Awhile back a friend asked me to find someone to improve the sump pump setup in his building. The existing setup was quite nice; the hole ("sump") was big, and he had a second backup pump resting on some pavers in the hole, so that if the primary failed or was overwhelmed the backup would kick in. The one weakness: both pumps depended on grid electricity, PG&E. He had a gasoline-powered generator, but that introduced a whole new set of issues; the right solution seemed to be a DC-powered backup with a trickle-charge low maintenance battery. I contacted a company that seemed to specialize in this type work, but was stunned by the price quote. I shopped around, talking to two plumbing supply companies, looking for a strong recommendation. No luck. I spoke with a plumber who had done great work for me in the past; he didn't want to work in that hole. Finally I called ChanDrainage. I wasn't convinced that this was the right company (they seemed to do basement waterproofing), but Armando Chan agreed to come by when he was in the area, and quote the work. Anyone can quote a job, but by this time I knew just enough about sump pumps to weed-out the flakes. Armando was the real thing. I was interested in replacing my backup AC with a DC, supported by two batteries, giving me twice the running duration. Armando heard me, and offered a variation on that idea. He quoted me a price that definitely worked. He said that he was pretty busy, but might be able to slip me into the schedule. I crossed my fingers! A week or so later Armando texted and asked his crew could do the install on Wednesday. Of course! His crew showed up, just as expected. Armando had come-up with pretty clean solution. Instead of retiring one of my ACs, he would put a backup on each of them, elevating each pair so that my pumps triggered one after the other. Ismael, Carlos and Luis got to work; it was nice to work with a crew that clearly knew what they were doing. I'm realizing that this is a long review, and most of it is about nuances of the task. We've been experiencing severe water intrusion issues in our crawlspace that have resulted in sitting water and humidity issues that have damaged our hardwood flooring above. Our backyard is a terraced hill, so all the water was coming down against the backside of our house as there was no drainage in place. We needed to have a French drain, waterproofing membrane and Mira drain installed along the exterior stem wall and foundation of our home to rectify those drainage issues. We collected multiple estimates from highly reputable companies throughout the Bay Area. Chan Drainage's estimate was significantly more affordable than the others and provided a more detailed work scope. Armando also said that he could get the job done in 2-4 days whereas the other companies said it would take them a couple of weeks. Obviously, we decided to hire Chan Drainage for the job, and I'm so happy we did!! Armando sent a crew of 6-8 guys each day. They were organized, respectful of our property, and detail-oriented. It was obvious that they knew exactly what they were doing and excelled at team work. I was amazed that they completed the 2ft deep by 2ft wide 130ft +/- long run of trenching in less than 1.5 days!! Armando even added a catch basin, new concrete footer for our side gate post (which had to be removed for the trench) and multiple clean outs to the scope of work at no additional charge to us. When I asked him what the cost would be for those added work scopes, he said that he always honors his original estimate and that, since he forgot to include those items on it, he would not charge us for them. I was so impressed by his integrity that I decided to pay him a little extra as a thank you. I will provide an updated review once the rainy season commences as, even though I'm confident that Chan's work has resolved our crawlspace's water instruction issues, I won't be able to state as much with 100% certainty until after we've experienced a few downpours. read more

Highest of marks!!! Met with Armando on a Tuesday to get a bid for a problematic storm drain at the base of my garage. My driveway is steep down to the garage and flooding in the garage has been chronic and consistent in the last few years. Armando's bid was very reasonable to reroute and repipe the drainage along the side of my house (about 100 ft) and let gravity take its course. The job required his crew to saw concrete, jack-hammer, PVC, and holding tank. His team then poured new concrete and cleaned up perfectly. Job took them 2 days total. I give the overall process/project from first contact to completion a 10 out of 10. I would use Chan Drainage again and i will recommend them to everyone. read more

Our neighbor had redone his stairs next to our fence and with the dirt disturbed, we suddenly had flooding issues. We had a temporary fix with sandbags but it needed a more expert eye to really solve the problem. Armando came promptly to give us an estimate... and he quickly diagnosed the issue and proposed the solution. He installed a drain system behind the retaining wall that drops into an external drain that runs along the side of the house and out to the front yard and drains to the street. His price was the most reasonable of all the estimates and he just gave me a feeling of confidence. His team arrived promptly and worked very hard for two days putting the plan in place. It was immediately evident that the water that was seeping behind the house and pooling was gone! I have a hillside home with a significant downslope coming right into my crawlspace and downstairs finished basement. It's been a battle against the water each year since we moved in with all the rains of the recent years. Armando and his crew did excellent work adding French drains around the perimeter of the home and along the interior basement stairwell which involved drilling and pouring new concrete. Armando Chan the owner of Chan Drainage is the guy to call for drainage problems. He has been in the business a longtime and understands the flow of water and the best way to fix problems. The work also comes with a 5 year warranty. We had a room in the lower story of the house flood in one of the atmospheric rivers we had. Mr Chan put in French drains and tied the new gutter drainage pipe into the system. No sump pumps that fail when the electricity goes out. He came out within two days of calling him to look at the job despite being in high demand. He explained what our options were and how to best fix the problem. He sent a detailed proposal to me that night. Mr. Chan sent four guys the first day and finished at 7 pm the 2nd day using six friendly, hard working, respectful, and experienced men. It was hard work but they seemed to enjoy it. At the end of day 1 they cleaned up all the tarps, and the room didn't look like buckets of dirt and rock had been carried through it. To excavate under the house they had to go through a newly carpeted room then through the utility door to gain access to the crawl space below the house. He had his guys excavate approx. 50' linear feet of 16" wide by 24" deep or 6" below foundation footing, and dig a drainage trench at lower retaining wall /foundation crawl space, and run drainage thru the exterior side under foundation. They also excavated 17' lineal feet of 16" wide x 20" deep drainage trench at exterior back left side of house and finished it off nicely. I add this detail as it was a big job and a hard space to access. We're so happy all the damage is complete. We're no longer cringing when we hear of more atmospheric rivers on the way.
