I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

Since I moved in,…read morethere were some issues with a few things which I took pictures of and emailed right away so that I wouldn't be charged. The refrigerator since I moved in has leaked constantly. We were told that it was just "defrosting itself" but I've lived in different places with different types of refrigerators that never leaked enough to accumulate under the bottom bins and eventually leak unto the floor! We eventually gave up and just kept a plastic container to collect the water and empty it out when it filled. Another time we left for vacation and I asked a friend to stop by to wait on a package that was going to arrive. He did end up bringing his dog with him to wait on it although no pets were allowed. I didn't think anything of it since he was just there until the package arrived. He wasn't staying the night or anything. Well while he was there, the neighbor above us had an issue with his washing machine and water leaked through the vents and into the master bedroom bathroom! Thankfully he was there when it happened and grabbed towels and buckets to collect the water and run upstairs to notify them. He called me immediately and I notified Park Ave Management. He stayed the night to make sure no more water leaked since it would have damaged the floors and carpet. I told Park Ave Management that they may want to send someone to check on it, and since I told them my friend was there and had a dog incase the maintenance guy came he could be aware of the dog, they charged me for 2 days penalty for having a dog there!!! Are you serious? I know they don't allow dogs but I was honest about him being there and he wasn't going to stay the night originally. Only stayed to protect the floors and make sure no more water leaked! They didn't even thank us for that! They never even sent anyone at all to make sure no damage was done or mold accumulated! Only cared about a dog being there and they just had to charge me! Another time the AC started leaking and water was leaking onto the hallway wooden floors. I notified them and they said they would have someone check on it. Weeks went by, the leaking kept getting worse. I never complained, only kept emailing Ashley informing her that it was leaking more and more. We had to keep plastic containers to accumulate the water and eventually we were emptying them daily. Water started leaking into my son's bedroom closet on his carpet. He has a history of asthma and I was afraid of mold. The wall below the AC was bubbling up and the wooden floors in the hallway also had water soaked underneath. After about 2 months or more they finally sent someone to check the AC. They ended up having to replace the AC unit, and replace the floors! I sometimes wonder if the owner even knows anything that goes on since we can't have any contact with them. I'm sure all that damage could have been prevented if they would have taken care of it as soon as I reported it. I saved all the emails and screenshots of all the Maintanence requests I sent. So when I moved out, I cleaned that apartment and even took pictures. My mom cleans houses for a living so I know we did an excellent job. They kept almost all of my deposit! Charged me for a cleaning fee! Don't understand what all was left to clean! I cleaned bathrooms, refrigerator, oven.....EVERYTHING! They charged me for 3 blinds that cost about $25-30 each but charged me almost $200. They charged me for 2 closet doors even though I had sent a maintenance request to have them fixed when 1 almost fell on me and the other one fell on my daughter's tv and broke it! We never charged them for that damage either. But they never fixed the closets and then want to charge me for it? They also charged me to replace some ceiling light covers even though we left them there in perfect shape, we just didn't know how to put them back on when we replaced light bulbs! Ridiculous, unprofessional and crooks. They just want to charge you for everything but not be held responsible for anything. I was going to get a lawyer to fight my deposit but couldn't afford it since I had to move and pay moving fees, new deposit and other things! I was a great tenant, took excellent care of the apartment and NEVER paid my rent late! But that doesn't matter to them. I was going to renew after 2 years but glad I didn't. I hope the owners using this company think twice about using them. They should get feedback on the actual tenants.

Rented a home through Park Ave Property Management from March 2020-March 2021. Repairs like siding…read morefalling off in wind storms, furnace and water heater would take longer than it should have. Communication is lacking. The owner of the home decided to sell the home we were in, buyer would have to uphold out lease until the end. Which in turn made us need to find a new place. We needed documentation from them that we paid on time each month in order to get a loan to buy our own home. Called many times to reach Ashley (the one who we were in contact with when doing the application and touring and other random updates she would send us) and secretary stated Ashley was only available by email. Emailed her many times, our loan officer emailed many times as well, with either no response back or one response a week at best. Charged us for silly things and took out of our security deposit such as "buying and installing blind in front bedroom", when all the front bedrooms had blinds when we moved in and we had bought and installed a blind in the bedroom in the basement that we left. The back bedroom had no blind when we moved in, we just put up a tension rod for a curtain because we did not want to make holes in the wall if we didn't need to (it was the back of the house, no one was going to see in with a curtain). 4 different charges and deductions from our security deposit for not providing a forwarding address to the company. However, we filed our forwarding addresses to the post office and were not told we needed to let them know as well. There is no place on the rental portal to place a forwarding address. Why would someone send the security deposit to the place where we just moved out of a month before? We had emailed and made sure they knew we were out when we had been completely moved out, prior to them mailing the first security deposit. With no response. They only email/find a way to communicate when it was for their benefit. We had bought a home with a month overlap of our rental lease. Someone visited the home and noticed we had "vacated", even though we still had many belongings there and all utilities were still on, and we got backlash through text (first time anyone communicated to us over text, seemed like a maintenance man being the middle man) for not notifying them of our vacating (even though we were not moved out). . All of January and February, we had no say on when people would come look at the home. At times we were unable to leave due to working from home, having online classes during the scheduled times. One of us works swing shifts and they would schedule showings every other hour many days, and did not care to group them together or try to accommodate not showing on certain days to allow the person to sleep to prepare for/recover from night shifts. We were great, clean, and quiet tenants who never caused any damage or harm to the property. Our neighbors loved us, said we were "the best neighbors in the 27 years of living in the neighborhood" and were sad to see us go. So to be treated as poorly and unfairly as we were treated at the end of our lease and being charged for ridiculous things, or not being notified when they felt something needed done (they'd just charge and we'd end up seeing it a month later on a statement) we found pretty ridiculous. Communication was only done when it was in their favor (like the maintenence man texting us, and being unprofessional in his language). Definitely will find any single thing they can to get as much money as possible, even when it's not the fault of tenant (like the window blind example).

This is the worst apartment complex we have ever lived in. If you care about your sanity do not…read moremove here or even consider it. Condition of the community. For a near new community it looks and feels like it is 10+ years old with stained concrete and damage everywhere. The roofs of the buildings show mold everywhere and have paint and siding just falling off. Noise: If you need a quiet place this is not it. We can hear dogs barking, doors slamming, and constant noise all day every day. We have been woken up by loud dogs, music, and just about anything you can think of on a regular basis. However the noise from that is nothing in comparison to the next thing on the list below. Building wide fire alarms are broken and do not work properly. They have gone off between the hours of midnight and 5AM at least 5 times since I have lived here. The alarm is painfully loud and goes for 10-20+ minutes before it can be turned off by the fire department. Terrible construction quality (reflected in how the buildings look and feel). The floors are not even properly adhered down in the units so anywhere you put furniture it will peel the floor up. The bathrooms are not made correctly as well so you will always get mold growing in the spaces where the caulking is not done properly or the drain pan is for the shower. We have to heavily bleach this every week. Amenities are always taken up by large groups of people even late at night (I have seen the cops called multiple times to deal with this). They have tried to start cracking down on this though recently so it may be fixed. Flooding issues: Constant flooding anytime there is hard or even mild rain for an extended time. The entire center courtyard will flood, the parking lot, and even the gym and main office areas. The only good part about this complex is the maintenance team. If you have a serious issue like AC going out or a broken appliance they are always there to get it taken care of quick. If this whole community was ran with the same care as the maintenance team it would be amazing.

The listing photos were taken with a cellphone, which made the property look poorly represented compared to standard professional real‑estate marketing. Among the delay in listing the property and MLS timeline. Despite having ample time to market the home, it never sold, and I received no meaningful strategy, updates, or proactive effort to improve the listing. When the home failed to attract offers, Kelvin attempted to blame a supposed "roof permit issue." This explanation was completely inaccurate and felt like an excuse rather than an honest assessment. There was no permit problem, and the claim had no basis in the actual condition or documentation of the property. Overall, I would not recommend this agent to anyone looking for a professional, transparent, and competent realtor. My advice is to choose someone who uses proper marketing, communicates clearly, and takes responsibility for their work.

Once we signed the agreement I dealt with Emi and she was extremely friendly and helpful with getting our property setup in their systems. Once the property was listed they quickly found a qualified tenant and I was assigned my account manager, Eva. Eva is fantastic at communicating with me the few times there were issues with the property. She also conducted a market analysis when it was time for the tenants to renew their lease. My experience with The Realty Medics has really given me comfort knowing my investment property is taken care of well and that my husband and I do not need to worry about this aspect of our retirement plan. They…read moreadvertise 24/7 emergency services however, my wife and I had to spend three days in our house that was almost 90° because they couldn't get somebody to come out here. We had to cancel our Fourth of July plans and we had a family in town because they couldn't get it together and get somebody out here. That's not what I pay almost $2000 a month for.
