We've had a very good run here and are only moving because our family now needs more space and in-unit laundry. If you want a safe, well-kept, community-minded place at a decent price (for California), then this is worth a serious look. If you're looking for a place to hold you over for a few years before upsizing, this is probably a good fit. What we've liked: * Safe and well-lit day and night. Packages have sat out overnight with no issues; misdelivered items are usually brought over by neighbors. Management has added clearer building numbers which has helped drivers. * One covered parking space is included, a second is available for a reasonable fee, and there's guest spots. If needed, there's overflow street parking on 4th St most hours. * Our 1-BR has been an excellent value: spacious for the price with VERY quiet walls. We share three walls and never hear neighbors through them (though you'll hear upstairs neighbors walking, which is normal). * Kids play inside the complex without hovering adults, which says a lot about safety. * The grounds are mostly clean. Staff address the occasional overflowed dumpster prior to trash pickup days or missed dog droppings (which tends to occur mostly near the rear buildings). * Practically no pests: in nearly four years we've had only a few silverfish and the occasional spider--no ants, roaches, flies, or mosquitos in our unit. * Tons of greenery and wildlife (squirrels, hummingbirds, etc.). Our toddler loves it as well as all the dogs other residents walk around. * Responsive maintenance and polite staff; app/website for requests. The team is respectful and will wear booties inside if you provide them. * Manager Rocio is actually quite caring and considerate, NOT rude or controlling. She runs a safe, orderly property and is great with families. People who have complaints are likely those who are/have been contributing to any (minor) issues around the complex. * Long-term resident Peter looks out for the place and adds to the community. Anyone who has a complaint about him clearly doesn't see the value such a person brings to a community's safety. * Location is central and convenient. Stanton Ave is busy but the units are quiet, especially with windows closed. Things to know: * Smoking is allowed, so marijuana odor can drift in with windows open if you have a neighbor who smokes. Thanks to California voters, you just have to deal with it if someone's a pot smoker. We often kept windows closed and ran a portable A/C because we don't want to be breathing that in and smelling it. * First-floor units can run warm and a bit humid from shallow hot-water lines. Bathroom ventilation is average; fans help. If you live on the first floor, you will always leave a window open unless you're running an A/C. * The in-wall A/C is older and struggles on the hottest days. A modern portable unit was cheaper to run and cooled better. If you plan to stay longer than a year, it is worth it to invest in one. * Airplane noise from Fullerton Municipal can affect nap times/work with windows open; morning gardening can, too. Closed windows help. * Fridge alcove is an odd size; some cabinet paint feels "layered." Popcorn ceilings throughout our unit, minus the kitchen. * Central laundry only. Usually available, cleaned daily, app-pay (a few new machines still coin-only). If you're far from the room, a wheeled basket helps. * Rare water shutoffs are per-building. Our building (A) was seldom affected, but notices go out. I think our water was shut off for a few hours at a time only once or twice a year on average. * Deliveries can land at the same unit number in another building; neighbors typically fix it. * We had one attempted car break-in on a night the lot lights seemed off; cameras missed the angle. Felt like an outlier as things have generally been really, really safe and secure. * Rent really is based on market value. We had a couple of rent increases, but if you look around this is still a good value. If your rent goes up, it is legally capped in California at no more than 10% per year. In addition, our rent did not go up this year, but I am sure it did for others--Increases can often depend on the tenant too. Increases can also be negotiated if you know who to contact (for almost any complex). Why we're leaving: We're "graduating" to more space, an attached garage, and in-unit laundry. Those are the major reasons. Aside from those points which have now become necessities for us, we do also want to get away from the residents who smoke marijuana, overflow the trash, and don't pick up after their dogs. Trees dropping pinecones and sap on one of our cars is also another minor reason for us to find a new location. That may sound petty or nitpicky, but we can now financially afford to leave for a nice townhome instead of an apartment complex. In reality, I think we will miss this place to some degree because of the greenery and staff--Rocio really has been kind to us and our son. read more

Terrible apartments .. steer clear, I lived here years ago and they are terrible with renovations or fixing broken items around the apartment (I e. Bath tub, sink etc) I know they got a new manager from what I hear which is a start because the previous one was so bad. I feel bad for the residents who've lived there for years. read more

I've lived here about seven months and haven't needed renovations so I can't say anything about that. The place came with some sharp new cabinets, a refrigerator and microwave. I also can't speak yet about rent increases. What I can say is that I have appreciated how quiet it has been most of the time. I noticed that from when I was just applying, something they made very easy for me. You get a little leaf blower noise once a day and tree trimmers once since I've lived here. I work from home most of the time and it has not been disruptive. Finally, while they do notify about turning water off (you'll see this in plenty of reviews), it's almost always restricted to one building. Luckily mine has only been affected twice for 2-3 hours each in the 7 months. read more

I had the pleasure of living here in between moving and looking for a new home. The prices of rent are decent. Especially considering that it's right next to Knott's and Disneyland. It also has a gym, pool, and laundry room. I never had a problem with anything here. The manager, Rocio and the maintenance crew are quick and responsive. HORRIBLE place to LIVE. The Manager Rocio is Rude and can care less about your concerns. The water is shut off about 3 times a week for Repairs? WEEKLY? Like whats the issue. So u have to wait like 5 hours to use the restroom. The laundry room always has issues hardly ever a working dryer. The paint job in the room sucks mines is peeling and cracking and my closet doors fall so often. Just Horrible. And needless to say YES the rent increases yearly. I feel very safe here. It's not ghetto at all and the apartments are very spacious and beautiful. There's a lot of little animals outside as well , like ducks , squirrels, and butterflies, do to all the pretty trees. It's a dog friendly complex also and I love that! Living here is almost like living in a episode of the "Twilight Zone". What I mean is that Jasmine Villa, coming from a former resident here, is kind of an oddball in the outskirts of fullerton/Buena Park in terms of a residential community. A basic preview of what it is like living here is in the mornings, you are woken up by a loud leaf blower used by the maintenance people to clean up the place at around 8-9 AM. Stick out long enough, and then by the afternoon, you'll hear children and babies screaming and crying while their parents are trying to get them to be quiet in Korean and other languages. Then, by the evening, and every now and then, you'll run into two well known, and oldest, residents of the complex, Peter and Joe, who like to kid around and joke around with the other residents, always trying to make things cheery in the complex in light of a bad situation. Then, suddenly, you notice a family of ducks and ducklings roaming around and making the swimming pool their makeshift home. Try to touch the ducklings, and the mother duck will try to honk your ears off. So in an overall review, life is pretty rote and repeating everyday: leafblower, kids screaming, wandering ducks and peter and joe. Now, for the review. Truth be told, this isn't really a great place to live. Besides the fact that many of the residents are not very courteous in terms of noise level (did I mention the kids screaming and crying? Yeah, they're the worst ones), there is a surrounding neighborhood where many young teens like to shoot off fireworks and make noise in late at night, which the police in the area is too negligent and lazy to take care of, hence there being some level of crime in the area. In addition, the place is pretty filthy and really ugly to look at; for the most part, because there's a family of ducks roaming around and refuse to leave, there's duck poop all over the place and the fact that the buildings use the worst possible colors in a combination, the place looks pretty hideous. I wish they could've hired some architect or designer to throw out the ugly, because it really looks like a eyesore. However, I gave my review 3 stars instead because I know that the landlord of this complex tries hard enough to make the tenants happy, despite imposing a large number of very stringent rules. If there is a problem with your building, the maintenance guy will do whatever he can to fix the issue and will even come on his off days if it's dire. While I blame them for not doing enough to make the place a better place, I'd have to give them credit for trying at least. I wouldn't recommend families with kids living here, because it's a really terrible environment to live in and especially because of the noise level going off 24 hours. If you were a heavy sleeper, unmarried, a young guy, or all of the above, MAYBE it will be good, but I'd suggest you try visiting in the evening, because that's when the action starts in noise pollution. read more

I've been living here since April of 2016. I have a 1 bedroom downstairs that has all modern appliances: dishwasher, microwave nestled above stove, electric stove top (with glass on top so it's easy to clean), and a power saving AC unit. I have laminate flooring, a spacious living room, great closet space for all my girlfriends clothes, and carpet in my bedroom. I don't really go out to eat too much but there are a lot of good spots near by as well as a shopping center down Stanton I'll pay a visit to every now and again. They are always trying to make the complex better by doing maintenance. They have a 24 hour rule where if something breaks in the apt they will get to it within 24hours, this is great because too many times I've had too many friends with issues in their apts and owners neglecting their duties, you won't find that attitude here! Only reason why I'm giving this place 4 stars is because of the rent of $1,500, but you pay for what you get, I can say I'm genuinely happy here. read more

Renter beware: your rent will go up HUGE amounts EVERY year. I would give 3, maybe even 3.5, stars if it wasn't for this. The good: Nicely maintained for the most part (except around the trash cans). Landscaping is pretty. Pool is decent sized. Mostly quiet in the evenings. Bedroom, closet, and kitchen are fairly decent sized for a one bedroom. The bad: Noise pollution. Between the leaf blowers, the planes from the airport, and the auto shops working until late evening, it's often noisy all day. Pool is not heated, so if it's cold at night, the pool stays cold all day, no matter how hot the day. Parking on the street gets packed quick in the evenings. The building wall gets spray painted with graffiti a few times a year (though covered quickly, but has that painted over graffiti look). The apt complex itself is pretty, but the rest of the street and area isn't. Overall, not a bad place to live. Not the best, but certainly not the worst. But don't expect their corporate to care about your finances, or saving for the future, or even just paying your bills. They will squeeze every penny they can out of you each year. At the rate the increases are going, it will be $2k for a one bedroom within 5 years. Insane. read more

Don't let the pretty facade fool you! They keep jacking up our rent but give us no added value to justify such a rate. If you question your increase or let them know how much it affects your life, they act like they are bothered by you even making such a comment and give the same old bull of it being the "market value." Now they want to take the playground away from our children. Instead of actually putting in a nice playground like the previous manager was trying to get for us, they're just going to rip it out and throw up a volleyball net. Really? How many of the children that use the playground are going to be excited about playing volleyball? And speaking of being bothered, any time you need or ask anything, they act bothered. Like it's a great inconvenience. They don't even want to see you. They just want to collect your ever increasing rent check and have you on your way. The empty apartments that are getting fixed up always take priority over any of the tenants needs. And safety? I've had my car broken into twice. Oh and definitely DONT GET A FIRST FLOOR APARTMENT. It's not just me; I've asked other neighbors as well. The floors get SOOOOO HOT due to the pipes running underneath them. Like literally you can stand on one spot and have it ten degrees hotter than another part of the apartment. I have to run my AC ALL SUMMER LONG just to keep it bearable (and yes it's a crappy AC unit) and it's not cheap. One person I knew had his floor bulge up because of the pipes underneath. Also, don't trust what the managers say. They flat out lie. I've gone to the source after what they've told me on several occasions and found out what I'd been told was not true. And the laundromat. If something breaks, it will take MONTHS to get fixed. Ridiculous. read more

Jasmine villas is a great place to live. I've been living here for about a year now and I don't have any complaints. It's very quiet here. The neighbors are very private. It has a nice laundry facility that is inexpensive and always clean. The pool is large and has lots of lounge chairs for tanning. There is also a gym. It's a little small but it works great. All in all, I've never had any problems living here. And another plus, at least for me, the property is pet- friendly. By far the best place I've lived at so far. The entire complex is extremely shoddy in construction, from the sliding closet and patio doors, which broke very soon after our moving in, to the plumbing, which frequently smells like kimchi. Further, the water supply is frequently cut off for hours at a time, on the pretense of maintenance--maintenance which NEVER makes and difference, let alone improvement to the water supply. As for the trash pickup, the practices of the NWP are nothing less than SWINISH AND UNSANITARY. The dumpsters are collected and then not replaced for hours at a time, leaving tenants no choice ( aside from keeping bags of ripe garbage in their apartments, but to pile the bags on the sidewalks outside the dumpster enclosures. The location of the complex, though not the fault of the management, is certainly no inducement to rent here either. It is located between a very busy private airport and an auto repair business that specializes in foreign sports cars. The resulting noise pollution from prop driven planes, which is continuous day and night, and revving car engines from early morning to about 7pm is nerve wracking. Take all this into consideration and then look at the rent--in excess of twelve hundred dollars for a STUDIO apartment. Obscene. Nothing less than parasitically obscene. Be warned read more

Having lived here for 9 years, me and my familys experience here has been pleasant with both previous and the current management. Tenants keep to themselves, and the apartments provide a gym and pool which is a nice plus to have when you don't want to pay for 24 hour fitness lol. Neighbors are cool and keep to themselves. Regardless of what you may hear or read, Cindy has been nothing but a pleasant to work with and has accommodated me and my family in every which way to help us out and we are very grateful. Have had other managers that would have probably balked or made a big fuss about some situations, but not her. Seems to me if you just be straight up, she'd be willing to help out in a way she can. Rosa has always been very nice and helpful everytime we've went into the office or see her around. Maintenance staff is very helpful and on top of things if something needs to get repaired, never a complaint. Definitely looks like me and the family will be staying here for many years to come. Raised the rent 7 years in a row. High increases. They have creepy old men who hang outside the office around closing time that hurl insults and make derogitory remarks at the people who pass by and laugh at them and management doesn't care. I had the faucet in the kitchen that had a leak. When i told management it took a few weeks before they finally fixed it and mold developed in some of the cabinets. They painted the cabinets, but you could still smell the mold afterwards. I asked to have the kitchen light fixed. The maintenance guy worked on it 4 times, before they finally decided to change it out to solve the problem and they never repainted. You could see the stain on the wall where the old light was. My toilet leaked when i was gone for a few days and asked to have it fixed when i got back. They tore out half the sink counter and part of the wall behind the old toilet to get the new one in. They had to patch and repaint the whole bathroom. Never fixed or replaced the counter and they left paint droppings all over the new toilet, the counter, the floor. When i told management about it she said i could clean up the mess they left behind myself. I was upstairs and the neighbors downstairs would always fight and have huge arguements for hours. Sometimes till late at night. It was making it hard for me to sleep and stressing me out. I would tell management and nothing would happen. The people downstairs smoked a lot. Cigarette's, weed. The smell would always come strong into my apartment and i don't smoke. Management doesn't help or care. Speaking of management they have changed managers every year over the last 4 years. They have no clue what they are doing or how to run this place. Poor management, poor maintenance. read more

I have recently looked at several places to live w my kids and dog. My first impression is a lot of space and looks legit because it's really clean. The girl in the managers office, Rose, was helpful in answering my questions and even humored my kids questions about "how big was the pool?!!" I appreciated her sincerity. I am a current resident here at Jasmine Villas and have lived here since 2009.I will say that I have lived in better complexes and worse. But hey, it's a place to live right? There is good and bad everywhere so just keep that in mind when you read reviews. The grounds are nice, lots of trees an whatnot. I don't like the blowers on Maintenance does what he can, I get my repairs done in about a day usually. He does respect that I don't wear shoes in the house so he takes his off. The laundry room is clean when I use it and the machines work (most of the time). It's a gated complex for all the good that does. Anyone can just walk on and do whatever. There is security that drives around during the night but they have no authority to arrest anyone or anything like that (from what I was told by the office). The two guys that stand in the front are always there yes and try to get as much information about you as they can and say as much bad as they can. If they are so miserable with the management of the apartments ... well, let's just leave it at that. I know about 2 of the stories that Oscar was talking about, or at least heard rumors about them. I have never seen the police here though. So I don't know what to believe. But no where is safe anymore. Carjacking happen all the time, regrettably. I personally have not had any bad experiences with the office staff like others seem to have had. The assistant does fill a seat and seems to be more interested in the next text message she gets than helping the tenants. She really doesn't know much of anything and probably should not be doing this kind of work. Her appearance is harsh and I personally don't like it but hey whatever floats your boat. Saying she is a chola and belongs at swapmeet selling chola makeup is a bit much. As for the manager, well she does smell like a tobacco factory. She is always in the office and is brash sometimes. She has an attitude and is not afraid to show it. She has never been disrespectful to me and I don't know how she is with others. I have heard she can be though. She does cut you off sometimes but that is usually right before I ask the question that she is already answering. She constantly sends out letters telling people what they are doing wrong, I have never gotten one saying I was doing something good. She needs to lighten up a little bit and get over herself. I have never lived in a worst apartment complex don't let the nice landscape and "nice managers" fool you. If there is a problem with the apartment they say they "fix" it and really don't. Manager comes in without permission then calls you to let you know. And corporate won't even speak with you. read more

My son has lived in Jasmine Villa for 6 years now. His dad and I have seen a great deal of managers come and go at Jasmine. I must say that we have never been as impressed, by them as we are with Cindy, The grounds are beautiful. . When we come to visit our son she will greet us and get this , she remembers our names. It'is very peaceful here. In the past, before the new management, there was always that feeling like you just did not belong. Now I walk in and I am greeted by , hi how are you. I am never surprised when I look down at my watch and noticed that I have spent a good amount of time talking to the neighbors. The villas, as we call them, have this unique feature . A neighborhood watch, not that it needs one, but at any given moment you will notice two gentlemen walking around the building making sure everything is ok, Pete and Joe your awesome, and I love your greetings, and our conversations. My mother has lived in this complex for about 6 years. She is an independent adult but I always worry about her safety. She loves where she lives. The office staff has always been there when she is needing work done in her unit. They are prompt and pleaseant. I visit her regularly and sometimes leave really late at night. The complex is always quiet and a guard is always patrolling the property. Highly recommended! read more
