    If you have the chance, please choose any place but here! During our tour, we thought this would be an amazing place to live.. it is NOT! I should have read the reviews before signing the lease! I definitely wouldn't recommend this company to even my worse enemy and if I could leave 0 stars, I would. The complex (5345 S Harper) is infested with roaches, from the first floor to the fourth and management does not have a plan in place to address this issue. For a complex who has so many roaches, you would think they'd send pest control every week or two but no! During our move-in, the elevator did not work (AT ALL) so we had to hug and tug all of our heavy furniture up the stairs. The tour guide informed us it wasn't a usual issue; after being moved in for a week, residents came together to fight against HPPM because the issue had been happening for months before we moved in. Please keep in mind, it wasn't until residents had taken further action and spoke with a union representative, that HPPM took action. Packages are stolen constantly, sometimes they are even opened and left in the lobby, which I will admit they warn you about when moving in. Often times, the lobby door doesn't close all the way, so anyone can walk in, which is why I believe packages are often stolen. Another issue, while you're looking and speaking with the agents, they will include in the list of properties that you get a 'monthly cap' for utilities. However, I believe they do not understand what a monthly cap is. A monthly utility cap is the amount of money your property will cover per month in utilities, in which, once you go over this cap you then have to pay. You do not receive a monthly cap for utilities here! You have to pay them to pay the utilities on top of the rent payments. They have no rebranded under the name "Ivy Residences" which I believe is just to cover the lawsuit they faced last month for violating Chicago landlord and tenant ordinances. Please find a better place to live. I'm literally counting down the days to get out of this h*ll hole!! *I have attached just a few pictures of some of the roaches we've found in the apartment.

    DO NOT EVER RENT FROM THIS COMPANY!!! COMPLETELY FRAUDULENT BUSINESS WITH PREDATORY TACTICS Just look at their (overall 1-star) reviews at BBB (non-profit organization devoted to advancing marketplace trust): https://www.bbb.org/us/il/chicago/profile/apartments/hyde-park-property-management-0654-90028034/customer-reviews For a bit of background on my situation, I rented at HPPM for about a year back when I was a student at UofC. I was rushed into making a rental decision as my dorm spot on campus was pulled last minute due to some admin problems, so I didn't have time to research property managers. Throughout my time there, management was completely fraudulent and negligent. On top of all the issues with maintenance and fees (that plenty of other reviews have described in further detail), they employ predatory tactics on unsuspecting tenants. HPPM charged me with a few thousand dollars of move-out fees that were completely fabricated. I never missed a single rent payment, never violated any lease clauses, and kept the property in excellent condition. I followed their move out procedures and coordinated with their team by telling them I wasn't renewing the lease and turned in my keys in time. However, they went straight to debt collections to try and collect their fraudulent charge. The fact that they went straight to a collections without any prior notice reinforces the fact that they never had any intention to properly collect the debt, but rather to enforce their typical scams via intimidation. Have spoken with many other college students who rented with HPPM who also said the company had threatened their credit on multiple occasions. For me, they actually screwed over my credit just to squeeze out a bit more money from an unsuspecting tenant. I REPEAT, DO NOT EVER RENT WITH THIS WORTHLESS BUSINESS.

    Bed after flooding from vacant apartment

    Out apartment was flooded due to leaking from a vacant apartment upstairs. I was told that the flooding came from a pipe burst (the building is always quite warm, so I'm not sure why that would happen), then told that they weren't sure... who knows what actually happened. The flooding happened on Wednesday, after that someone came in and took pictures. The communication has been horrible. As far as management companies go, I think this is probably in the bottom 1/2%. The advice that I would give is if you want to have advice, what I would say is avoid HPPM at all costs. You will probably get treated better sleeping under the bridge than staying in one of these apartments.

    Package theft at 5110 S Kenwood. Hopefully management improves their security system by actually putting in some sort of security system...

    I have lived with HPPM for about a year and a half now and would caution other prospective renters. None of their buildings have security systems or package acceptance receptacles, unless you consider packages sat in plain site on tables and couches for anyone's taking a "package receptacle." Lack of security (as in zero security systems) invites outside guests to enter claiming to be with "cleaning" or "maintenance". No door attendants like the MAC buildings all off. The 5110 s Kenwood building has experienced numerous issues with package theft and solicitors in the common areas, including hallways. Find a property management company that provides adequate security. If security does not improve I will be moving back to a MAC building. If your safety is important to you, you'll be fine paying $100 extra a month for a door person to ensure your safety and no stolen packages as well as a well maintained, cockroach free building. Updated 10/3/2019: residents pay a monthly gas fee through the online portal. The property management evidently does not in turn pay the gas bill as the gas company has left a notice regarding unpaid bills and that the gas will be shut off.

    Hyde Park Property Management is the absolute worst! I am a current resident. My apartment is overrun with mice. It took 6 weeks to get a response to my first report of mice. They charge a lot of fees. They claim there is a cap to these fees, and state as much in the lease, but they do not honor the cap amount, and charge in excess of this. If you can, live anywhere else! I will have the misfortune of living in one of their properties for the remainder of my lease. Don't make the same mistake I did! The photos are of the poison packets their pest control company tossed behind the oven in the unit that have melted to the oven. ETA: I understand that it is important to the media image of HPPM to appear to be responsive, but I assure you, I have contacted them about these issues regularly and often.

    I hope my photos provide you with the best idea of who Hyde Park Property Management is as a company. Also, feel free to check out the "unrecommended reviews." As that also shed light on this company. I don't need justification. So if anyone responds to this, understand that the photos speak for themselves & the public can see that your responses on YELP, are simply just that- responses on yelp. No action.

    I can't wait to write this review, I have to take my time later today or tomorrow and go through all the "very detailed" interactions, experiences, emails sent and received, screenshots, notes, and pictures. I'm a extremely detailed person by nature and professions; and I'm also a man who values morals; not saying that makes me better or more believable than anyone else, but saying that I now feel a responsibility to share my experience with any prospective tenants who may be interested in it. I will show everything I have collected, explain it fully, and let anyone interested come to their own conclusions. And since I have to put a rating and don't want to influence anyone way or another, just present facts that you will se cannot make up; I'll just put this rate this in the middle with 3 stars....update 3/22 3:04 am. I have a video killing 3 roaches on my counter, disgusting!

    Unit wall on move in day!

    Terrible renting company! I moved in to my unit at the beginning of this month, to find a damaged kitchen wall with debris all over the floor. The issue was not promptly addressed, I was repeatedly put off by the people at the company until I walked in to their office in person. Even now, a whole two weeks after my move in date, repair work is ongoing in my unit. I have also not been compensated in any way, even though the unit was obviously not move in ready/nobody had done a walk through before giving me the keys. Other than this wall issue, the unit bathroom has no ventilation system, I was never given a key to the upper lock in my front door and the bathroom door had significant damage at the bottom. When I did the apartment walk through a few months before, I was told the apartment would be made move in ready and cleaned and painted, but it was obvious on move in this was not the case. I am already regretting my decision to sign a lease with this company.

    This is BY FAR the worst apt I've dealt with. They use college students and transplants (ppl that need money) and have them sell a lie with a smile. They told us the unit would cleaned and touched up before move in. They weren't. They brag about "amenities". We were most pumped about extra storage space in the basement. Lockers were cluttered and filled to the brim. We asked multiple times to get a space cleaned to use. It wasn't until we moved out that they announced a locker "clean up". There are ROACHES. I wish took more pics, but I was too embarrassed for anyone to find out my place had pests. We put in maintenance requests that got ignored. The shower wouldn't drain and HPP didn't care to fix it UNTIL we said we couldn't clean the tub for move out. Nobody really knows anything. At move in I asked if they had ANYTHING to assist with moving and gave me nothing. AFTER moving we realized there's a latch on the elevator that holds it...that would have been helpful. We moved in March of 2020 and paid rent in full and on time always. They tried to act like they care about tenants buy doing "rent raffles". We moved out early and have all the proper notice. March 1st they say our last charge is $83. 10 days later after Biden announced the stimulus, they email me with a +$900 charge and a threat to send it collections. They purposely don't reply to emails bc they know that if it's not in writing it's harder to prove. I tried to communicate with them but Adam and Sierra constantly gave us the run around. I emailed to try to work it out as I'm trying to get financial assistance. No response. They just sent it to collections anyways. The unit looks kinda nice but it's all surface level with so much dust. I got prescribed an inhaler while living there and haven't needed it since I've moved. People like this should not be in the business of housing people.

They even listen to private conversations protected by HIPPA and your private protected business information and turn around and use that against you along with other personal information they gather and also pass it along to these common street criminals they hire to harass you even more so they can try and claim no legal responsibility. I discovered what they were doing and confronted them and was met with even harsher harassment, death threats, death threats against my parents, stalking, following me and cloning my devices and rerouting my internet to coverup their illegal activity. They even use their signal jammers to stop me from getting Uber or Order Food/Groceries. They are doing this to your Hotel Guests and the Residents of Private businesses. They use speakers to broadcast into your home them making suggestively illegal interactions with youth and also conversations and sounds of them using drugs to record and blackmail you. This has followed me through 3 states and cost me 4 homes and my job. They are even stealing your businesses private information. Call the Chicago Police Department, FBI, Attorney General and tell them Ryan Higgs told you about this as they reroute my calls, block them, hang-up on me after waiting 10 minutes on hold with 911, don't respond to online report submissions etc. This is going to cost the city Billions of dollars and has already cost everyone in Chicago their Civil Rights and Freedom that you are guaranteed.     I've never lived in an apartment before renting out the one I have now with Mac Properties, but I…read moredon't feel much on a day-to-day basis to be lacking. The staff I've interacted with (Amari and Tanisha for calls and work orders, Stefan for maintenance) have been very lovely, quite friendly and polite, and they do make me feel quite cared about. I'm usually extremely anxious about making or picking up phone calls, but I do tend to pick up the ones that seem to be follow-ups from Mac about work orders because the staff I've interacted with make me feel much more at ease than usual. I also find maintenance to be very personable. Stefan and the others who have come by have been very attentive and thorough with the work they've done, and they always verbally check in with us if we're home when they come in, to make sure that they've completed work orders exactly as we wanted. Mac's resident portal isn't great, the help articles are atrociously unhelpful, and I don't really understand why they ask for preferences around contact for work orders because they always email and call regardless of what you indicate. The lawn is always somewhat overrrun with weeds, regardless of the season, so that's a little annoying as well. But maintenance is always incredibly prompt, and usually when the weather gets nicer, someone adds some nice plants to the flower pots outside my unit, which I appreciate. So overall.... I don't exactly feel like Mac Properties totally makes looking after residents their very top priority, but I don't have much to complain about either. I wish we had central a/c and more control over heating, but I suppose it's an old building and that's not really within their control. And I really do appreciate the staff. They're probably the biggest upside to living where I do.

The landlord continues to deny that there is a problem. They refuse to credit my account for the cost of materials I purchased on my own to protect my home. Calls and work orders remain unaddressed, and they mark them as complete without any resolution. This situation has been ongoing since May 2025. It has become so severe that mice are now openly visible, as if they pay rent, and they walk around the traps. This is a health hazard, and I can't even stay in my home comfortably. I have posted a new video that substantiates my experience thus far.

The maintenance is terrible and the building management won't pay for a building engineer that can operate the equipment, which results in long delays for major problems.     I lived in HPT for 3 years…read more First, the good part. Nice view, good location to the U of C and the staff (maintenance and front desk) are very kind and professional. So why 2 out of 5 1 trust nothing you are told. Make sure you have everything in writing because later on it will just be "oh you did not understand it right" or "no way we told you this". Few examples, you pay utilities that are not reflecting your actual usage, when we were considering HPT we were told that utilities will likely never pass a certain $ amount, they were always about $60-80 more. Another example we were told that the increase of rent is likely to be around 2-5%, and it was about 10% increase. 2 this is where they get you. They keep adding all these things you do not need "smart locks" (cause a key is too low tech), face recognition cameras (the one on the main door did not work for over a month and you could not come into the building unless someone was at the lobby). So then when it comes to renew, they added upgrades and such so they have a good reason to increase. 3 smoking. As much as they claim to be a "smoke free" they don't do anything about this. They keep saying tell us if you smell smoking we will take care of this. In reality they say that they can't find where it is coming from and just send out an email every so often. 4 security deposit. forget about getting all of it. $190 cleaning fee (mandatory that no one tells you about when you sign the lease). Of course the crazy amount of utilities will be added, and maintenance charges. Of course, if they make a mistake and don't give you the right amount you will wait weeks for them to resolve it.... Just try to be late on a rent and see how much they charge extra.... 5 during the pandemic they closed the access to all facilities (which is of course the right thing to do), but of course your rent kept covering all those facilities you never got to use. Also it took them over a year to have hand sanitizer accessible for everyone. 6 It is still not safe. We had some violent crimes in the building. They try to be better about it, but basically the responsibility go to the doorman, and there is so much they can do. 7 so much trash outside. This is not HPT fault, a the park across the street + chicago winds, you will be seeing trash all day every day. If you have a dog be ready to hold it close 8 you can hear everything. paper thin walls + vents that carry sounds from other apts. 9 want to get packages? You got to pay $50 per year for a useless locker. USPS will not use it, fedex will not pick packages from it, amazon will usually leave the packages out and the doorman will have to put them in. So it is secure.... sure.... but most providers won't bother using it So you pay a lot extra for a newish nice high rise, but you will end up paying between 100-300 more each month on extras in addition to rent (utils $150, parking and electricity that you also pay on your own) If you must live in a high rise it is a nice building with nice location, but be ready for a big rent increase and high utils. There are bigger and nicer properties in the area for a better price. Oh and best of luck getting the money when it is time to get your security deposit

    My overall sentiments over the last 4 years here can be summed up as:…read more 2018 - "I love living here!" 2019 - "Still great, I don't mind the bump in rent" 2020 - "Some familiar faces disappeared, and yikes with the rent, but still worth" 2021 - "Had some uncomfortable incidents, but I'll give it one more shot" 2022 - "I absolutely regret renewing my lease, get me out of here" Starting 2021, I suddenly started having more experiences with rude and inconsiderate neighbors that made living very uncomfortable (loud noise and music late night/early morning, aggressive domestic arguing, leaving trash outside). Please note, I never had a single bad neighbor experience from 2018 - 2020. In the worst instance, I had the police mistakenly come to my door due to a suspected domestic violence (the noise was actually from my neighbor). I feel very bad for the families here. I've seen a few of them on my floor only stay a few months, thinking that this is family-friendly place (it is not). I am willing to update this review, but I believe this is a fair summary of my overall feelings right now. (FYI I'm on the 10th floor)

But I give the building only 1 star because the building management is terrible. Just the worst ever. They are unresponsive, then condescending, then dismissive, in turn. They seemingly spend a lot of time trying to regulate residents' innocent behavior, but very little time doing the things that you expect of building management-- addressing noise complaints, the always pervasive smell of weed in the elevator shaft and air ducts, and cleanliness of common areas. Or getting things done (like parking) when they say that they are going to get things done. Knowing what I know now, I'd opt for a slightly less attractive apartment with drastically more competent management, any day. I only wish that someone would have clued me in before it was too late. (* Though I won't harp on this, I will say in response to the below that *no one* ever came into my apartment to check the noise level, even though I extended an open invitation to maintenance to do so. Yelp readers, I'm sure, are savvy enough to see that two people, who have no reviews and no friends, gave 5 star reviews after my honest review. I'm sure that nobody at the Del Prado gave them comps for that, not at all...)
