Guardian was much more thorough in its inspection and consequently, we submitted their quote to the insurance company which covered an additional $7,000 in amended repairs. The first contractor missed quite a number of items and simply lowballed the quote. Guardian was at all times honest, fair, responsive, and on time with superior quality products, warranties, and timeliness. Service was outstanding. I was under the impression that these were direct employees of his, his crew. Basically he was acting as a general contractor that hired another company or hired some people looking for work. Not really sure here. I realize I made some changes, but they were clear and written in a revised proposal. I didn't want the doors painted, then I got a phone call that they were painted. Sure, he didn't charge me for this, but that is proper after all. I didn't want the trim painted, and paid for that, because I missed it in the proposal. My fault. They also painted the hardware for opening/closing the windows, those were metal and need the proper paint, I did have them take that off. The house didn't have flooring in, so I was asked about drop cloths, I said use them but don't worry too much about a few paint splatters. However, I did indicate that I wasn't removing the slate flooring and to be careful. Here is a big fail, many paint spots. He tried to have them clean it up. Now the floor is sticky, you can here the soles of your shoes and feel it too. He tried cleaning that up, when it wasn't done, he offered to do it again. I really felt he had done enough. I'm still trying to find a way to clean this up, because it's sticky any dust or what not sticks to it. It's really upsetting, as I loved this detail. I will look to bring in some professionals and see what this will set me back. There's also spots on the bathroom floors, which were also said that I wasn't removing. And those doors that were painted, they weren't dry and were closed, now that paint has popped off, so I have to touch that up, or maybe just start replacing doors. I realize also this review is a year since the work was done, I was in the middle of doing the rest of the work this last year. I almost considered them for doing the kitchen rehab. I really feel I dodged a bullet there. Noah, is a nice man, I think his intentions are good. However, the whole interior project was a mess, left me very frustrated, and I have projects left to do because of it. I don't think he checked up on the work as it was being done, and I don't think he looked at it after until I contacted him. Paint shouldn't have been on that slate, nor should you stick to your floor. I also had to point on paint spots on light fixtures, that should've been cleaned. Just no.

The shingles were damaged and the insurance adjuster recommended replacement. We got 4 bids over several weeks from reputable St. Louis based businesses. CJS Roofing was chosen based on their bid and reputation. Their contract was thorough and addressed our roofing needs. It also explained the costs should additional hidden defects be present, such as rotted roof sheathing. No added frills or high pressure by their representative. Just basic questions about what we needed or wanted performed, what type of roof materials, and explanations of the differences in product lines. Very informative. Because of the high demand for their services, there was a waiting list. All the reputable businesses we contacted are stacked up, but quality and pricing are very important. When they came out to perform the work, they started around 7 am and finished by 3 pm. Our home is a ranch style over 2200 sq ft under roof. The roof looks beautiful, and the property was free of any debris when they were finished. I can only give CJS Roofing compliments for our experience with them. Severe Quality Issues & Failure to Rectify…read more Project: Back patio and concrete sidewalk addition (2024) Contractor: Seth Tomlin (Tomlin's Home Services) I cannot recommend Tomlin's Home Services due to severe failures, poor workmanship, and a total lack of accountability. Despite being a polite individual, Seth's concrete work was substandard and resulted in a project that was both non-functional and aesthetically unacceptable. Primary Issues: Poor Grading & Drainage: The patio was not properly graded, leading to significant standing water. I raised concerns about the grading during the process multiple times, but they were ignored. Mechanical Failure: Incorrect materials were used for the sump pump drainage and base materials of the patio pad, causing water to discharge directly under the concrete pad and would have caused future structural instalbility of the pad (found when we tore the pad up to replace it two months later). I raised concerns about the option for these materials as well, and obviously it was also ignored. Substandard Finish: The project was left with breaks at the joints/edges, concrete splatter on my siding and brick, and a generally messy job site. Total Loss: The work was so poor that I had to hire a second contractor to completely tear out and redo the patio pad. I am still facing the cost of repairing the sidewalks. Resolution Failure: Over the last two years, I have provided Seth with extensive photo documentation and multiple opportunities to provide a refund and cover the corrective costs. While he initially agreed to a repayment in his words to avoid involving his insurance, he has failed to provide any reimbursement to date. The Bottom Line: This experience has cost me a significant amount of money in both the initial payment and the subsequent demolition/reconstruction. If you are looking for quality concrete work and a contractor who stands behind their mistakes, I strongly suggest looking elsewhere.
