The interior was very well done and the building maintained well. But sadly, the complex was marketed as "non-smoking" which was a big reason why I signed the lease. However I quickly learned after moving in that it was far from it with tenants smoking marijuana in their units and the smell permeating into the hallway and in some cases into my unit. When management was alerted there was little action besides one email to all the tenants which did nothing to stop it. One sign on the bulletin board which lasted less than a month. I think they could have and should have done more which is why I ultimately decided to leave the apartment before the end of my lease term. My health was suffering from the constant stench. Otherwise, it's a great property and if you don't have an aversion to smokers, I recommend it.

We have an apartment at the Arlo in Fitchburg and have been excellent tenants since June 2024 when the building opened. Avante recently notified us that the lease for our second stall in the parking garage has been terminated and we have six days to vacate it. There was no explanation or apology. #1: In the luxury rental business, it's not a good idea to treat good renters poorly, especially your top tenants. Poor reviews and word of mouth will expose you in a big way. #2: Avante has been allowing tenants to move into the garage as late as November-January, just in time for bad winter weather. We've been paying for the second stall since last June so we would have it for the winter months. When we asked Avante for a credit for the past seven months, they referenced legalese from the parking rental agreement, and threatened to tow our car if the stall was not vacated by the deadline. Avante's communication has been disappointing and shocking. #3: During the fall, Avante raffled off 2 free parking stalls to Arlo residents who wrote Google reviews. So they are willing to give away free stalls, but then kick out their paying customers? Huh? Complaining about a valid issue and requesting reimbursement for what we consider fraudulent behavior on their part has ultimately resulted in them threatening not to renew our 12-month apartment lease this spring. Wow is all I can say. A property manager can make or break your apartment rental experience. If I had to do it all over again, I would not rent from Avante Properties. I would look elsewhere.

The apartment manager is very friendly and responsive to any maintenance requests (many of which were taken care of the next day). I do have to mention that they do not rent to most undergraduate students. These apartments are quite and are usually rented by grad students and young professionals. All the apartments I've seen have beautiful crown and base moldings, high ceilings, wood floors, gas stoves and many unique architectural touches. If you are looking for beautiful, well kept apartments in the downtown/capitol area this is the company to go with!

When they are done with a repair there is no trace that they were there except a friendly note explaining what was done. Tim maintains the grounds beautifully. I love my apartment! We lived there for 2 years, first year was ok, we didn't mind the bad attitude of the maintenance guy, if we asked for something or some maintenance request, his answer was, " send the request to for maintenance" With management we had a situation of charging over for an extra parking space in the garage , but we didn't mind that either, even though it was affecting our credit score because it was showing bus as delinquent for many months. But as I said we didn't mind any of that bcz we liked the neighborhood and the apartment. Continue.. During fall we found very bad mould on the windows and one of the corners of the bed room also on the living room patio door, we cleaned that, then reported to management, their response was for us to clean that and dry the windows constantly do we avoid the situation, we kind of did what they said on fall, winter came and the mould was bigger and the wood was all rotten, management sent the paperwork for the next year contract, my husband told them. We will continue living there but they had to fix the windows situation and the wood. We ended up being threatened by them, stating we will be evicted if during WINTER we don't leave the windows open all day long to stop the mould growing, the maintenance guy was getting in the apartment no notice and arranging my courtains, damaging them as he liked, and when I said something the manager came back to tell me that I'm not letting him work and that I would end up evicted for that. Middle of winter, contract for next year already signed, what could I do? We lived that year and half, counting the days and waiting for the great moment if leaving that people If after this you decide to move there,,, is in you BTW that mould situation lasted for more than a month, they threatened us, after a couple of weeks we called the city and miraculously the maintenance guy had the time to fix the wood, at least, the mould problem will continue there, those windows are cheap and bad!

I could hear her pee. And when she had parties, which was 2-3 times per week, I couldn't hear anything else. We spent a couple of nights in the movie theater as our TV couldn't drown out the parties. Management would not intercede. Our bill was wrong nearly every month which required constant follow up. We had to pay for several utilities, including heat for common areas. The common areas were kept, literally, at 50 degrees. But we paid a significant amount for it every month. This place had such character, but it was overpriced. Rent plus utilities, parking, and fees cost over $1800 each month for a 1 bedroom. We had poor light compared to the 2nd and 3rd floor and the room was really humid. All my plants died and it took towels 2 days to dry on the rack. The washer and dryer took something like 4 hours to do a single load. Cell phone reception was terrible. Maintenance was slow. You had to haul your garbage through the other building, which was such a pain. It was one of the worst decisions of my life to move here. I will admit we got our entire deposit back (over $1500), which was the only positive.

He is unprofessional, lacks any communication skills, and is indifferent to the needs of the association he "serves". He doesn't understand that he works for the owners of each property he manages. Our condo association recently fired CMA as a result of years of negligence of their duties. Without elaborating fully, there is an owner in our condo unit that has been financially irresponsible as well as slovenly in the upkeep on their unit for over 6 years without any meaningful action being taken. Corrective actions were started but NEVER followed through upon, resulting in a owner who is endangering not only the structure of our building but also the collective health of all other owners who reside there. There are many other competent management companies that you can use in the Madison area. CMA should not even be a last resort! If CMA manages the property about which you are inquiring, do yourself a favor and buy a house!
