Since we had a 4 year old & a newborn with us we opted to get a room to spare a retired aunt and nearby campers of potential crying. This place was lovely! The view alone is worth it, set on a hill overlooking Lake Winnie! There are cottages each with its own grill, porch and parking (separated buildings) and then there is the main building with rooms attached. Because we are such a last minute decision we were only able to snag a room in the main building. It was a lovely room with two beds, air conditioning and clean! The only downside is that there isn't enough "counter space" for things. The bathroom didn't have any it was just a mirrored medicine cabinet in the bathroom and in the room itself, just atop the dresser and a little space on the nightstand which already had things on it. Other than that, there were chairs outside the room to sit outside and enjoy (we did during a rains storm). Also, we were the first room and everyone has to walk by our room to get to theirs as there's just one entrance so while in the room we kept the curtains drawn but it was not bad. They redid the pool evidently and it's a warm saltwater pool and it was so nice! They have plenty of towels and pool toys there along with ability to Bluetooth music. There's a deep end and shallow end. We made some friends at the pool! There isn't much shade just a few umbrellas so you need to get there at the right time. The property is located next to one of the best ice cream spots Kellerhause and there's a trail to walk directly over - this can be dangerous! It's also extremely dog friendly - we met so many cute pups! But surprisingly it's still clean so there isn't any indication of dogs in the rooms and my husband is allergic and he was fine. Consider this place if you are looking to check out this area of NH - you won't regret it!

The room was small but cozy, with an HD TV & DVD player, microwave and small refrigerator. The bed was very comfortable, but I should have asked for another pillow. When we walked into the room, a stuffed animal was waiting for us on the bed with some packaged cookies in his paws, a very nice touch. The bathroom was also small but clean, the shower got HOT which I love. They have a nice little pool, it's not heated which I bet would be awesome on those hot humid days we've been having this summer, but when we went in it was a bit cool out so it felt like ice on the body, BRRRRRRR. My only complaint with this place was the air conditioner in our room, it was LOUD. Thankfully we did not need to use it that much as we were out and about quite a bit, but when we did have to use it, it was very distracting. This place is really a 3 star place but I'm giving them a 4 because I really like the owners, very nice people. I would definitely stay here again. I thought all of the stuffed animals in the room and on the walls were cute, but I bet not everyone would feel that way. Not the place to stay if you need lots of frills, but overall it's a good budget motel (our room was $99 a night, plus NH rooms tax). One thing to add, it's off a pretty main road, so traffic noise could be a problem for you, but it really wasn't that bad. It's about a mile up the road from Weirs Beach, very convenient! Fun Spot is about a half mile up the road from the motel.

Little gorilla on bed with chocolates was pretty adorable. Bathrooms were fine and clean. Only complaint for what it is, is it's a bit pricey for being just a bed in a room that is clean. BUT I think that's just how things are these days. Absolutely 5 stars if the price went down from $100 per night over the summer, that is just unaffordable for people these days. Esp with no lake view. But very nice, and we had made a reservation for 2 nights and had to cancel one and the owners just bumped us up to the 1 night stay fee, instead of charging us for both nights (even though we gave late notice) :/ Thanks!

In 2024, I booked a trip for July and one for August. I paid deposits for both, even though, the owner told me that was not necessary and that we were regulars and they trusted us. Unfortunately, we could not make that August trip due to family illness and I cancelled the trip. The owners asked me to not ask for refund, but that they would apply my deposit for a future trip. In the summer of 2025, we had another family illness and we moved very far from 1848. I called the owners on July 8, 2026 and explained that we could not back for a while and I asked for a refund. They checked and could not find deposit. I emailed them a copy of my bank statement showing that I paid the deposit and also I emailed the original email confirmation that they send for our August 2024 trip. They emailed me back that the deposit was non-refundable as was their policy. I sent them an email with the original 2024 policy that they sent me and it nothing about the deposit being non-refundable. They emailed me back and said it doesnt say that but they could not refund the deposit. They also emailed me today that they checked carefully and found that we cancelled our trip on August 5 and our trip was scheduled to begin on August 19 and they require 15 days or more notice. This seems to be petty and another lie that they have spawn. I would stay away from this business and the unethical owners.
