The next day I called and set up my appointment to get my carpets cleaned for between 10-11 the following Friday. Thursday they called to confirm my time. Friday morining at 9:06 I get a call telling me that I was beyond the 30 miles so they were not going to come clean my carpet. Less than an hour before my appointment time I get this call. I explained to the owner that I had called prior to purchasing the deal to verify that I was within the service area and that I had moved all the furniture out of the rooms to be cleaned. He didn't care and told me he understood why I was upset. I would not do business with this company at all. They are liars!!!!!

The only good thing I can say about them is they were able to come out sooner than the original scheduled appointment. The technician they sent out had to go to Home Depot to get a valve for the faucet and took almost two hours to return. After fixing the leaking faucet, I noticed a leak from my water heater (keep in mind-- my water shutoff valve is located above the water heater). I immediately contacted them about the problem and they had the technician to return the next day. He tried to fix the leak and told me that it was the valve. He ultimately caused more damage trying to "fix" the problem. As I had recently replaced my water heater and hadn't had any issues with it prior to his service, they went from saying he was nowhere near my water heater to advising me to reach out to the warranty company to put in another ticket for them to repair. I refused to pay another service fee for a problem I had not caused so I declined. I reached out to Leasing & Maintenance once again to resolve the issue prior to exploring litigation options-- I was told by Joyce that they are a platform for contractors and I would have to deal with the technician personally. I contacted the technician for his company's information (name/address) and he immediately became aggressive. I again tried to reach the manager at Leasing & Maintenance Sensation-- they had blocked my number. Thankfully I was on the phone with the warranty company when the technician called me back so they were able to witness his behavior for a second time. My only advice is to save yourself the headache!!! They will avoid accepting responsibility if something happens and they are very unprofessional.. The reviews speak for themselves.. **They only get one star because I have to choose it in order to leave a review

From the very beginning they rush you, make you sign something to only work with them (sketchy, red flag) and then they do mediocre work. They're going to take advantage of you and your home when you're in an emergency type situation. As immoral as they come. They messed up my bathroom tile, then made me feel bad when I asked them to do it right. As if I was asking too much when they didn't do it right in the first place? They also installed a random circular silver drain in the shower, when I asked for and ordered a square gold drain. Hello? The owner, Michael, simply chalked it up to "hiring workers that don't speak English." If that doesn't tell you all you need to know... The attention to detail and doing a decent, not even good, job is just not there. They didn't finish caulking behind the toilet or on top of the counter. They scratched the paint off of 3 doors, and refused to compensate or correct. They got dirt all over the walls and even got paint on my front door and hallway tile. They littered cigarette butts and a giant sponge (???) in my front yard. They left an entire garbage can of trash in my front yard. They even messed up my garage door, when that is an area of the house they were NOT authorized to do ANY work in. Who knows where else they were messing around while I wasn't home? When I asked them to remove the master toilet, I specifically and repeatedly asked them to cover the hole in the ground. When I arrived home two days later, I walked in to find the sewage hole completely gaping open, releasing toxic sewage fumes into my home and bedroom. Unbelievably thoughtless, careless, and downright hazardous/dangerous. They started trying to charge us hundreds of dollars at the end for things we already discussed, and then when we tried to talk to the owner, he basically said he'd just hand us over to his lawyer. He knows he is taking advantage of us, so he didn't want to discuss the money details with us. You can see in the attached videos/photos that they also threaten to take legal action against us, should we post an honest review. They don't have any basis to do so, but just want to scare customers into silence. That's why they don't have any other bad reviews on here. It's too late for me, but please, save yourself. Find another company.

Between flooding the underside of our home due to not properly backfilling (pictured below) to installing a grinder pump on a bathroom and kitchen and it failing evey six months... they went from promising us the grinder is strong enough to grind anything and everything to today where they said, and I quote, "you shouldn't flush even toilet paper down those pumps and instead throw the toilet paper in a trash can". They screen my call, my husbands calls, and even the guys they sent to "fix" the problem. It's a mess, unprofessional, and costing us thousands of dollars to fix.

MBR Actually STANDS behind theirs. Also, they are incredibly trustworthy when evaluating foundations. I have always recommended independent, 3rd party structural engineers to my buyers so that they would know a foundation company wasn't trying to push unwarranted repairs on them. Now, I recommended they use Will with MBR. He's honest when there's not a problem. True current story... I have a listing and we handed over a foundation warranty to the buyers. Turns out, the warranty was NOT in effect because... refer back to my first paragraph. Now we had a problem to fix. Spoke to the buyers' agent and turns out, MBR was her trusted company too! Will came out was able to offer a warranty on the previous work. Having someone we BOTH trusted was absolutely essential to keeping this deal together. MBR is one of the ONLY foundations companies I actually trust.
