Unethical. Dishonest. Highly Unprofessional. Do Not Recommend…read more My experience with Grant Vreeland, Mike Sayson and the rest of the Basel House/Merge Group Team was nothing short of appalling. This team acted as our buyer's agent throughout the transaction on our first home. We were so mistreated and mislead throughout the process that I was compelled to file a formal complaint with the Florida Department of Business and Professional Regulation as well as the Office of the Attorney General. Here's a short summary of that experience: -Pressure tactics to use Grant's "preferred lender", Jordan Vreeland, who Grant neglected to mention is his brother. Tactics included bad mouthing the competition, stating speed/time is of the essence, throwing a fit when I disclosed that I would be comparing the loan proposal to other lenders, and what I would describe as "bait & switch" tactics where loan estimates were intentionally withheld until the last possible moment to prevent comparison to other lenders. Following my decision to use another lender (since Jordan actually hung up on me during 3 separate phone conversations) Grant and his team became completely non-supportive throughout the rest of the buying process. Examples of this are outlined below. -Intentional misdirection and lack of disclosure during initial contract negotiations. I was asked, in passing, if I would agree to "pick the title company" with no explanation that the implications of this were that I would ALSO be required to pay the $3000 cost of "Owners Policy and Charges". -Being asked to signed a "Fee Disclosure" document showing ~$1600 in fees to the Basel House, but being told I wouldn't have to pay these fees at any time... Then having those exact fees show up on my final loan disclosure and only after pointing this out having them removed. The whole thing was clearly a ploy to slip these fees under the rug from the get go. There's no other explanation for this type of tactic. -Other non-disclosure of the relationship to the "preferred inspector" who is actually Grant's assistant's husband. Grant went on and on about how great his inspector was and how it would be critical to further negotiation later in the process. Yet, after more than $25,000+ in necessary repairs were identified Grant managed to negotiate exactly $0 off of the price and/or closing costs. -Extremely rude behavior over email. Here are two exact quotes: Mike ("Transaction Coordinator") - "I don't report to you, Steve. Your lender was provided with executed copy of the extension." Grant - "There's nothing wrong with his tone. You're a chronic complainer, Steve, and Mike is choosing to deal with you accordingly, albeit still professionally." -Lastly, there was constant reference to the great reviews here throughout the process. Yet, after some investigation it's clear that a great deal of them come from Grant's own team: Jordan Vreeland, Michelle Stahl, Mike Smith, Arsham Ghadimi, Cara Vreeland and Mike Sayson. The most absurd by far is the review from Grant's brother/"preferred lender", Jordan Vreeland, that states: "[Grant] was very well networked in the community and gave us solid referrals for MORTGAGE" This is not a company you want to work with!

Third, we have had the final closing on our house done, but we've not heard from them, and neither has our realtor when they will be releasing our money to us. It has been over 48 hours and nothing. We are to receive our funds within hours of the closing of them receiving the funds. We have money owed to us, yet again, they are taking their sweet time giving it to us. It has been one delay after another with them. I will never recommend this company to anyone.

As for not fixing repairs in the home, i spent over $3500 getting the pool into working shape for you. You did not need an attorney to get out of the lease, you chose to get one on your own, i was more than happy to have you guys leave. As for her being late for showings, how about she was trying to be considerate and book all the showings in a short window of time to not disrupt you. I asked her if my house was too far away for her to be my realtor and she said no. She went out to review my house, which my renter was still in, to see what kind of damages we were dealing with. Elena told me that the renter had coverings all over the walls and would not let Elena take pictures. Only one drywall repair necessary was reported by Elena, and she felt that we could sell the house pretty quickly. When my renter left, Elena visited the house and said it was a nightmare. There was over $8,000 in total damage and the renter turned off the water and left the toilets filled with crap. I told her I can get this house fixed up rather quickly and she recommended some people to clean up the trash the renter left. The following occurred: 1. Elena recommended people that did not perform properly, yet I paid them $1100 total. a. One took my dryer as garbage, when on our agreement it states "Washer and Dryer." Yet, still I was not upset, but disappointed. b. They left trash in the yard and cigarette butts, which was excluded from their photos. After paying them, I had to pay someone to finish the work. c. She did not take the time to oversee their work, even though she knew I was in Kentucky and could not be there. 2. She did not send me light fixtures to review, as she said she would, while my contractor was on location. She had five days. 3. Elena did not show up for an appointment with the contractor to make sure the house was ready for pictures, after multiple reminders. The last straw was when she sent me a text saying why do I even need to meet the contractor, I can just go over the weekend? So I fired her as my realtor. Now, she is claiming I owe her $1000 for her time, which was never agreed to, in her contract (see images). I offered $375 plus any expenses she has accrued, as per her contract. Four times over a week I asked for "her" receipts and still have not received any. The house had not been listed yet. After several negotiation emails, she showed up unannounced at my property demanding "her lockbox" back and asked my contractor to let her inside. My contractor gave her a brand new lockbox, but she disputed that it was not hers. I had already paid her for the lock box and lock changes when I sent her $200 via Zelle. I paid the extra $100 for the lockbox, that she did not request compensation for, because I don't like to owe people. She sat outside my home and my contractor was afraid to leave for fear she may do something rash. He left before she left because she was on the phone with me arguing for over an hour. The day before she harassed me via text for several hours while I was trying to enjoy a Saturday with friends. Now, she is delaying the sale of my home and I have to go to court over a few hundred dollars because she feels that she deserves it, and won't release me from the contract. I believe the definition of extortion is "the practice of obtaining something, especially money, through force or threats." Other realtors will not work with me until this is resolved so I am losing out on $1790 per month (rent fees) plus the loss of home value as I may be selling after the busy season. The worst part: I was dealing with a destroyed house and the death of a good friend when I reviewed her contract. I didn't notice her percentage of the sale. Her rate was listed at 5.5% (2.5% more than the normal). My house is worth around $300,000. If I was about to make over $15,000, I would make sure to be at my appointments and do what I said I would do! If I am incorrect on any of this review, I will update it. I do not like to lie and I want to be fair on all accounts, I am too old to care much about the little things. I rarely post negative reviews but I am getting fed up with entitled people who destroy your home, demand money for not doing their job, and harm others without recourse.

Elena Jung represented the buyers of our home (sale December 2025), and it was a nightmare. She was…read moredishonest, letting potential buyers into our home and then leaving, and was not honest about it even though we witnessed it ourselves. She did return to our home after we contacted our realtor, and then after the showing was complete she stayed parked outside our home for long enough that it felt like attempted intimidation. At every point through signings we were extremely careful because many contracts from her seemed to have "mistakes" on it that benefitted her clients. One document even had a name of a person that doesn't exist, listed as a third seller. During the inspection process there were completely fabricated issues listed and after almost every document was signed, it would come back again with another edit that was either incorrect or unfavorable to us, often just before a deadline. It felt like she was intentionally trying to take advantage of us every single step of the way, or retaliating against us for calling her out and protecting our home. I would never allow her to be a part of another transaction of mine.
