Located on Kent Island overlooking the Chesapeake, this is the perfect getaway. It took us about an hour to drive there from downtown (with no traffic) and was easy to find on a lightly traveled road a few miles from the main highway. The house is massive, but there are only two rooms available for guests. We recommend the Osprey room, which overlooks the bay. In the morning, you wake to a glorious sunrise on the bay. This is soon followed by breakfast carefully prepared by Maria and Ed Peffly, the owners. Each morning we had fresh fruit, and coffee followed by a main breakfast. One morning it was a salmon frittata the next is was blueberry and banana pancakes. The only down side of breakfast was having to muster uncomfortable conversation with the other couple there who were on a romantic getaway. But that is par for the course at a B+B. During the day we walked around in the nearby Terrapin State Park and explored the island. We were there in March, and the usual Kent island riff raff were not to be found. In the evenings we sat under the stars in the hot tub and let the stress slough away. We basically had the run of the house, and although there was one other couple there, we never saw them except at breakfast. The grounds were amazing and at night a herd (15 or so) deer can be seen munching away on the grass. There was a pool, but it wasn't open when we were there. They have a gym and game room that we used once (Who goes to a B&B to use the gym?) What else can I say, for $160 a night (in the off season, you get a wonderful room overlooking the bay, a great breakfast and seclusion from the real world. If I was to conjure criticisms, I would say that the rooms had a bit too much potpourri for our taste and that some of the decor was on the Laura Ashley side, but that is really being picky. This is a real gem. NOTE: I was reluctant to post this review for one simple reason--people will go to and love this place and we'll never be able to book a room again. But we liked the owners so much that we figured that keeping it a secret wouldn't be fair. Let me be frank. By people I mean you loathsome SUV driving butt cracks that make it necessary for rational people to escape DC. Please go to Disney.

A giant white tent 50 yards from the ceremony is where your guests will be partying, and a large stone patio with high bar tables around a small pool is where your guests will enjoy their cocktail hour. A separate small building off to the side houses fully plumbed in bathrooms with granite countertops make this luxurious experience continue in all facets and faucets! Hahahahhahaha - I'm such a dork. The perfect location for a wedding in every way. I mean... when this bed and breakfast was built, the intention was for it to also being a wedding venue. We wanted to share our wedding with our entire family, including children, so we requested chicken nuggets to be included. Chicken nuggets were never provided, and the owner seemed surprised that we wanted chicken nuggets when we asked for the status of them.The food that was served was ok, but our cake appeared almost homemade. None of the staff assisted with cutting our cake either. Our flowers were very underwhelming, despite sending several pictures of exactly what I wanted for the bouquets and center pieces. The bouquets used a plastic holder rather than binding and kept falling apart throughout the evening. The photographer was fantastic, but he never got any of the information we emailed the owner to send to him, including a list of requested photo shots and a list of wedding party/immediate family. The owner also charged us double his normal rates! We are keeping in touch with him and will be using his services again, at his reasonable rates. Our officiant was very magical; we were very pleased with her. We plan to reach out to her for future functions. Rent the venue, it is beautiful. Do not buy a package! You will be a happier bride if you coordinate yourself, or hire an outside coordinator. The owner will promise a free night stay on your anniversary... we've been married a year now and didn't even get an email returned.

We believe good hospitality requires not only enforcing standards, but also showing communication, kindness, and a little grace. The way this situation was handled left us feeling judged rather than valued as guests. Unfortunately, based on this interaction, we would not recommend this property to friends or family, and we will not be returning. A beautiful property can only go so far -- the true measure of hospitality is how guests are treated when something doesn't go perfectly.

They do a great job making a historic property feel modern with ample outlets and usb ports, a very comfortable bed, and a mini fridge we used to store leftovers and beer. The TVs also have more channels than we ever have had in a hotel but rarely used given all the fun stuff in Annapolis. They also make the hotel accessible with elevators and wheelchair accessible rooms. The staff was also wonderful and accommodated us well by storing our belongings after checkout while we explored the State House on the 5th. We love how much is in a very short walking distance to here. Parking may be expensive but for car free people this is quite easy with commuter busses from DC and Baltimore, local Flixbus from DC and New York, local busses around the clock from Baltimore Light Rail's Cromwell station, as well as ample Ubers and Lyfts that may be cheaper than parking and no need to go past walking distance.

We especially loved getting to know Maggie the dog, sweetie extraordinaire. The couple that runs the property are nice and down to earth. They have coffee out in the morning and the woman cooks a full gourmet Breakfast where you get a chance to meet the other travelers! You also have access to Tea/cookies and snacks throughout your stay. It really felt like home while we were there. Parking garages are nearby and they can hook you up with a half off discount code. The founder, Jamillah was extremely welcoming and you could tell that she was very passionate about her creation. Moving onto the food, which is the entire point of the tour! We started at Hen Quarter Prime, where I was greeted with the warmest welcome by the FTC team. We had chicken and waffles, and catfish and grits. I am NOT a grits girly, but when they are made well, I can indulge. The catfish was extremely flavorful and didn't need hot sauce, but I added it because I like things spicy! The chicken was crispy and flavorful and the waffle was fluffy, dense, and good stand alone without syrup! We had complimentary champagne and had mixers so we could customize our own mimosas. We also received a welcome gift, and a slice of cake, all compliments of the FTC crew! Next, we hit Makers Union Pub, and had their She She Crab Soup and their version of Bang Bang Shrimp. The shrimp also came with lettuce so you could make a wrap (this was when we could trust lettuce, LOL!). We then hit Milk & Honey, which I've been to and ordered from before (just not that location. We had their fried deviled eggs and mini shrimp po' boys. Now as a NOLA enthusiast, I'll say they didn't give Louisiana, but they were still good. Just want to set the expectation for anyone who loves NOLA and their food like I do. Rolled on to Wiseguys Pizza, which I had never heard of, and they had unique slices. The slices of pizza were also huge! This was the one place we didn't sit down and eat because it's so small inside. The worker brought the pizza to the bus, and everyone was able to select what slices they wanted. Wait, I almost forgot to say FTC supplied water, soda, AND alcoholic beverages! We all also received our own mini bottle of champagne! Talk about pulling out all the stops! They also provided take away containers, and boy did we need them! There was so much food on the tour! St. James was up next, which I've also been to before, so I was excited for it. Their jerk wings were delicious per usual, and I also got to try their crab fritters and plantains. Idk the rules to picking plantains, and I'm not typically a fan, but theirs were really good and had the perfect amount of char without tasting burnt. Last but not least, we had dessert at Southwest Soda Pop Shop. The fried oreos were soooooo bomb!! OMG. It was my first time having them, and I have honestly thought about them more times than I'd like to admit. At each stop, a staff member of the restaurant came and gave some brief history about the establishment and presented what each dish was. It was a nice touch. Now, let me be real. This is a food tour! You will be on the go, so don't expect to have an hour long experience in each restaurant. Have your camera ready! Be an adult! I was able to get pics and videos, because I was READY! I walked around some of the restaurants and got content and then sat down to eat when I was done. If you want to be talk to other tour goers, use your adult mouth and do so. By the end of the tour, everyone knew my name, and I knew most of theirs, even without using the name tags provided by FTC. It's the DMV. There MAY be some traffic. That cannot be predicted nor controlled by FTC. If you have bad knees, stay home! They also cannot control the level of WORK a staff member wants to do that day. If you feel the staff of the restaurant is not up to par, tell management or Jamillah so she can have it addressed. I can say all the staff members we encountered were pleasant, attentive, and helpful. Of course, there is always room for improvement when starting, but I can honestly say they hit the ground running with the first tour! As I said earlier in my review, I have HIGH expectations for events because my coins are involved! And they did not disappoint, even though it was the first tour. I support Black owned EVERYTHING, and we honestly have NOTHING like this in the DMV and it's needed. Let's start with the positives. The communication leading up to the event was excellent. Emails were frequent, informative, and kept everyone updated. The branding was impressive too--the T-shirts, gift bags, and overall presentation made it feel like a premium experience. The luxury-style transportation was a nice touch, the hosts were friendly and energetic, and I appreciated the goodie bags and prizes for contest winners. The restaurant lineup also had a lot of potential. Unfortunately, the food tour itself never lived up to that potential. The biggest issue was...the food. At every stop, we were handed plates without knowing what we were eating. There should have been a printed tasting menu at each restaurant explaining what was being served and why it was selected. Even the hosts often didn't know what dishes were coming out, leaving guests guessing. The event was advertised as featuring large portions rather than samples or tastings, but that wasn't my experience. Most stops felt like samples, and because we were rushed every 30 minutes, there wasn't enough time to actually enjoy the food. There also wasn't any built-in time for photos. Many of us are foodies and content creators who wanted to capture the food, restaurants, and overall experience. Scheduling 10-15 minutes at one or two stops for photo ops would have benefited both guests and the participating restaurants through additional social media exposure. If the goal is to help restaurants gain repeat customers, showcase what they do best. Instead, many of the dishes felt random and didn't represent the restaurant's signature menu or cuisine. Other than possibly returning to Saint James, none of the stops inspired me to come back because I still don't know what their actual menu has to offer. Several restaurants also appeared unprepared for our arrival. At Tipsy Scoop, staff even mentioned they weren't aware our group was coming. The space was tiny with nowhere for everyone to sit. At another stop, we climbed what felt like 35 stairs at Vortex only to sit upstairs drinking water. That stop felt like a complete waste of time and unnecessary physical strain. When organizing an event like this, more information should be collected during registration. Don't just ask about food allergies. Ask about lactose intolerance, dietary restrictions, mobility concerns, accessibility needs, and who drinks alcohol versus who doesn't. Four of the six restaurants required climbing significant flights of stairs. Had I known that beforehand, I could have prepared differently. My right knee has been bothering me ever since. The drink options also needed improvement. Not everyone drinks alcohol. Why were shots and wine often the only options? Where were the soda, juice, mocktails, or other non-alcoholic beverages? There was also too much emphasis on games. I signed up for a food tour, not a competition. I wanted to relax, socialize, and enjoy great food, not spend the afternoon playing games. Communication during the tour also became confusing, especially regarding the social media contest and drink tickets. The moment the tour really lost me was Kitchen + Kocktails. I've eaten there before and genuinely enjoyed their food. That's why being served only a poorly made caesar salad and watery, overly spicy gumbo honestly felt insulting. It was a terrible representation of what that restaurant is actually capable of. The same goes for Vortex. I know both restaurants can do much better than what we experienced that day. As a DMV foodie and content creator, I've attended plenty of curated dining events, so I know what a well-executed food experience looks like. This wasn't it. One thing that stood out was how much attention was given to the branding while the actual food experience seemed like an afterthought. I was originally planning to bring several friends with me. Thankfully, many of them couldn't attend because I honestly would have been embarrassed. I was the one encouraging others to support this event, and I left wishing I hadn't. With so many foodies and influencers on the tour, it also would have been nice to have a moment for everyone to introduce themselves and exchange social media handles. The idea behind this tour is excellent. With fewer restaurant stops, longer visits, signature menu selections, printed tasting menus, better communication with participating restaurants, more inclusive beverage options, accessibility considerations, dedicated photo-op time, and less focus on games, this could become an outstanding experience. The effort was there. The execution simply wasn't. Sadly, I won't be returning.
