José was fantastic in his communication from the first inquiry until I drove out of the complex on my final day! It's a fantastic location, you'd think it might be loud and busy, but it was perfect for its being so close to Weirs, and even located directly on the channel, boat traffic was entertaining not a nuisance. Great price point for a waterfront cottage. The cottage itself (#9) was great for me and my dog, and could easily have accommodated a couple of my adult children for a nights visit. Located in the center of everything, Channel Cottages is a great spot for a Winnipesaukee Vacation! I'll be back again! read more

I had the pleasure of staying in the yellow house across the street from the channel cottages i believe its called the wellsley house. I was there for 3 nights. Never in my life have i stayed in a place that was this clean. I mean spotless. Immaculate. You could have eaten off the floors. It was stocked with linens towels dishes etc and it made it so easy because we were there to help a relative move. I can only hope i can go back in the summer to enjoy the lakes region. This is a hidden gem! We've been staying at the lakes region for over a decade and recently were introduced to Jose and wanted a place to stay for a concert at the pavilion. stayed 2 nights. So close and convenient. My only complaint...I couldn't stay longer!!! I absolutely loved cabin 2 and could see myself working remotely for the summer! So cozy, has all amenities and is kept up inside and out. hosts Stacie and Jose are fantastic, property is incredibly clean. Prime location to weirs, bars and restaurants, plenty of chairs and grills, sunset on the no wake zone, I could watch boat traffic for hours. the tiki bar w tv even though it was raining was awesome. we checked in when it was 90 degrees and Stacie was right there saying she left the Ac on. I look forward to returning LDW for 4-5 days! read more

To Rick B( Midway ,GA) Uuhhmm we were there the day you were arguing with the owner about your vehicle being parked in a parking space designated for a specific cottage, Jose nicely asked you if you were visiting a guest and what the name was so he could point you in the correct guest parking area designated for the paying guests you were visiting, your reply was defensive, cursing and arrogant with disrespectful tones. You were not truthful about who and where you were staying. Honesty is the best policy! How could you write such a negative review when you weren't even a paying guest,merely a guest? Fortunately, it won't hurt Jose's business as he's a proven winner dedicated to his business and 110% service to his customers. The best host with the cleanest, well-cared-for cottages with the most honest, lenient policies. A wonderful family business that will keep us coming back each year from South Florida! read more

A group of high school friends (Class of 1975) just spent a September week in 3 cottages at Channel Waterfront Cottages. Jose ensures that the cottages and property are spotless and the beds are very comfortable. Sitting outside our cottages was like sitting on a front porch as we watched a parade of boats making their way through the Paugus Bay channel to Lake Winnipesaukee. The location is very convenient with Endicott Rock Park and Weirs Beach a short walk (or even shorter drive) away. The Weirs Diner is next door and many other dining options are nearby. We enjoyed feeling like kids again as we visited Funspot for mini-golf, ski-ball, and air hockey. We all agreed we would return here in the future. read more

Clean, great location , cottages functional, money $2800 for a week and some nickel and dime tactics to squeeze $25 more night for guests (2 bedroom, sleeps 4) but what you pay is only good for 2 people, sleazy tactic. Regarding the owner , he's as moody as the weather, good service, terrible service, angry little man, his dictatorial attitude cast a glum shadow over the stay, for this money and the clean but basic accommodations one could at least expect ok or good customer service , not in this reviewers experience. best to spend your money and most importantly time elsewhere life is too short to be a bit player in the owners ego exercise. read more

Channel Waterfront is truly an amazing gem hiding in plain sight. The 60s era neon sign may put images of a run down motel in your head, but please don't let that fool you. The property and cabins are immaculately clean and updated. We stayed in the "Queens Quarters". I want to mention this specifically because before arriving, I could find almost no info about it online. So hopefully this review will help anyone looking to book this beautiful place. When I called Jose (the totally awesome, hard working, Uber friendly owner) told me about it being available for a 3 night stay. The queens quarters is the lower floor of the building that houses the office. There are two bedrooms with a sliding glass door on each bedroom and then bedroom doors on each that lead to a shared entryway that has the main door and the bathroom with shower stall. While the space is a bit small, it's perfect for a couple with a responsible adolescent or teen that wants their own bedroom (as it has it's own private entrance). It's also perfect for two couples that feel comfortable sharing the bathroom. There is plenty of privacy between the two rooms. As far as I know, this is always rented as one two bedroom unit. The sliding glass doors open up to a beautiful view of the whole backyard of the property including a view of the weirs channel. There are some nice loungers that are private just for the queens quarters. Also, there are four 'shoe shiner' chairs outside the sliding doors and a nice little shaded patio. The property details themselves are well described on the website, so I won't go into my own description. But, suffice it to say that the property actually looks even better than the pictures on the site and the beach and island area are amazing benefits. I was able to do some fishing from the island and the dock, caught a few nice fish. We used the amazing Weber grills too. The location can't get much better, you are in the hub of all of the weirs activity, including the "parade of boats", which is just an unofficial daily occurrence. All of the boats coming to or from Paugus Bay need to go by your cottage. I must say, my wife and I were both a bit skeptical of renting a place that was as old of a property as this one. Especially since the last couple of places we have stayed have been a 5 star casino property in Boston and supposed upper scale hotels. (I'm not saying we are rich or pretentious, those places were dropped in our lap, lol). Anyway, the cleanliness of this place was, dare I say, better than that famous 5 star casino. Of course the amenities are different, but we had WiFi, A/C (in both rooms), a fridge, microwave, TV (in each room), Keurig, and million dollar views...what more could you ask for. We did not regret booking this place AT ALL. We totally loved it!! One thing to note for the queens quarters (and a couple of the cabins), there was no actual kitchen or utensils. However, the grills can be used and they have the grilling implements. But you will need plates and utensils. Jose will make sure to tell you when booking if your place has a kitchen or not. My final note, do yourself a favor and book your vacation here! It's excellent, outstanding, superb! Thank you for the great time Jose! read more

I can't say enough about staying at the Channel Cottages. The grounds are always neat and clean. The common areas- grills, beach, island & table areas are well maintained. We have stayed in several of the different cottages since 2005. They are clean, fresh, updated but Jose & Stacy have kept the cozy vintage charm that draws us back year after year. Plenty of activities with in walking distance or a short drive. My fav is just to relax on the channel with a book watching the parade of boats pass by. Now our whole family comes for the same week it's a blast. It's safe for the kids to run around, they fish play baseball and love the beach. read more

My wife and i stayed here mid August we absolutely loved it!! their are 15 cottages there 1,2 and 3 bedrooms 3 cottages are right on the lake just beautiful we had a two bedroom cottage the lake was 50 yards from where we were staying so it was a very short walk they had lounge chairs so you can sit and relax and watch the boats go by people were waving very nice people we heard about this Channel Waterfront Cottage in Weirs beach from friends we are planning to go every year now just so peaceful they have an old fashion train you can ride on also a very large old fashion boat you can go fro a 2 hour ride we had a dinner on the boat excellent food. The owner was very nice Jose when my wife and i went for the old fashion train ride we misplace the key to the cottage so we were thinking he is going to yell at us and charge us $ for the replacement he said no problem and got us another key no charge, people also fish and swim at the lake i cannot say enough about this place this one of our top 3 vacations and we vacation a lot cruises etc. read more

Awesome place to stay on the lake. Some of the cottages are waterfront and there is a small island with chairs and a mini bar. Perfect spot to sit and watch the boats go by. Jose, the owner, is incredible. He is warm and accommodating and very clearly goes out of his way to make sure his guests are happy. So my boyfriend travels on business a lot and from time to time takes me along. We have pets, so we like to take them with us when we can. So, I was excited when this place said it allowed dogs and was pet friendly. The rooms themselves are located on the water, that much is true, I don't know if Id necessarily consider is like, ON the lake or anything, its more like a wide canal, but anyways its Quaint, and cute location. the rooms are also good, small bathroom regular beds, kind of standard. Though they have small small showers which isn't so great... but its cute little coziness won me over vs the luxury. Though its "pet friendly" and by that they mean they allow them in the rooms, though theres a beach literally outside your door, the dogs aren't allowed near it, on the beach, in the water, on the front lawn... which was kind of disappointing because I wanted my little puppy (she's small) to just play in the water with me and play in the sand. Those rules make more sense with huge dogs but all these rules sort of made it a little LESS Pet friendly, though again yes they are allowed in the rooms. Now though the rules sort of rubbed me the wrong way-- the people who run the place, Jose in particular, won me over. He's really nice, loves to chat, and seems honestly like he wants to make his customers happy. If he happened to be mowing the lawn or something outside, he'd make sure to ask if it was okay because he didn't want to bother anyone, and seemed like a great guy. So, though I was disappointed by the dog rules, he must have some sort of reasoning behind it because the guy seemed great. I think its good for a quaint little place to stay but its not like AMAZING. The only BIG problem is that he NEVER picks up the phone. BUT--- i mean he's easy to find and able to find, so if you're there its not a big deal. read more

On a road trip my husband and I stayed 2 nights at the Channels. We stayed in cottage #2. We were exceedingly pleased with our cottage. The bed was comfortable, the kitchen nice. The cottage was very clean. Maybe what I liked best (crazy!) were the floors. None of that yucky carpet,, just clean smooth woodlike floors, The grounds were well kept and inviting. Had an extra day on our vacation so we decided to book a night at this waterfront cottage hotel. First thing that sets them apart is you book it old school over the phone. You talk to a live person and the owner, Jose, was just great. That just gives it a personal touch that you don't get anymore. And Jose has a wonderful personality and is a wealth of information about the local scene. Secondly, the location of the property can't be beat! Just a block away from Weirs Beach, a convenience store out front & has a channel flowing behind it (thus the name) with a parade of boats and friendly locals waving & floating by. The property offers an inviting set up in the back with lounge chairs on a sandy beach and a great little tiki type area with a fire pit and plenty of chairs and umbrellas perfect for meeting other folks or just having a quiet evening fireside like my hubby & I did. The cottages are quaint and cozy including full kitchens, which is nice for someone staying longer. All in all, I honestly can't say enough about the owner, his family or the location and the cottages. Just a great experience all around. Looking forward to returning next year! read more

We stayed as a family in cottages, 3,6 and 7 and found it wonderful. The owner Jose was personable and always working to maintain the property and create an environment for everyone to enjoy. From bbqing as a family, to watching to boats go by, everything was great. The beds were comfy, the bathrooms were clean and the cottage environment gave us all the fun of camping but with all the amenities useful for our changing family which includes seniors and babies. And a quick walk to all the amusements on the beach! Plus right next door to a great breakfast and lunch joint. We will absolutely come back again and stay longer! It's location is awesome, the quirk of it is fun and enjoyable and it's going to be our family tradition for quite sometime. Next time, we'd stay longer, rent boats and really make it a longer vacation! read more

Nice visit. Very clean cottages, everything on the grounds are immaculate. The owners are very pleasant. Be aware, though, that if you book through PriceLine.com, you cannot get a cancellation if something changes. We requested a cancellation (because of a change in family plans) not too long after making our reservation and Jose, the owner, told me we couldn't get one. It was a week before we were supposed to arrive. Not like we were doing it last second. That was VERY frustrating. I ended up having to do a lot more driving than I bargained for, since our family event was quite a bit further away than I originally thought. Would have preferred to cancel that reservation and get something closer to the family event, but was refused. Most hotels would have let me cancel the reservation that far out. Be aware of that. Again, though, it was a very nice cottage and it's a pretty spot on the channel. Perfect for a family reunion or a weekend away, etc. read more
