The landscaping here has won awards (nothing to me, however I LOVE smelling lemongrass walking into the buildings), and has two different resident pools on site. The security measures on site are also spectacular. This place is gated, the parking deck for the condo buildings is gated, and the doors to access elevators are also keycard access only. It genuinely feels like there is something to complain about every week. Over the past year, residents have dealt with flooding and water intrusion issues, elevator outages, internet outages lasting multiple days, security concerns, sanitation issues, and ongoing pest problems. One of the most concerning issues has been building security. The garage entrance door that requires a key fob has frequently malfunctioned. At times residents cannot use their fobs to gain access, and at other times the door does not properly secure at all, allowing anyone to simply push the door open and enter the building. Most recently, the dumpster was allowed to overflow to the point that trash accumulated in the area and residents are unable to properly dispose of their trash and are leaving bags of trash in the chute closet, causing it to overflow into the hallway. There were gnats, ants, and even maggots present around the waste areas. This is also not the first time the dumpster has gone without being emptied in a timely manner. I have also noticed ongoing cleanliness concerns throughout the property. There have been occasions where trash remained in hallways for multiple days before being removed. Some hallways and common areas have noticeable odors, and I have seen full garbage bags left in the parking garage, likely due to issues with residents being unable to properly dispose of trash through the chute system. My own maintenance experiences have also been frustrating. I experienced flooding through my balcony door during rainstorms. Despite repairs being completed on several different occasions after having to reach out to regional, water intrusion continues to occur when it rains. I also spent months requesting replacement of a ceiling fan that made excessive noise, only to repeatedly be told that it was functioning as intended before it was eventually replaced. My washing machine stopped working and had to be replaced. While it was eventually addressed, being without a functioning washer for an extended period of time is extremely inconvenient when residents are paying for units that include in-unit laundry. Pest issues have also been a recurring concern. There have been ants, large numbers of black insects entering from outside, excessive amount of gnats/flies, and even centipedes throughout common areas of the building. What is most disappointing is that these issues do not feel isolated. They feel ongoing. Just when one problem appears to be addressed, another one arises. For a property that markets itself as a luxury community and charges luxury-level rent, I expected a much higher standard of maintenance, responsiveness, cleanliness, security, and overall management. I recently renewed my lease only because I plan to move out of state in the near future and staying put made the most financial sense. Had I been planning to remain in Atlanta long-term, I would have seriously considered moving elsewhere. I sincerely hope management takes these concerns seriously and works to improve the experience for current and future residents.

Sure, the apartments are old and mostly unrenovated, that I am sure is how they keep rent so low. However, for a college student and part-time worker Derrydown provided me with everything I could need. I know management has been rotated over the years but Beta, the current manager, was head over heals nice to me. When maintenance was needed, she accommodated quickly. Thanks for everything, Beta! One problem we had in our unit was keeping utilities low. Ventilation between the rooms was not great. We had to close vents in the kitchen and living room to shuttle heat/AC into the bedrooms. The neighbors were super friendly! Some have been living there for 20 years! I recommend this property! They refurbed them in the 90s, but perhaps nothing has been done since? Being a quad rather than typical apts, you have no one above you, so it is pretty sweet. I really loved living there. Being next door to MARTA was great when I was a GA State student. They have central heat/air, which is hard to find in old buildings and they are very quaint. There (used to be) very little turnover, so we were one big Derrydown family. We had block cookouts and the like. There were people who'd lived there 20 years! It's too bad, they are (were) the best value and location in Decatur/Avondale. I'd say scope out the property carefully before renting to see that it's been maintained. I'll still give three stars in the hopes that the other lady just had a bad experience.

The cleaning staff work hard and are a pleasure to interact with. The amenities are great. However, the residents and living environment have changed dramatically in recent years. Viewpoint used to be a building of professionals and retired people where residents were somewhat considerate of their neighbors. Domestic disputes, indoor smoking, slamming doors, bedroom dance sessions at 2 A.M., and running on personal treadmills at 3 A.M. are routine. Unfortunately the building construction is such that if someone is exercising (martial arts? jump-roping? dropping weights?) at 4 A.M adjacent units shake. Being jolted awake nightly and going to work on 3 hours sleep are the norm. The building management's approach is to place the burden of proof on suffering residents, and will not contact, nudge, much less intervene with problem residents. When individuals ruin the quality of life for others, nothing is done to address it. The building is just not conducive to work or sleep. The management prioritizes the concerns of some residents over others, illustrated by the selected issues and concerns relayed in the newsletter and email blasts. If you take the massive risk and expense of moving into the building, you might get lucky. Or you might move in adjacent to a Neighbor from Hell in which case you'll be on your own to deal with it. There is nothing you can do except sell and find a new home. I hope this helps someone to avoid the mistake we made, expense incurred, suffering endured.

It has been about 6 months since moving in... still loving it. It is Spring now and waking up…read moreeveryday with these massive windows and views is great. I'm more settled in and have explore the area so here is a quick update. Close to Marta (King Memorial station). I regularly walk to Publix (15 minutes) and on the weekend walk the Beltline to/from Trader Joe's. Target and Krogers are 1 stop away on the metro. Great coffeeshops, BBQ joints, restaurants in the area, walking distance to the Beltline and all the restaurants & pubs there. Gym (Planet Fitness) is less than 15 minutes via bus. Mattress Factory Lofts is diverse community, very pet friendly, hallways are clean, laundry is great, never had a problem with receiving Amazon/UPS/FedEx packages. Charles in the leasing office is very friendly and responsive. I had submitted two service tickets and the staff responded and fixed the issues same day. Neighbors are friendly. It is a quiet location so I sleep well throughout the night. Only constructive feedback is the front/back passenger gates don't consistently work so I can't use the key fob but have to buzz myself in. I would still highly recommend living here. Btw: I'm 6'4 and the pictures might not do the lofts justice because the ceilings are so high and the entire loft is spacious, and I love the industrial look & feel that it make me feel comfortable & at home.

One-Star Review…read more Unfortunately, I can't recommend Mattress Factory Lofts. My AC has been out for over a day, and I have received no communication from emergency maintenance--or what is supposed to be emergency maintenance. That is completely unacceptable, especially during the summer. The ongoing issues with the property are frustrating as well. There is frequently trash sitting at the building entrance, the gates are rarely working, and the pedestrian gates off Grant Street have reportedly been broken for over six months. The pool didn't even open until July, which is disappointing for residents paying to live here. There is also a persistent smell of dog urine in the common area between the Grant Street building and the main building. Overall, the lack of maintenance, communication, and basic upkeep has made living here extremely frustrating. For the price, I expected much better.
