This location is right across from Whole Foods, but this office used to be in the White Flint mall offices. There is free parking in the lot across from the building, but you must tell the lot attendant that you are going to Classic Settlements. I am a realtor and have been using Classic Settlements for over 11 years because of one of their exceptional attorneys, David Pryal. David is super sharp and experienced, so he can often find solutions for any issues that might arise. He also is funny, which makes clients feel at ease when signing their paperwork. David often comes to our office to teach agents about contract changes and legal updates. He's the best, so I always recommend him to clients buying in Maryland or DC. As far as the previous negative reviews go, those issues aren't related to the settlement company. They have to do with the real estate agent. I have to say that Classic Settlements and their staff are extremely professional, and get things done on time. read more

Three Alta statements, all incorrect. Nobody contacted me as a seller, my realtor had to forward everything to me. At least the amount at settlement was correct. Water escrow increased without any explanation. Now, a month later I still can't get my escrow released because I get bounced around from department to department even though I was informed that the municipality had released the final statement two weeks ago. They collected over $700 in fees from myself and the buyer, on top of all of their other itemized fees. This is unacceptable! Cheryl has been unorganized and completely unavailable to assist. Only reason this has a star is because they finally got the bottom line correct for closing. read more

Cheryl Barlett, She was the person who did the settlement for my new house. She was mean and did not explain things supposed to be explained. Later some series problem showed up because of her negligence to pay attention to the matters. When i called her to ask questions, she did not polite enough to answer my question, she hanged up on me. When i tried to get her answer about this issue she is completely out of touch. This is very series. Cheryl did not even mentioned this issue on the settlement table. It looks like deliberately happened. That was her responsibility to discuss a case like this on the house. How she missed such sensitive issue? She was also mean to me when i called her and hanged up on me while i was asking this question tells me this people are frauds. I feel betrayal, denied victimized, discriminated and other mixed feelings. She even did not apologized. Please do not go to this office. They all do not care for you and for any consequences you will encounter. Once you sign their paper, they will be out of touch. read more

Sellers beware. Classic Settlements will sit on your funds long after closing. When my funds were not wired within the first hour and a half after closing, I emailed them asking what the delay was. They actually told me that the person who does the wiring had gone to lunch right after closing and "should be back" soon to wire the funds. More time passed with no funds transferred. I emailed again and was told not to worry and that "funds will be wired today." I repeat, TODAY. Four hours after the settlement meeting, I finally received partial proceeds--a small sum. However, it took DAYS to get this company to transfer the rest of my money--the larger funds to pay off my two mortgages. When I asked (repeatedly) why these funds were not wired at the same time as the other funds, on the day of settlement, the response was not an answer to my question but rather a defensive, "There is no guarantee" that funds will be transferred on the day of settlement. I responded asking for a real answer and got nothing. No reply at all. I asked several times over the next couple days why this was never communicated to me in all the conversations we'd had in the six weeks prior to closing. No answer. To this day, my questions to Classic Settlements have gone unanswered. I've sold seven other homes in my adult life and have always received funds at settlement (or at least before end of day). But if you use Classic Settlements in Rockville, you will have to wait--without explanation nor warning, even if they tell you "funds will be wired today." Classic Settlements has obviously invoked a scheme where they sit on the seller's funds a few extra days, while the seller pays that interest, and Classic Settlements EARNS interest--on the seller's funds! Long after the buyer has moved in! Shocking. Yup, their behavior is egregious and unethical. As a result, there are now tensions between the buying and selling agents, and the buyer and seller--all ruined by Classic Settlements' bad behavior. Closing is stressful enough - but to be subjected to this kind of theft by the title company itself is shocking. It should be illegal. If you want a settlement company that operates under ethical standards and handles your settlement with professionalism, stay far, far away from Classic Settlements of Rockville. Do not use these people if you want your closing done RIGHT and ON TIME. Very basic stuff that's it their control was not done correctly. Names were wrong, social security numbers were incorrect, additional fees were charged that had to later be reimbursed and I'm they completely left off a credit I should have received as the seller. It's been a couple weeks and they still have not fixed it. So many choices, do yourself a favor and go elsewhere. read more
