So if anyone plans on renting whatever you do don't use cobb!!! It was great when renting for the 7 yrs I was there and the owner was great and agreed to all kinds of things verbally until move out came!!! Sadly I trusted someone's word.. sadly a few yrs ago before my last lease my original property manager told me everything I had was normal wear and tear and when lease was up I would be fine but due to covid she is no longer there.. The owner didn't renew lease since he wanted to sell and now Cobb is trying to charge me 3300 on top on my 1900.. reason being walls need to be painted carpets cleaned and deep cleaning .... I paid for and did all of that and showed all receipts I touched up the walls filled nail holes everything and carpets were clean.. they are not taking anything into account about normal wear and tear and trying to rip me off.. And they are now being unresponsive to my requests. So if you are renting with them beware !! I even had them do walk through with me day before I needed to turn in keys and asked if any lay second things I can do to help get deposit back which I was told no. And the owner now is blocking me on text message and will not even speak to me when I have been a great tenant and always paid early and took good care of his home. It's all very sad.. read more

Would not recommend buying any houses from this company nor this person. I've had nothing but problems of the house that I had purchased from Mr Cobb and his investor and there's been other things that I have popped up over the first year along with having to invest another $30,000 to prevent damage to the house that was not disclosed on the spuds buyer beware! the people that he has do the work on these homes do not know what they're doing the craftsmanship is very poor. I rented from Cobb Property Management for almost 5 years and I could not be more satisfied. Kathy, my property manager, was on the ball with all maintenance requests during that time, and the contractors that were sent my way for repairs were local, beyond friendly, punctual, and thorough. The home I rented was nestled in a perfect neighborhood for my small children, just down the road from the elementary school, and it was not the only Cobb rental in the area! They have tons of nice homes for rent in my area (Vail/Corona de Tucson), as well as Tucson, Green Valley, etc. No lack of choice! My family counts itself as lucky to have been referred to them, as we are military, and it just so happens that Cobb Property Management is owned by an Air Force retiree (making he and his employees quite aware of our unique needs). I rented a property from COBB in mar of 2015. They came highly recommended from the military base. After viewing several properties from my overseas base I decided on this one. I asked the Cobb agent several times is this property move in ready, things such as HVAC working, place is professionally cleaned and are all appliances good working condition, I also asked if the landscaping will be done before move in . She assured me everything would be done . When I arrived to Tucson from my over seas location, I went out to the property with the agent. We did the walk through and found several things wrong. I didn't have time to look for another property, so the agent assured me they would take care of everything. Long story short, these things were not completed. No professional cleaning was done, the land scraping was not done, HVAC did not work. Not to mention you could tell there had been a roof leak recently . Bottom line: COBB doesn't care about the renter or the owner. They are just worried about the money. I would not recommend Cobb for finding a rental home and I will be making a complaint on base about about poor customer service and they should not refer Cobb to inbound military any more. read more

Of all of the property management teams I've worked with, Cobb Property Management is the absolute best. They are very responsive and polite. I've been renting from them for approximately 14 months and I have zero complaints. Most property management firms are untrusting and suspicious of any renters and they make you feel scrutinized. Lori Cyndi and Brittany have never once made me feel scrutinized or untrustworthy.  I'm telling you; don't waste your time on any other property management company focus on Cobb Property Management listings only. You will breathe easier and live happier. All you have to do is treat their property like it's your own home and take care of it. They will make sure your concerns are addressed and any maintenance issues are taken care of in virtually a blink of an eye. I just met with Cyndi and she is the nicest down to Earth person ever. We rented with Cobb Property management for 4 years. At different time I could have left many different ratings. The first year we had the washer break down and they were prompt in getting back to us only to take a month for the part to come in. Then we were told if it broke down again the owner would not be replacing it. 2 or three Year we had a roof leak under the solar panels that was taken care of so mold and water damage didn't continue, but still put buckets out in the master closet anytime it rained till the insurance was taken care of. Year 2-3 we asked if they repainted they said no we would have to repaint on our own. Year four we got nuisance complaints our dogs barked all of a sudden more than ever before. ( which they didn't) we had a morning glory plant in the front yard that died every winter. We cut it back it looked dead and came back every year. they were always sending a Silly email stuff. Moving out we made sure the house was move in ready for there next tenant or we would have lost our security deposit it was professionally clean, and painted. Carpet was professionally clean. We were charged for three light bulbs that could not be found locally and it was our move out inspection. Would recommend them. Yes with the knowledge that things happen and there is a owner involved everything is not up to the property management company or property manager. I would ask better questions for sure. And it has also been brought to my attention the several other people had to deal with you with similar or worse experiences. Maybe it is not COBB, but you - you were the most unprofessional, rude and inconsiderate person I have ever had to deal with when renting. Don't worry though, I will make sure no one every has to go through the shit you put us through. DO NOT rent any property from Cobb Property Management. They do not honor their own documentations or written information provided! They have taken all of my deposit and claimed that I had extra damages that I had to pay for. BUT they were legally written into the walk-in inspection list! They have also gone back on their word saying that my pet deposit that was supposed to go towards the sanitization of the carpets was actually just for the owner to "allow my pet" 200 bucks?? AND when I forwarded them the original email that asked where the deposit went and if it could be applied to the required carpet cleaning - they accused me of forging the documents!! I have had 4 different "property managers" and the latest excuse for all of this is "I can only go by what's in front of me". I go by the lease at every rental and have never been so frustrated with a rental property until now. I usually do not do reviews good or bad,but this needs to be heard. I wouldn't recommend Cobb to anyone. Go to BenCroft or TucsonRentalHomes. Cobb property management office associates are rude and are thieves . Me and my boyfriend together were not approved of a rental property we applied for ,mind you our income together met the qualifications . We both had legit jobs and legit documentation and also gave the number and name of our employers. Bank statements and pay stubs.However, we still somehow were not approved.???? Diane i believe her name is claimed we both separately have to qualify ... Since when? And she did not tell us this from the start because if she did I would if never applied with him. It was a waste of $100 . And the application never said it wasn't non refundable I made sure I took pictures of the receipt and app but we were still told we could not get our money back. I truly feel in my heart it was a race issue and the fact that we are a young couple. (African American and Jamaican 19 and 21) . This property management is unprofessional and unresponsive. I rented a lovely home which I like in an area I love. I paid 1st month's rent and deposit FORTY FIVE days before taking possession with the understanding that they would address the safety issues in the backyard before I moved in with my toddler. They didn't. It took weeks for them to clear out the debris from the backyard and to do the weeding, meanwhile the HOA wanted to fine me $50 for the weeds. The house was NOT professionally cleaned before we moved in. There was grease in the cabinets and the tile grout which was supposed to be a light tan was Black. Also the carpets LOOKED clean but as we walked on them they started weeping pet stains and we don't have a pet. I have been in the house 60 days and the original property manager left, I can't get anyone to answer my calls or call me back when they say they will. I finally went in person to the office yesterday where they said they would handle everything. The carpet guy called and set up an appointment for today and they cancelled it WITHOUT CONTACTING ME. Now they say too much time has elapsed and they won't pay for it. Meanwhile, I still do not have proper walk through paperwork (she took notes on the back of gas receipts) or the pictures that she was supposed to take and our hot water went out today. We just signed on as owners with Cobb and have been incredibly satisfied! We rented out the house on our own the first time and while our renters were nice, the house was not in rental condition when they left. Additionally the yard needed some work. Within 2 days of taking care of all of the paperwork and coordination with Cobb, the house was cleaned and the yard looked great! Within a week they already had a renter for us! INCREDIBLY pleased with our experience!! I would recommend Cobb Property Management and Stacie Jo Dominguez (who wrapped everything up for us) to anyone!! read more

Take heed, listen to the negative reviews and DO NOT rent from this management group. I've rented houses in multiple states and this is the worst experience I've ever had. I did not have any issues WHILE living there. However, they are CROOKS who will nickel and dime you out of your security deposit, as evident by my experience and the experience of others who have rented from them. They have come up with all kinds of charges in order to keep my entire security deposit. Charges that every other rental would consider "normal wear and tear" after a tenant has lived there for 3 years. Let's look at some examples" 1. access and replace HVAC filter-this is a routine change that the LANDLORD should be changing but they charged me 2. replace burnt out bulb-again why am I paying for this after move out? a light bulb seriously? PATHETIC! 3. Vacant house cleaning- (first off, I had already had the house cleaned for which I provided receipts and secondly, what kind of landlord does not have their house professionally cleaned before a new tenant arrives? pathetic!) 4. Power wash garage-this goes along with something that is routine after 3 years and did not look like it was done prior to me moving in but bygones... 5. Painting of guest room- No I did not paint over any walls, no there were no excessive scuff marks or holes in the wall. Again, this is simply another charge they just wanted to tack on so that they could keep my deposit. 6. Dispose leftover property-Now this is a funny one. There was property IN THE GARAGE WHEN I MOVED IN WHICH I TOLD THEM! I EMAILED THEM AND TOLD THEM THAT I DID NOT WANT TO REMOVE IT BECAUSE I ASSUMED IT WAS THE OWNERS BECAUSE IT WAS THERE WHEN I MOVED IN. AND THEN THEY CHARGED ME TO REMOVE IT. ABSOLUTELY PATHETIC They charged for some other minimal repairs that I obviously should have complained about WHILE I lived there in order to not get charged for such as the kitchen faucet leaking. Overall, they WILL scam you out of your deposit. I spoke to multiple people about this and got no where. Here's the gotcha, not only are they keeping my deposit, they are saying I OWE them. It's absolutely ridiculous. You would think I was a party animal. I am a PHYSICIAN who was rarely home but they've somehow come up with all of these astronomical charges. Been without AC for 5 days now. They can't be bothered to call the home insurance company to get pre approval. They can't make sure to follow up or return phone calls. They can't bother to keep ontop of the AC company to make sure things are moving along. They are excellent at taking your money and providing no service. Customer service is something they fail in. I am the owner of the house in Tucson, signed the agreement with Cobb Property Management having terrible experience. No Communication at all, they did not even inform when tenant gave them one month notice vacating the house. While tenant moving, they made decisions, have done unnecessary work, cut the money and deposited. They are saying that is the rule as per Arizona Court not by owner. And their marketing policy is they wait until the tenant move, clear the accounts to market for another tenant. So we loose couple of months rent per year if we go with that company. It's totally waste of money & time doing business with them. If possible I would give them Zero star. Beware with such type of companies. Despite having problems almost immediately, I had Cobb Property Management manage my property for 3 years. They did get me a renter in a reasonable (not quick) time frame. And that renter did stay the entire time. However, Cobb was completely disconnected from the property. This place is a mess. - I called them on numerous occasions with questions about the property status. They never called back. - I emailed them, but no response. - My HOA sent a few violation notices, but Cobb "never received them," and never took action.. - They didn't even accompany prospective renters to view the property. Ya, as other reviews have stated, they just hand the keys over or give out lock box codes. (Awesome going away present for your current tenant!) - Nor, did they even provide full/complete statements. I never once got an invoice that covered a full month billing cycle. Not one! (Didn't care too much because the tenant always paid on time. Toward the end, Cobb started to get slow.) To Cobb's credit, they did at least own the problem. The founder, Keith Cobb(?), is a retired USAF SNCO connected to DMAFB. He came out of retirement to fix the issue. They fired several managers. So, I gave them a bit more slack. But, it didn't appear to be trending the right direction. Same problems as always. When the tenant moved out.... Cobb was fired. read more

ATTENTION anybody who doesn't want to get screwed, and I'm not talking about the fun, exciting, I-can't-believe-we're-doing-this kind of screwed--more like the crying, ugly, I-have-no-money-you-bastards kind of screwed--please read this. We lived in a Cobb managed property for three years. During that time, services provided were okay, but like another reviewer has aptly said, they're fine while you're a tenant, just never move out. Our move-in inspection consisted of us walking through the house with our property manager at the time, Diane Dains, and she basically took notes of what we noticed as pre-existing. We weren't given any forms to fill out ourselves in the first week nor were we provided a copy of the move-in inspection. When we moved in, the house had not been cleaned. There was debris on the counter. Water marks on the sinks, counters and mirrors. There were noticeable stains on the carpets. And there was excessive snagging in the carpets. There was weed growth in the yard and a dead tree out front; we lived in an HOA neighborhood and I was contacted to have the tree removed. There was a jacuzzi in the backyard; the top had been left open and rain had accumulated and become standing--green algae and organisms growing inside of it. I demanded it be professionally cleaned. It never was. Instead, Diane Dains brought the homeowner over to the house while she was in town to tell me how to clean it myself. I had a young child, a dog, and my husband worked, so I needed the house in order ASAP. That being the case, I did everything myself and didn't complain further. By the time we moved out, we had a completely different property manager, Kathy Morris. The lease we signed agreed to a professional cleaning upon move-out. Once we submitted our thirty days notice, Kathy promptly emailed me a list of their preferred vendors for every service you can think of from the cleaning to landscapers, painters, and their personal handyman, etc. We were expected to pay for everything out-of-pocket while they withheld our deposit, in the amount of $1,100. To backtrack, when we first moved in, there wasn't very many reviews on Cobb, whereas when we were moving out, the negative reviews had accumulated. Many of which stated very bluntly that they would pay out-of-pocket for the cleaning services, provide the receipt and their deposits were still drained for an additional cleaning service and anything else under the sun. This is because Cobb Property Management hides behind what they consider to be their "standards" and if you do not meet these ambiguous standards, they will use your security deposit for it. Even still, I decided to hire their preferred vendor for cleaning, that way I could hold them accountable if they didn't do a job up to Cobb's "standards." I called Kool Prices three weeks in advance and told them the house would be empty for an entire week and would like to do the cleaning then. They were scheduled for Wednesday and I had to return the keys Saturday. Tuesday came, I hadn't received confirmation, so I called. They told me it wasn't a cleaning scheduled, it was just an estimate. They assured me they could do the cleaning by Saturday. The estimator said the house looked good, nothing out of the ordinary, that it shouldn't be too expensive. He also said they'd email the estimate to me. I didn't receive the estimate until Monday, after I had returned the keys, and the price was outrageous for a single story home. Kathy approved the cleaning and I told her she'd have to charge our deposit. At the move-out inspection, Kathy, in much horror, stated that nothing was done and the owners wanted it on the market. We found out that the cleaners had been there but did a very poor job of cleaning and they had broken some blinds. She pointed out everything that was pre-existing, which wasn't properly documented on the move-in checklist. She said the yard needed to be done, which I expected, but then she stated that an entire interior paint job was needed. We discussed wear and tear. Kathy winced when she saw our deposit amount for $1,100, as if it wouldn't be enough to cover everything. I call bullshit. We didn't receive our remaining deposit or the itemization until after the 14 days, and we only got back $150. I'm positive that even if we hired all their preferred vendors at our own cost, we wouldn't have gotten our deposit back. We have a perfect renting history prior to renting this home and have always gotten our full deposit back. Cobb blames us. We signed the lease. We agreed to being screwed. I'm sure there will be a response that restates as much. By the way, any company that responds to negative reviews in the way Cobb has is not a professional company. Bunch of kindergarteners. Anyone considering renting a home managed by Cobb, there are plenty of management companies who conduct themselves in a much more professional manner, more thorough inspections and clear lease agreements. We have been leasing through Cobb Property Management for almost 3 years now. I have been blessed with a team of professionals who have provided me and my family excellent service over the years. Stacie Dominguez was my first exposure to this team and maintains the same wonderful attitude with care for the consumer needs. Communication is excellent between the tenants, property manager and owners. Brian recently took over as property manager and has been very attentive to our needs. We recently experienced a huge personal loss in our family requiring overseas travel, the Cobb team worked with us with limited communication overseas to maintain our lease within guidelines. This team has been wonderful and understands that when life changes we need to trust those that manage our home to help us with options to adapt to that change. Great company however one individual does not keep their motto which is "Take care of the people first". His name is Bryan and is recently new to the Cobb team!! I had dropped off my husband at the VA as he is a disable vet and need to attend to his appointment. I had to drop off my husband and got and get yell at by Bryan or Brandon whatever he is new and they know that. Any how I asked to speak with him and told him that I was their 2 week ago and had a few questions and he never emailed. I was trying to refresh his memory because he looked at me like I'm crazy. So he proceed to yell at me and tell me no! I asked him if I can speak! He continued to yell at me and tell me no. He's than stated that he has no time for this and that the answer is no. I asked him why is he being so rude?!? He continue with no and he has not time for this. I asked for a supervisor and he left and rolled his eyes. I started to cry!!! I was so upset!! I have a rent through them and I used one of their agents to find my dream home!! I'm so upset and I'm still really upset!! I hope he get fired!!!
