We were counting on him to thoroughly inspect the home we were buying for any issue and we specifically shared with him that any previous leaks/water damage were a major concern for us. He missed an endless number of things in our house, but I'll just name a few major ones: There was a previous roof leak that caused actual mold in the attic. The mold remediation team said the moisture damage in the attic roof was quite apparent and there were also literal water spots on the interior ceiling at the time of inspection ....he missed it all! He also missed water damage around one of the interior windows in our family room. The entire window frame was warped and damaged and very visible...he completely missed it. The guest bathroom had a previous leak around the toilet, this was made clear by the staining around it on the floor, which he managed to miss in his initial inspection. We did call the toilet out because the damage was so apparent to us and so we asked him specifically to go back and look at it again. Upon his second inspection of that toilet, he did acknowledge there was water damage. How could a trained inspector miss such MAJOR and obvious issues?! I would never trust him with your home inspection. We have spent so much time worrying about the things he missed, not to mention how much it will cost to fix. He is not thorough and he will not take your concerns seriously and you will end up paying the price. Update: I read Paul's response and am sorry to see that he takes no ownership for his mistakes...one more reason not to use him. A few points of fact: 1) He claims he told our agent there was "previous moisture stains" in the attic, but yet what he sent to us in writing regarding his inspection of that portion of the attic was: "All other photos are from attics inspected today. Fiberglass Insulation averages about 10 to 12 inches thick. Attic appears to have appropriate attic ventilation. No major concerns were visible in these areas today.".....I'm supposed to believe he told my agent something different than what he told me directly in writing? I'm happy to share screenshots, Paul. He also doesn't explain how he missed the obvious water staining on the ceiling in the middle of the family room, which was how we ended up finding there was an issue. He missed it, we saw it, he is not thorough. 2) His excuse for missing the obvious water damage around the window was that he wrote in the report: "windows in the home may be original to the property and at or nearing the end of their useful life". Saying the windows may be original and may be near end of life is a heck of a lot different than saying a specific window has a specific issue that needs to be addressed. Paul missed an obvious issue with obvious damage, period. 3) We agree on this one, he did NOT note the obvious moisture damage around the toilet in our inspection and only went back and thoroughly inspected it based on our request. He admits that he then identified the damage. This is exactly what I said in my initial review. Once again, he missed it, we caught it, he is not thorough.

    Absolutely awful place to get emissions done, I went in on a slow day, so I went in first with no…read moreline, they drive my truck in, and put mine on the dyno, which I thought was a little odd since they let about 4 cars through the other bay without them being dynoed, a 30 year old Dodge Dakota went through without a dyno test, but they test my 17 year old dodge ram?? and after they look around the underside of my truck for 10 minutes like a lost dog and somehow don't find the exhaust (it's an axle back with a muffler, not hard to find at all) they just say that I passed according to the obd plug but since they "can't" dyno test it, I don't get a pass, took it to the air care in Aurora and I was in and out with a pass in a heartbeat, dynoed there and all, these guys at the Parker location are lazy, don't want to do their job, and just plain rude to work with.

He purposefully embarrassed me in front of other customers. Because it went so wrong the first time I was there and I needed to go back with a new gas cap, I waited till the next day to go back thinking maybe Bryan was having a bad day just like me. when I returned the next day, I was very polite and he was a complete jerk to me in front of the entire waiting room full of people I will never go back and Bryan should not be in the customer service industry. He's either tired of it or he's never been good at it.
