Beth and Peggy are personable and professional and a true joy to work with; it's clear that they care about their tennants and strive hard to meet their needs. Since moving into the property (an older home), several minor issues have arisen (e.g., a toilet leak, a problem with the fridge, a tap leak), and each time, PPM has quickly and efficiently resolved the problem, even when the issue came up late at night. This is in stark contrast to other property management companies that we have rented from in the past, where we were often forced to live with the issue for weeks or even months. We could not be happier with PPM!

This tree was allowed to grow for many years at a location very close to the house. I've been on the East Coast and haven't returned to Madison since buying it ... so had no idea about this tree. Now, suddenly, it's an emergency I'm expected to pay $12,000 to attend-to. MPM has made no effort to find a cheaper alternative, and has acknowledged no degree of responsibility, or offered to bear any part of the expense. I'm with DoD and can't get away to return to Madison. If I could, I'd get a chainsaw and remove the tree myself. The complete unwillingness to work with me regarding this unusual surprise is disappointing, to say the least. Good businesses are built on good character. Here, an ounce of foresight exercised long ago could have seen that tree transplanted as a sapling, or simply mowed-over. Once it was growing, I could easily have been notified. Now, I'm expected to bear a $12,000 bill for something I've been kept unaware of, for years. And no one has explained any aspect of this problem to me, how it evolved, why it costs so much to deal-with and why MPM won't be bearing even a portion of what should be a much lower cost. I'm looking for a new property manager. Why MPM let this problem evolve to this point and how they could dare confront me with the whole of this excessive bill is beyond me.

Instead of property management some staff get too involved with board politics and shouldn't be cozying up to board members. As the president of MPM you don't always see what's going on at the granular level. Property one day this could come back and bite if it is determined that the property managers are inappropriately making recommendations that could help the board but be detrimental to the homeowners.

This is my second year renting from Bruce Wunnicke of Delta Properties and he is far and away the…read morebest landlord I have lived with in Madison (and I have lived with a total of 5 landlords and rental companies in my 8 years here). His properties are well-maintained, so that you don't have to compromise the structural integrity of your entire house when you want a charming apartment rather than a square box with white walls and beige carpet. He updates kitchens and bathrooms so that you're not cooking and bathing like it's 1920/30/40/50/60/whatever. His apartments are perhaps a bit more spendy than what you usually see in the area, but they're totally worth it and usually very large. For instance, I pay $975 for my two-bedroom but it is MASSIVE -- two living areas, a huge kitchen, a very large bedroom, a slightly smaller bedroom and a large and well-appointed bathroom. Plus free parking behind the house. Bruce is attentive and responsive to issues that arise (which, with houses built at the turn of the last century, they will). When I moved in, the bathroom sink wasn't draining properly and he came and fixed it immediately. There was also one broken blind so he replaced the whole set! He is also a really sweet guy and a pleasure to deal with. I have also been in contact with his daughter, Katherine, in some of the renting processes and she is also incredibly nice and great to work with. So many landlords in Madison are seedy, dishonest, manipulative, money-hungry or otherwise unconcerned with being decent human beings. Bruce is none of these things. He's truly a terrific landlord to rent from -- his properties are beautiful, his prices are (in my opinion) fair and he is an extremely responsible landlord.

I have many issues to get into with these slum lords, mainly that the value they provide is…read morenothing, but this review is for a more recent transgression: This Patient, Pleasant, and Positive business lauds itself on being "pet friendly" but last Friday they sprayed poison (pesticide) all over the grass of the property where I live with no notice to pet owners. Just little white and red signs that said 'this grass has been treated, keep pets off.' People rely on the grass around the apartment to give their animals outside time, and this was just the most recent in a gross lack of communication and notice to tenants. Slightly unrelated but pesticide sprays like the one WMC used on the grass are frivolous and deeply harm beneficial insect aquatic ecosystems, like the Yahara River which is ~500 yards away. The way places like WMC treat the people they make a living off of is not much better than how they treat the land, which is abysmal :(

I've stayed at two properties owned by Steve Brown Apartments. What was common between them was…read morethat there was dog shit everywhere which was never cleaned up. Occasionally they will send an email reminder for residents to clean up after their dogs. This is not enforced. This sucks because there's lots of grass everywhere that could otherwise be useful. The internet is also terrible. When it's connected, it's fine, but that is a rare occurrence. It's like built-in internet across the building through a third party company that's included in your rent. It's down for at minimum an hour per day, so you can't reliably work from home or play online games or anything like that. When i first moved in, i would call this third party (Steve Brown won't help you) and ask about it, thinking it was just me, but eventually i realized it's just a part of living here. There is no leasing office on site at either of the properties where I lived. This became an issue when my and several of my neighbors' key FOBs stopped working one day. I discovered at this time that other people had keys to the stairs, which was a surprise to me, because they told me directly that they could not give me a physical key to get into the stairwell from the outside -- so all i had was the FOB. The main line was closed because it was after hours, so i had to dig to find the emergency maintenance line. They told me they would dispatch someone and call back within 10 minutes to follow up. They never called back. No idea if I would have been left out had my neighbors not let me up the stairs with their special secret keys, but the solution for the next few days was to just leave the front door to the building unlocked until it was fixed. The parking at the Mill District is terrible, and it got worse when the Ian's Pizza opened downstairs. Though there is a sign that says "residents parking only," there is no reserved parking or tag to indicate you can park there, so it's unenforceable. When I moved out, I accidentally left food in the fridge. I actually wanted and meant to take the food, so like, it was actually an accident, and it wasn't even spoiled or anything. It was like condiments and stuff. Otherwise, I spent hours cleaning the place. Apparently the ketchup bottles must have been hell to throw away for them, because they charged me in addition to my security deposit, and threatened to send me to collections if i didn't pay it. The picture of the fridge was literally all they sent me as a reference for why i owed them a cleaning fee -- like they didn't even claim the whole place was a mess, they literally just sent me a picture of the fridge and said you owe us money for cleaning this, I'm not even kidding. otherwise the place is pretty nice tho and they tend to leave you alone, so 2 stars i guess.

They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

One time we had our air conditioning unit go out, and I made a call to SRB to fix it. They had a contractor out within 1 day to diagnose and fix the problem. As a contractor that works for SRB, they invest into their properties to ensure a high quality experience for their renters. I have worked on multiple parking lots for SRB apartment complexes, and their building always seem clean and well maintained.
