The agent did advise of what units were available and when, but could only show us a model which was fine. The tour seemed rushed, not much small talk and somewhat awkward. I would say the entire tour took less than 15 minutes. Overall experience with agent and tour was below average. Agent not welcoming at all. I'm glad we decided to go with another property.

Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. UPDATE 9/22: Unfortunately, the pattern described in my original review has continued…read more The washer identified as needing repair before my lease began was never successfully repaired despite four service appointments. After nearly two months without a usable washer, I ultimately replaced it myself rather than continue waiting. Good Life provided a $500 credit for the prolonged loss of use and my time dealing with the issue. The refrigerator remained unable to properly cool for two weeks, despite two unsuccessful repair appointments. After continued delays, I escalated the issue to Good Life's CEO and ultimately found a technician myself who was willing to come out over the weekend. A part was replaced and the refrigerator eventually began cooling. I was told compensation for the two weeks without functioning refrigeration would be discussed after the repair, but I have not received that compensation. On September 11, I reported that the A/C was not cooling. Later that day, water began coming through a ceiling vent onto the upstairs bathroom floor. I contacted the emergency maintenance line regarding the active leak and received no response. I cleaned up the water and placed a pan beneath the vent to contain the continuing leak. An HVAC technician came the following morning and found a frozen coil and failed safety switch. I was told further work required management approval. As of September 22, the A/C/water-leak repair has still not been completed. What has been most frustrating is not that things have broken. It is the repeated delays, unsuccessful service appointments, lack of follow-through, and the amount of responsibility I have had to assume myself to get significant maintenance problems addressed. My concerns also extend to a property owner's perspective. An active water leak has the potential to cause additional property damage, yet my emergency maintenance report received no response and the repair remains incomplete. I would expect a property management company to respond promptly to significant maintenance issues, coordinate the appropriate professionals, and follow through until repairs are actually completed. Unfortunately, my experience over the first three months of this tenancy has shown a recurring pattern of significant maintenance issues requiring repeated follow-up and escalation before reaching resolution--if they reach resolution at all.

Before move in I was frustrated by fruitless searches for images of the interior of apartments at The Rita. I found out later the reason is that there are many different layouts that are distributed in lottery style. It is total chance whether you will be incredibly lucky and get the penthouse with a wall full of windows and a small porch or you will get stuck on the east side on the first floor by the dumpsters where the heat builds and the air stagnates. You won't get to see the place beforehand and you don't have much time to decide if you want it (that was so different than the other places that I have lived for the last 15 years but normal is not what you get when you live on a college campus so there is that) The location: So close to class for my honey (He's an engineer) and also on a few great bus lines. Walking distance to grocery stores. Black's beach blows my mind it is so beautiful. And other than that there is nothing to do. Parking is an issue so mobility can be challenging. The apartment: My honey and I did pretty well for ourselves since we got a corner unit. The layout is sensible even if the bedrooms are tiny. From what I can tell all units have great storage space, pantries, extra closets, a giant island in the kitchen. The concrete floors are great. The temperature in our place is generally comfortable 72 - 76. There is no AC in the building and we have never used the heaters. We love our fan though because air flow can be stagnant in the building. The tenants: This is not a building where people make eye contact or say hello. Its just not the culture here. The management tries to host events and bring people together but usually people just come for the food and leave. I have literally never seen my neighbors (that is not normal for me, but again college campus). People stick to themselves sometimes this translates to a lack of consideration - every quarter we go through a round of days of the hallways smelling like hot garbage because new tenants take a bit to learn the garbage system (its not hard, but there you go). Generally everyone is fine but the lack of community has been hard. I especially miss knowing other married people. Maintenance and Janitorial team: responsive, friendly and competent. I have had such good experiences with the support staff here I can't praise them enough. Office: Adequate. Not always very friendly and run by a steadily changing stream of students so service can be hit and miss. As a spouse I feel as if I am not 'really' supposed to be here. There is no system for me to get messages about packages addressed to me. I had to get really creative to get a triton card to pay for laundry. I don't get responses to my emails or inquiries, etc. The few spouses I have met on campus have also expressed similar sentiments. This is the beginning of our second school year here 2015 - 2016. It is affordable, safe, incredibly quiet and still I cannot wait to move next May. If you are considering married family housing and are used to having community, parking and things to do where you live this may be a challenging place for you. I lived in the PB location off Kendall St and had roommates change very often. The building is old and run down. The heater never worked, the carpet was filthy and needed a replacement. The staff was very quick to replace our old nasty couch with a nice new one, which I really appreciate. The area is scary at night but fun in the daytime. My roommate and I dealt with a lot of racial discrimination in the area. Parking is impossible. We had tandem parking with a unit below that wasn't owned by the housing company. The people downstairs often had cops called on them for violence and drug usage. Please consider a roommate matching system and getting a better idea of how long people are staying. At the time, I paid $700 for a two bed (three people) and one bath which was a pain to deal with. I was in the shared room, so I imagine all the rent went to cleaning costs. We often had roaches when it was hot too but I chalk it up to San Diego and not the unit owners. I recommend renovating the place and changing every thing about it, and implementing a CCTV in the backside where the parking is (if not done already). It's been over five years. The management is friendly. On the first day when I moved in, repair requests like a hole in the wall and a broken blinder were fixed immediately (the place was not really ready to move in). Landscaping is well taken care by the village's HOA management. The units were built in early '70s. So you can hear your upstairs neighbors walking, talking, and taking showers; and the other way around too. Once a downstairs neighbor said, she can hear her upstairs neighbor peeing. And if you live upstairs and when your downstairs neighbor cooks, smell comes through the vent hole and the wall; no doubt, you will know what they're cooking for meal. After hours, your entertainment unit volume needs to turn down a lot lower so that you don't disturb your neighbors. Or you might want to try a pair of personal headphones. During summer, most of the student neighbors and their friends use pools past closing hour, 10 PM. Security can get there no faster than 30 minutes.

Students also get the opportunity to travel to remote locations all around the entire world to study with students from other universities, and vice-versa. Birch Aquarium at Scripps is located nearby. It is open to the public, as an aquarium for ocean science education. SIO is known as first in the nation and was voted the 5th best public university for research in 2018. I lived in La Scala or as it's now called "Veranda" on two separate occasions. Despite the name and…read moreownership change, the issues will remain the same as the entire building hasn't been gutted and completely overhauled. The first time I had a one bedroom corner unit on the second floor. The ventilation was okay in the unit but I always had my windows and both balcony doors open. The second time I lived here was a different story. This time I had a first floor two bedroom, two bathroom unit. Initially it didn't seem so bad, I was busy, not home a lot, and it was before Covid. During Covid it changed. In the span of just two months my unit had three major water leaks. The first leak I noticed and reported when I noticed wet carpet in the hallway outside my apartment. I reported the issue early on a Saturday and no one came to identify or attempt to fix the leak until Monday. It took over a week for the repairs to be completed and during this time there were extremely large dehumidifiers placed in my unit in the peak of summer, making the unit unbearably hot. And these dehumidifiers drove up my power bill and rendered my kitchen unusable. The second leak was actually an additional repair to this initial leak as they apparently repaired it incorrectly the first time. In the course of this repair they punched a wall through the kitchen into my second bathroom and lit a towel on fire... maintenance didn't notice but I noticed a burning smell in my apartment and went to investigate. This took another week to resolve and the wall was never properly patched. During this time my second bathroom was also unusable. About a month later I noticed water collecting in my first bathroom and they discovered yet another leak. Cue another weeklong repair. At one point my main bedroom closet's main bar collapsed and punched a hole in the wall. Maintenance repaired the bar but despite my call, they never repaired the hole. Ventilation in this unit was terrible. I ended up having to buy multiple dehumidifiers and somehow there was still mold in the closets and in the bathrooms. In addition as many other reviews have mentioned, noise was terrible. I called multiple noise complaints on my upstairs neighbors as they would throw parties until 3AM with people screaming "SHOTS" sporadically throughout the evening. Also someone above me had a dog that they would trap on the balcony and it would cry for HOURS on end. I mentioned this to management but they never did anything about it. They claimed no one above me had a dog in their unit but somehow dog toys would fall onto my balcony. Also, in 2018, my apartment was robbed by a former maintenance worker. He had copied a master key and was able to enter my locked apartment and tried to enter multiple times while I was home claiming a "work order". I never placed a work order. I left later that day and when I came home over $5000 of jewelry and designer goods was stolen. I called the police and have a police report and reported the issue to management. They just cited a rash of recent thefts in the building, changed my lock to one not accessible by a master key, but didn't compensate me at all despite me stating that the former employee had a key and entered my apartment TWICE while I was home. Honestly, if you have the option, don't live here. The mold issue alone is a huge problem not to mention the fact that the trash chute is frequently clogged and somehow fruit flies always get into your apartment even when you don't have fruit and infest because of the dampness.
