I've been rather disappointed how quickly and cheaply these apartments were put together inside. There are so many issues. I lost count that I'm still trying to get fixed 3 to 4 weeks in and many of my appliances are still having issues that have either not been addressed at all, or partially addressed unsuccessfully and then never followed up on. No move-in clean was done, and I had to clean up all of the painters sawdust and everything else all over my apartment, which took forever and was very frustrating as they promised me it would be deplaned. Then they promised they would send a Cleaner in afterwards which they never did. I can see daylight (and actual people walking by ) between my door and the hallway, which is ridiculous! They came up and put some cheap weatherstripping on to fix the problem which is only partially did because the gap was so wide. There's big gaps between the floor boards and the molding that should be along the floor in the bathroom, which allows water to get under them, which is going to create a mold issue, which they disregarded. It's like that around numerous parts of the apartment, which is very concerning as I have mold, allergies and I've had a house remediated and know what causes it and knows how hard it is to fix it. One thing after another has gone wrong with this apartment since I moved in. Initially requesting to be moved to another apartment because that seemingly was easier than fixing all the problems with this one which I was initially denied, and then three weeks later after I was all settled in and had my apartment furnished, then the manager says oh you wanted to move we can move you... I wanted to move BEFORE spending three weeks around the clock, settling in! And I'm pretty sure she knew that. The hot water lasts about 10 minutes if I'm lucky I've had it turned up once and as long as it's not during peak hours, it might last 15 minutes now forget taking a shower at 6:30 in the evening. Feel lucky to get five minutes of hot water. The job on the cabinet doors on all of the kitchen. Cabinets was so bad that they are rough and jagged along the edges of them because they were too lazy to sand them down, so much so my guests comment on how bad it is when they are over here. So for luxury apartment living, this hasn't exactly met the standards I was hoping for. It would be nice if the icemaker and water worked on the refrigerator! It would be really nice if my washing machine didn't squeal and squeak super loudly through the entire cycle every single time and somebody could actually come fix it. It would be nice to take a shower along enough to wash my hair and shave my legs with hot water it would be nice not to have to worry about a mold problem beginning of my bathroom underneath the walls. It would be nice if I didn't see daylight between the door and the outside on both my patio door and the front door, but the property is nice! And the staff is lovely and so friendly!

We moved here to save money to purchase a home, but it was a bad move. The apartment or the carpet was not cleaned, after we were told it would be, the countertop in the kitchen is busted, the dishwasher was not secured, so when I opened it to load the dishes it knocked into my 3 yr old, the bathroom countertops have burn marks all across the top, the toilet handle was broken, and then the toilet was leaking, then parts of the toilet had to be replaced, the patio door was broken. The shower heads and handles have dirt and soap scum on them. So when I complained to Tracy, the apartment complex manager, she stated, "That some things aren't going to be fixed, that this is why they are notated on the move-in sheet, so I won't be charged for the damage." What? Is she serious? And they expect people to pay $900-$923 of their hard earned money to live here? I have complained to the property management with no results, which is let me out of my lease. My next step is to contact HUD, I have pictures! If others won't speak up about this place, I will be their voices! Someone will do something about this place, even if it takes me my whole lease term to get somenthing done! This is ridiculous! The maintenance manger came to fix my hot water. First off he didn't call with an eta on fixing it…read moreafter I called. He came and did something that lasted a day and the water was cold again. He returned again with no call. He fixed it and replaced something. My real issue is lack of communication and he threw my stuff in the laundry on the floor and didn't pick it up. If he would of asked, like the previous maintenance man did. I would have e came and moved it. That was very disrespectful! I've been here 17 years and he's the first maintenance person I've ever given a bad review. I had issues this summer with him trying to fix my AC. I feel like for this to be a new complex thing should have run smoothly. But unfortunately, the day I moved in I had a hole in the front window of my townhome, which I reported same day, which would've been December 5th, its now April 16th and the window is still broken. No follow up calls from maintenance or the leasing office. I'm calling them once a month for updates which is ridiculous. My townhome was supposedly brand new, but there was already staining on the carpet up the steps. My fuse blows every time I try to run my disposal and/or dishwasher, which is insane. My shower soap holder dish fell off the wall just randomly, which tells me that it was poorly installed or a rushed job. The whole complex just seems like it was thrown together essentially and made to look like "luxury". Don't be fooled! We pay too much for these units for stuff not to work properly. Now today , April 16th, the mandatory but horrible Internet that we have to get through Apartnet has been down for a full day! It's been frustrating to say the least, I'd save my money and look elsewhere, this place is not as new and pristine as it's painted out to be.

We immediately contacted management who told us to call pest control, so we did. well, the roaches haven't gone away. the exterminator has come 3 times and that's "all management can do". According to the health department any amount of roaches is unhealthy to be around- because they carry a multitude of diseases. My fiancé has now had to live in a friends house the LAST TWO MONTHS because his apartment is so bad. We've thrown away food, clothes, towels etc. because the roaches won't go away. On top of that we've sent emails, pictures, and called multiple times- BUT THEY DO NOT CARE! All they want is your money, they DO NOT hold up their side of the lease... which is to make sure residents are in a SAFE area!!!! My fiancé has wasted 2 months of rent ($3500) and hasn't even been able to live in his own apartment because these people won't be humane and DO SOMETHING. Obviously spraying isn't working since they've sprayed 3 times and there hasn't been ANY improvement . The apartments have a serious problem. We will update it periodically…read more **Promotional Offers** Don't expect to get their "up to $$ off" promotion--it's a bait and switch. We signed our lease with a $500 off promotion. Now, there's an "up to one month off" offer. Initially, we planned to move to The Finch due to The Harrison's waitlist. After paying application fees to The Finch, a 2BR unit became available at The Harrison on June 26th, the day our FL lease ended. We paid additional fees to secure this larger unit with a better layout. They promised $500 off the first month's rent if moved in by a certain date. When I called, they said we'd get the current promo. Now they deny this. We helped them by securing the unit two months early, but they refuse to honor current or future offers. Emailing the parent company, FOGELMAN, got us a forwarded reply, essentially scolding us for asking again. Is this review worth the $500 they "saved"? **Deposit Issues** We had to pay a large deposit because their credit report showed a low score. Despite proving our higher scores from all three major bureaus, they wouldn't adjust. This seems like a scam to get higher deposits. Many people might be forced to overpay here. **Unit Condition** The layout is nice, but there's no adequate pantry or double sinks in the bathroom. The primary room's standing shower creaks with every step. The unit wasn't move-in ready, with multiple paint and scratch issues noted but not addressed. There were carpet stains and a chipped granite countertop. The refrigerator was missing a shelf, and the patio had six giant wasp nests. These were present when we moved in, raising concerns about our deposit. **Noise Levels** The noise level is okay, except for the upstairs unit, which sounds like an elephant walking due to cheap building I assume. We can also hear all the plumbing from above. There are no fans or light fixtures in the bedrooms, only a living room fan without a light. **Neighborhood and Maintenance** The neighborhood is mostly stones with little grass, feeling like a terrarium. The grassy areas are patchy mud holes, causing mud to be tracked in. The community provides dog waste bags and trash cans, but many people don't use them, leaving piles of waste next to the cans. The office said they'd send a notice, but instead sent maintenance to clean it up, which isn't their job. The next day, more piles appeared. **Social Interaction** The neighbors are nice and greet us, unlike in SWFL. Our dogs are still adjusting, making it hard for us to socialize. Our young Boxer is scared of everything, making bathroom trips difficult. Our older Boxer is overprotective, so forgive us for rushing in and out without stopping to talk. **Safety Concerns** On the 4th of July, some families illegally set off large fireworks outside our unit, scaring our dogs. They started a fire in the dumpster with hot fireworks. This might happen again on NYE. **Amenities** The gym is okay but lacks a dedicated back machine. The pool is nice and warm. The coffee machine often lacks stocked dairy, so "cappuccinos" come out as just coffee and milky water. Paying $25 for trash service is annoying, especially since we walk our trash down ourselves. The black trash cans are ugly and some people leave them outside 24/7, which is unappealing. The halls stink when people use the service. The trash has overflowed a few times, and some people leave items on the sidewalk as if someone will take them. Just toss it. **Conclusion** This is our honest review for potential renters. The staff, office, and maintenance are generally nice and professional. However, the community's money grabs, like not honoring promos and using false credit scores for higher deposits, are concerning. Other reviews indicate similar experiences. We hope it's not a scam to keep our deposit, as we'd fight it in court. Our future stay is uncertain, but we hope the rest of our time here goes well.
