I'm speaking for both myself and my husband. We have lived with Shea Cerritos apartments for almost a year and we are loving the property. Leasing office is helpful with general questions especially when speaking with Vince, maintenance are done on time when requested, property feels safe with night time security, leasing office sends out memos for any updates or any fun events for the families. My wife and I recently moved out of these apartments, and overall, the experience was extremely disappointing--especially considering the high rent. When we moved in, the unit had a strong, lingering odor of food seasoning, the electrical outlets were loose and nearly pulling out of the walls, and the walls had clearly just been painted over rather than properly maintained. The blinds were cheap and constantly falling down. On top of that, all four of my car's wheels and tires were stolen while parked inside this so-called "gated community." There are zero security cameras on the property, which is especially concerning for a place where many families and children live. It's 2025--how does a complex like this still not have basic security? To make matters worse, we were charged for carpet stains, paint, and other "damages" upon moving out. Based on the condition of the unit when we moved in, it's clear they don't actually use these fees to maintain the apartments. The only positive about living here was the parking, but everything else fell short of what you'd expect for the price. read more

I guess I failed to hit the "POST" button when I originally wrote this review. At the time of writing, we were about 10 months into our lease. This was to be an update of a previous post. The apartment management has been great about sending the pest control company back whenever we ask. As a result, we haven't seen any roaches for quite some time. Regarding the noise from upstairs: we have made peace with that neighbor, and the late-night music and TV volume issues have stopped. We can still hear his TV at night, but it's seldom loud enough to wake us up. So, we are grateful for this reasonable and cooperative neighbor. The neighbor kids keep to the play areas more often now. They still occasionally run and play throughout the complex, but there seems to be far less screaming, which we truly appreciate. So, we have decided to renew our lease for another year. We were pleasantly surprised that the rate increase was less than $100. And finally, another huge thanks to Emily in the Leasing Office, whose diplomacy, professionalism and positive personality make Cerritos Apartments a pleasant place to come home to. read more

This is a great place to live. I lived here with my wife for about 3 years! The grounds and common areas are well maintained and very clean. The staff is very friendly and professional. They are usually able to attend to anything within 24 hours and are always professional and respect your property. A staff in the office, Emily (one of the managers) is especially helpful and kind. They are so many good places to eat around this area too and it's close to the freeway. There are two pools so just in case one is crowded, there's another one that is the same size. There is plenty of guest parking. Neighbors are friendly and keep to themselves. There is a zero tolerance for any type of smoking or vaping which is good to know that you can breathe clean air all the time. read more

Absolutely under no circumstances should you consider living here. Don't let the heavily photoshopped photos fool you. My photos showing the true despicable condition of these apartments have been removed by yelp (see notification below). Also be wary of the good reviews, many of which have been written in exchange for a rent discount. The buildings are old with very thin walls. You will hear everything your neighbors are doing. Lots of noise most nights (many young adults partying, thumping rap music at all hours, dogs barking, loud arguing and burnouts on the street)), filthy laundry rooms, and an unhelpful, uncaring manager. Crime problems abound here (just stop by the Cerritos Sheriff Station and ask) - this is the ghetto of Cerritos. Imagine being in the laundry room and having two cops bust in with guns drawn as they search for someone - yes, it happened to me. The grassy areas used to be a place kids could play but once they let residents have dogs, the many irresponsible dog owners let their dogs poo there and don't pick up...and neither do the groundskeepers. Just so filthy and disgusting. You get all this at a far above market rate rent. Get a cheaper, larger place in Cypress or one of the many surrounding cities. I have so many bad stories about living in this place I don't know where to begin. Owned by an unscrupulous property conglomerate, Shea Properties and run by a manager who is the quintessential CUNext Tuesday. The manager actually kicked me out while I was in the middle of cancer treatment and barely able to move out of bed (oh, wait, she said she wasn't kicking me out, just not renewing my lease. Big difference.) Word of advice: Don't live on the bottom floor if, God forbid, you DO end up living here. My upstairs neighbor had a dog that they allow out on the balcony to pee 4 times daily. The balcony floors are slats so all the urine sprays onto my patio below, making it unusable. Do not rent here! I would normally give a business grace with shining a light on their better qualities first, but for the price they are charging now and the very expensive miscommunication I incurred from them, they deserve none of it. I was scheduled to leave end of March (termination date for my lease). I had made a concerted effort to coordinate with my new apartment complex to make this work end of month on the 31st. I had to sign up to my new place on the 14th but they were able to push it back to the lease termination date end of month. That way I would not have to pay the remaining 17 days on the lease contract. I get a call saying we expected you to move already, we have renovations scheduled, and I am certain I explained why I was waiting and if they found someone to cover the remaining days. Whatever was said led me to believe they had, otherwise I would not have changed my plan. I would not purposely be liable for two separate rent payments as I was being prorated for the rent at my new place as well. Believing they had found a tenant to cover the remainder, I expedited the entire process setting my move to be sooner as it worked for me to do so (I was coming off disability and was returning to work the following week on the 21st). Now I find myself not only paying more than half a month's rent with Cerritos when I could have easily waited, but they charged me for counter top damage that was present when I moved in. So goodbye deposit. They took 1700 from me that is not worth the cost to fight and I have little recourse as this was miscommunicated to me verbally. Besides that, there is asbestos in the walls. Their community washer/dryer is gross 90% of the time if they aren't broken. There were two separate occasions when the dryer damaged several hundreds of dollars worth of clothes for which they will do nothing. Despite being gated there are dumpster divers who will steal from you if you have anything that can be snatched. I literally watched someone snatch my bag from my vantage point upstairs and saw them dart to their getaway car while I was loading my car with items to donate. Thankfully it was donation but you have to be mindful there is no security there and this wasn't the first time i saw these criminal types near the trash area. The list goes on. Buyer beware. Recommend looking elsewhere. read more

Living here has been an absolute mess. I regret picking this place and I'm excited for my move out date. Need my lease up ASAP. Since the beginning, we've had so many problems. Pros: maintenance men are so beyond helpful and amazingly nice/giving. Some nice neighbors. Man... I don't know what else haha Cons: When I first checked out the place, we were desperate and in a rush but man I wish we looked more. SO MUCH water damage, horrible paint job, also no door to the bedroom so if you have guest, they have full access to your privacy. You can see all the strains on the ceiling. I think they should get rid of popcorn ceiling, it's very old school. But to remind you, the buildings are so incredibly old. You can hear everything.. I live downstairs & upstairs people are so loud, I can hear their pee stream.. that's how thin the walls are. There is tons of termite damage. First month, our fam nearly came out.. couple months later, I have ant swarmers aka termites/baby bugs EVERYWHERE. I had maintenance come In 2 times and 2 exterminators. One was also so incredibly rude and said I didn't know what I was talking about.. yet I'm a manager at my family OWNED TERMITE EXPECTING BUSINESS. I had came home to them on my bed & in my kitchen. Two places where I prayed they wouldn't be. The hot water in the shower doesn't last long. Now I have SO much water damage & water legit coming out of the light switches which is beyond dangerous. My blinds always fall & break. Laundry room is so gross and my clothes never are fully clean and the dryer ruined my clothes/blankets even on "low" temp. Actual holes or shit people leave in there. AND the back laundry.. be aware of people in a damn rush or something, they will take your laundry out of the wash/dryer and put it on the counter so they can do theirs. Leaving your things exposed, wet, & just handled by a stranger. The amount of storage isn't worth it.. the PRICE of these apartments just aren't worth all of this crap. Patch job in this apartment is.... Wow terrible Seriously. I'm pretty sure I have a hand full of tickets in/ counted the amount of times I walked over to maintenance & the office for problems. Just so many things are happening within a 7 month (I've only been here for 7 months) time frame. Oh and not to mention one of the maintenance men told me my apartment was the "problem apartment" so ya that's nice. No wonder the tenant before didn't stay long, should've asked some more. Pros: -Great location near the freeway, market, and restaurants -Gated parking -Plenty of guest parking -Quiet community for the most part -Staff and maintenance workers are friendly Cons: -Something NEEDS to be done about the dog poop on the 18943 side at least. There seems to be a few residents that refuse to pick up their dog's poop and you can tell some of these dogs are BIG. It's disgusting and so rude!! -The walls are paper thin. You can hear EVERYTHING...and I'm on the upper floor. Almost every morning we are woken up to loud fighting from the downstairs neighbors. I understand this isn't the fault of the apartment complex or its staff but that being said, for how old the buildings are the lease is quite overpriced. -Laundry machines are small, overpriced, and always out of order on the 18943 side. read more

There is constant screaming and chaos from unsupervised children running rampant in the parking lot, their parents were completely incompetent and did nothing to control them just added to the frustration trying to drive through the parking lot. Roaches infested the place, making it impossible to feel clean or comfortable. Save yourself the trouble and stay away from this place at all costs. read more

Had a great experience throughout the application process. The leasing agent VICTOR was a great communicator and very helpful just had the best customer service. The community is clean and close to restaurants, great schools, supermarkets, and Cerritos Mall. The pool is a big plus with the hot weather. read more

Cerritos Garden Apartments is a great place to live. While not without it's flaws, Cerritos Apartments are clean, safe, and well-maintained throughout the year. If you're like me, you're pretty picky on where you choose to live. When I moved to California, I had to find a place to live quickly in an area I was familiar with. I drove by Cerritos Apts. an innumerable amount of times during my previous So Cal jaunt, and never noticed them. Go figure. Luckily, after receiving ringing endorsements from vicarious touring, I was not disappointed. What convinced me to write this review is the staff. The staff, notably Christina and Dana, have been tremendously helpful in assisting me with my post-lease options. Because of them and the work they've done for me, I will be signing another lease for an upgraded apartment, with much benefit to myself. The buildings are old (inefficient windows, no central A/C, no in unit washer/dryer) and the area is pricey (really good school district), the only reasons I cannot offer 5 stars. But the many more positives to the apartments completely overshadow the negatives. I'm looking forward to another year of comfortable living. read more

I am trying to move out of this place after living in it for four days. In four days I found 8 cockroaches This place should be condemned. I'm killing 2 roaches a day. Have children? Don't live here! It's a health hazard! Addendum: At least 13 bugs and 2 videos at day 10. The management has not given me any solution except "be patient, it may take up to 3 weeks." It's $1500 a month. Note there is a dense Asian population here (over 60%) mainly Korean and Indian with Artesia being close by. Following that would be White and Hispanic. My husband's mom is Korean so she felt at home when she came to visit. HAHA. With that being said, Cerritos Apartments was the FIRST place I moved to as an "adult" in my early 20s. I lived in Pasadena for 9 years prior to moving to Cerritos. The apartment complex is located on the northeast corner of Shoemaker Avenue and South Street and smack dab in the middle of a residential area consisting of single family houses (nice, right??). There are not a lot of apartments in Cerritos so it doesn't give you a lot of choice. It's also walking distance to the Ralph's shopping center (with a Subway, Michael's etc.) This was our first home after my husband and I got married (had some fond memories). Our rent for a 1 bedroom, 1 bathroom was $1,410 per month and it went up to $1,425 per month after living there for a year. We lived on the bottom floor and it had a small porch facing Vickie Avenue for my husband's weights. My review is overdue and it's been years since we lived here. (rent may have gone up) They assigned one covered parking spot with storage and if you have more than one car, you are left to fend for yourself. The walls are thin here and I could hear the muffles of our neighbors' conversations. Our next door neighbors were a white couple, upstairs was an older black man, and diagonally across (upstairs) was an older woman. There were also a lot of kids here. They would be running around the complex. I've never used the pool or laundry here. I would actually visit my mom and do my laundry at her house! The management was installing something once and had to get into our closet (I think it was for fiber optic cable). All I remember was when we came home, the carpet was soaking wet. They had busted through a pipe. The issue was immediately resolved so I didn't have heart burn over it. So yes... we moved out when we bought our first house (yay.. us...LOL) Overall, we looked at a lot of apartments and Cerritos Apartment was okay. Not the same since my first review. What I will say is the gentlemen who keep up the upkeep do a wonderful job. My last review I wrote about one of the maintenance guys, I mistaken his name for Raul, his name is Juan. Juan have been friendly since day one, always saying hello and keeps Cerritos Apartment along with the other maintenance workers looking so nice and clean, they do a excellent job. As far as anything else the first apartment we moved to the downstairs tenants were nightmares, keeping up so much noise as if they are remodeling the place, blasting loud music, other tenants fed up with their noise, police called, we reported them to the office and nothing was done so we moved to a different apartment until we can move away from here. read more

Location is great. However, overall condition of apartments rental cost is really expensive. Renter beware before you sign in the lease. They dont have dog policy. Neighbor's dog barks regularly in the morning from 6am-10am and also at night every single day. Management hasn't done anything to fix the situation. Another issue is the constant slamming of neighbor's doors every day and it shook the old building, feels like earthquake since it has very thin wall. Laundry room is really filthy, really awful. They frequently email us tenants reminding how dirty the laundry room is. Some machines are broken, it surely waste your money once you started it without knowing they're out of order. Management are very quick in answering every tenant's complaint and feedback about the noise. They said to "HELP" but they NEVER do. I mean NEVER. How about the dog loud barks? I don't usually leave a review, but here we go. I was not able to take a physical tour of the hnit due to the covid-19, they only did a virtual tour via facetime. Through the virtual tour we liked the lay out of the unit, so we decided to apply to this unit. Called to make sure that there is no pest of any kind in the unit because I have a dog and it will not be safe for my dog is pest control comes and fumigate the unit. They told me that there is no pest at all in the unit, and there was never a report of any pest before for that unit and also told me that they will be sanitizing and cleaning everything before I move in. Yesterday were the first moving date, received the keys from the girl at the leasing office, and told me which keys were for what. Didn't really explained where the apartment unit, parking spot, or where the mailbox is. Right before I went into the apartment FIRST thing that I saw is a wasp nest. Right on top of my front door. Uhm I guess the "wasp" doesn't count as a pest? Anyways, I called the leasing office and they said that they will send a maintenance here to take care of it. Left for a little and then when I came back, the wasp nest were gone. BUT now there is 5-6 wasps flying right out side my front door! I guess they just knocked the nest down and didn't kill them. Called the office again and they sent the maintenance once again and he sprayed a liquid onto the door and they were gone a few hours. Once I got into the apartment few thing were pretty bad. Patio screen door does not close, patio door lock is stuck, cant lock it. And bedroom screen were half way off like somebody were trying to break in? And every drawer that I wiped down were super gross. After One single wipe, the paper towel turns black and orange and found a bug in there as well. And under one of the drawer is really nasty, like it was a huge stains. Maybe with oil? I thought everything were cleaned and sanitized? The maintenance guy fixed the bedroom screen, tried to fix the patio door and screen, but he wasn't able to, so he told me that he will send the other maintenance person who knows more about it tomorrow at 11:00am. Came the next day at 11:00. Nobody is here, 11:30 called the office to see where the maintenance is, no answer. Called again at 11:50 no answer. Called 3 times after 2:00pm, still no answer. The maintenance guy comes knocking at 4:30pm to fix the patio door now. Btw there is still wasps flying around the front door, can't even get in the unit sometimes. My kids and I have been living in our apartment for 7 years now. Our community is clean and quiet. Neighbors keep to themselves. Office staff is helpful and caring, they promptly reply to any questions. Maintenance addresses any issues within hours, and with knowledge and minor disruptions. Rent is not cheap but I understand we are paying for location. My kids attend distinguished ABC School district. Our city is wonderfully diverse. Parks and recreation offers great extracurricular activities. We have a beautiful library. Shopping near by, and a foodies dream town. read more

I stayed in a 1 bedroom for 1 year but only stayed 6 months because I had to end my lease early. Living here is not worth the price at all. Paying $1750 a month with no utilities for the location ONLY. How have they got away with this for so long? The room I had was on the 2nd floor and floors felt like they were about to collapse, not sturdy AT ALL. Every step would shake the entire floor I have never in my life seen such a crappy floor. I don't think there was anything between the foundation and the carpet, I felt patches of holes in some places. That being said it was very easy for my downstair neighbors to complain, simply walking to the kitchen would make so much noise. Did I mention the paper thin walls? The 2nd floor was also terrible because of how stuffy and hot it gets. The sun beams down hard on the top floor even with curtains. I was about to buy an expensive product to reflect the heat but thankfully I decided to leave instead. Even with all the windows open the entire apartment felt like I was melting, I had to purchase an expensive AC ($500) just to live comfortably in there. The AC they give is not enough at all to keep the room cooled. I think the best part about the apartment is the safe neighborhood, nothing to do with the actual apartment though. When I left they didn't even mention the security deposit and left me with a nearly 1,000 dollar bill to pay for the cleaning of the apartment. Yes I understand the need to clean but I had a security deposit in. It does not make sense why the cost for cleaning the carpet would be so high. However, I was desperate to get away from this apartment as soon as possible so I paid all their little fees and left. This place is just a typical capitalistic apartment that seeks only to take as much money out of you while you stay here. The manager tries to act understanding but really it's just an act to get you to stay and lure more people in. So many hidden charges they feel like traps, and if you don't believe me just read the contract that's pages and pages long. Just find a different apartment or consider renting a house instead. Now called Cerritos Apartments. The most expensive place I've ever lived and I can't wait to move. Think twice before moving here. Grounds are well kept and on-site management is ok, they provide lip service and are generally unresponsive. The real problem is the Shea Communities, the management company. The contracted to Verizon to install the Fios network, construction lasted months, water was shut off unannounced and assigned parking was taken without notice. Verizon installed these cheap plastic boxes which span the entire bedroom, instead of installing the wires in the wall or making a simple outlet. Now, I can't even push my furniture against the wall, cheap, cheap, cheap. They have three pools and one spa, all have been closed for five months. A law was passed in 2007 requiring all public pools to upgrade their drains, they had a year to comply or the pools had to be shut down. Shea chose not to comply until after they closed the pools/spa. 5 months later, they finally opened them. 5 months during my lease I had to pay. I asked management for a rental adjustment due to the lack of advertised amenities but they simply said it was not their fault. The last straw was the second day the spa was open, several people, including myself were in there, not rowdy or loud and the new manager came cackling in screaming to get out as it was time to go. When we asked to stay due to it being closed for so long, she said she would call the police. Tacky. Then her boyfriend decided to talk to me, telling me she was only doing her job. Nice, huh? You pay for the area and this place is expensive but I never really though I would have been treated so poorly. Think twice before moving here. read more

Nice and comfortable location, definitely not a ghetto place, lol. My unit is clean and no issue of bugs. It's a little bit old and a little expensive. I live here for 6 months now. Some tenants are complaining about the thin walls.. indeed they are correct, I can hear my neighbor upstairs all over the place. I can hear the voices especially when they're on the phone, a big deep voice.. OMG.. I can hear the TV, fart, burp, and sometimes the nagging mom. I can feel and hear the heavy foot stomping and it looks like they are dragging the couch every morning from living room to the bath room.. arrgghhhh, or maybe they're rearranging the furniture everyday. Well I guess the "Big Foot" family is living upstairs that's why Discovery Chanel couldn't find them. That's the only problem that we have, else everything is perfect. I've reported a lot of issue and the management is taking care of it. Assistant Manager Emily is very helpful and accommodating, while the other lady Colleen and lady Brett are for display purposes only. The carpet is not new when we moved to the unit, every time I vacuum the carpet I can get a lot of dog/cat hair. Anyway my lease will end in 6 months time, yay!!! I lived here several years ago but moved to another apartment two blocks away (across to the Orang County Line) ; For the same price of Cerritos Apartments, I could pay $400 less rent (2 bed 1 bath). Cerritos apartments is basically for Americans or foreigners who fear the public school system but want their kids in a good school district to make them feel better and safe. This apartment will qualify your kids for a great elementary, middle, and high school. Rent here until you can find a house for rent in the same area. Stay here if your wealthy. Rent here for a few months to put your kids in a good school and then move, keeping the kids in school? Try school of choice later if necessary. I liked the laundry area because it was open 24/7 compared to where I live now which is locked @ 10pm , 11 weekends. However, at Cerritos you could only fill your laundry card in the management office. I lived upstairs and I liked the fan in the room, but it was really still hot in the summer. I dont remember if I had an AC. I would actually move back if the price was right and kids were young. As far as looks and things to do @ the apartment, it is pretty boring. I've lived in places that had club houses, gave tennis lessons, and all you can eat parties for hundreds less. They do however do little things for kids. Also there is a njce coffe shop and grocery store next to it. There are a lot of Asian / Indians that live there and keep to themselves-at least the adults, lol. I give it 3.6 read more

I have lived here for 2 years, and my lease is up at the end of May 2016. I have a 1 bedroom, and when I moved in the carpet was old and the stains reappeared a few days after they cleaned it. Most of everything in the apartment was old; the cupboards with no handles stick because of heavy pain, the stove and microwave were fairly new. The closet doors fall off the tracks all the time; so I don't bother calling for repair. Recently, the plumbing system was worked on and the pressure in the shower is now awful. The grounds people are nice and do fix things if you call the office and request for service. There is theft also in this complex. There was a motorcycle stolen right in front of my patio. People come in the early morning hours and have flashlights on their heads and they are literally inside the trash bins. I have yelled at these garbarge pickers to get out of here, and I have called the police. When I called the office the Office Manager tells me when I see this I should not be calling her, I should be calling the police. My rent started off at $1375 and I now pay $1555 for a one bedroom. I just received my letter to renew for $1680 or go month-to-month for $2200. I would have moved out last year, but both my children attend Leal Elementary and one of the office staff who no longer works here said he would notify the school if I moved. A few years back the last Office Manager sent me a letter that my children were trying to set something on fire. They were 6 and 7 years old at the time. I had a neighbor verify that it was not my children; it was other children that did this. I had to get this in writing and I ended up contacting the Corporate Office for Cerritos Apartment to have this letter rescinded. They have a no dog policy on one side of the complex, but it's pretty clear that dogs do reside on the side that supposedly dogs are not allowed to be. I have taken pictures of the dogs near their apartment; and there are doggie bags on the side of the complex that Cerritos Apartments state "no dogs". I had a friend bring over his small dog, back in November and they called and told me that I could not have a dog because dogs were not allowed; however, there are dogs on the side that I reside; the Office Manager is a liar, dogs do reside on the side that they state no pets are allowed. I have been accused thereafter of having a dog, and I told them that the people upstairs have a dog. Today (4/10/2016) I received a phone from the Office Manager stating that the Assistant Manager saw me carrying a dog in a blanket the night before in the evening. I stated that I did not have a dog. She started yelling at me telling me to let her finish talking, Then she tells me how I deflect; wow, now the office manager is a psychotherapist! I have 2 young children who live half time with me and half time with their dad. I carry clothes, towels from swimming in the Cerritos pool, blankets for when they get cold because we drive across town alot. I explained this to the Office Manager, but she was very upset and still accused me of having a dog and to let her finish speaking and not to interrupt her. Finally, I could not take it anymore so today I called the Cerritos Sheriff Department and spoke to an officer to file a harassment complaint. Unfortunately, I was not home and will have to follow up in the morning, and I left a detailed message on the Office Manager's office voicemail. I have never been late on a payment, never have loud noises or parties in my apartment, and I believe I have been a very good renter. I am tired of being harassed by the Office Managers; and the Assistant Office Manager who happens to live across from me and caused all of this mess today. The Office Managers feel that they can treat people poorly because of the ABC school district, and there are no other apartments in Cerritos other than the ones that parallels the 605 freeway. Cerritos Apartments is a decent community, but the Office Managers are horrible. They tend to glare at you when you go in there for anything; very rude. Don't they realize that it's the renters that keep them employed? I can't wait for Aria to open this April. Yes, Aria will be more expensive but probably worth it! I would not recommend living here because the cost is too high, and the apartments are not worth it. The carpets are old and when you move in you will see the stains rising. You can hear everything from the people that live above you. I have made a complaint about that but it doesn't do any good complaining. If you choose to rent in this community I highly recommend that you take many pictures of your apartment throughout and keep them; especially if you have a high security deposit. Also, make sure you don't leave anything outside your door, or leave your patio doors open as there have been several break-ins. read more

If you don't have kids, don't live here. The only reason they can charge over price rent for these old buildings is because of the school district. If you don't like mix cultures, don't live here. They have Chinese, Korean, Indian etc., and they like to keep it to themselves, not too friendly. I used to feel safe around here, but not lately with the weekly sirens on the streets. It's almost like back in East LA. Pros: Enough parking space for everyone. Maintenance is done pretty quickly on the weekdays. Pools are relatively clean. read more
