They said they would send me the lockbox code at the time of my appointment. They did not. After calling the business multiple times, I finally got a real person on the phone and she just gave me a phone number to text the issue to. She could not help me and told me it was impossible to transfer me to someone that could. The number she gave me never responded. I left the property after waiting 30 minutes past my appointment time. If it is this hard to get a tour of a place, I cannot imagine the nightmare of being a tenant. Is it a scam? After multiple attempts to contact them via their "portal" and after being promised on multiple occasions that they would get back with me I decided to drive to their offices. They had me fill out a form and told me someone would get back with me while clearly the appropriate parties that I sought were in the office. When pressing them on getting to speak with someone, they were combative and unkind. This is not a company that understands who their customer is. I would never, ever, ever rent from them again. The owner Bob Mack will refuse to answer any prospective customer questions. I would never do business with company that isn't fully transparent. This company never decided to disclose answers to the questions I had below. Here is what I wrote to Bob. In October 2017 I was looking for property management companies and your rate was starting at 7%. Over the course of a year and a half looks your company's rate has increased to 9%. If I was an existing customer back in 2017 would I be subject to a higher rates when there is a increase? How often do you raise your rates? We're currently trying to get out of our lease with ASPM due to a major cockroach infestation at 379 E 1st Ave, and Gina Medrano insists on only offering a "lease buyout agreement" (two months rent paid). We feel incredibly violated due to the cockroach problem being present for multiple years, but ASPM hid the issue from us and now are making it very difficult to break the lease (which has been legally broken due to unclean and unsafe living conditions). They tried to illegally evict me and other tenants saying garbage about the health department stating it was uninhabitable but would not provide me with any actual information that should have been provided if the claim was true. After calling the health department and learning it was a false claim I tried to contact the agency through the app, which was the only way they ever contacted me, and they never responded. This management company is currently trying to rent out a house. My family and I figured it would be a great option. We saw the property, called and asked about our pets, and were told we could apply. We spent the money on the applications for three adults. We have two cats that are emotional support animals and have paperwork, and two dogs that stay outside in a heated dog house mostly. The guy we managed to get ahold of was Brad, he said we could apply and the paperwork for our cats would be considered with their attorneys since the house we were applying for allowed dogs but not cats. We were told it would take at least 24 hours before we'd get an answer for our applications. Within 3 hours of submitting the application we were told we were denied because dogs weren't allowed and that they had a no pet policy. The house states that dogs are allowed on EVERY rental site we can find it on. They were adamant on no cats, and then when we had paperwork they said no dogs. Sounds fishy to me. It makes me wonder what they would have said to us if we didn't have the dogs and only the ESA cats. They turned the pet policy around on us only after we gave them our money. They said they'd ask the property owner about our dogs since they're mostly outside and we never got any answer. They wont answer our phone calls to Brad or to the main office, which you can only leave voice mails on. However, Brad will answer when someone else calls, but continues to ignore calls from those of us who have already spoken to him. After reading the reviews here and the experience we have had with this company, we will not rent from them and we will be sure to avoid them at all costs. read more

If I could give 0 stars or negative stars I would. I have never experienced a property management company that will not return phone calls or have a way for you to contact them. They say to email or text but they never respond. I've lived at many apartment complexes in my years and there is always somebody to contact and somebody responds in a timely fashion. However we have experienced the opposite, if it were an option I would leave zero stars on this yelp review. It is nearly impossible to get in contact with anyone who can answer your questions.I have found most employees are independent contractors and they don't communicate with other employees. I am a tenant and we have had multiple maintenance problems with little to no relief from this management group. Attention owners: I would have a hard time recommending ASPM. Of course they won't give your property the attention you would as an owner. But just how much so was surprising to me. I'll spare the many details and just share the results: Duplex managed by ASPM for about 2 1/2 years. First tenant screened and moved in had to be evicted. Through the summer of 2017, they had one unit up for rent but vacant for about 3 months, stating that they could not find a renter at the asking price. So I took over the management responsibilities myself, handled what need to be taken care of, put the unit back up for rent, and within 24 hours I found tenants that were paying me $75 more per month than what they could not get in the summer. read more

ASPM is a horrible property management company if you can even call it that. They have caused us nothing but trouble ever since we began dealing with them. After moving out, we still have not received our security deposit even after 3 or 4 follow up emails and several calls that have been ignored and continue to be ignored by Bob and employees. In our move out inspection they tried to claim that there is uneven paint throughout the apartment that needs to be fixed even though we had clearly stated that on the move in forms. Refusing to send us any replies and withholding our security deposit is unacceptable. The way we have been treated has been very unprofessional and the lack of communication and professionalism from ASPM makes me wonder how they are still in business. YOU DO NOT WANT TO RENT A PROPERTY WITH THEM. See below for more detailed review: ASPM is by far the worst property management company I have ever worked with. Their inability to communicate with tenants is astounding. During our time working with ASPM there were many problems, but ultimately I am writing this review because of the terrible move out experience we had with them (and based on previous reviews we are not the only ones). At least a week before we had even moved out, my roommate requested to be there during the move out inspection. They blatantly ignored that request and did the inspection without us present. Upon receiving the move out report through email we found that they were trying to claim we caused damages that we initially reported on the move in inspection forms. If the inspector was doing her job properly, shouldn't she have looked at the move in forms before claiming that we needed to pay for damages that were previously reported? Obviously we were concerned at this point that we would be charged with something that we should not be responsible for so my roommate replied to the email with proof that the damages were already there when we moved in. She also asked for ASPM to confirm we would be entitled to our full deposit. Per the email ASPM sent us they said, "Please direct all inquiries on security deposits to our email address. We do this to keep all communication in writing. You inquiry should be answered within 1-2 business day(s). Contacts Info: Email: info@aspmrents.com Fax: 801-928-7049" We emailed them back on August 2nd at the provided email. We waited a couple days and no response. We sent more emails (at least 4 or 5) and still no response. My roommates and I called and no one could assist us or direct us to anybody who could help. We left many messages at all of the different numbers we could find. We also sent a message on their website. One of my roommates even reached out on the ASPM Facebook page and her message was read but ignored like all of our previous communications. This all occurred over the course of 2.5 weeks (which is about 12.5 business days) with no response or acknowledgment from ASPM. Again, per ASPMs original email, they said all inquiries should be answered if 1-2 business days. Clearly, it took way longer than 2 business days for them to even respond. When they finally responded, they requested us to send them information we had already sent upon receiving their initial email. Also, they never confirmed the amount for the security deposit we would be receiving back. Very unprofessional and poor client experience! If I did this a my job, I would certainly be fired. I am not sure how this place is still in business. They only responded to us after we posted a google review and didn't even answer our initial question. Plus, on our review and all other reviews that say anything remotely negative, the owner just tries to blame the reviewer for the negative experience instead of taking responsibility. ASPM, please, try to take a little ownership and responsibility. If your email states that inquiries should be answered within 1-2 business days then you should honor your word and at least respond. Is it that hard to type one sentence or return one phone call and communicate what is going on? If you are not helping your customers, then what exactly do you do all day? It is very negative client experience to treat customers in such a disrespectful way. People spend a lot of money on rent (which I am sure you are getting a decent portion of) so at least try to provide some good customer service. read more

Tried to call in an emergency work order. My tub and toilet were flooding with sewage from the upstairs neighbors. They answered and told me someone would be coming. 4 hours later and still nothing. Cant use my bathroom at all. Very frustrated and angry. They are horrible at responding and getting ahold of. Will not rent with them again. read more

I rented an apartment in Murray from this management company, they are VERY unprofessional and do not send maintenance people out to fix things, and when they do it is very poorly done I went over 6 months with no hot water in my kitchen from lack of them fixing it. I had multiple occasions where I just would have someone come fix things instead because they do not do it in a timely manner, they do not answer the phone and are very bad a responding to emails as well. Even the out side of the apartments was always dirty upon moving in they told me that they would have it maintained and cleaned up asap that they were just getting everything remodeled etc, well that never happened. There is ALWAYS cigarette buds EVERY where and trash etc. the stairs are disgusting with filth out side from never being power washed like they said they would be doing, my tires got slashed out side in my parking spot When I called to speak with the management they basically told me to bad there is nothing they can do. When it wasn't just mine other people's stuff was getting broken In to and other people had just as many problems as we did. Also my flower pot and wreath on the front porch got stolen there as well, the neighborhood was clearly not nice at all like they said it was a "very nice area" The neighbors under me always smoked weed and my apartment continuously smelt like it when I had spoke to the office many times to do something about it. Being that I have a infant in the house hold, I also notified them that tenants didn't smoke away from the building, and instead smoked right in front of the doors, I couldn't have windows open ever or my apartment would smell like cigarette smoke. When I moved out I had it professionally cleaned and had the carpets cleaned, It looked better then when I moved in, being that they didn't have it cleaned before having people move in after remodeling it. There was dust and dirt from equipment being in the home and grout etc. After moving out they never sent me any packet or paper work for my deposit after move out. They told me they sent it to a "forwarding address" but never even asked me to provide one, when I emailed back and asked what they had on file and where they even got a forwarding address that was the end of them resounding. It is 3 months past now and still nothing I have tried calling emailing and left multiple voice mails and still nothing, the lady I was emailing her email address no longer even works, this company is a joke. I'm not sure how it looks on the homeowner end, but on the renter end they are a terrible company. Requesting maintenance always seems to take way to long, and when you set a time and date for them to come fix an issue they are often late, and don't give a courtesy call to let you know that they are going to be late. Be prepared to do everything on-line, they don't like to talk to renters whatsoever, even after leaving a message to complain that you would like to talk to a person over the phone, and they never return your call. Brad was very helpful in getting us set up and settled in our new place. The maintenance workers such as Aaron were also always very helpful throughout our stay. However I would not ever trust this company with my money again. They ripped us off on our security deposit taking hundreds of dollars for miscellaneous fees such as "changing locks and carpets" upon move out. We left our unit in the same condition we began renting it in and had it professionally cleaned before moving out and they still deducted a ridiculous amount of money from our deposit. The previous tenant of the house on bernadine which we stayed in knocked on our door early on in our stay to warn us of the same thing happening to them. Very difficult company to work with. An old fashioned phone call does not exist with this company. The home we rented was managed by a more humane company before aspm took over. (Preferred property management in midvale). Although the house was in poor condition when we originally rented it the property management company was easy to get a hold of and quick to respond to all/any issues. When ASPM took over they were extremely condescending and rude. Our first experience with them was the swamp cooler. Ferrell cats had chewed through the cold water line in the heat of the summer. We were out of town at the time and came back to flooded areas of the home. They blamed the previous management maintenance for not installing a metal wire. We asked about the excessive water bill as the line had been broken and all they said was "its fixed now let's all move on" leaving us with an extra $100 bill. (At the time I had a very low paying job and just graduated college. $100 was the difference of me eating lunch or not that month). After that DOZENS of issues. Each situation just a small bad. The final was our street being flooded due to extreme rainfall late summer. The property management didn't even give us a call. Instead, they messaged us in the online portal asking if there was damage. We couldn't even get our cars out of the driveway or street because our neighborhood was a huge river. A neighbor cat drowned and everyone's basement was full of water. But!!!! They sure did complain and charge is for debris in the yard! Of course there was debris in the yard!!! Stuff was floating from 2 blocks away!.... It just kept getting worse and worse.... and now.... the charges. I have never once left a home without getting my deposit back. I have lived in apartments and homes all over the country. But!!! This place... wow! All I can say is they are now trying to invoice is for $2140.99!!!!!!!!!!!!!!! Not only charging us for the damage the swamp cooler did, but the debris in the yard and us leaving the window AC unit that was there when we rented it. We painted before we moved in because the place was a horrible mess and now we are being charged with the holes in the walls from the previous tenants. I wasn't expecting to get my deposit back from this fradulent company but to be charged $2140.99!!!!!!?????!!!!!! I am in complete disbelief. Would not consider renting from this agency again. I've moved 10 times in the last 12 years (for work) and this was easily the worst agency I ever worked with. First, the property wasn't clean upon my moving in. Second, you cannot reach them and they take days to return messages left on their answering service or tennant portal. They didn't fix issues with the rental. They are extremely rude and inconsiderate. For example, I received a notice on the portal that they wanted to enter the house the next morning (not a 24 hour notice) and I told them that I would not be there and preferred they come after I got off work because I had dogs. I told them that I didn't want them accidentally letting my dogs out. They said they would come in anytime they wanted after providing a 24 hour notice. Even the owner of the house wasn't pleased with these people. Once they get you in, and get your money, they are unpleasant to work with. My lease was for a year. Six months in the owner of the house decides to sell and he contacted me to see if I'd be willing to move out. I inform him that I would but that I'd require my deposit the day I move out. He contacted the agency and they finally let me know, 3 weeks before the end of the month, that I'd have to move out. I told them as well that I'd need my deposit the day I moved out. We went back and forth on the portal and there were a few times when I felt they were attempting to intimidate me and bully me. Two weeks go by and I finally receive an 'agreement' that I was supposed to sign. The agreement stated that I had to pay the cost of my deposit to get out of my lease, even though it was the owner of the house who was ending the lease so he could sell it. I told them I wouldn't sign it. I asked again for my deposit on the day I moved out and to schedule a time for a walkthrough. They told they don't schedule move out walkthroughs which was a first for me. The day before I was moving out I received another agreement. This one stated I'd receive my deposit after I signed the agreement which now stated I couldn't talk to anyone or post anything on a website or social media about my experience with them. Again, I wouldn't sign. I was told this was standard. I've never seen another agency put that into a move out agreement or rental agreement but I understand why they'd want tennants to sign it after my experience with them. No, I didn't get my deposit back on the day I moved out and the owner had insisted upon it three weeks prior to my moving out. I did get the deposit eventually but they mailed it to the address I had just moved out of even though on two different occassions I provided them with my new address. If they call you they block their numbers. Their answering service is horrible. They are rude, condescending and attempt to bully. I rarely leave negative feedback but this was easily the worst rental agency I've ever dealt with and would never consider renting from them again. read more

If I could give zero star, I would for this horrible property management! It is almost impossible to get a hold of the staff! Every time we called, it always took us to the maintenance number, and we would request to speak to the manager, but they always responded they could only send internal emails to the managers and have them call us back. We never got call backs! Throughout the year, we had many communication issues with this management! We even suffered no hot water/no heat for couple of days in the winter (below 40 degrees) and could have been killed by the 20 year old washer in the unit (maintenance did not catch the issue before we moved in). What prompted me to write this review is the security deposit after we moved out. We requested to be there for the final inspection a week in advance, but the inspector never communicated to us a 4-Hour window (again the lack of communication issue). After my complaint on the tenant portal about this unprofessional behavior, this guy Robert/Bob Mack sent us the final inspection report. From reading the report, they were trying to use our security deposit to repair for damages that we did not make! I replied the email on the same date, providing proof that the paint damages were already there before we moved in and asked him to confirm we would be entitled to a full refund on our security deposit. They said inquiries would be answered in 1 - 2 business days, but it had been almost three weeks and after multiple calls and multiple email follow ups, still NO REPLY! This is by far the worst management company I've ever dealt with! They lack professionalism and communication! But after being a long term renter of good faith, ASPM kept the bulk of of my deposit for items as small as replacing lightbulbs (of which the owner stored extra lightbulbs in the closet for the house) to larger items that they would not document and which I had nothing to do with. I appealed their charges but never heard back. Fyi, I had the home professional cleaned when I left - and cared for it as my own while my family lived there. DO NOT RENT FROM ASPM. If i could give 0 or negative stars I would give them without hesitation. They have no care for tenants' requirements. We had problems with them since the beginning. Customer support sucks even more. The girl was actually rude to us when we tried to ask more questions. Our apartment is filled with roaches and i regret not checking this place out properly. When we first moved in the apartment was dirty.I am surprised why this management has such good rating. Anyway, there is usually two ways to look at a situation but not when it comes to aspm. We had problem with heating system during the winter for weeks and we had to call 4 times a week for 3-4 weeks to finally get it fixed. Now we have problem with water not heating and when we asked they said it would be fixed in 3 business days and it wasn't. We called to check back and now they say that we should have used our portal for maintenance issue. Why would you not say that in the first place? Seriously, i could go on and on. They wanted us to leave the building as soon as possible, at the peak of corona, because they said a new landlord bought the place. I don't think that's even legal but we went soft on them.
