Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

It was very old and somewhat updated, however the air conditioning system was terribly old and did not properly cool our small apartment down at all. They told us to get blackout curtains to help. We were living in 85 degree temperatures all summer. we had a cockroach issue and had to have maintenance come out several times for random things that should have been taken care of before we even moved in. For example, the hot and cold water in one bathroom was switched, the sliding screen door was never on its hinges, our bathroom fan never worked, and the dishwasher was falling out of the counter. Not to mention our disposal not working, drywall dust everywhere upon move in, and them taking 2 plus weeks to fix our washing machine. They were going to increase our rent by over 200 dollars so we were thankful we already made the decision to move to a different place that is way better for the same price. We were charged a flat rate of almost 300 dollars for cleaning afterwards which negated all the time we took to deep clean the unit. maintenance was fairly responsive and the property manager was usually available to talk to Which is why I say it wasn't a terrible experience with them. but the property was terrible and therefore I would not recommend them at all.

And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. H & H did nothing--no intervention, no accountability, no follow-up. Just silence while the community suffered. If you're a homeowner, do not entrust your property to H & H unless you want it destroyed. And if you're a potential tenant, know that any property managed by them comes with baggage.
