I called Chris and left a message on a Saturday (October 19th) to see if he would inspect a home for me in the Shiloh, Illinois. Chris immediately emailed and called me back that day and was able to set up a time literally 3 days later on a Tuesday (October 22) to inspect the home. Chris' attention to detail and willingness to show and explain every deficiency in person IS TOP NOTCH! His report accurately recounts every find and is an exact copy of what he verbally mentions during the inspection. His report was so detailed that my realtor even commented on how well it read and how deep his explanations were. On the phone, I asked Chris how long he thought the inspection would take for the home and he mentioned a ballpark of 3.5 hours. It ended up taking longer but I was happy with it because he didn't rush. Chris never once showed or seemed like he had to be anywhere else. He was completely focused on the home from start to finish. His report portal is excellent. I was happy that I was able to receive the report digitally. Once I reviewed everything, I was able to generate a repairs list with reference numbers that could be sent to my realtor and the seller. My realtor loved it so much she was able to reference the repairs by number in our updated execution agreement. Chris is extremely professional and punctual, you can count on Chris being there on time and the report being delivered in a timely manner. After making an offer on a newly constructed home in Glen Carbon, I began searching for a local home inspector who had solid on-line customer reviews. This is when I found Chris (CBC Home Inspections). Some folks don't believe they need a home inspection when purchasing a new home. However, Chris proved that you do indeed need an inspection and must inspect everything. Chris found several items which needed to be corrected, while not very serious, they had the potential to be later down the road. One of these items specifically was improper fasteners used to secure the drip edge above the gutters. Yes, Chris actually picked up the shingles and looked underneath them. Regarding Chris' report, It was very detailed but also easy to read and interpret. Chris provided drawings and diagrams which depicted the problem and also a proposed solution. All of the issues were clearly defined as recommendations, as well as actions required. Items which required action were clearly defined throughout the report, but also grouped together at the end of the report for easy identification and contractor distribution. If I were building another home, I would definitely hire Chris again, and would encourage you to hire him in the future for your own home inspection needs. read more

I can't imagine how much Chris Currins of CBC Home Inspections saved me. At least 10 times what I paid him. Without dramatizing too much, it could be that he saved my life. He spotted an old overloaded electric board that already had a national reputation for causing fires. The owners of the condo, more than 40 years old in a turn-of-the-20th-century building, weren't as pleased as I was. Upon meeting me, one said he was surprised I didn't have horns and a tail because I had been so thorough in demanding that electrical and plumbing problems be corrected before I handed over the cash. I had just gone down the list from the CBC Home Inspections. I have never met Chris, talked to him only a couple of times by phone. Not living in the area, I found him online, liked the looks of his website and was totally impressed with how fast he always got back to me by email and not just to sign me up. Chris did a phenomenal job!!! We were first time home buyers and had no clue what we were doing. Chris helped talk us through all the main concerns and was extremely thorough with the whole process from the roof to the basement. His reports were awesome, with pictures of areas of concern and corrections that could be made. The summary repair list with pictures made the repair request a breeze and helped us understand exactly what issues were present. This list is also good to have to know your house better and know what might need fixed in future, kind of like a road map to your house!! Chris did an excellent job and was extremely thorough. While completing the home inspection on our future home, he explained how to prevent drainage issues and made suggestions for landscaping and tree removal. He took pictures and pointed at exact issues that needed to be addressed now and in the near future. He was evaluating a HUD home or foreclosure so he was limited a bit in evaluation but went above and beyond to attempt to inspect issues without all of the utilities. He explained proper operating procedures for furnace and ac. He provided an extensive review of the electrical system as well as explained hazards. We were extremely pleased with Chris and his evaluation. We feel he took extra time to give detailed explanations and made sure we had a good understanding of the property and its condition! Found him doing a quick online search - had positive reviews so gave him a call! He got back to us promptly, plus, I always appreciate a good working website! He's not the cheapest inspector but when you're buying something for $100k+, do you really want to bargain shop? He is easy to reach, prompt and courteous, and available via text. We got a 1400+ sq foot home inspected (3Beds/2.5 baths); our house was new so we didn't have any major issues pop up but I can see Chris doing a very thorough job - plus, he took his time explaining things to me which was very helpful especially as a first time home buyer. The report provided (within 24 hours) was very easy to read, and I loved the pictures / explanations and the overall formatting. Chris was very thorough with my home inspection and I am very grateful. He provides an easy to follow report, with pictures, a complete description of areas that need to be repaired, and recommendations. He also coordinated the termite inspection to be completed at the same time and provided a radon test. The radon test did not complete successfully (due to the machine being unplugged by th eoccupant) and Chris went back and did a second test at no extra charge which was successful. He has always been available for questions and is great at communicating statuses. Chris was also able to coordinate with a WDI inspector to be there at the same time, which was quite helpful to us. He was extremely thorough during the inspection and with his report.
