    VRV is a part of the Greystar property & was built in 2023 w/ grand opening in June 2023…read more [Rent]: I looked at 15+ apartments in fall 2024 & ended up signing a 13-month lease for approximately $2,700+ per month for a one-bedroom (741 sq ft) on the 5th floor facing the pool. One bedroom = 3 max occupants & comes w/ appliances like a dishwasher, oven, refrigerator, and microwave. Lease = 12 to 15 months only & must meet 3x rent income requirement. [Monthly Fees]: Pest Control = $2.00. Trash Service = $25.00 (Sunday night - Thursday night). Utility Billing Administrative Fee = $4.88. Pet fee = $50 & waived w/ ESA (Emotional Support Animals). [One-time Fee]: Application Fee = $35.00 per applicant. Holding Deposit (refundable) = $500.00 per unit. $500 deposit per dog. Parcel Pending app fee = $20. *** Amenities *** [1st floor]: 24-hour two-level fitness center that feels like a mini gym, w/ StairMasters, poolside lounge w/ hanging daybeds, lounge kitchen at the lobby for guests, clubhouse lounge, mail room via Parcel Pending app, dog wash station, & a small onsite outdoor dog run. [2nd floor]: Sports simulator (golf swing bay & lounge) and a work-from-home office. [7th floor]: City-view deck. [Guest Parking]: Residents receive 4 guest parking passes per month via the Reliant Parking app & guest passes are not required between 9 AM - 6 PM. [Internet]: Frontier or Spectrum. [Payment]: Blit Rewards w/ autopay. [Others]: Central AC & in-unit washer-dryer combos (European-style). *** Pros *** [Amazing location]: A perfect 'meet me halfway' location - Long Beach, Huntington Beach, Cerritos, Costa Mesa, and Buena Park = all within a 30-minute drive. Rodeo 39 Public Market (a trendy food hall), Planet Fitness, Starbucks, & In-N-Out are all just a block away. Convenient access to Freeway SR-22 & Costco (Business Center) is only 3 blocks away though it closes early at 6 PM. Little Saigon is less than 15 minutes away so great Vietnamese food not too far away. There's also a nearby H-Mart for Asian groceries. [Friendly management]: Errold & Sabrina from the leasing office are always friendly & helpful. The leasing office is open daily from 9 AM to 6 PM so there is always someone available in person unlike Essex apartments. [Easy move-in process]: They use an app called Updater which provides step-by-step instructions for the move-in process. This includes setting up internet/TV service, USPS mail forwarding, connecting utilities such as SCE (no need to set up water, gas, or trash as those are billed via Conservice), & securing renter's insurance ($100k coverage = approximately $10.75 to $14.50 per month via Assurance). [Easy move-out process]: No hiccups. There was a $120 cleaning fee & a $45 painting fee. I received the remaining deposit balance about a month later via email. [Smart lock]: Even if you accidentally forget your key fob, you can still get back in by entering a code on the smart lock. [Food]: Few times a month the apartment hosts pop-up kitchen events & residents can scan a QR code to place orders in advance. *** Cons *** * Occasionally some outsiders would camp near the apartment complex, but they are usually gone within a week. I typically drive in & out of the apartment so it has never been an issue. These incidents became less & less frequent. * It is true that the garage entrance on Stanford Ave occasionally doesn't work, but I have learned to enter via Beach Blvd instead & it has not been an issue. * Expect occasional random noise but I rarely hear anything distracting after midnight. The double-pane windows blocked sound well & living on the 5th floor (the highest floor w/ pool-facing rooms) = no neighbor above my room. * Some pet owners do not always pick up after their dogs at the outdoor dog run. * No control over the TV channels in the lobby. *** Other Observations *** * No one really uses the pool during the winter season. * The 60-day move-out notification = only applied to residents who moved in when the apartment first opened to help maintain occupancy rates. Now the apartment is mostly filled, it is a standard 30-day move-out notification. * Each resident receives one free parking spot, but the assigned spot is always located one floor above the floor they live on. While it is not the most convenient setup for getting in & out, I just view it as a small bonus for getting some extra exercise. * Make sure the garage sticker is on the driver's side - I initially put it in the center of window only to realize it doesn't work well. Moving it to the driver's side fixed the issue. * To toss large cardboard boxes, take them to the 1st floor & leave them next to the steel roll-up gates. [Conclusion]: Is it the perfect apartment? No, but it is all about identifying your non-negotiables. For me, location & friendly management are top priorities. This apartment remains quite popular esp the units facing the pool. I would consider moving back here if I need to live in OC again.

When we first moved in, our dryer wasn't working and we had to…read moreput in a few requests, but every time Gerald (and the team) showed up, they were super thorough and really tried to figure out the actual root of the problem instead of just doing a quick fix. They eventually got us a fully working dryer, which we really appreciated. Plus, Gerald is just really easy to talk to always making light conversation and super friendly. My dog LOVES him too, which says a lot. Major props to the team for having someone like him reliable, detailed, and just genuinely nice to have around.

    Warning to Prospective Tenants of Rancho Monterey Apartments…read more I love my neighbors and the location, but I wish someone had told me what was really going on before I signed my lease 5 years ago. The parking situation here is an absolute disaster, and management is doing nothing to fix it. There are clear rules posted on the property: Resident Parking Only, No Commercial Vehicles, 72-Hour Maximum Parking. None of these are enforced. Right now, we have: * Abandoned cars sitting for months in spaces we pay for * Commercial vans and mobile detailing businesses treating the lot like a free storage yard * Tenants parking 4-5 vehicles each, including motorcycles, work trucks, and equipment vans * Out-of-state and expired-tag cars parked for weeks while residents drive around hoping for a spot Management is rarely in the office and emails go unanswered. This isn't about attacking anyone personally--we understand everyone has their challenges--but we are paying premium California rent with no protection or enforcement. Five years ago, there were decals to track resident vehicles and it worked. Now, the system is gone, and so is our parking. There are auto detailing companies, contractors, event staging, etc all sorts of businesses being run out of this property while their commercial vehicles take our parking to run their for-profit business. They take the hundreds or gallons of water from the units and empty their trash into our dumpsters at night so it's just a matter of time until the rent goes up for us that actually PAY to live here. Look at these photos. This is DAY AND NIGHT here for the past SEVEN TO EIGHT MONTHS. Management lives here so it's a CHOICE to "not see" this and do anything about this. It doesn't stop at parking. The dumpsters overflow halfway through the week because outside businesses dump their trash here. The pools are locked down. Amenities we pay for are disappearing while other people who don't even live here abuse the property. We're not asking for luxury, just basic fairness. Until commercial vehicles are towed, abandoned cars are cleared, and parking rules are enforced, this is a bait-and-switch situation. We all moved in with the understanding this was a protected, residents-only community. What we got instead is a storage lot for people running businesses and leaving junk cars on site while the rest of us pay the price. We are posting this because about 22 other residents have agreed: enough is enough. We'll gladly remove this review when we see action taken. Until then, consider yourself warned: you're paying full price here for half the value. Oh and all that hard work you put in at your job, well... save some energy for when you get home as you won't have parking INSIDE the property like you signed a lease to receive.

Vehicle break-ins and property vandalism are also frequent concerns here, and the community amenities are often out of service or poorly maintained. If you value your sleep whatsoever, be aware that maintenance often begins to use loud power tools in the morning (leaf-blowers/pressure washers), well before 9:00 a.m. Management is also now charging tenants for "dirty" carports. If your vehicle has even a minor oil leak or leaves any type of fluid stain, don't be surprised if you're billed for it. You'll also be required to carry renters insurance, but it feels more like an additional charge than a benefit, as there doesn't seem to be any meaningful value. For a 2 bed 1 bath it's almost 3K!!! Such a joke for the location where you'll be living with tenants that bring over criminals/drug users and they couldn't care less about that and more about how they can charge you extra. Everyone else could not be bothered to do their job. I have had my packages stolen and ripped apart more than 5 times here. Residents do not respect quiet hours. Its is regularly (every weekend) very loud in the courtyard and they do not care how they are affecting others. The security line goes straight to voicemail, and nobody returns your call. You do not feel like anyone is actually there to support in case something goes wrong. Yes the walls are paper thin and you can hear your neighbors, esp in the bedroom area where you need quiet the most. And you can hear people walking above you very clearly as well.

Due to the nature of my work, I'm relocating frequently and I can tell that the Building Manager is the BEST I've ever dealt with. She is professional and very responsive when there is a problem. The building is located in a really strategic location. Close to the 22 Freeway, surrounded by many store. you probably can get anything you want within a mile.Regarding the apartment, it was a reasonable rent. I rented 1 bedroom apartment and it was quiet bigger than the regular 1 bedroom apartment in other buildings. Parking is quite challenging because You get a 1 reserved parking all the time and another permit for a shared parking.
