Here are three reasons why I would highly recommend any SFR investor to entrust their portfolio with Union Properties: LOCAL MARKET KNOWLEDGE & HIGH-DEGREE OF EFFICACY - Despite the uncertainties of COVID-19, Suzanne was able to quickly source & place tenants in my SFR at a rental rate that was ~32% higher than consensus estimates made by competing local property managers in under 30 days NETWORK OF LOCAL RELATIONSHIPS - Suzanne and her team at Union Properties have established a strong network of local contractors available for work orders, including but not limited to plumbers, electricians and lawn service specialists. On my scheduled move-in day, the property was not ready for occupancy, it was dirty, unsanitary, and required me to postpone my move at the last minute. Shortly after moving in, the bathtub leaked under the floorboard and caused flooding that spread into my bedroom and damaged personal belongings. The plumber said it was completely avoidable if they had only done a thorough check before renting. Throughout my tenancy, multiple maintenance issues went unresolved or were handled poorly, including broken blinds that were never properly repaired despite repeated requests. I also experienced privacy concerns when workers arrived without notice and looked through my windows, and after a pressure-washing visit, my air conditioning stopped working, leaving me without AC for two months during a Florida summer. Despite these issues, I made every effort to leave the property in excellent condition, spending hours deep cleaning, completing all required move-out procedures, and even returning my keys early. Nevertheless, more than half of my security deposit was withheld. Between the poor condition at move-in, property damage caused by maintenance issues, lack of timely repairs, privacy concerns, and disputed deposit deductions, my experience was frustrating and costly. I'm sharing this so prospective renters can make an informed decision and avoid the stress, inconvenience, and expenses I experienced during my tenancy.

    I have time today…read more Perspective - A past tenant who lived there for four years and rented the third floor of one of the buildings. I had a two bedroom two bath apartment that was initially $1000 per month by the time I had exited the premises four years later my rent was closer to $1200 per month. Cons: -Location is hood adjacent, which you can probably tell by trying to visit the facility. -there are many cockroaches that are more than likely navigating the plumbing system. On a one week basis I would basically have to eliminate at least one. -Parking for a covered spot is an additional cost and is frequently unavailable. -Tires had four nails over span of four years. -Gym is outdated. -There were warnings about car break ins (refer to point 1) Pros: -Cost initially -Easy to order maintenance -Close to HCA hospital -The staff I worked with was very nice (but they have moved on) Things to look out for - Your deposit is likely not recoverable, despite steam washing it upon your exit. Trying to obtain a rental reference takes many hurdles, and in my experience delayed a rental application.

There's just something…read moreabout the atmosphere and closeness and homeliness of well run b&b that adds to a night away. From the street, Camellia Rose appears to be a well maintained historic looking building. It's a pretty decent size with a nice yard and water fountain out front as well as nice parking. When we arrived, Mrs Pat met us at the door and welcomed us in. She showed us around and scheduled a time for breakfast. She told us to call if we needed anything and was very sweet. We went to a ballgame and had dinner and then went to Rockeys in town before heading back. When we got back we immediately got in the big jacuzzi tub. (We stayed in anticipation). There's bathing salt provided which made it even better. The temperature and water pressure was great, everything was very clean and taken care of. There were a lot of little details that made the room even better. The bed was comfy- my honey didn't want to get up the next morning due to how soft the bed was. I ended up getting him up and we went and got coffee and sat out front for a few minutes before breakfast. Once it was served, we had fresh sweet fruit, some kind of egg dish that was my absolute favorite (the boyfriend stated I needed to "up my breakfast game" the next time I cooked haha), sausage, and a really good pumpkin bread that I could barely eat because I was so full. We refilled our coffee and sat on the upper balcony for the rest of our stay which was relaxing. It was a little chilly but there was a small blanket in our room I could cover up in as I sipped my coffee. All in all a very great place to stay and we look forward to returning! PROS: - very quiet and relaxing; not like a hotel room where people are yelling in the halls randomly - Excellent breakfast that will have you extra full and ready for the day - I recommend definitely getting a room with the big tub. I would stay in it all day with a book if I could - clean and well maintained - quick uber/drive away from everything - great patio to relax in the mornings or nights
