La Paloma Community The clubhouse air conditioning has not been working for weeks. I have contacted management multiple times and have received little to no response is also in a severe state of disrepair. There is a strong unpleasant odor throughout the building, the walls are dirty and poorly maintained, there are holes in the drywall, and the gym equipment is outdated and in poor condition. The amenities advertised by the community are not being properly maintained and fall far below reasonable expectations. One of the main reasons I chose to move to La Paloma Community was to have access to the gym and community amenities. Had I known the facilities would be in such poor condition and that maintenance requests would go unanswered, I would not have chosen to live here. The lack of maintenance, poor communication, and deteriorating condition of the property are extremely disappointing. Management needs to address these issues immediately and provide residents with the quality of living and amenities they are paying for. read more

I'm adding an update because our HOA treasurer has resigned stating that Terra West refuses to provide financial statements. As a new homeowner this is extremely concerning. It does possibly explain the lack of maintenance and repairs in the community though. ALL of the beautiful old trees are dying off and Terra West could not care more. Instead they are planning an incredibly expensive and unwanted revamp of the pool. They are unable to tell us what color paint any of the homes are. Literally worse than useless. read more

If I could give this organization zero stars, I would. Someone was able to enter my gated community and crash into my parked car, and I've received no support from property management. Despite multiple calls requesting access to gate camera footage, I've received conflicting information and zero follow-up. Initially, I was told the process was straightforward, but when I followed up a week later, I was informed that I have no rights as a renter and that my landlord needed to complete unclear forms. No one notified me of this change, and when my landlord reached out (twice), he got no response either. It's now been over two weeks with no resolution and no communication from the management group. Yet, they continue to send out mass emails about keeping our properties "picture perfect," while completely failing to assist residents when it actually matters. The Terra West HOA in the so called Northridge area is TERRIBLE !!!! They issue violations that are so minor and aren't even noticeable to the everyday people in the neighborhood. But when you see other houses in the neighborhood that have the same violations that have existed for months or continue to this day, you wonder why they haven't responded to the same violations. There's no consistency. And those are rental properties. Once Code Enforcement starts finding so called violations on your property, they continually single you out and look for anything they can to write you up. I was issued a violation that was my next door neighbor's violation. When I requested to have it removed from my HOA violation record, they have ignored it till this day and it still remains there. And it's been years since I have tried to have it removed. Also, when you try to address a complaint or issue with them, their response is: "To mind your own business". So they basically only play by their own rules as they see fit to address violations. Everyone pays their HOA fees, but they can at least be more customer service oriented with responding to requests from concerned homeowners. They have raised the HOA fees 4 times since moving here, and this is the type of disrespectful service we're paying for? Disgusting! Absolutely Fed Up with Terra West Management I am beyond frustrated and angry with Terra West Management. Dealing with them has been nothing short of a nightmare. They nitpick every little thing about my front lawn--it's like they're on a mission to find anything, no matter how minor, just so they can send me another violation letter or slap on a fine. Every time I fix what they've complained about, they find something else to criticize. It's exhausting and feels completely intentional, like they're just trying to justify their own existence by harassing homeowners. One week it's a weed, the next week it's a tiny patch of grass that's a little too dry, even though I've been keeping up with everything as best as I can. My gardener comes once a month, and yet somehow Terra West always manages to take pictures right after he's come and gone, when a brand-new weed sprouts. Are they monitoring my home waiting for something to pop up just so they can catch it and fine me? It seriously feels that way. They took a photo of one weed--ONE--that probably hadn't even been there for more than a few days. This is beyond reasonable HOA management. This is harassment. I'm fed up. I'm a responsible homeowner who takes care of my property, and I'm sick of being treated like I'm negligent just so Terra West can pad their violation reports. This HOA is awful. Horrible communication. Regular letters for "violations" which in reality are the most insignificant minor things. Many of the letters received contain photos of unclear violations, which we reached out to them about, and were given lacking responses. Over the years, we've had to pay a bunch of ridiculous fees, for violations as minor as a couple of weeds being in our front yard. Most recently we were sent a letter stating we had to pay $300 for not resolving a violation, which was stated as: "need to remove unwanted grass from yard" even though our front yard has rocks. We had to pay thousands out of our own pocket to repaint our house pretty much the exact same color, just to comply with their "new standards" for the neighborhood. We had no choice in the matter and would have had to pay a significant fee on top of repainting costs if we didn't comply within a window that was rather short. We've lived in a neighborhood managed by this company for over 15 years and would absolutely jump at the chance to get out if the circumstances allowed it. Personal Services is terrible (almost non-existent)! Every three months I go thru the same routine, trying to reach someone at Terra West to gain access to the website to pay my HOA fees. No one answers the office phone in Las Vegas (702-362-6262) or the Northern Nevada Help Line on their website (775-853-9777). Add that when I tried to access the website I get a security message from my system telling me the website is compromised! Clearly all they are interested in is NOT talking to the actual home owners. Someone tried to steal my car, ripped out the dash and did 4k of damage. Once this company finds 1 violation, be ready to be harassed repeatedly over the most minor violations. We rent a home that's under this HOA and had no issues for the first 6 months or so. Then once we received our first violation it was very clear they intended to repeatedly target our property and have sent us monthly violations since then over minor issues, some of which have been present since over a year ago but were never a violation until they ran out of items to send violation notices over. We are prospective buyers and decided to rent in this community before purchasing to get a feel for the area. Terra West has single-handedly driven us to purchase a home in another neighborhood. Isn't the whole reason companies like this exist is to "protect and uphold property value"? Driving away potential buyers is not accomplishing that. We wouldn't feel safe investing in a home that is patrolled by this company as they are actively hurting property value by scaring away current owners and prospective buyers. read more

Pros: They drive around frequently taking photos of anything that they want work done one which does keep the community cleaner. They receptionist or front desk employee seemed nice and tried to help me when I called. Cons: I'm guess the manager or assistant manager that I heard in the background was not helpful and sucked that I couldn't even talk to her to explain what is happening. I got T-boned and suffered injuries to my cervical spine and spinal cord. I also suffered injuries to my shoulder, but they stickied my car to be towed within 48 hours. I didn't get a call or letter. I saw the note less than 12 hours before it was going to be towed so I called to ask for an extension due to the legal hold that prevented me from working with insurance company to get it fixed. They denied this so I had to use my broken body to push a broken car into my driveway in the middle of the night. They would not even give me another 24 hours so that I could hire help. They just told me that the board approved it so that's that. It's not about the people in the community and it's too much work to just call the towing company and tell them to hold off for a day. They can be too by the book. I sometimes work 48 hour shifts and can't move my trash bins back to the side of the house. I do move them when I get home, but a week later, I get letters asking me to move my bins. They allow people to park on the curb in front of my house on trash day. They allow unknown trucks to be stationed in front of my house for weeks. There are dogs that constantly while they are outside and it's annoying when someone works night shifts. There should be times at night that they should not be left outside so people can sleep better. (Dogs are out during the day, rarely left outside at night just to be clear that it's not everyday or anything). Why are papers being mailed when an email or text or even a sticky note on my door would be more effective. I usually handle whatever they mail me before I even see the letters. Overall: Not a great HOA. Other HOAs that I've had have hosted events so the community can get to meet not only with each other, but also with the staff. I understand that the purpose of the HOA is to keep the neighborhood neat and they do a pretty good job. They could be more customer/resident oriented and be more efficient with their process. I have been a resident for a few years, but I'm glad I am moving. A take away is that the HOA should be something that should be considered when purchasing a home. Each individual can weigh how much they value various aspects of an HOA to help make a decision that will end up making them happier. read more

I have been in contact with 6 different people. They claim they never received anything. If I could choose zero stars I would. I'm a 60 year old woman who works from home. Work from home I was barefoot for the 2 years I rented. When I moved out I was charged over $900 for carpet cleaning company called Keystone Carpet Care LLC. Apparently these two companies are in together to have owners get upgraded carpet when a tenant moves out. I'm curious how I can be charged for pad replacement, remove saturated padding including carpet lift, cutting seams. Odor modifying scrub for urine contamination when I didn't even own a pet. I strongly warn against this company for wrongful over charges of carpet cleaning. I'm 60 for God's sake and rarely had company. WOW. No stars for this company! read more

Listen, we all know HOAs can over-reach and be a nuisance. I've lived in many communities with HOAs, and I can confidently say Terra West is the worst HOA I've ever encountered. They allow unsolicited and anonymous reporting from anyone regarding your home. I've received violation notices based on photographic evidence taken inside vehicles with filters on. I've gotten violations showing tiny scratches on the stucco paint, which are so minor I would be hard-pressed even to see the cosmetic issue. Then I fix the problem so I don't have to deal with them, and they continue to threaten hearings and fines. Though I'll look around the neighborhood, I'll see that the same minor issues can be seen in every home. I'll ask my neighbors if they've received notices about their stucco...NOPE. So I can only assume this is classic targeting of HOA or by some neighbor who has some vendetta and keeps sending anonymous and sometimes altered photos to their violation desk. TW managed a guard gated single family community in which I own a house I rented out. Their staff are genuinely nice people with good intentions but, based on my experience, they are simply clueless in multiple key areas that are vital to the proper management of a community. The issues seem to stem from a lack of training, absence of common sense, and a manifest inability to understand HOA documents and how they should be implemented. They go well beyond the typical grievances that many of us have with the often low or at best mediocre standards of management companies. So while their rates are reasonable, you truly do only get what you pay for (if that). Among several questionable violation notices, I received one for wall damage ON MY NEIGHBORS WALL. It took several attempts (and a second violation notice) before they understood that I am not responsible for my neighbors side of a shared common wall. Something even a novice manager should realize. I was summoned to a violation meeting and threatened with a fine (despite no prior written warning) after a contractor let my tenant's dog out of the yard and it interacted with a neighbor. Not only should TW, at most, have issued a first warning notice, but they should not have claimed there was a dog attack without first investigating what happened. Yes, the dog got out (and I saw other dogs loose over the years, it happens unfortunately), but a dog attack is a serious allegation that then involved the police and animal control (who both agreed there was no attack). It took multiple presentations of the actual facts and a threat of legal action before TW backed down. But I witnessed the the most serious issues when I briefly served on the board, when their manager would do whatever the president wanted seemingly without regard to the security or interests of the community as a whole or the plain wording of our governing documents. Had I not objected, the manager was willing to release to the president the key to the fire access gate into the community for the convenience of his contractors without first ensuring steps are taken to maintain security and insure the HOA against potential liability. Particularly sensitive since we had had a couple of burglaries. When a homeowner converted their single family home into a duplex and rented part of it out, in obvious violation of the governing documents in a SINGLE family residence community, TW saw no problem with that. Of course the tenant was the president (long story as to why). When the board agreed to get an independent legal opinion to confirm the obvious, which would have been unnecessary if TW understood the documents, the manager sabotaged that opinion by engaging with the attorney, acting without board authority to do so, after the board had agreed precisely what would be sent to the attorney. So when it came the opinion was a strained attempt to protect the president rather than a dispassionate legal analysis of the situation. A waste of money and it left the HOA in a seemingly impossible position of giving one owner a pass on the most fundamental violation (because it benefited the president), yet enforcing even petty rules against the rest. Sparing all the frustrating details, suffice it to say that the community and the new board (I promptly resigned rather than risk association with what they were doing and the old president eventually moved away) are still dealing with the fallout of an improper duplex some 3 years later. All because TW didn't understand the most basic HOA documents and refused to read them with any common sense. And it's no excuse to blame a self-serving board member - when directors do or propose something that is wrong, the management company should identify their conflict of interest and speak up. There were other problems such as failure to keep on top of our vendors but frankly that's an issue with many management companies. Ultimately they were rightly terminated by the new board but they left a legal mess that is all but impossible to resolve. Strongly recommend you look elsewhere. read more

I got a response that they couldn't verify my income which was provided to them with my pay and bank statement.
