I've been living in this building for about four to five years now, and if there's one person who…read morehas consistently stood out in that time, it's Chunga, our maintenance technician. With the amount of staff turnover we've had recently, it feels like the sense of community has started to slip away, but Chunga continues to be a constant presence, always stepping up, always showing up, and genuinely caring about the people who live here. Chunga isn't just someone who handles maintenance requests although he does that extremely well and often all on his own he's someone who truly keeps the building running smoothly. It's clear that he's stretched thin, especially when it seems like he's the only one regularly visible and handling work that probably should be shared by a larger team. Still, he takes everything in stride and finds a way to be kind and helpful no matter how busy he is. There was a day when the mail was mistakenly delivered to the wrong place, and instead of leaving it at that, Chunga personally called all of us to let us know our packages were downstairs because a neighbor had brought everything over. That might sound like a small thing, but the fact that he took time out of his already packed schedule to make sure none of us missed our deliveries really says a lot about the kind of person he is. Even when he's not officially working, he still checks in. One evening I was walking through the building and he stopped to ask me if I was okay and how I was doing. That kind of presence and care is something you just don't find everywhere, and it's a big part of why this building still feels like home to me. Honestly, without Chunga here, I don't know if I would still feel the same about living in this community. Over the years we've had some really great staff members. Tyra is still here, and she works incredibly hard to keep everything running smoothly behind the scenes, although we don't get to interact with her as much because she's in the office managing things. Staff like Molly, Paul, Heidi and Amber always brought warmth and took the time to build real relationships with residents. Amber has moved on to manage larger buildings now, and while I'm happy for her, she's definitely missed here. Diego was another familiar face always helpful, incredibly fashionable, and easy to talk to without ever seeming fake. Mo, who used to be the maintenance supervisor, and Jose were also both hardworking and kind, and they helped create a really welcoming environment. But now, it feels like most of those great people have moved on, and Chunga is the one who's left holding everything together. He's doing so much more than what's in his job description, and it's clear to anyone who lives here that without him, things just wouldn't run as well as they do. I truly hope that the management recognizes just how valuable Chunga is not only as a worker but as someone who brings real heart and community to this building. He deserves a raise, he deserves more support, and he deserves recognition for the amount of work and care he puts in every day. We've had great people here, and I just hope we can hold onto the one who's still here making a difference.

Unfortunately, the building and logistics were the deal-breakers. There was no parking available for our move in timeframe, no future resident parking, and basically no street parking because the area feels more crowded than lively. We had to park in a neighboring public garage, which we were told is also the garage we would likely use if we lived here. We toured Unit 807 on the top floor, but it looks directly into the courtyard and dog run. From the balcony we could smell the dogs, and there were lots of flies with fans by the dog area being used as a workaround. There is also new construction next door, and from the amenity level you are looking at nearby buildings we were told may be torn down soon. Last thing, it does not feel luxurious. Some finishes and design choices already seem like they will age quickly, and the carpeted indoor/outdoor areas right next to live plants feel like a recipe for mold, mildew, and bugs long term.

Management is also quick to respond, very professional, and actually care about you. The gym, rooftop, and community room is always well-kept and clean. It's clear that the management takes pride in keeping the property in great condition. The location is another huge plus, as it's in walking distance to the lake, grocery stores or BART/busses. Overall, Rasa has exceeded my expectations in every way. Overall, she has a mean disposition towards those that shine light because she has no accountability. NONE!! The management could use some training in their own systems. THE MANAGEMENT TEAM IS VERY FRIENDLY BUT THE CUSTOMER SERVICE COULD BE BETTER CONSIDERING THE RENT PAYMENT SYSTEMS. I am faced with anxiety almost every month due to management not being able to explain my new lease correctly. I am told to do this, but don't do this. Read this but pay no attention to that. There are clear conversations that took place that management "cant seem to remember". In the meantime I have a late fee of over $80, but I handed a rent payment ON TIME TO MANAGEMENT! I HAD TO PAY WITH A CHECK BECAUSE AUTOPAY IS NOT AVAILABLE ON MY ACCOUNT AND I WAS NEVER TOLD THIS!!! Ok, I pay, so why a late fee? How come Robyn has not contacted me about HER mishap? They seriously expect me to go from ledger to ledger, calculate what is owed and write a check every month just to get a late fee anyway? I asked for the email of the Regional Manager...still waiting. I asked for an outline so I can better understand my lease and the payment method allowed that was not clearly explained...still waiting Expecting Robyn to show a certain level of customer service "class" by contacting me about the mix-up...KEEP WAITING! NOT GONNA HAPPEN! Yep, I love my apartment because I have a lovely 1bdrm, with a balcony, a great 24hr gym, the location great if you don't have a car, washer dryer in suite, central air and heat, clean, quiet, friendly staff (except for a few) Overall, I love it here. It's far enough away from Lake Merritt that you don't get constant foot traffic, but it's still close enough that you can easily enjoy it whenever you want. It's about a 7-minute drive to Lake Merritt, and you can also walk there if you enjoy longer walks around the neighborhood. I used to go there often just to walk around the lake. There are also several grocery stores nearby within walking distance, so the area definitely isn't a food desert. I actually lived on both sides of the building, one unit facing Hollis Street and another facing Peralta Street. The Hollis Street side does have larger windows, which is nice for natural light, but personally I preferred the Peralta side. Parking can be a little tricky like most places in Oakland, but there's usually plenty of street parking on the parallel streets. Just make sure you pay attention to street cleaning days because you will get a ticket if you forget. The biggest downside is that the walls are very thin. You can definitely hear your neighbors. However, when I did have an issue once, I simply spoke directly with my neighbor and she was incredibly kind and understanding. The walls are just that thin. There was no hostility at all, and honestly it helped build a sense of community. During my time there, I really felt like I became part of the building's culture. The last week I was living there, new management took over, and I had the chance to meet Daniel. Even though I was already in the process of moving out, he went above and beyond to help me. I noticed improvements being made right away, the common areas were being repainted and refreshed, and he was clearly putting effort into bringing new life to the building. There was a small delay with my deposit check, but Daniel stayed in communication with me the entire time and made the process smooth. He even helped follow up while he was sick with the flu, which I truly appreciated. That level of professionalism and care really stood out. I was honestly sad that I wouldn't get to experience the building under his management because it felt like the place was finally getting the fresh energy it deserved. It's pet friendly!!!

We ran a dehumidifier for two years straight and were told that was the only fix for the mold. 4) We forgot an item when we moved out and the complex promptly trashed it, even though I left a message (see 1). Thanks! 5) The basketball court is utilized 24 hours a day, even though the park closes at 6pm. I don't care if you are playing until midnight and you are quiet, but honestly a heated game at 2am is just outside the realm of reality. 6) There is a graffiti problem in the area now. Just look at the basketball court wall for evidence. 7) The carpet is white. Who puts white carpet in an apartment!? 8) Over priced rent. Look around the area, you can find a far better deal. ****Let me add this little edit:**** 9) They kept my deposit. They charged me for cleaning (whatever), but then tacked on unspecified "Additional Charges" for the rest of the deposit. Way to go stealing money! 10) The Manager lied on the move out reason. It was not a lifestyle change, it was to escape the property and the management of that property. *****Edit**** I did get my SOME of my deposit. With that being said, there is no love lost with these bastards. I spent a LOT of time just trying to talk to someone, so unless you have time to burn to get your deposit back, run....
