NICHOLAS WALLACE: We moved in to Regents Park recently. About 4 months back. Contrary to many reviews here which have negative feed back, we have faced a very good management response so far. I don't know what exactly some of the members here faced. A living place with almost 1000 tenants will have its own share of problems. I found the Resident Services,the concierge and mail room people are all doing their best to make our life better here. We had a problem with an elevator recently and we were extremely happy with the response of Mr.Nicholas Wallace in coming to our help. He was all the way with us and saw to it that the problem was solved. We owe him a big thank you. It shows his dedication to the service of the tenants. I had lived in many parts of Chicago, it's not that this is the perfect place with absolutely no issues. But if you count the advantages of being here we can just ignore the small issues built into any complex of this size. Particularly take Into account the reasonable rent we pay here compared to other places. read more

Management here is so poor!! It was a leak in my tier and they had to go in wall October 2025. Once it was repaired, and they had to water was turned back on, my smaller bathroom has NOT had hot water since!! And the package room stays in a mess. It is not regulated, you have to literally go in and hunt your package down!!!Theft of packages is common!! Management is a joke at Regents Park!!! read more

Its an old bldg but is properly maintained. A luxury apartment complex in Chicago's Hyde Park neighborhood, known for its lakefront views, extensive amenities, and proximity to the University of Chicago. Very very nice training spot for runners like me coz its near the lake front trail. read more

I moved in on 9/30, and just four days later (10/4), I had a very unpleasant experience with the evening front desk staff. I asked about booking the service elevator to move a few small, disassembled chairs. She told me it wasn't available but never asked what I was moving or said the guest elevator couldn't be used. Since the guest elevator was empty, we used it carefully without disturbing anyone. As we waited outside for our car, she came over and said I'd be fined $100. When I tried to explain, she cut me off and accused me of being rude and dishonest. When I asked for her name, she refused. When I asked for a security camera footage to verify who said what, she refused to give me that, either. As a new resident, this was extremely disappointing and unprofessional. read more

This place is HORRIBLE! Literally hell, it is infected with roches and mold. They just come Spray to look like they are doing something but it doesn't work at all. Management is horrible, they know these issues are going on but have not done anything to properly resolve the issues. And don't bother responding to this message because it's all a front and fake. I wish I never moved here, literally the worst. Waiting for a lawsuit to happen, if not already in progress. These are not livable conditions, they are taking advantage of the people here. My fiancé & I moved out of Regents last year, paid that last month's rent & the $37k move out fee, handed over keys & fobs and to this day we are being harassed for monies we don't owe. Everyone gives the run around & won't provide written notice that we no longer owe to send to the debt collectors, Hunter Warfield, who keep calling & harassing us for this property. This is insane! They charged me a bill for nearly a month's rent beyond my lease termination and move-out date. While one of the managers clearly admitted it was a mistake and promised to remove it, they simply kept the bill in the portal and sent me notifications to pay. I've reached out to their service center by phone and email over 10 times to no avail - each interaction ending in dismissal without resolution. Update: They removed the bill the second day after I posted the review. It just won't work if you try to negotiate politely. read more

I have found cockroaches in my Regents park apartment twice over a 4 year period. Today I found another one, and when I sent a work order to Mac to have it addressed they informed me that it would be up to 72 hours before they could send an exterminator, and that they do not work on weekends, so it would be up to one week before someone could come address the issue. Mac does not care about their tenants, nor do they treat them well. Mac has taken away bike parking, they are closing the pool, the elevators have been under construction for over a year ( and only 1 has worked for the past several weeks, so it takes up to 30 minutes to get to and from your apartment if you live on upper floors), and they have removed guest parking. The view is amazing, but it is NOT WORTH IT! Do yourself a favor and do not rent from Mac Properties. read more

Where should I begin? This building is absolutely over priced for the service and facilities that you receive. The windows are impossible to open. You have to muster all your energy to open and close them. So I hardly ever open the windows which is even more problematic since the heating and A/C system sounds like you are on a plane. Their central heating/cooling system is very very loud to the point that I stopped using it and bought my own A/C and heating system. The elevators breaks on a regular basis, the laundry room floods regularly and is not maintained well at all. Management is terrible in this building. No matter what the issue is, you quickly realize that you are hitting a concrete wall and they are unable to solve the issue. You will receive phone calls, don't get me wrong, but they are utterly incapable of solving your problem. My personal problems have included solving the issue with noise from my next door neighbor. After three months of placing complaints, I finally reached out to my neighbor directly and that's when I was actually able to solve the issue. The garbage Shute smells bad almost ALL the time. They have not solved that problem at all. 2 of my packagers were lost at the mail room. I was in correspondence with them for 4 months and they eventually said that the packages were lost and there's nothing they can do about it! Basically every attempt at addressing or solving an issue is a complete waste of time. I have learned to just ignore whatever comes up and can't wait for my lease to end and move out. And this is a building that you end up paying almost $2000 for your rent and utilities for a 1 bedroom and service is below standard. It truly is. Don't move here! read more

I had to live here for three months in a short term rental, while a place I purchased I was being renovated. Very sad how this place has gone downhill. Years ago I brought my children here to swim. Lots of nice things about living in these buildings. But definitely don't consider it if you care about actually receiving packages that you are sent. The package rooms are barely organized, incoming packages are mis-filed, and you may easily need to sort through hundreds of packages before finding yours. For example, we just managed to retrieve a package today, two weeks after it had arrived in Regents Park, and in spite of spending much time looking for it every day in that interval. The situation is frustrating beyond belief, the management has known about it for months, and they somehow can't manage to do anything about it. read more

The apartment is nice and the building is kept reasonably well, though elevator repairs are too slow when they go out. To call the management incompetent would be generous. They send messages full of misstatements, such as instructions to call phone numbers that are actually for a different company, or for the correct company but on lines that are never answered. Moreover, you're disconnected when you choose the option to leave a message. Or instructions to reply to the email, when the sender's address begins with "noreply"! Basically, the management hold themselves to exceptionally low standards and think nothing of wasting the residents' time and energy. They give us a long list of rules, none of which seem to be enforced except those directly profiting the management company, and some of which would actually make the place more livable if enforced. The air conditioning is inadequate to keep our apartment at a livable temperature in truly hot weather It all adds up to making this a stressful place to live. read more

Regents Park (RP) is an ok place to live nothing more - nothing less. First, its definition of luxury is not completely w/o backing but it is definitely viewed as slant. If the 90s or early 00s, this would be the epitome of luxury for its price range. Yet it is 2015, so what any normal person would expect to have in 2015, RP lacks and then in the alternative, it has what you would not expect to have.' The GOOD: The area is grand. Hyde Park has a lot to do with a movie theatre and a busy-active 53rd Street around the corner. The park is very nice and across the street. RP's staff is very nice & helpful. Doormen/ladies, maintenance, resident services, and the leasing office are filled with nice people. The pool/hot tub/fitness room (not center/gym) are all very nice and convenient. They are an elevator away, and the grill is a solid effort. Yet with grubhub, you can more variety at your door. And I have had a gym membership for over a decade that I actually use so if you are into fitness, you will be disappointed that the variety is slim to medium and the free weights do not go heavy enough. The in-building store has saved my cooking plenty of nights. It is not low low prices but there is worst. Now to what it does not have in terms of modern convenience, no DVR or ability to customize your television package. And the satellite is inconsistent on a sunny day with no or minimal cloud cover. Either way, I work too much to watch shows when they are actually broadcasted. So there go the shows I really do enjoy. The internet is very fast and included in the rent, which is nice. Yet can probably get a friend's login for online viewing on hulu or something else b/c the building has a single contract with Dish Network w/o online viewing access. Next, sometimes I am surprised when my dishes come out completely clean in the dishwasher. I am not talking about top rack dishes blocked by overfilling the bottom. Dishes rinsed and partially cleaned on the bottom rack going in come out on the dirty side of even. Also, spiders call the exterior of the building home. I have not opened my windows all summer b/c the babies are small enough to get through the screen. I have a toddler child and do not feel risking an allergic reaction if she is bite. Of course, the building sprayed for bugs but it is a problem/infestation I never experienced before. Another thing, the leasing office will tell you that there is a cap on heating/cooling. This is true. But when they tell you that if you use less than the cap that you will pay under the cap, that is a boldface lie. The building charges a pro rata share of your apartment's square footage compared to all the occupied apartments in the whole building against the buildings single utilities bill. The building is not set up for individualized heating/cooling costs per apartment. If the building as a whole uses less heating/cooling to result in a pro rate cost below your cap, then you would pay less. Yet this is Chicago and what are the odds all the residents conserve consistently? If anything, RP will ask you to take its word that it will not overcharge you b/c it is not set up to show you this one mega-bill for the building to prove its utility accounting is fair & accurate. Additionally, do not believe any picture of the inside of the unit. The building is out of date - very out of date. The kitchen is probably mid 90s era. Maybe there are some up-to-date apartments in one of the two towers, but I have not seen one nor was shown one. The parking is atrocious. The building charges more than a office tower downtown. And it is Hyde Park, so parking during the day is not that bad but after 5pm - midnight - pray! Last bit: - I never had any issues with cigarette smoke in the building, that may be isolated based upon certain bad residents. I've lived here for about 2 months. I held off on writing my review until I spent some time here. Overall I've been satisfied with my experience at Regents Park. I've lived in other apartments around the city with a similar price tag but much fewer amenities, space and views. Office and desk staff is always friendly to me. Mail staff is helpful and accommodating. Technicians are always prompt and friendly. The amenities really help this place stand out. Pool and gym are nice. Lounge area on the 37th floor has amazing views. Haven't tried the restaurant yet. The biggest pain point (as everyone has mentioned) are the elevators. They are CONSTANTLY broken in the south tower. As a relaxed 31 year old -- it's more of an annoyance than a deal breaker. Only other issue I've experienced are the dirty windows. Consistent window cleaning would be appreciated. read more

I have live in the Regent's Park North Tower from 1992 to 1996. I had to move for personal reasons. I liked RP so much that we decided to go back in June 2019. We live now on the 34th floor and the view we are enjoying from our windows towards Lake Michigan is unique and amazing, it is probably one of the best in the City of Chicago. The staff is truly wonderful, concierges such as Lewis and his co-wokers, Security as Nicolas and his team, maintenance such as Thomas, Donald, Leroy and all of their team are professional, discreet and pleasant. All of the very patient with sometimes having to deal with unruly tenants or visitors. Ms. Laura J. gave a perfect description of the qualities of the staff. Yes, there are problems with regard to the amenities. I believe it is due to the pandemic and the great number of packages received. This problem is probably not unique to RG and will revert to its normality later. The swimming pool has been closed due to the lack of discipline of the tenants who invited friends and family. The charming and extremely well maintained Bergen Garden is reopened, but no-one visits it. Not wanting to be controversial but only fair, I truly give "a minus 5 stars" to the reviewers such as Ethan E., Steven R., Lorri P., Yue L., etc. for their negative writing. Their comments are entirely unfair to the members of the staff who goes out of their ways to give us an outstanding service. They are classy people unlike many graduate students of UofC and others who won't hesitate to close the elevator door on you when you are a senior citizen. I am myself from abroad and do have an accent but I have never experienced any rudeness or discrimination from any members of the staff. It is no longer a luxury building as it used to be in 1996 as the number of the members of the staff has been drastically reduced. The towers being under a different management. Indeed, it is not the Peninsula Shanghai, but it is nice. I heard their is a new Residents Manager who I am certain will correct the currents flaws. I have never found any cockroaches in my apartment and if there were any, it would not be the fault of the building, "cockroaches travel in suitcases". I certainly like the mixture of this American and international community. The pandemic is affecting the whole world including RP. May be Ethan T. should have considered living in another Chicago area before moving to RG and not turning his review into a political issue.... his review is more than unfair. ... As I sit here with no internet, I felt the need to right a review. I've lived here for about a year and a half. Pros: -Convenient for young professions and students. Two buses on the same block take you straight downtown loop. Metra two blocks away take you straight downtown as well. -Beautiful neighborhood. Great for people with pets. Conveniently located near downtown Hyde park walking distance. -terrace grill downstairs will deliver food to your apartment Cons: My internet constantly goes out. It effects my work from home job. And you can't get another provider only American broadband the worst internet provider The elevators go out all the time. One elevator has been down for repairs all year. Maintenance always has one tied up. It makes me late constantly. And it's a safety hazard when the elevators aren't level to the ground when you step off almost hurting yourself. And they slam shut on you or won't stop on your floor. I like living here but the internet effecting my job and the elevators are pretty much a deal breaker for me and many residents. He patched, primed and painted guest bedroom hvac wall and window sill. He also did the same for the living room's window sill. Me being in a wheelchair, I sometimes scuff up the walls terribly. If I can give this place 0 I would. This place is waaaay over priced for what's offered at Regents Park. First there's a safety issue of non-residents having access to building with out checking in. There's a back door and gate that's always open (view photos, that's approximately 10 pm) Very rarely (if ever) do half of the 4 elevators work, creating a 30 minute wait time for residents. The pool area is not secure. There have been a number of times non-residents were in pool area without a resident present. When alerting the residential services of these matters nothing is done. I love the view and space of the apartment, but I would never recommend anyone to rent here. read more

I delivered here on PostMates one night. I saw on their circle drive that there were two lanes, one was no parking. So I pulled my vehicle into the second lane, parked my car and activated my flashers. I checked in with a female door person and was sent to the apartment where I needed to go. Upon my return back to the lobby a male doorman stopped me, said that I "blew past him" which was not true, because I always go to check in with the door people at every apartment I deliver to, I was scolded about parking on the circle drive, that I was 'holding people up' and I needed to park on the street. Not sure what to do. Need advise. My 86 yr old mom became very ill so I had to leave my job to tend to her Subsequently she passed. Funeral expenses fell on me. All in a 3 month timeframe. In the meantime I had fallen behind on my rent and was evicted On my approved appointment to claim my items from said building ( 2 day timeframe from sheriff eviction date) , I discovered my laptop , TV AND PlayStation all stolen. The only people who could have taken these items had to be those who worked for the company They are Algonquin/ Regent / Mac corporation What do I do at this point ?! I've had my fill of horridness. Front desk always acts like you owe them a million bucks. Never hear a greeting or "you are welcome" or see them smile at you. At best, they roll their eyes to you and say "what do you need"! There is one time my neighbor (also a friend) left me something at the front desk for me to pick up but when I got down to the front desk, the staff their said they do not have it and do not know what I am talking about. Sometimes, the hallway also smells like weed. That's right because your neighbors could be a local drug dealer very convenient for those of you out there who want to get grass delivered to your door I guess. The apartment itself isn't great either. The AC is leaking water into my wall and one side of wall has grown mold! I also experienced maintenance knocking at my door and tried to get in without any prior notice or communication. Who knows what would have happened if I was not home. They have been saying that they are in the process of renovating the elevators but NO! A lot of times, only one out of four elevator is working and the working elevator functions like shit: when they stop at the ground floor, there is always a sudden brake. I am in my 20s and perfectly healthy, even I feel dizzy and sick every time the elevator acts like that. It is sad all the low income elders in the building have to deal with this with their walking sticks. The internet company that they contract with is shit. After upgrading to their 5G plan by playing additional money, people in videos still look foggy when you watch youtube. Avoid living here if you have other choices. read more

I would put 0 stars, but I can't. I really want to though. For starters, I'm not a UChicago student, but lots live here. I'm just a overworked young adult that moved into Regents Park because I believed it had everything my partner and I needed to feel safe and adequately housed. Housing in Chicago is a wild and expensive journey but anyways... Regents Park by Mac Properties is a predatory establishment. There has been a lot of bait and switch. I've lived here for two months and have had two lost and expensive missing packages due to the mismanagement of their mail room/mailroom staff. I received a notification from Regents Park staff that my iPhone replacement had arrived and was waiting to be picked up in the mail room after showing my ID. I went down as soon as I could to get it. After getting there and requesting my package suddenly Regents Park mail room staff could not find my brand new 512gb iPhone. They signed for the package and logged it in to their system and everything but somehow said the package was either 1) given away to someone else without them checking IDs ("by accident") or 2) that it was lost after they logged it into their system and sorted the packages on the shelves. I "escalated" the situation through their escalation process and no one reached out to me for a two weeks. I had to physically go to another office space to speak with someone face to face and get a one sentence reply to my email. They actually refused to come out to talk to me at one point. They made me share and offer up so many details and proof even though they had already admitted that they "messed up and accepted full responsibility for losing the items" all to make me wait in silence for another week and half after this and tell me via phone that they are actually not responsible for lost or stolen packages and would not reimburse me. Though they stated they accepted responsibility for losing the packages they still decided it wasn't their responsibility to reimburse me for the items they lost and/or stole. For context, they MAKE residence use their mail room services. From the beginning of my lease I requested to opt out of mail room services because I read the reviews on yelp and all other platforms before signing the lease. Multiple residents within the same month as my incident have said they only have expensive items (tablets and phones) stolen or lost by the mail room staff, it's never the inexpensive items. Residents have also shared with me that they know it's an inside job and that this happens frequently because someone on staff shared with them that staff members steal packages from residents and residents can't do anything to defend themselves. Again, Regents Park makes residents use their mail room services without offering any alternative or ability to opt out to ensure successful delivery of your mail/property. I've filed a police report and now have to continue with a WHOLE lawsuit. They've been so unhelpful, and generally, rude and poor communicators. My partner and I and aren't high maintenance and have been extremely kind to staff. We are doulas and work in the community so we often give their front desk staff free monthly supplies of diapers, wipes, baby food, etc. This has been an indelible experience. OTHER REASONS I SIMPLY CAN'T RECOMMEND STAYING HERE: Also, the office/working space has bed bugs and some sort of infestation. Our apartment has mold that they attempted to cover up with white paint, a large cockroach was found in our unit within the first few days of us moving in. The a/c unit was also broken and my dogs were in the apartment dehydrated because randomly the a/c was not on without notice during the summer and I found out when I returned from grocery shopping. The dishwasher in our unit doesn't work and is extremely gross. I put in a small request for maintenance within my first few days to get my shower repaired and they didn't reply to the request for 3.5 weeks - 1 month. Luckily, I was traveling but I was so disappointed that even within the first month they were displaying early signs of neglect and mismanagement. If you ask A Cortez, the property manager, she will gas light you and say "I'm hopeful and feel this place really has the capacity to change". They also charged me twice for rent my first month and collected my partners additional payment and did not reimburse me or my partner or send an email explaining why the overpayment they requested wasn't returned. They collected over $5,000.00 from my partner and I and did not reply to my email explaining to them they overcharged. I was trying to be easy going so I didn't make a huge deal of it and assumed they would not come looking for a rent payment from me for a while. We were also told parking would be available for purchase upon moving in, that's a lie, there is a waitlist. read more

MAC had just spent a year upgrading this old building. Good idea, but many "amenities" have been out of service at once. Just as they reopened the pool area, gardens, modernized elevators... of course the pandemic hit. Now no gym, pool, garden, lounge, dry cleaner, or use of nearby park. Given recent fog, even the famous view is offline most days. And the package room crew, who used to run things like magic, disappeared overnight. (We miss you!) BUT. The gem of this place is the staff. Every maintenance crew member (under Kenny's lead) is kind, prompt, and competent. LaToya and the other front desk people are patient and cool in the chaos. And Nicholas and the other staff who have stepped up to run package receiving - which I'm sure has tripled since lockdown- go out of their way to be helpful and generous. It ain't the Ritz, but it feels like a safe place to shelter in these times. read more

The elevators are constantly broken and they take forever to fix them. At least one elevator is always broken and usually more than one. Even worse, they senselessly decided to lock the stairs so that even those of us on low floors can't get home when the elevators are broken. The views from the tower are nice. The windows are impossible to open. The only convenient door is only for use by dogs. It makes no sense. They make it as hard as physically possible to get in and out of the building. They randomly lock the Horizon lounge and the garden for no reason. read more

My family and I have lived at regents for two years. It has had its ups and downs at times but overall we enjoy our living space. We also appreciate the employees we have come in contact with throughout our time here. One particular employee by the name of Nicholas seems to go beyond his duties to help tenants in need. read more

I wish I could give this place 0 stars. I've known regents since it's hey day. My grandmother moved here in the mid to late 1970's when I was a little kid and the building seemed like magic. When people knew you lived there, they would be in awe. Many of my friends and relatives lived there over the years now none of us do. Everything was neat, clean and above and beyond back then. The door staff wore fancy uniforms like at an upscale hotel. We were friends with them and they would come up to the apartment for our family get togethers. Things have really changed and NOT for the better. The door staff is extremely rude and unresponsive. They act like you're disturbing them when you ask a question. The office staff is basically the same. They try to charge you for things you never had in your unit that they claim they gave you like Wi-Fi boxes which look like they're from 1985. Everything is run down, cheap and gross. The elevators were replaced, appear to be smaller than the previous ones and are junky looking. The dishwasher pipes leak. Bugs everywhere. Some tenants and visitors are questionable looking as other reviewers have noted. Lots of better places to go. Stay away. I mean I don't think MAC properties has responded to most of these negative reviews so that tells you something! read more

I have seen the rudest stuff here. Not sure if it's a discrimination to women or Asian. My boyfriend used to live here. His apartment was broken in exactly one day before the lease ended. The lucky thing is nothing was stolen because the apartment was almost empty. The bad thing is that the wall was horribly damaged. He reported this to RP and asked for help. But RP refused to offer help and claimed that they will charge for repairing. The stuff in RP even laughed at my boyfriend and his roommates and suspected them damage the wall by themselves. I helped my boyfriend to communicate with RP while RP yelled at, interrupted me and refused talking. I feel it is inappropriate for RP to judge its customer. And I do not understand why the stuff in RP screamed at me... It is so great my boyfriend eventually moved out from RP! read more

I lived in this building from 2000 - 2005, and LOVED it. I couldn't have imagined a better place to live as a medical student at the University of Chicago -- it was beautifully maintained, staffed by incredibly nice and helpful people, and felt like a community. The owners lived here. It showed. So when I moved back to Chicago in 2013, I didn't think twice about moving back to Regents. I even got to live in my same lake and city view apartment. THIS WAS A HUGE MISTAKE. In the interim, Regents was sold to MAC, and they have set about systematically dismantling everything that was good about this place. I've watched it happen over the two years that I've been here -- everything is changing for the worse. The staffed garage is now run by glitchy machines that sometimes lock you in or out for long stretches until one of the few remaining maintenance people can come open the doors manually. The full service health club has been reduced to some treadmills and a few machines. Security has become propped open doors and unmonitored side entrances. The laundry machines have been replaced with credit card driven systems that often lose their internet connection. Trash accumulates in the hallways for weeks on end. And today, my key fob, necessary to enter the building, broke off my keychain. I explained that it had broken off and been lost. I was told it would cost $50 to replace since I couldn't prove that it had broken and not just been misplaced. Of course, the machine to make the fobs is broken, so they can't do it right now...but if I leave my name and number, they'll be happy to nickel and dime me later. This sort of corporate, bureaucratic chill -- imagine an apartment building run by Comcast --combined with constant and consistent degradation of the level of service, cannot justify a $2,000/month rent. Not with the South Loop a few short minutes away and closer to everything else you want in the city. Regents Park was my home for 7 years. I cannot wait to move out. You should definitely not move in. read more

I'd like to say that I finally moved out of this dump. I checked out a luggage cart as per usual to assist with my move out (after the RUDE doorman Steve treated me like an idiot for having a question with the freight elevator... which by the way has a short in it and will stop on up to 8 extra random floors.) Halfway through the move, the phone in the elevator rings. They rudely and without explanation tell me I can't use that cart to move out, and will have to carry my belongings instead. No one else was using the cart or wanted to... it went and sat in the lobby. God forbid *I* use it. Idiots. The only saving grace of this building is Brian. Brian is a respectful, kind, approachable, and down-to-earth individual who is far too nice to be working at Regents Park. Everyone else acts like they are far more important than they are, taking it out on their subjects. If you live here, don't displease the Kings of Nothing. Ugh. Oh, and the 27th floor of the North Tower permanently smells like garbage. If you open the garbage chute room door, the vile smell wafts into living rooms/kitchens/dining rooms of apartments EVEN ON THE OTHER SIDE OF THE FLOOR. Oh, one more thing. To the jackass in 2707, your dog is annoying as fuck and is not allowed in this building. Not that anyone in Regents' management cares. Yet another...the Streetwise vendor is STILL wandering around talking to himself at night. Seriously! Anyone interested in Regents Park, please contact me. There is not enough ROOM (I deleted part of my first review) to talk about how poor this place is. read more
