have come by have been very attentive and thorough with the work they've done, and they always verbally check in with us if we're home when they come in, to make sure that they've completed work orders exactly as we wanted. Mac's resident portal isn't great, the help articles are atrociously unhelpful, and I don't really understand why they ask for preferences around contact for work orders because they always email and call regardless of what you indicate. The lawn is always somewhat overrrun with weeds, regardless of the season, so that's a little annoying as well. But maintenance is always incredibly prompt, and usually when the weather gets nicer, someone adds some nice plants to the flower pots outside my unit, which I appreciate. So overall.... I don't exactly feel like Mac Properties totally makes looking after residents their very top priority, but I don't have much to complain about either. I wish we had central a/c and more control over heating, but I suppose it's an old building and that's not really within their control. And I really do appreciate the staff. They're probably the biggest upside to living where I do.

Instead, I am met with avoidance, disregard, and false claims of completed work orders, while they insist there is no mouse infestation or evidence of mice in my unit. The landlord continues to deny that there is a problem. They refuse to credit my account for the cost of materials I purchased on my own to protect my home. Calls and work orders remain unaddressed, and they mark them as complete without any resolution. This situation has been ongoing since May 2025. It has become so severe that mice are now openly visible, as if they pay rent, and they walk around the traps. This is a health hazard, and I can't even stay in my home comfortably. I have posted a new video that substantiates my experience thus far.

We have lived here, the ice in the back of the building builds up so badly that it's nearly impossible to safely exit the building or enter the laundry facilities. I've called twice in past couple of days and both times I was hung up on and was told there wasn't a property manager available. Last week from my window, I overheard maintenance say "I didn't think it would get this bad" in reference to the ice. How can that be true if I knew it would be this based on my experience from the past two years and the fact that winter happens every year in Chicago? The amount of ice that has accumulated over the past three weeks is unacceptable and negligent. Beyond simply accessing the entry and doing landry, if there were a fire, how would we safely exit. At least twice a week garbage and recycling is removed, where is the concern for them?  We all know and understand injuries that could occur from slipping on ice could be fatal. It is clear that Ivy Residencies does not care about the lives or the safety of their residents. In addition to not being able to safely exit my building through the back, we also have not had a working doorbell. How is this possible? How can one company care so little about the well being of the folx they rent to? It has been so convenient to live here the past few years, however, I feel that I should have access to basic safety elements including two safe entry/exit points and a doorbell. Please do better. The lives of your residents literally depend on it.

It's essential that you keep all your rent paid receipts. They lost our rent payment and hounded us for additional payment until we produced our receipt. 2. Although we paid gas through their online portal, we received notices from the gas company for gas shut off due to non-payment. Obviously HPPM was not paying the bill. 3. Every night I fall asleep to the sound of the interior walls crumbling. 4.The apartment was not cleaned prior to us moving-in. 5. I have spotted many dead roaches in the apartment. 6. There are mice. 7. There are holes and cracks in the walls from previous tenants. 8. The roof leaks causing serious water damages and active water intrusion. While this properties is in a good location I have to believe that there are better property management companies in Hyde Park that are more responsive, up keep their properties and do not lose your rent payments.

We'll my only comment is that Joanne deserves to be a 5.0+. My wife and I were fortunate enough to be represented by Joanne in the purchase of a condo residence for our daughter who will be attending U. of Chicago in the fall. Based on our experience we recommend her 100% without any reservations. Between my wife and me we have done at least 50 R.E. deals over the years and currently own 3 homes and one investment property. So, we have done business with LOTS of realtors. I myself was a realtor for about five years. So, again, lots of experience. We both think Joanne is as good as it gets - Reliable, knowledgeable, professional, intelligent, xlnt communicator AND, as a bonus, a pleasure to deal with personally. She pretty much makes herself available 24 / 7, a real rarity these days. Weather as a buyer like us or as a seller, do yourself a favor and give Joanne a call. And then be as loyal to her as you expect her to be to you. With her professional support you are sure to have a great real estate experience.
