I have been living here a little over a year and overall, I would say I recommend it. I live in a 2/1 apartment and the apartment is pretty spacious. I toured both a 1 and 2 bedroom and ultimately decided to go with a larger space since I wanted to have a place where I could study. I fit a queen bed very comfortably, with a set of drawers. The other room I use as an office and have a small desk, and an office chair, with plenty of space left in the middle. Closet size is good for me and holds my clothes and suitcases. Living room space is also a great size. My kitchen has been upgraded and there is a decent amount of counter space. There is tile throughout the apartment which keeps the apartment cool and easy to clean. I have put down rugs to have the best of both worlds. The apartment was cleaned and painted before I moved in which was nice. The entire complex is on the smaller than the previous one I was at. There isn't a gym which was not something I was looking for. But if that is something you want then it might be better to look at a larger complex. I actually love how it's dog friendly, because it makes the complex feel like a neighborhood. It is a very quiet place to live which is something I was looking for. It is off campus but pretty close to grocery stores and shops on Archer Road. There are plenty of parking spaces but you have to make sure you put your decal on. My interactions with the staff has been good. The manager is responsive to my questions and very approachable. It is nice to not have to deal with a large management company like my last apartment. Maintenance is also very friendly. I had one issue with my dryer which was taken care of the same day that I called to tell about this issue. My last apartment usually it took about a week for maintenance to come. The appliances and AC all have worked well. They always try their best to accommodate to my requests and I really appreciate that. I have a W/D in my apartment which is nice since my last place I had to go to the laundrymat. There is an enclosed patio with a gate that has a lock on it. Its nice to have a private outside space and since I have a dog, she likes to sit in the sun. Weeds can grow in the part of the patio where there are plants, so I pull then every few months so it doesn't get out of control and for it to look nice. Overall, I recommend this place given the price, location and space you get. I renewed my lease for another year. Probably not the place if you are looking for a party place but great if you want to live in a nice quiet complex. read more

Close to campus - I bike to UF so its nice to be able to still do it. Quiet - its off of 34th street so you don't have alot of noise from traffic. The other residents are friendly and there aren't any big parties like my last place. Well maintained - the apartments are comfortable to live in. Move-in was easy and I was happy with the apartment. I was not able to get there until 8:30pm on a Saturday and they stayed late so that I could move in that night. I was able to bring my dog with me - not all places are pet friendly. Its nice not to have carpets in the apartment which makes it easier to keep my apartment clean. Management is responsive and calls me back the same day and takes care of things the same day I call. Its not as cheap as the places where you get a room and share common space, but it has been really nice to have my own place. I had to set up cable and utilities but my bills have been fine. The last place I was in where I had a room said they covered utilities but I had an overage charge every month. The rent price I think is pretty good given you what you get. I have been very happy here and plan to renew for next year. read more

This is a fantastic place to live. I don't understand why yelp has hidden all of the positive reviews. I have lived in this complex for 3 years and have never seen the people whose reviews that are up seem to be fake. I have been happy living here. Management keeps the complex clean and well kept. Its a quiet place and the other residents who live here are friendly and nice. I live in a two bedroom apartment and use one of the bedrooms as my study/office. The apartment is spacious. My apartment has tile throughout which keeps the place cool especially in the summer. The apartment has a patio in the front that is private and nice to be able to use when it is sunny. Management has been responsive to requests that I have had. The only big issue I had is when the timer in my refrigerator when stopped working and it was fixed the same day. Water and electricity is not included and through GRU, but my monthly bills have been reasonable. I have recommended this place to a couple of my friends who also moved here and have been happy. I am currently a tenant at these apartments. This is not a house but a small apartment complex. I have been here a couple of years. I was looking for a quiet place when apartment hunting. Moved here on the recommendation of a classmate. A few of my classmates live here. It's a great place to live. Good community. The landlord does a great job keeping the place nice. Even after the hurricane the grounds were cleaned the next day by the landlord. I live in a 2 BD/1 bath and have a private patio. There are no carpets in my apartment and it has tiling throughout which keeps my apt cool in the summer. The place is quiet which is what I wanted. The rent is reasonable for getting an entire apt to yourself and my electricity bills have not been high. This is a real gem and a place I would recommend if you want a nice and small apartment complex to live in. This place is awesome. read more

This is one of the best places I have lived in Gainesville. I used to live in an apartment where the common space was shared. That was ok but its much nicer to have my own place. I pay a little more but its worth it. Its located in SW part of Gainesville. Closer to campus for me which is great. The apartment is pretty spacious. It comes with a washer and dryer in the apartment. The finishes are nice. I don't ever here the people next to me and its nice to not have any apartments above me. The price is not too high and not too low. Utilities are not included in the rent. In the place I was at it was but the overages made it pretty much a wash. The staff has been responsive when ever I had any issues and has been fixed the same day. Its not a big complex but that is what I wanted having moved from a bigger complex. The value relative to the price is great. read more

Been living here for 1.5 years now, and very happy here. Over the years, I have lived in many apartments - some condos with individual landlords, and some rentals managed by giant companies....I moved here at the recommendation of a friend that lived here before. They are professional, cordial, responsive, and respectful and mindful of one's own space. The 1 bedroom is a good size with good square footage. I barely hear my neighbors next door. The sound insulation is very good. The apartments are smoke-free which is important for me since I am sensitive to any smoke. The location is great for me since its close to campus but away from the crazy traffic on archer road. The grounds are well kept and they seem to care about taking care of the place. The best part is having the enclosed patio. Really enjoy it here and can't go wrong living here. read more

I moved to Gainesville for grad school and was looking for a quiet place to live since I study alot. Also have had trouble with allergies and was looking for a place without carpets. My apartment is near campus and I usually take the bus there. I have a 2/1 and its very spacious. I use the second bedroom as an office. They are pet friendly and I have a small Boston terrier. The outside private patio is great for my dog. The complex is always clean and well kept. The owners care about the place and put alot of effort in terms of upkeep. I arrived in Gainesville from out of state and the apartment was clean and ready to move in. I have not had any issues since I moved in. My neighbors are nice and quiet and also grad students. Had a great experience living here. I lived with my friend from school in a 2/1. I moved in 2 years ago for a post doc with my friend. The location was close to the lab which is great. Management takes good care of the units and the grounds. They were nice and always responsive. The one issue I had with my refrigerator was fixed the same day. My neighbors were nice and most have been here for a few years. I had a small yorkie and he loved to hang out in the patio. My electricity city bills were higher in the summer (around $100) but I did use the AC a good amount since I am not used to the heat. I am leaving for a job out of state but would have stayed another year. read more

Going into my second year here. I renewed because it has been a great place to live. They really take care of this place and are always working on the grounds and the units. I have lived in places where the management doesn't take care of the place and much prefer this. There isn't a pool or clubhouse but the price is lower than the bigger complexes and very fair. I used to live in Cabana Beach and prefer having my own apartment versus just a room. I pay the electircity and water through GRU and while the rates of GRU fluctuate but my bill really has been pretty reasonable. I would definitely recommend living here. read more

I moved here when I first came to Gainesville. I choose this complex because it was not too far from campus and near archer road. It was also on the RTS bus route. Had found it based on a recommendation from a friend. My experience has been great. I am living by myself so i got a 1 bedroom. The apartment was very clean and painted when I moved in. There is central heat and air and a washer and dryer in the unit which is was a must have for me. I was able to bring my cat here. Very happy here. read more

This has been a great place for me to live. The apartments are spacious and affordable. My place has a washer and dryer in it with is great. I didn't realize how much time I spent going to the laundrymat until I didn't have to. The location is close to all the stores in the Archer Road area. I am an engineering grad student so need a quiet place to be able to study and have been able to do so. Definitely not a party place so you might want to look somewhere else if that is what you are looking for. read more

I moved in August and really love my apt. It is very spacious and things are new unlike other properties I toured. The community is well kept. My move in was easy. My apartment was very clean which was most important to me. The manager is very friendly and always helpful. Doesn't have a gym but I use one near campus. Close enough to campus that I can bike. This is a great place to live. I moved in during my second year of grad school. I have been very happy here. The apartment I moved into was clean and comfortable. Lived here for 4 years. My apartment is spacious and has a patio. I am a grad student and so its important to have a quiet complex. Only had a couple of minor maintenance issues which were taken care of within a day. There isn't a pool but the grounds are well kept. My neighbors are friendly.
