Overall, my opinion is that Kevin did a decent and mostly adequate inspection. He noted a few small issues with window seals, bathtub stopper as well as satisfactory ratings for major issues. A few weeks after moving into the house, we noticed a hole along the roof line/soffet. Upon inspection, we discovered a significant amount of rotting wood that needed to be removed and replaced. Called Kevin and he said that the hole wasn't there when he did the inspection and there were pictures in our report to prove it. I reviewed the report and there was a picture of that side of the house, but it did not show the area with the hole. There was not a picture of the area with the hole. I pressed him, asking how a hole causing that much rotten wood could happen so quickly and he advised me that I was ignorant. I noted that I would post a review with this information. He then advised me that if I did so he would sue me for damages. read more

I explained this was my first inspection experience as a first time home buyer and he tailored the experience to help me understand what he was doing and why he was doing it. When a concern or two came up during the inspection and Kevin took the time to explain it in great detail. I placed my home on market on 11/18/18 the first day of showing. Received an offer on 11/21/18. yea! since we were not living in the home we stopped by on 11/25/18 just to check on the house all's well no problems. Come 11/26/18 someone from Clear View stopped by to place a Radon detector and reported no problems. 11/27/18 the termite inspector stopped by to do his job and found the place flooded. I was called to go over to the house. When I arrived the inspector was sitting in his car. I entered the home and found water everywhere. The inspector informed me what he encountered upon entering the home. He stated that he knocked on the door no answer. He then stated upon entering the house he heard water running in the downstairs bathroom "knocked on the door, no answer opened the door and found the toilet overflowing". He stated he turned off the water exited the home and call the realtor. My realtor along with the buyer their realtor and Kevin arrived around the same time, my husband showed up later. While trying to find out who was the last person to enter the I asked who placed the Radon detector, and did they use the bathroom? Kevin would not say who placed the equipment and stated "I know who it was and I will speak with him later." Per Kevin "we don't want to blame anyone if we are not sure." (I fond out later it was his son) At this time we are standing in the basement of the home and the carpet is soaking wet. I was trying to figure out ways to get up the water that is swishing under our feet. I stated was here 11/25/18 no water, your representative was here on 11/26/18 no report of water? 11/27/18 termite inspector comes in and finds a flood? 1+1=2. We where there for quite a while never did Kevin call his son and inquire if he noticed anything during his visit. I am not blaming anyone for the damage it was a perfect storm, he flushed the toilet at the time in which the mechanism went out and this is what caused the flooding. I understand when you have a "family business" you want to give your children responsibility, but you have to train them at home not at the detriment of others. I gave them permission to place the Radon detector not to use the restroom. I'm sure Kevin spoke with his son after the incident, but I never received a call of apology I'm sorry nothing. I guess in his mind this was a risk I took and had nothing to do with him. I believe we can prevent negative feedback if just acknowledging the incident, not an admission of fault but that he said nothing was deafening. After that incident I locked my home down and no one was allowed in without supervision. When Kevin did his inspection, and yes he was supervised. He came through the house stating the obvious. "Hardwood floor repair needs to be completed, half bath floor and basement carpeting all need to be complete prior to closing? Are you pulling my leg? Of course all that needs repaired to return my home back to the state it was in before your son entered. I am glad that there were no major problems with my home, but the report was filled with so much verbiage it was difficult to read and find any true deficiencies. I said all this to say "my dealings with Kevin Sanders did not find him to be a man o integrity. I get it that he was not hired by me cause I would have fired him on the spot, when he stood there in a soaking wet basement not wanting to call and ask his son if he had used the bathroom during his visit. I am making this post as a cautionary tale to all up and coming sellers, put a note or you restrooms "not for use." To ensure you are not the victim of a weak bladder. Thank God it was clean water because my insurance did not cover sewage back up. Thank God again for my buyers who stuck in there with us and after almost 2 1/2mos they have taken possession of their home and hopefully will enjoy many years in it. Kevin completely missed the deteriorating condition of several spots on the gas lines in the basements. If someone else inspecting other work I had done had not seen it, it would of been dangerous as the lines were almost rusted through. He also missed the dangerous cuts in the main beams throughout the basement. Again I got lucky that a contractor saw it and fixed it, but it could of meant the floor caving in. read more

Mr.Sauders completed a home inspection on the house we were purchasing. At the time of the inspection Kevin was close to an hour late to the scheduled appointment, which seemingly caused him to take many side cuts in doing his job. Mr. Sauders identified very few issues in the property, yet when we moved in 3 weeks after his inspection their were several issues recognized that he had missed and not included in his report, includinga leak under the kitchen sink, a large washer leak, and the great room fan, fireplace, and ice dispenser not working. When I contacted Mr. Sauders he instantly became defensive and rude, stating that he did a good job and all these issues must have occurred in the short time between his inspection. Once I had suggested ways to resolve the issues Kevin became even more unprofessional and stated that he isn't responsible for anything. Ignoring the fact that this is quite ridiculous to believe that these 5 issues not identified (in which I also never saw him check) all happened on an exteremely short span I moved forward with getting these issues fixed on my own. Since this time the professional that fixed the washer identified that it has been leaking for months, if not years with the evidence of rust from the leaking. Furthermore it was identified that several of the other non-working factors did not work at the time of inspection, which blows a hole in Kevin's assumption that he "did a great job" and these all must have happened after his inspection. I highly recommend researching your home inspector and not using Kevin, instead of taking your realtor's advice (found out that Kevin is the title agent's husband), so you do not end up in the situation that my fiancée and I are now in with our new home. read more

Kevin Saunders did the home inspection on a property that I purchased for my parents. I am giving him a "One Star" review because I feel that he was negligent in approving the furnace of this home to pass his home inspection. When he turned it on and I asked him about a strange smell, he said "it was just the dust burning off". Later I found (from Columbia Gas technicians) that it was gas leaking from first the union, then the valve). I also found out later (from CJ's Swiss Air Heating and Cooling and Hetter Heating) that it was leaking carbon monoxide as well. All of them also mentioned to me that the unit is 42 years old and shouldn't have passed inspection. Fortunately, the home warranty company replaced the furnace out right (after having to deal with trying to fix 2 different gas leaks and then the carbon monoxide leak: because the coils were so old and rusted). I feel that Kevin should have been much more thorough/careful (in checking for gas leaks and carbon monoxide leaks.....to check for a gas leak, I learned (from Columbia Gas technicians) that you just have to spray a soap like solution around the areas where it may leak gas i.e. as the union and valves and make sure no bubbles are forming......to check for the carbon monoxide leaks (I learned from the heating service technicians that he could invest in an carbon monoxide instrument reader/there is also a mirror fog test that he can easily do/or just plug in a simple detector). I feel like he just turned it on and off and if it was giving off heat, then that was good enough. This could have ended very badly. My hope is that this brings out awareness/education and better practices (for both the home inspectors AND for the general public when it comes to assessing/ultimately passing a furnace to clear the home inspection) and that no one winds up getting hurt/winds up dying because of this over sight/negligence. read more
