Leasing from Colonial Property Management just off campus (Randall Park) has been a very poor experience. Chronic water leakage under the kitchen sink has not been fixed. They do not pick up their phone, don't return voicemail, and the voicemail has been full on multiple occasions. Numerous errors on leasing paperwork take weeks to get corrected. I have had to take off work to walk into their office, hoping there is someone there with a bit of experience to address their deficiencies. I have asked for 8 months for the outside of the windows to be cleaned; so dirty you can't see out. Their response, "we'd have to hire someone". These are expensive rentals and their service is very poor. They clearly have more properties (25) than they can manage and seem uninterested in maintaining them. read more

After no heat until November 30 and limited heat thereafter (it's eight degrees outside), I asked for an abatement of rent (the lease requires the landlord to provide heat) or termination of the lease so I could find a heated apartment. Colonial Property Management responded I could either sublease the apartment (not a livable place with no heat and presence of mold) or move out but continue paying rent (and there is an additional fee for so doing). Previously, they showed me a "model" unit, which was misleading because it was not representative of my apartment. Colonial Property Management delivered the apartment in a filthy condition with mold and trash and failed to remedy numerous maintenance issues. Colonial Management is a super dishonest and scummy landlord. To start they will not put any effort into helping or maintaining their apartments. They constantly have water outages for problems in the building. Another thing is they attempt to nickel and dime you in any way possible. For example they charge $500 to change your lease over for someone to sublet. Most landlords in Wisconsin charge $100. This is just one of the ways they are scummy about the whole process. read more

The manager Angie (Northpark Apartments) is not professional at all. Well she will be semi professional in person but over the phone she has an attitude is rude and hangs up on her tenants. When moving out they will charge the tenant for things that the tenant cleaned or replaced just to make more money. The apartments are not worth the amount they are charging. The apartment I rented had mold in the laundry room off my kitchen and a window that leaked in the bedroom causing mold to grown in the bedroom carpet. If possible avoid this management company as they are slumlords just trying to make easy money and treat tenants like crazy when they ask for something to be fixed or raise a concern. Oh also I ended up with cockroaches because they let trash people who got raided by the police in 2018 move in next door. read more

I arrived promptly for an apartment viewing that I was required to confirm one hour prior, via a telephone call, which i did take the time to do. After standing the pouring rain for 15 minutes, I called their company to make sure I was in the right place. At this time they put me on hold, me still standing in the rain, only to tell me that the unit I was patiently waiting at had been rented out that morning. This is by far the worst management company I have ever experienced. The staff are extremely rude and completely unreasonable. When I first moved in there was a lot of vandalism happening inside the building by disgruntled tenants. It didn't take me long to figure out why people were so upset with this place and the mgmt staff. I have had MANY unpleasant encounters and conversations with the office staff but the worst was with the supervisor, Sherry. I cannot believe the way that she talked to me. She should be fired for being so horrible and derogatory towards me. And then there's the maintenance department. They have zero communication skills, do shoddy work, and have illegally entered my apt on several occasions without my permission. Don't expect a reasonable response time for maintenance requests, if you even get a response at all. I had such severe mold (imagine furry red, gray, and black mold that stood at least a 1/2 in. off the wall around the window, air conditioner and bathroom) in my apartment that needed attention and about a month and a half of not getting a response (despite several emails), I had to call the building inspector. This unfortunately opened up a can of worms because the building inspector found several other issues that needed to be addressed. It took them almost 2 months to clean up the mold, re-plaster the walls where there was mold and water damage, fix the bathroom fan, update the bathroom fixtures, and fix the hole under the air conditioner where you could literally SEE OUTSIDE. During the sporadic times that maintenance decided to show up, sometimes without giving me notice, they put their coats, tools, fans, and other things on my bed which has a light colored comforter. They would also leave projects unfinished with all of their stuff still there laying around my apt and not let me know when they were coming back to finish the job. I want to say again that I live in a STUDIO apartment. They left stains on the carpet and didn't clean up their mess. On one occasion, the office called the night before to ask if maintenance could come the next day. I said yes as long as they were gone by 1 pm as I was sick and would be home then. When I got home at 2 pm, all the lights were on and tools were spread everywhere, and their coats were on my bed but no one was there. I locked and chained my door because I was sick and needed to go to bed. I proceeded to take a nap but the guys came back. They used their key to get in and got stopped by the chain. Most people would stop and realize someone was in there but not these guys. They put their shoulder in the door and pushed, tearing the entire chain out of the wall and they came busting in while I was in bed. NOT OK! When the chain was ripped out, they stripped the screw holes but instead of fixing them, they just shoved the piece back in knowing that it won't hold anything. In addition, they put in on backwards which is how I noticed it because I had to fix it and i was able to just pull it out of the wall. They never responded to my request to fix it. After I moved in, I called to ask how the intercom works. I was told that it doesn't work. Then after pressing them, I was told that it would work if I bought a land line phone and plugged it into the phone jack. (That doesn't work by the way.) While the building inspector was there I asked him about the intercom and he said that if a building is security locked (which it is) the company has to provide you with a working intercom and the tools to use it i.e. a land line phone. After that, I was told that they had the intercom company come out and they were able to connect the intercom to my cell phone so that when someone buzzed me it would ring my cell and I could buzz them up. Works great! I wish everyone in the building knew about it. I told my neighbor several months later about it and when he called to inquire about it, he was given the same runaround I initially got about it not working and never received a call back about it. I have had to have the pest control guy come to my studio apt 4 times in 5 months because I have seen over 40 silverfish centipedes in my apartment. In case you don't know what those are, they are the biggest centipedes you have ever seen. I recently had to have them come out again because I got bit by something in my apartment about 10 times. Seems like it could be spider bites but i'm not sure. I also found out my neighbor has bed bugs. I'm not sure what they are going to do about it but they've known about it for a weeks now and nothing has been done. Because of a total fluke incident, I realized that my neighbor's key that opens his apt also opens mine. Turns out the office gave him a universal key when he moved in. As of today, it's been over 3 wks since they've known about this and they have not made ONE attempt to contact him about it. WTF? NOT OK! BOTTOM LINE: They do not care about you. I am writing this review after renting form them for a year. I have dealt with sketchy unprofessional landlords over the years of living in Madison. But I have been pleasantly surprised and pleased to rent from Colonial Property Management. The staff has always been very nice, respectful and helpful. They are professional and they have always been prompt in dealing with issues at our property. Also we were always notified days in advance if someone was going to enter. I would recommend this company to someone looking to rent in Madison. My only complaint against them was that they wanted to raise our rent after being in our apt. one year. read more

I will write a list of pros/cons to keep it short, This pertains to the rental on 2617 E.Johnson and the company itself. Pros: -Amenities were all inclusive to the rent -Office staff are predominately easy-going, apart from one or two of them. -The neighborhood is middle class working and safe. Cons: --First, and I will not stress this enough, TAKE PICTURES OF EVERY SQUARE INCH OF THAT APARTMENT IF YOU SO CHOOSE TO RENT FROM THEM. The reason being is my roommate and I were usurped of over half our safety deposit due to "damages", even though him and I cleaned the place three times over, this is not an exaggeration. They will steal from you, protect yourself. -Their parking lot was ill-kept during the winter (i.e. snow and ice still left on the ground). -Their fee for a parking spot, $35 as of 2012, was not worth the narrow and cramped spacing of said lot. You are better off just doing off street. -The maintenance would fix whatever happened, but don't expect them to do it immediately. I,on a few occasions, waited for over a week for a request to be fulfilled. -Their maintenance staff has some staff that are temperamental and unprofessional. He would loudly swear and once came with a case of the flu bug in full effect. -Their terrace's drainage system during a thunderstorm clogged on a few occasions. If it were not for doing it myself, the water would have seeped into the apartment. Your door is at least six inches off the ground from the terrace floor. -The heating system would be turned off with no warning, on a couple of occasions. -The on-site laundry is overpriced, 1.50 per wash and per dry, and does not either completely wash or dry said clothing. -The refrigerators are out-dated and do not keep a shelf-life on your food. -The AC units that you can rent from them are also just as outdated, and will leak. Do not spend the $45 per month for it. -There is no means of allowing the smoke from the stove to escape the building, your smoke alarms will go off. -The tiling in the bathroom was rotted -The dry goods cabinet was rotting and unkempt. -The apartment's circuit breaker is somewhere, but nowhere you could get to it easily in case of an outage. -The outlets are awkwardly spaced throughout each room -There is no ventilation in the bathroom read more

DO NOT EVEN TRY TO MOVE HERE. If it was possible I feel they're definitely worth a -5 star review. They make it very apparent that they only care about money, and if I hadn't moved in last minute then this wouldn't be an option. Upon moving in, my neighbors told me the previous tenant in my apartment had been a gang member and murdered someone in my residence - hence, the new carpet, and new paint so poorly done. As I've lived here for not even six months now, the apartment (Northpark Apartments specifically) has deteriorated quite noticeably in areas I couldn't help prevent: the shifting floor boards, spackle flaking revealing nails painted over and even nails from outside coming through my walls, the plastic sheeting over the counter-tops is peeling up, and when winter came, I found out the wall unit heater I'd been blasting was sending the air outside through an open vent (their repairmen duct taped it to fix it.) ! When you call and make a complaint they take down your information and never bother resolving the problem all while talking condescendingly to you unless you get upper management who really know how to sugarcoat things. I can't believe how utterly disappointed I am with the rude staff, the constant reek of something foul in the hall ways, the roaches in the basement with the water damage, the ants coming underneath my floor boards, the lack of care for the disabled and how little parking there always is, the inferior attitude, the half-assed work put into the upkeep, and most importantly how they never say hello or even glance at me. read more

I have lived in apartments for twenty years now, and not just in Madison but in other states, and I have never dealt with management walking in without giving notice. One time I came home to find my toilet seat up-- which wasn't up when I left, yet both front and patio door were locked. Another time things were moved on my balcony, obviously them again. Another time they came to fix my dishwasher without giving me notice, and when I told them it wasn't a good day they gave me bad attitude. I have many more examples. I can't believe the things these people do. Plus the unbelievable rude office staff. Don't bother calling to ask questions. They would rather give you the finger. So last year I fell on the ice. The parking lot was literally an ice rink. I have learned to keep salt in my trunk and to make a path myself from my car to the front door. Ridiculous but necessary! The reason I have not moved out is simply the hassle of moving. But they are terrible, and I do not recommend them at all. Oh, and the review that says to take pictures of EVERYTHING, no joke. I know. That's another story-- long and stressful. And the review about the bugs- yes! Huge black spiders, silverfish, cockroaches, etc. And if you need working dryers you have to use a laundromat otherwise look forward to spending 3 hours and over $3 dollars trying to dry one load!
