I paid a little over $2K for 7 medium sized walls (mostly bathrooms). After the drywall patching was finished, the painting team returned unscheduled a few days later. I unfortunately was not in my apartment for the day, but they had already traveled over, so I had my sister let them in. I returned after they left a few days later and saw that one walls was not painted, there were spots that were missed, and they hadn't taped around certain areas (like light switch panels), as the paint didn't match, and it looked a bit messy. I then had to coordinate another time for someone to come back--understandably not an ideal situation for both parties!

So even if you call them for drywall, they can also do lots of other stuff - carpentry, paint, misc handyman, waterproofing, framing repairs, concrete, you name it.) Perhaps the thing that I like the most is how quickly they can accommodate and scale. While they were working on some cabinetry, I mentioned to their lead the flooring needed some fixes. Boom - their flooring guy is there the next day fixing the bad floor planks at the same hourly rate. They seem to have a large roster of motivated workers that show up on time and do the job to spec. I've had trouble with crews not showing or not finishing the job over the years - but not with Amador's. I was told long ago by family to never hire contractors on an hourly basis because costs can spiral. And before I knew what I was doing as a homeowner I might've been inclined to follow this advice. But Amador's charges a reasonable rate and works with efficiency - so this is how I work with them. I even trust them to let other workers into the house and report on their work. A lot of this comes down to whoever your point of contact is. On the most recent job, that's been Leo, and he is exceptional: attentive to detail, diligent, organized. In a way I'm sad my current project is ending - I just enjoy working with them.

    This is an overdue review of JR Drywall. We hired Ron and his team to repair and smooth over the…read morehorribly textured, uneven walls in our Berkeley home. And I do mean "horribly textured"--when we bought the house, we joked that the walls in our living room and entryway looked like a lava flow. Ron's team took several days to complete the project. They arrived on time every morning, took great care to protect our floors and furniture, and transformed those large, ugly surfaces into smooth, clean walls that looked like they had always been that way. The quality of their work was excellent, and they clearly took pride in getting the details right. They were professional, careful, personable, and efficient throughout the project, and the finished result exceeded our expectations. And when the job was finished, Ron asked one of his associates to repair small area of the wall in our upstairs bathroom--a detail that wasn't even part of the original contract. That work was also top-notch. Ron and his team far exceeded our expectations. We would hire them again in a second, and we would definitely recommend JR Drywall to anyone looking for high-quality drywall work.

In summary, we had a drainage pipe that was leaking, resulting in damaging the drywall it was behind. Ron, within minutes of entering our home, confirmed our suspicions and quickly got to work, starting with the removal of the severely damaged drywall segments followed by the removal of paint. He doesn't do plumbing, but recommended a plumber that he trusted and partnered with over the years. After the pipe was repaired, Ron proceeded to patch up the wall and prep it for painting. His professionalism throughout this multi-day experience was very positive - he shared his thoughts on what happened and why. I appreciated his candor and friendliness. The price we paid for the work was fair and very competitive, something I greatly appreciated.

    Hired Seamus to do a full stucco replacement and major dry rot repair, and he was outstanding from…read morestart to finish. We'd had ongoing leaks that multiple contractors couldn't diagnose, but he found every entry point, explained the causes clearly, and fixed them for good. He didn't just patch things. He opened up the walls, showed me the damaged framing, and replaced it with proper carpentry. Then built everything back the right way. New tar paper, modern blue skin waterproofing, rainscreen system, proper flashing, weep screeds, metal lath, the works. He kept me in the loop the whole way and handled absolutely everything. Permits, scaffolding, inspections, cleanup. It was genuinely stress-free. The finish is flawless, and the house looks better than it ever did. Neighbors keep stopping to say how good it looks. It's rare to find someone this knowledgeable, thorough, and transparent. If you need rot repair, stucco, or leak diagnosis, don't look elsewhere!

Roof leaking, windows leaking, wood rot, termite damage. What a mess. Seamus has the skills (and in the case of the roof, the associates) to fix all of these problems. His team chiseled out all of the aged stucco and added new chicken wire, flashing and weep screeds. He removed all the rotten wood and essentially rebuilt the front corner of my house, including a decorative wall that was so leaky that its bones had completely rotted away. Then his team re-applied base stucco and let it cure properly before mixing a beautifully colored finishing coat that was perfectly textured. The house looks amazing now. I had been putting my head in the sand for years, ignoring all the growing cracks in the stucco and knowing that water was soaking the bones of my house. I have peace of mind now. Also, as people note below, Seamus is responsive and a good communicator. So important in a contractor. Thanks Seamus.
