The leasing office is always so difficult when it comes to delivering my packages. Instead of helping me towards a solution, they respond dismissively. Although these package issues can't be solved over email due to lack of communication, going into the leasing office doesn't help much either. They just urge me to come another time. read more

Leasing Office - Helpful when there's a problem, but not that great at providing information in advance. They could definitely be better organized/more efficient. Before our move-in date, we reached out with 2 specific questions as well as a general question of, "Is there anything we need to know before move-in?" Our specific questions were (and always are) answered, but our more general question didn't really receive a response. Then, on move-in day, when we are stressed and have 2 cars and a U-Haul filled with stuff, they give us a packet filled with information--the exact information we had hoped to receive BEFORE our move-in date, so we could read and review it at our leisure instead of while stressed and in the midst of a move. As a result of receiving it mid-move, it got lost in the shuffle, so when we had about 6 different issues immediately upon move-in (broken AC; water that took a solid, no exaggeration 5 minutes to get warm; exposed staples where the carpet met the flooring; damaged mirrors; and a few other things), we couldn't find the packet, which stated how to submit a maintenance request, among other important tidbits of information. If we had received the packet a day or two in advance, we would have been much better prepared. When I addressed this with the leasing office, they said they can't give out the information before move-in because it contains certain account numbers they can only give out upon move-in. I pointed out that that's fine, but why not provide the packet 2 days before move-in and provide the one page with the account numbers on move-in day? That way, new tenants can read about how to handle the property in advance of their move. So far, we like living here, but we feel like moving in was a bit like baptism by fire. They basically handed us the keys (and packet) with no other information and were basically like, "Good luck." A little more information in advance of the move would have been helpful, including a map of the parking garages with your spots highlighted (our spots were NOT in the garage associated with our building #, so we drove around for ages looking for them), places to park while loading/unloading moving trucks, where the Amazon Hub is (it's not close!), amenity guidelines during Covid (e.g., reservations are required for the pool, and no floaties are allowed), etc. I will say that they are doing an excellent job handling Covid, and I feel very safe in that respect. Maintenance/MILTON - Milton is fantastic and is the best part about living here. If I could write a review just for Milton, it would be 6/5 stars. On our first night, we were exhausted from moving, our AC was broken (and one of the reasons we selected Costa Verde was FOR the AC), and it was over 80 degrees in our apartment. Milton came at 9:00 p.m. or later, tried to fix the AC, and when he couldn't, he brought and set up a portable AC for us. Then, he came a few days later and fixed all of the other issues and was very nice and effective. Milton is great! UPDATE: I have lived here for a while now, and here are some updates: NOISE! When we moved in, we read the MANY reviews complaining of constant noise, and that when they complained, management didn't care or do anything. As result, we raised our concerns with management before signing our lease and were assured our concerns would be take seriously. We continue to live with constant noise. Everytime we complain, we report it to courtesy patrol, who must be a little to courteous because nothing gets done. When I pointed out to management that the status quo (filing complaints) isn't working or acceptable and asked how they plan to address the situation, I received platitudes (e.g., "We take your concerns seriously" and "We investigate your complaints") without any response to my real question: What they plan to do, and how they plan to escalate this? I have been losing sleep because of the noise, and while management is sorry, there's no plan to fix it. If you have a job that requires you to get sleep each night, don't move in here! COVID: While some of their COVID precautions make sense, some do not. There is a pool at every building, and each pool has multiple gate. Logically, you would think keeping all gates and all pools would make sense (to keep people spread out and minimize foot traffic in the same areas). Instead, Costa Verde has closed most of the pools forcing tenants from 4 or 5 different buildings to all flock to the SAME pool rather than the pools at their buildings that remain closed. When I raised how this actually increases tenants' risk of contracting COVID, they told me COVID-19 is a deadly virus!!! You don't say!? What's Covid? I pointed out that their robotic response didn't address my concerns about how their COVID precautions actually increase tenants' risk rather than decrease, and they stopped responding. I just won a case in small claims court against them and they refuse to pay!!! And its such a small amount that shocks you as to why such a big corporation refuses to abide by a courts ruling. Just moved into a 1 bedroom. So far it has been great. Leasing office communicated well. Initial move in maintenance orders went well and arrived within a day. Robert from maintenance was very respectful of my apartment and communicated well. Apartment was clean, I still gave it a little TLC though. There were small items to report to maintenance but as I said, so far it went well. One piece of feedback that I felt should have been addressed better by management team is to fully inform the residents how to get their packages. I was told by leasing office and shown by fliers the Amazon hub and parcel pending but was not instructed how to fully utilize them. The instructions kind of get unclear after you sign up for these things. Small but would be very helpful in the beginning. Will update review as time goes on. read more

lived here for a year. extremely close to the bus stops, utc, and the trolley which is a plus for students. oh and for an apt gym, the gym was honestly not too shabby. they had heavy dumbbells and such which i used. not the greatest gym ofc, but not terrible for an apartment gym. otherwise, living here was pretty cheeks man. every time i walked thru the hallway, it'd smell like ganja n cigarettes. also the upstairs unit had a flood and it leaked into our unit on the last month of my lease. ts pmo bc we had to have dehumidifiers and fans blowing like 24/7... and then our room was getting all cut up and torn up bc they had to replace the carpets and dry wall. shi made me develop severe allergies too. like i was sneezing all the time. stg i got asbestos or sum. i will say that the maintenance team here is goated tho. they solve everything very quick and were generally very friendly and nice. but yeah... glad i graduated college n don't gotta live here no more. read more

I had a terrible experience at the leasing office today. My roommates and I had recently ordered a modem for our wifi and it was supposed to get delivered to our door. Unfortunately, it was placed in a random parcel locker, so we tried to ask the leasing office if they would open it for us. My roommates both work remotely, so picking up this package is very important. I spoke with Sophie Marshall today and she was absolutely the rudest representative I have spoken to. As soon as I walked in, I was met with a glaring and annoyed look. She was very combative and uncooperative with our requests to find a resolution. I can understand having a bad day, but she was just not being a nice person. I did not appreciate being spoken to in a belittling manner and it is truly disheartening that you can treat residents with so much disrespect. Instead, we spoke with Toan who was very kind and willing to help us find our package. I hope the leasing office will speak to Sophie and correct her bad behavior. read more

READ THIS BEFORE CONSIDER RENTING HERE We rented a 2B2B at Costa Verde Village and had a terrible experience. Over the past six months, we've had **three water leaks** that completely disrupted our lives. Each time, water dripped from the ceiling, soaking everything below. The apartment became **unlivable** as they had to tear down the ceiling and install giant blowdryers for days, which made unbearable noise and heat. We couldn't use the affected bathroom, and we had to find somewhere else to stay for the week. When the repairs were finished, we had to bear with dust all over the place on top of the oder from the new floor and fresh paint. The leasing office refused to explain the cause of the leaks and offered no compensation for rent or electric bills at first despite the blowdryers running on our power. We had to negotiate for hours just to get a small reimbursement, and moving all our belongings around during repairs was a hassle. After the third incident, we asked to change units while keeping our current monthly rent (a reasonable request considering we signed up for a livable home), but they refused. Our only options were to stay and risk it happening again or move out within 30 days, which is unreasonable given the high summer rent prices and lack of preparation time. (The first incident happened over my finals week, and the third time was during the summer, and I had travel plans). On top of that, the apartment itself is old and poorly maintained. The garage gate breaks every month, the elevator is slow and malfunctions, and the security gate slams loudly late at night, waking us up multiple times. Despite reporting this issue, the leasing office gave no real solution and told us we'd just have to deal with it. The only positives are timely maintenance for minor repairs and the convenient location near public transit. But honestly, those aren't worth the stress, frustration, and poor living conditions we've endured. Do yourself a favor and look elsewhere. read more

I have been here for almost two years. Maintenance here is extremely slow, and follow-ups are often met with unhelpful or dismissive responses from the leasing office. Some staff members come across as rude or even intimidating when questioned about delays. I've also experienced behavior that felt discriminatory. I've filed a police complaint about the folks in this leasing office for fraud. Oscar, Toan, and Anthony in the leasing office are fraudsters and will trick you on the paperwork required to give their 30 day vacate notice! Don't move into these apartments! They did not repair the broken AC unit in our apartment for months this year. We also kept having continuing ants infestation and other issues in apartment 2404 , 8510 Costa verde Blvd, where we were tenants for a year. Our neighboring apartment had a couple who would have domestic violence incidents constantly, which we kept reporting. Not sure what they did. Also our Amazon packages kept getting stolen from lockers! They acknowledged our 30 day vacate notice and then reneged on It! Just so they could extract one more month of rent from us! Rot in hell! I love working out at the Costa Verde gym. The staff is great, very friendly and knowledgeable with equipment; Big shout out to Justin and Willy! Also, they are staying on top of Covid-19 regulations just to make sure its members can workout safely. They have diverse equipment that is kept in good condition and cleaned. I used their cardio equipment (stair master, bicycle and sprinter) and lower body equipment (squat rack, hip abductor, lower abdominal, etc). I have everything that I need at this gym and normally I don't have to wait between exercises. I always enjoy my workouts here! read more

Our fridge leaked again after a year, but that's not the maintenance team's fault at all (the fridge is as old as we are). Our microwave's handle was also breaking due to wear and tear. We put in a maintenance request and Dion showed up the next day and got everything done within an hour! Super quick and super nice guy, too! :) We are always thankful for the hard work that the maintenance team does even during these times. Thank you again Dion and the rest of the maintenance team (props to Benito as well)! DO NOT RENT HERE. My husband and I have lived here for 2.5 years now. Great central area and that is about it. Staff at the leasing office: could be more courteous. Office/Corporate: inconsiderate and full of excuses. They will call you non-stop for their needs and insurance requests but will take a week to respond your emails if it doesn't financially benefit them. Gym: Due to covid it has been closed and yet we pay for that amenity for the year it has been closed. Pest: Roaches are common. Apartments: Big spaces but outdated for the price you pay and good luck requesting an old carpet change. Maintenance and cleaning crew: Always helpful and great. The only reason this place deserved a star. Do not rent from here. There are greater places around that are more customer focused. Good luck! read more

I love living in Costa Verde! I've been here about a year now and have had only positive experiences. I live in a one bedroom and the unit itself is big and has a lot of amenities that other apartments in this area do not have for the price. It is very affordable for how big it is and especially for having Full-Size Washer/Dryer in unit. I looked at a lot of apartments in this area and any apartment I found with W/D and a decent size was significantly more expensive. The maintenance here is amazing. You put in a request online and Kevin, the maintenance coordinator, has always responded very quickly which I very much appreciate. You can either set up an appointment or give them permission to enter your unit. I usually give them permission to enter since I am at work during the weekdays. My problem has always been resolved within hours of reporting it. They always leave my place just as they found it too. Omar was the most recent technician to come to my apartment and he was awesome. He fixed the issue with my sink and put everything back the way he found it when he was done. Thank you! Brad was the leasing agent that helped me from the beginning and he was super helpful. He answered all of my questions and guided me through the process, making it very easy and smooth (even at the start of Covid when everything was beginning to change and nobody had time to adjust yet). Everyone I have come across at the leasing office has been kind and helpful. Now that it is time to renew my lease, Sheila was wonderful in helping me! I called the office to make sure everything went through with the renewal and she took the time to double check that everything was signed and turned in. She also signed it on her end so now I am all set! Thank you, Sheila. Receiving mail & packages here is safe as well. If you receive a package, it is left in a Parcel. They text you a code and you pick it up. As on online shopper, this is great! My only complaint is the noise but that is inevitable. I think that is just part of living in an apartment complex, it's not specific to Costa Verde. I can definitely hear both my upstairs neighbors and the ones next to me, but again, that's just part of living in an apartment. It's also very beautiful to walk around. Regarding the costa verde management fair policy comment, I appreciate you treat all customers same. Here is what i think is unfair: 1. When rental market pricing goes up, you guys increase rent, at times there has been more than 10% increase. How about following the same when rental market goes down? 2. In this covid situation where gov't is asking people to stay home, your policy of not allowing resident to re-rent there unit at you on going prices/ speciala, instead suggesting to rent other units. I feel you can ease your policy for covid and truly work for the safety and wellness of resident as you say that is your priority. Do NOT live here!!!! ( if you SEE positive reviews on this page they are typically for maintenance not the complex or management) The apartment is ok and maintenance techs are responsive but this is THE worst place I have ever lived in. It has noisy college kids. It smells awful. Management is an absolute joke. Honestly, some of the most incompetent people I have ever met. I have lived here for six months and they are turning away my UPS deliveries because I am not on the lease? Umm please read our freaking agreement. Either they can't read or they think a ghost is living in one of their units. This is just one of numerous issues. Bottom line: management and leasing personnel just care about taking your money and not respecting you as a valued resident that pays them a lot of money ( especially if you live in a unit with a loft like I do). They sent me a bitchy email saying I parked over the line in my spot (which I didn't-I ran down to check) but they can't notice someone breaking into SEVERAL cars and that a gate is forced open for days? After we signed the lease, they genuinely could not care less about me and my husband. They didn't even do a walk through. This review is for Abraham Espinoza. I had 3 large problems in my bathroom (big leak in the shower, new shower spout and handle needed to be installed, mildew and cracking around my sink). Abraham fixed all the issues in less than an hour! He went above and beyond and bleached additional mildew I had not seen as well. I had a few questionable encounters with repair workers here in the past, but Abraham gave me the best service I could ever ask for. I can tell that he really cares about making his clients happy. It's been a month now since Costa Verde Village finally drove us out of our apartment, but I want to leave a review here so others don't face the same aggravation as us. We had been residents of Garden Communities for 7 years and CVV for 5. You can read my review below from 9 months ago about the issues we had, the mental harassment we had faced, both from our neighbor and the administration at CVV, and the lack of help we got. Until the end, the office kept lying, switching their excuses. and wasting our time. We were saddened to leave a home in which we had lived the longest in this city, that too in the pandemic market. But that's the only option they gave us (oh, or take another apartment on the first floor with $600/month more and probably face the same issue). However, we are glad we are away from this torturous place. The office doesn't care for your well being as you can see in the other reviews too. The only reason they have positive reviews is because of their terrific maintenance team and the gym both of which are handled by third parties and not CVV. However, they refuse to release the camera and change the parking spot even after the crime. It's my first time getting vandalized, and I lived in San Diego for 10 years. We've never really had any issues here so I can't say anything bad about our experience rental wise. I more so wanted to come on here and probably sound crazy to some of you BUT recently it's become more aware to my husband and I when it started to show in our 2 year olds behavior that caused us to pay closer attention. We live on the 5th floor. Before I would noticed things here and there but really paid it no attention. This is kind of embarrassing to write but I honestly want to see if anyone else has experienced anything of the same sort... Dark figures/shadows and lights turning on and off have been a more common thing to happen and it's causing us to be a little uneasy. Not to mention every time we come home at night time my 2 year old always acts funny when she walks in the door and peaks her head around to make sure the "coast is clear." One thing that I've been more on top of is making sure our speaker is consistently reciting the Quran even more than before now. Our lease is up in 2 months and this is becoming one of the major reasons why we are wanting to move out. I swear we are not crazy. And I don't mean to scare anyone off. My husband and I usually are ones to turn the other way when it comes to these kind of things but seeing how our daughter is being affecting obviously throws that out the window. read more

We absolutely love living at Costa Verde Village. All the amenities are always clean and well taken care of. The main reason we moved here was because of the gym. It is one of the best gyms I have been a member of and it is included in the rent. The staff of both the gym and facility is super nice and friendly. I would highly recommend living here. read more

This place is horrible and beyond over priced .The elevators are broken every week. People with disabilities will just have to take 6 flights of stairs if they park in the garage. There's trash everywhere. Tenants leave actual trash and used furniture out and it will just sit there. I've had to call 911 from being stuck in the elevator for over an hour, when I called to complain they didn't even get back to me. And the worst part is the loud neighbors, I've never seen a management company take no accountability is asking neighbors to be quiet after 10pm. They'll refer you to call the after hour service and take videos lmao. Take videos and call the service at 12am when I have work at 6am, yah right. update: I have received a call from "Joe" and have read their response on here. They are absolutely dishonest. They have entered without permission or notice on multiple occasions. What they don't realize is that we have a puppy cam. and if we knew they were coming, we would have prepared our dog. instead when we arrived home, after they came in, my dog was scared and timid. I don't know what they did to him, BUT THIS IS NOT OK. We knew the AC guys were coming, if thats your indication of "permission to enter", however you DID NOT have permission to enter to retrieve portable AC unit. Every-time we call about a maintenance issue, we say, "please let us know when you will come". That has never been honored. Im sorry, but saying that does not "grant permission to enter". People watch out. This not happened once but about 4 times now. I was walked in on in my own home while feeding my newborn. NOT OK! violation of privacy and trust. This is my second review on this place and no it has not changed from 1 star. I would give it 0 if I could. DO NOT RENT HERE! This is the third time they have entered my apartment without my knowledge. While I'm away. Actually that I know of. I wouldn't be surprised if it has happened more times. No warning emails, or phone calls to let you know what's happening. Or why they need to enter. This time they were retrieving an AC unit, because our AC broke in the middle of the hottest week and took one week to fix. They have sudden "scheduled" fire drills, but residents were informed until one hour before. They turn off hot water, without warning and say it way because of an emergency. I lived in this complex for four months. I was forced to leave due to the mold in the apartment, smell of mold, mold around the windowsills. The walls are so thin. You can hear the neighbors sneeze, next-door and footsteps. Great maintenance service from Milton! The handles on my fridge AND microwave broke off within the same week (what are the odds?), so my roommate requested for a repair. Within the same day, Milton arrived and within 15 mins of letting him in, both my fridge and microwave handles were sturdier than ever. I'd also like to note that I was working from home during this time, and Milton was extremely respectful of my space. He knocked on my bedroom door once he was done, and when I opened the door, he was standing back inside the kitchen. I figure he wanted to be respectful of my privacy/private space, which I greatly appreciate. Milton was also kind enough to reassure me that in the event that I need any assistance, to not hesitate to reach out. I feel reassured knowing that Milton truly cares that Costa Verde Village is well-maintained and cares to do his job diligently. read more

Five stars for Milton from Costa Verde Maintenance! I have called for help twice and service is always prompt, efficient, and super helpful. Milton came on the time specified and was super helpful in fixing all the things I needed around my house. The complex itself has been pretty good so far. While the walls are definitely super thin and easy to hear everyone, most people are quiet after 10 pm. The one big downside is that there's a snail infestation around the entire complex so makes me wonder how much care they actually take of it. The leasing center organizes events frequently. I haven't been but the fact that it's done is worth mentioning. The gym is Iron Orr so always busy at peak times. read more

This apartment complex is truly a gem! Very safe neighborhood and walking distance from UTC. Rent is very reasonable for living in La Jolla. I live in one bedroom apartment -- very spacious! Given the thin wall, especially when you have a heavy footed neighbor living above you, the noise was a little troubling at first! Overall noise level bearable! This place is ideal for college students/residents/fellows/small families. Even walking distance to many of the UCSD medical centers in La Jolla. Special shout out to Bruno and Aileen! I requested a new spot because mine is in a dark corner against a wall with no visible cameras and perfect for theft as has been proven. The staffs response was to suggest that I file for disability even though I'm NOT disabled and never claimed to be.
