The heater broke mid winter and it took a week to replace. The washing machine flooded because the drain pipe froze, that took a week to have addressed. Dishwasher flooded because I don't even know some connection problem that they still won't fix. Most recently an apartment showing was scheduled without my knowledge while I was away, came home to find I was locked out, cost $200 for a locksmith and they are fighting with me to reimburse. Every interaction has been met with condescension at best but more often than not complete dismissal.

John Materna and his hardworking staff have been at the ready whenever a new tenant moved in or repairs were needed. Although some tenants were difficult, CL3 kept me informed via email regarding expenses. For example, they found bargain prices when a refrigerator no longer worked and a washer/dryer unit broke down, one after the other. Thomas Clohisy shopped around and we were able to replace each with a new appliance. Thank you Thomas! Especially helpful was CL3's regular documentation of both minor and major expenses as they came up. From a light bulb (really!) to a large window that had to be replaced, I had the receipts for all repairs and improvements over a 9-year period. That came in handy when my insurance company covered all costs for the huge window replacement--$2500! John and Brett Huelat's employees always handled difficult problems expeditiously and quickly, and stayed in contact with me whenever "disasters" such as accidentally flushing a gold necklace down the toilet occurred. Thankfully, it was recovered quickly. I stayed in touch with the company mainly through email, and when tax time came around I had the spreadsheets necessary to support expenses. My CPA was grateful for such detailed information. Now that I am selling the condo, I am grateful for CL3's care and concern over the years, which has kept the unit in good condition. Through teamwork, cooperation with tenants as well as the landlord (me!), and expert support, I am able to recommend the company and its employees without any reservations.

Working with Aaron: - Hands down, Aaron has been the best, most accommodating and helpful Building Manager I have ever worked with. - Texting or emailing him always resulted in my questions being answered quickly. - He told me how everything was flat out, without additional selling or sleezyness that I have seen with other building managers. - I ended up having to move out of the building before my lease was up (Not because I wanted to! I would have stayed for years) and Aaron went above and beyond in helping me through what could be a VERY stressful situation. He was amazing. With the Building: - It's an old hotel from the 1920's which added to the charm for me. Knowing that, it's an old building, but they have done a great job updating the apartments and the one bedroom I loved in was redone right before I moved in. - There are small quirks about the building and apartments but you are always going to get that unless you live in a brand new construction for 3 times the cost. - I always felt safe in and around the building as a younger lady living alone in a one bedroom. - Whenever I needed something fixed, the building engineer, Ahmed, was there within 24 hours fixing it just after a quick text. We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. Westward 360 is a comically bad company…read more Where to begin? 1. Our first rep would take weeks to respond to HOA queries, then went radio silent. We later learned she went on maternity leave with no notice and the office is so disorganized that no one was aware her inbox was going unresponded to. 2. Basic invoice reimbursement can take months. Not weeks, months. This is not an isolated incident and has happened multiple times in the last two years or so I've been part of our small building's HOA. 3. We were extended a property tax appeal via a law firm that partners with Westward. Perfect! ... 5 followups. 5 followups over five weeks later, the appeal was never done, and unit owners who had been counting on the appeal through Westward were left with hiked taxes. No offer of compensation. The best explanation they could offer was that emails following up (on THEIR OFFER) had gone to spam for one of two individuals managing our property, and an offer to send the appeal...a full week after the deadline had expired. My email asking how they planned to circumvent the state deadline, as well as an additional SEVENTH followup, have gone unanswered. For weeks. Again. This barely scratches the surface, but I truly have never had anything close to this experience with a supposedly professional agency in my life. The sense I get is that the company's reps are entirely based overseas and saddled with absolutely untenable account numbers. I have sympathy for them, but not for Westward's business practices. Stay as far away as you can - I truly would not even rent a unit in a building managed by this company. If you are saddled with them, god help you.
