I had an inspection deadline the next day, and Chad was able to deliver his report just a few hours after the inspection. Inspection report was impressively delivered via HTML with pdf download as well. During the inspection Chad was focused on doing the job right but was also happy to answer all the questions I had. His neglect cost us over $25,000…read more First, he neglected to see obvious water and paint damage on the wall 10 inches from a sump pump - where there had been a sump pump leak. He took 3 photos of this exact sump pump, but missed the water damage on the wall where he took the photos. This flood caused mold spreading 200 ft. Second, he missed visible mold larger than a golf ball growing behind the stairs. Third, he missed two gaping holes around 2 different external pipes on the exterior sidewall- one pipe he literally took a photo of but didnt notice that all the grouting was gone. This cost us $800 in damage because we had to flood the area to see if this was the source of mold (but the source was in fact the sump pump, with water damage on the wall, that he didnt notice.). The second gaping hole on the exterior pipe allowed a mice infestation - again, grout deterioration and a hole around a pipe that he missed. Last, he has taken zero accountability for any of this neglect, positioning it as "I'm sorry you were dissatisfied with our services." I didnt ask for the $25,000 - I asked only for a service refund and the $800 for the gaping hole. I felt it was a reasonable request and he offered only a refund and to sign a form that I wouldn't sue - because he clearly knew I had a case to sue him. I dont want to sue him, but I do want to protect you from going through the 3 months of agony (thinking we had a fundamental foundation problem) that I went through. For your own peace of mind, please choose someone else!

He was very factual with his findings and the rationale behind them. This allowed us to make an informed decision on our potential new to us home. The scheduling team was also awesome and they helped pivot days/times of availability. Customer service and check ins by the team after the inspection were nice - shows the team/company cares.

Our first inspection by Scott's was excellent. Extremely detailed & in depth. That's why we came…read moreback. The most recent one was a different story. The inspector seemed to gloss over many things & tried to downplay issues without evidence. We were called prior & told our inspector would take only two hours to finish an inspection that normally takes longer -- I think he glossed over many things as a result. Specifics we found after moving in that a visual inspection should have caught: * An interior door on the second floor with visible crack/damage from being forced. The report says interior doors were tested. This one isn't noted anywhere. * Mouse droppings under the kitchen sink -- a cabinet he opened & photographed -- & elsewhere in the home. No mention in the report. We now have an active rodent problem we didn't know about at closing. * The front door handle sticks & fights you when unlocking. Entry door locks & latches are explicitly listed as inspected in his own report. On top of that, three window coverings fell off the wall the first time we pulled the cords. Technically outside inspection scope -- but it speaks to the overall condition of a house we were told had basically nothing wrong with it. The in-person review made it worse. We were told there was basically nothing wrong with the house, & our questions were treated as an inconvenience. He seemed annoyed, arrogant & unkind. When asked, he explicitly said he didn't see evidence of mice -- verbally & on the report -- leading me to believe he was lazy & sped through it. Not characteristics of a great inspector. His own report lists 59 maintenance items & 8 repair recommendations -- so the verbal summary & the written report told two different stories. When I hire an inspector, I'm more impressed by people who are nit picky than forgiving. This is a huge purchase so I prefer someone who's kind, willing to take the time to make sure he doesn't miss anything at all & looks out for us. There are less expensive inspectors out there who are less forgiving than Scott's was this time around. I pay for anal retentive. That was not my experience. Worst of all? I asked for a refund & they flat out refused. It's possible they could do the same for you. I don't think we'll use Scott's ever again. I wouldn't recommend them & ESPECIALLY not Todd Brualdi for inspection services. I'm disappointed in Scott's leadership. Once upon a time, (in my opinion) it felt like a well ran firm that cared about their clients. That's not my opinion, anymore.

His unprofessional misconduct, and unable to run an organization appropriately is on becoming a…read moreprofessional standards and ethics, while he continues to scam people from their monies and their training and hide behind a legal department for his inadequacies to fulfill a contract and to provide adequacy from his clients and I have proven record of his non-responsiveness and for the reasonings behind this review And recommendations that I wouldn't want anyone else to go through wherefore be cautious of the shame that he provides and both his companies and obviously he's been operating for more than 30 years and causing havoc and financial struggles by not fulfilling the contract or obligations yet ensuring that they pay upfront whereas incumbent upon his statistical processing issues I have notified both the BBBNFCC for resolution along with having no choice, but to rather seek out small claims court settlement in order to recoup my time that I wasted on Scott newcomer who personally now only took my money and his personally followed up with me and personally now has ignored me and by doing such he hide behind his staff therefore, please I am asking you not to use either of his organizations

I could write book with the home inspection MISSES, but the main were...: electrical that wasn't up to code, my hot water heater condensation flue was capped off with piece of sheet metal. A quarter size hole was cored into a drainage water pipe under the shower so it would "appear" to drain. These were the biggest issues that caused myself to have to pay 20k in repairs. They UNFORTUNATELY referred me to their lawyer. My home address WAS 5637 Wyandot St Denver, CO. Still have all the inspection paperwork saved. Please, don't take a referral from a realtor and use this company in Denver!! P.S. when we went to sell the the home inspection company said in "40 years of service they had not seen so many critical electrical issues missed"
