Karrmin, the property manager, is very nice and willing to look into things for you. We have been living here for 4 months now and no major problems and are satisfied. There was a mix-up with our parking where they didn't write down which apartment had which spot (you're only allowed one space but there is plenty of street room), and too many people were parking multiple cars down there. Other than that, we have been pretty satisfied. Apartment is very pet friendly and one of the best pet policies/low pet rent that I've ever seen! Four star review due to apartment quality. They were built "average" a few years ago, but I could see these getting completely run down within 5-10 years when they are no longer new. We are in a two bedroom (with one bedroom being a loft) and can't complain about the amount of space/storage. There is almost too much storage and not enough living room/kitchen space LOL. We are on the top floor, so not sure if you can hear the people around you stomping around. I've never heard the people on either side of us, though. However, it seems that the wall to the hallway is paper thin and I can literally hear every word spoken in the hallway. Our floor has some rowdy children who race and sprint up and down the hallway it seems every time they are in it. I know it's kids being kids, but sometimes they do it super early or super late when you're trying to sleep. Anyways, the apartments are fine now, but I'm sure will go downhill with wear and tear. Also the windows must be cheap and not energy efficient because our energy bill is $100 every month (and we don't blast the heat!), which seems extremely high! Overall, we are satisfied. I think the sticker shock of the rent is a little high for the quality you get, but you do get a ton more storage space than the average apartment you'll find.

Poor management mixed with declining quality, aging buildings, and increased rent costs have pushed us away. While rent used to be a value, for what they currently offer, there are much larger, nicer, and newer options available. Glen Hill's claims to be "smoke free" as we signed a non-smoking agreement in our lease but our experience has shown otherwise. About a year ago, new neighbors moved in. Almost immediately, the hallways in our building started reeking of cigarette smoke. We then started smelling smoke inside OUR apartment, especially in our bathroom. We raised concerns about the smell and that it seemed that the ventilation was too poor to isolate our unit. Management waved their hands and dismissed our concerns. We've repeatedly complained to management about this and outside of a passive aggressive email, nothing has been done to address the problem. This is not the only rule that management doesn't enforce. It's not uncommon for broken down or damaged vehicles to be abandoned in the parking lot. Per our lease: "A vehicle is unauthorized or illegally parked in the apartment community if it: (1) has a flat tire or other condition rendering it inoperable..." There is a car that was clearly in an accident with a flat tire that hasn't moved in two weeks sitting in the lot as I write this. There was also a car left in a space for almost three months in the middle of winter at the end of last year. Given our lot is nearly full every day, space is at a premium. We've also dealt with several packages being stolen from our building. There is only one large parcel box for both the buildings in our section (about 20 units) and the office is closed after 5, so packages get left outside frequently. Beyond that, the buildings are old and poorly insulated from warm and cold weather. During the winter months, I've seen electrical bills of $300+ and during the summer, the power hungry in-wall AC can barely keep the main room cool. It's nearly impossible to keep the humidity at bay in the summer and this has begun to effect the paint on our walls, with most of it cracking from the extreme dry cold of the winter mixed with the muggy humidity of the summer. Speaking of old, we requested to upgrade our locks (we even offered to provide the hardware, we just wanted permission) and were told that we couldn't do so, without so much as a discussion about the idea. Our new apartment offered that as an upgrade option. Lastly, the move-out process has been frustrating and confusing at best, with little proper explanation from management. Compared to the wonderful move-in experience we've had with Ogden, we are itching to complete our move.

They don't restrict on age and they have a huge grassy area for walking and playing with my pup. The apartment is decent; not very modern and it could do with more insulation. When asked to fix things in the apartment, they are quick to check it out and try to fix it right away. I like that it is in a secluded area and it generally pretty quite and you don't hear much traffic. They increase our rent every year but don't make any changes to the quality of our apartment buildings, I wish they would update our old appliances if they are increasing our rent.

We put money down to hold our spot and as we were driving away a man from a showing I had canceled called to insist we come look at his brand new townhouses on Humboldt. We did, and were wowed, but loved the character at JHL and told the owner of the townhouse no thank you. I took the weekend to think about it and after crunching numbers/pros cons, I changed my mind only because: 1) Price. It would have cost between $4-5k more (than our other option) to live at JHL over two years factoring in parking, ALL utilities (even trash), and some nonrefundable amenities/pet fees. 2) Convenience. JHL Only has surface lot parking (not covered), which costs $80/month. Our other option had two attached garage spots included in the price of rent. 3) Location. I didn't love the feel of the neighborhood. I know Walker's Point has a lot of great restaurants etc. but it didn't feel like a place I'd feel comfortable walking the dog/running at. 4) Some minor cons: utilities would probably be ridiculous at JHL because of the huge windows/very large size of the unit we were interested in, electric range instead of gas range (as someone who cooks almost every night, that was something I really wasn't looking forward to), stand up showers instead of bathtubs. All that being said, the unit we were wanting to rent was incredible. 18-foot ceilings, tons of natural sunlight, great views, incredible warehouse character -- all concrete, exposed ductwork, expansive loft windows. It had in-unit laundry and a dishwasher, both of which are non-negotiables for me at this point in my life. Shaina, the person who represented JHL and showed us the space, was incredibly kind, prompt in her responses, and wonderful to work with. She was also flexible when we were trying to negotiate rent based on being willing to sign a longer lease. After we changed our minds, she returned half of our application fee, even though it was pretty clear at the time we paid it we would not be getting it back if we were approved and decided not to live there. She waited for me to move and then mailed it to my new address. I was really impressed with that customer service. I'm still sort of sad we didn't live there even though I love our new place. Our new place is brand new with awesome amenities and I really love the neighborhood, but there's just something about the character of a loft.

Free parking spaces for tenants and garages are available for extra $$. There is 1 coin-operated laundry room for the entire complex (found in the same building as the management office) that has about 8 washers & 8 dryers for your convenience. You get a key for it when you move in. Complex is also in a great location, close to restaurants, shops and other businesses. You're walking distance from Pick n Save, Menards, Kohl's, Marshall's/Homegoods, Target, Chik Fil A, & Panda Express to name a few. Short drive to Walmart and other businesses. Near bus lines and public transport. Now for the downside (note that I'm giving my perspective from my apartment area, other tenants in other buildings may have a different view): old neighbors (when we first moved in) were great. Courteous, not loud, and friendly. Neighbors now? Not so much. In the last year, most of those friendly and quiet neighbors have moved away and the new neighbors who took their place are obnoxious, rude, and have no common courtesy for their neighbors. We've been woken up in the middle of the night by drunk neighbors arguing in the parking lot, arguing in the common walkway between buildings, neighbors talking & laughing loudly on their front steps, etc. I'm not against any of these if they happened during day hours when most people are awake anyways, but being woken up at 2-5am when you have to work in the morning isn't a pleasant way to start your day. It also makes it difficult to keep your apartment windows open when the weather is nice, unless you don't mind the outside ruckus interfering with what you got going on inside your own apartment. God forbid you have a sleeping infant/toddler. Each apartment has some grassy areas in front of their doors. We used to be able to walk barefoot out there as we mingle with neighbors. Now, new neighbors with pups let their dogs shit on all the patches of grass and even on the concrete walkways and don't pick it up. Now, management has tried to help deter this shitastrophe by installing convenient waste bag stations for tenants to use.. but, tenants aren't using them. Walking from your apartment door to your car, you're then hit with the rancid smell of rotting dog feces from all angles. It's so much worse when it's hot out too. You get the smell PLUS all the flies. Yum. You can also find cigarette butts, mini liquor bottles, and other fun memorabilia from a drunken night tossed about the grass. Another negative is how often the office managers are changed. It seems they change out or hire someone new every few months or so. That makes it so that you as a tenant don't really get to build a relationship or repertoire with management. You complain about something being broken or hazardous, and it seems to be forgotten or swept under the rug. If they do respond about a maintenance issue, it usually takes a few weeks to resolve. I have a laundry list of maintenance issues that were noted on our move-in date that have yet to be addressed. As it seems to be the trend, this year we'll be following along the footsteps of our long gone friendly neighbors and saying goodbye to Autumn Glen. The rent hikes along with the listed issues above were the last straw for us. But hey! The apartments are reaaallyyy spacious! That's a big plus!
