After 9…read moremonths of them being our management company I can confidently say their biggest benefit is that they satisfy state law requirements, and add nothing else to make the HOA Board's life easier. 1. We have to maintain our own list of asks because our representatives lose track of violations and don't source vendors when asked 2. It took over two (2) months to schedule our first inspection and the follow ups took over a month to send out. 3. Despite solar panels coming with our community, violations for them kept being written, even after explaining no ARC was needed. 4. A request to check on broken concrete sat for over 90 days. Enough said. 5. When asking for updates we often get a 48 hour response promise and hear back over a week later. They are either understaffed or incapable to perform things faster than 3 months at a time. I cannot recommend them.

But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.

I was renting directly from the homeowner and we had a phenomenal relationship before this awful company took over. Once they took over. Nothing got done regarding any repairs. I had a whole in my wall for 6 months after a plumbing repair in the master. They also raised the rent $400 the first time and another few hundred upon the second year (directly after the pandemic in which I paid all the way through the pandemic without missing once). I decided to move out because of how horrible key property management was. We went our separate ways and all of a sudden I'm being contacted by a collection agency saying I owe $6k on top of the fact they never returned my security deposit. I never received ANYTHING from key stating what the charges were or what it was for or how I could dispute it. BEWARE!!! Very very poorly run and clearly they operate in a shady manner. Rather than a phone call or something to reach me to discuss any charges, they just stay silent then send you to collections. The house was left in better condition that I originally rented it in and I just found all my pictures/texts and documents proving all of it. I'm pretty excited now. I take that back, I am VERY excited for the future. DO NOT USE KEY PROPERTY MISMANAGEMENT!!! Unless you want to have minor repairs take 6+ months, poor communication from the office and to be charged a bunch of charges and never be told until you see a collection agency calling to tell me that I not only don't get my security deposit but that I owe $6k for a house that was a forclosure with nothing done to it, when I moved in...... They were very responsive when we had maintenance issues. They were proactive in renewing our lease and extremely fair about raises in rent given we lived here during the pandemic. They stayed in contact by phone and by email which made things easier. The problem was leaving the condo. They provide you with a very detailed list of what needs to be cleaned. You have to use their vendors. And honestly fine, we dealt with it as best we could and I knew when we left there was still a lot to be done. I'm not going to pretend that it was in pristine condition when we left. I knew that we would not be getting our $1100 security deposit back and I was okay with this. However months after we left I get a phone call from a debt collector. We apparently owed an extra $700. I requested a breakdown of the $700 which nickeled and dimed every little thing. I'm not familiar with the vendors they use but I can tell you they were overcharged. And honestly that's not even what made me angry. They are a for profit company and screwing people over is kind of what being a management company is all about. I get that. I'm more angry that they didn't make any attempt to contact me before turning it over to a collection agent. They have my email and phone, they've used both, I don't know why a quick 'hey give us more money' message wasn't sent. If I ever move back to Las Vegas I will never use this company again in any capacity.

We recently had to go through some major renovations for our property before putting it back up for rent. Eventhough there is a bit of a gap between tenants, Ferran has been more than helpful with us trying to get the property up to shape. It is definitely not the easiest task trying to handle this while physically living in another state, and he has always been consistently available with all our requests (large and small, non-urgent and time sensitive) - not to mention extremely knowledgeable with any questions or concerns we needed addressed concerning the property or potential tenants. It was almost like we were physically there handling it ourselves with how timely he was with his responses. The renovations were completed recently, and within days he already had tenants lined up for us to consider. We've had our share of pretty bad/shady experiences with previous property management companies, and surprisingly our faith is being restored by this partnership alone. It has been such a HUGE weight off our shoulders knowing we've been able to turn to Ferran without having to worry. We're excited to see his expertise at work once we have new tenants moved in. Some folks we know are on the market to purchase property in the area - so if they need a property manager, we're definitely slipping them his card.
