The upstairs neighbors were very loud, the cat sounded like a dog, I could even hear them talking through the ceiling. 2 months later, I moved into C-18 without giving another deposit. That was the old managers, Dawn and her husband. There were numerous issues with the apartment: multiple holes in the ceilings, a slow leak under the bathroom sink that made it so that I could not put anything under it including damage to the basin, a bathroom door that did not fit correctly, peeling linoleum, broken interior of the refrigerator, burned out specialty light bulbs, broken fixtures from the kitchen ceiling, and the smaller room had a panel on the basin heater that had fallen off leaving the coils exposed. COVID happened and these issues went unresolved for months. Almost a full year before they began to be addressed. I met the new maintenance guy when he just knocked on my door asking if I was the apartment that needed a new knob. I wasn't. He is very unprofessional as is his wife, who you can't pin down to answer a question. There's supposed to be an early payment thing where they knock money off your rent if you pay early. They don't do that. He finally fixed the heater with the exposed coil which is a severe safety hazard I had been living with for months. The thermostat was broken and he didn't believe me. He fixed it, only after I complained and told him renter's have rights. Finally, the black mold issue. As of 03/15/2021 I have been having headaches, feeling fatigue, and having severe forgetfulness since December. Turns out there's black mold in the apartment on the basin boards of the big and small bedroom, living room and the front door. I told him and he told me to "clean it yourself with bleach water." He finally agreed to come look at it, cleaned it and PAINTED OVER IT, leaving paint on the carpet. There were no cuts in the drywall to check for infestation AND the front door still has mold on it. I have issued my move out notice, short, I might add. I will never recommend this place to anyone. The owner thinks these apartments are the best apartments ever. They're not. You have been warned.

    Not safely maintained and amenities are not readily available…read more Pool is constantly closed due to lack of consistent and proper maintenance by the staff, and they won't put a notification on their website or anywhere if it's closed. This means, you won't know it's closed till you're in the building and right at the door, which is very annoying for me as I'm disabled and it would be nice to know if I don't need to aggravate my condition when I need to do hydrotherapy. The pool was also closed for years, understandably so during COVID, but they kept it closed for more than a year after while fumbling to install a new HVAC system that got delayed months. Since then, it's been super spotty as it's been closed every time I've tried to visit this past week. There's also the issue of the exterior stairs as they're concrete slabs with rebar, and they don't maintain them. In 2019, I fell through one of them as the rebar had completely corroded, and I had to go to the ER. I am now permanently disabled, and got ghosted by the staff when I tried to file an incident report. Meanwhile, the rent has gone from $950-1650 since 2017 due to numerous reasons (as specified on their notices) from "market research" to "raising of the state minimum wage." All the while they've implemented new policies such no longer being able to grill small butane grills on the balcony and forcing residents to get renters insurance when it wasn't required before. We've gained nothing but lost a lot while paying more. I would move if I could, but this seems to be the norm for property management across the county. The staff are publicly nice, but are still tools to horrible policies.

Everything from the screening process to the move-in to the pet approval was handled quickly and easily, and the facilities are really nice. Now, this is 2020, and some of the onsite amenities are sadly unavailable, but they're doing the responsible thing which I can respect.

    I can't say enough about VI and how great they are! We own…read morea couple timeshares and VI by far out classes, the others. We've been to more locations than we can count. Our favorite resort is Torres Mazatlan all the rooms are great, but if you get a chance to do the penthouse, holy moly, it's stunning. Every single room in the whole place faces the ocean, so there's not a bad view anywhere you go. I would absolutely recommend VI to anybody looking to travel.

Anyways... upon arriving the room is very welcoming with vacation decorations and photos. It was very nice and exciting. I was being assisted by a very nice lady. She basically did interview asking personal questions which took about 20 ish minutes. Then a man did the presentation. He talked to fast and gave out so much information at once, my brain was exhausted trying to keep up. They try and sell you the "once in a lifetime" kind of deal that you can only purchase that day. And they will not give you any options. They refuse any answers you give and give you extreme high pressure to purchase their deal. To me, I'm not at an age where I want to invest in thousands of dollars for travel and vacation. I have other priorities and I told them that. I even said down the road I would most likely consider this offer. They disregarded me and pressured me STILL but with even more aggravation. Any answer was not a good answer. We were held there for a few hours. It was not a pleasant experience, I would avoid this place and I would not come back due to the experience I received that day. There was no customer support or empathy. Also this triggered my anxiety and I felt like there was no way out but to literally say we can't afford it.

    Beware of Inaccurate Listing Details!!!…read more As a professional with a real estate background, this company has some questionable business practices. I had inquired about a rental listed on their website in Edmunds advertised for $1,750 for a 1,050 sq. ft. unit. I toured the property with the leasing agent Lori Karhu on January 2, 2019. Having been in many properties, something felt odd about the size of the unit compared to what they mentioned in their ad so I took measurements and researched the property. I found on the City's website architectural building plans that clearly stated the square footage of the unit is 934 sq. ft. I submitted to her this information, the source with a link, and inquired about an adjustment to the rent since the square footage advertised was 9% (116 sq ft) more than the actual. The next day I contacted Lori inquiring about what I had discovered and her response to me was, "I don't know what to tell you, I want to rent this property at this price, maybe $1,700 or $1,695". At $1,750 for 1,050 sq ft., the cost is $1.67 per sq. ft. Since nothing else changed other then their inaccurate listing of the square footage, the rent should be 934 sq ft multiplied by $1.67 = $1567. So looks like they are just arbitrarily setting a price, which is extremely unprofessional. Typically you would do a market comparison with comparable products, which I'm assuming they did to initially to come up with the $1,750. So again, with the only change being the square footage it would seem a easy recalculation. I decided to pass on this rental seeing how they operate. I feel sorry for the past tenant who may have been over paying and for the next new tenant. Update: A member of the company reached out to me to address the issue. I've seen that they've taken steps to correct the situation and thus revised my score from 1 to 3.

    My Sister rented from T Square Properties in the past and lived at one of their properties from…read more2020-2024. She was a great renter who paid rent on time and left her unit in immaculate condition upon move-out. She had no issues. Fast forward to June of 2025, she applied to live at HARMONY at Mill Creek Townhomes which is another property managed by T Square Properties and rented a townhome site unseen. Because of her good experience with T Square Properties in the past, she felt confidant to lease site unseen. July 6, 2025 was move in day and she had all her belongings in a Uhaul, upon entering her unit she quickly realized it was not move-in ready. The unit was filthy and had not been maintenanced, painted, cleaned and the carpets were dirty with caked dog/cat hair at the edges where the carpet meets the wall. The carpets were urinated on by pets and the unit had a very strong, overpowering odor of pet urine and feces. We have 137 photos of the filthy unit. When she attempted to contact the management company there was zero response until one of the leasing agents texted her at midnight!! which in what world is it okay to respond to someone at midnight via text? So unprofessional! My sister sent emails and called multiple times and was passed off to multiple people that work in the office with no one getting back to her. My sister had to drive to their office in Bothell this morning to get someone to address the situation and all she got was office staff not knowing anything about why her unit was not move in ready. In the days prior to move in, management sent my sister a couple emails saying that everything was good to go as far as move in and gave her the code to the front door and they expressed how nice it was for her to be returning as a past resident. What an awful experience this has been. A uhaul full of her belongings and now after demanding that they refund her the $5,000 she paid to move in, a single,hard working mother with two small children is scrambling to find somewhere to live that is in the same area and within her children's school boundaries. What an absolute failure this was on behalf of T Square Property Management. I have been working in the property management industry for 20 years and this is unacceptable and they dropped the ball big time. Renters beware of this management company and always inspect your unit prior to move-in accompanied by one their leasing professionals. Take pictures and videos and make sure the unit is move in ready. The rental should be maintenanced/turned and painted or touch up painted, carpets cleaned or replaced and cleaners have thoroughly cleaned the rental properly for the next resident to move in. Bang up job T-square Properties!!!
