Tried to arrange for an appointment. Contacted Tim about 1 week in advance and asked for his…read moreavailability. He was friendly and gave me a list of times he is available. I told him I would try to schedule for Saturday at 12:30 and get back to him (which was one of the times he was available). A couple days later, I told him I was trying to work with the sellers to confirm for Saturday. I told him I understood that he couldn't hold the time for me unless I was confirmed, but told him I did expect him to let me know if his schedule changes. I went ahead and was able to reach the sellers to confirm the appointment within a couple minutes. By the time I was done with the phone call with the sellers' agent, I got a text back from Tim saying he does not tell prospective customers of schedule changes and that he will "pass on this inspection." I texted Tim back saying I was able to confirm for the time that works for him and he responded saying "I am passing on this inspection." So I was left last minute to find another inspector. Has it been another client they would have likely confirmed with him and just cancelled as needed; however, I wanted to be clear with him because I respect the time of professionals and all I requested is that he let me know if he can no longer make it so that I am not scrambling to confirm a time that doesn't work for him. Another issue is that he costs a bit more than other inspectors (about 15% more than the average). I told him I was OK with that as long as he did a good job. Overall he is relatively curt, does not seem friendly and from the way he treated me it seems that the is interested in volume, rather than quality customer service.

However, right before my inspection I found out these other services could not be provided. My home inspector provided great pictures and a lot of issues were in the report. However, my home inspector missed a lot of big concerns. The electrical was all messed up and needed rewiring (not too expensive to fix but this was a missed fire hazard). The new furnace was installed incorrectly and the furnace venting was too small ($5,000 bill). The electrical outlets weren't even grounded. How does a home inspector missed that?? It literally is just putting in a cheap testing device into the outlets to check them.

It is a rare circumstance a boiler that switches over to a cooling system in summer. I would think a inspector would be curious about unknown things or at minimum suggest to have it further inspected by an expert. He missed to many other things too many to list, he did come back and fix many of the issues he missed. To say he was having an off day would be an understatement. The bottom line is the condo is a restoration project with walls down in 4 rooms. I can not move into and is taking months & extra resources before I can move into. IF Bill the Inspector HAD BEEN THOUGH in his inspection I WOULD NOT HAVE BOUGHT this condo that he gave an approval at the end of his inspection verbally.
