After over 10 years I needed to paint my 3 story, 3 flat building. Love Painting did a wonderful job. There were a number of issues that came up and Love handled them all. Most notably, the workders discovered a good bit of wood rot. Love provided a carpenter who took care of it all, and at a reasonable price. One thing I was surprised about was the value. Love Painting painted our flat in 2019. We spent a lot time going over the scope and our high expectations and standard of excellance,which should have been clear based on the previous paint job. Love Painting has been absolutely terrific twice. We have a 1895 Victorian with special needs like all old wood buildings that have survived two substantial earthquakes. The team was professional, kind, and communicated what to expect before the project started, during the walkthrough, and all throughout the work. We had 5 colors, including a nice silver on the dental high above the street. I was able to see this work up close on the scaffolding and it is flawless. The quality of the paint job (i.e. the end result) was quite good. If I was just rating them on that alone, I'd give them five stars. However the supervision and execution of the job was very poor. On that, I'd give them one star, hence my average of 3 stars - just 'OK'. On numerous occasions I reminded the operations manager, job supervisor, etc. to do certain things (spelled out in the contract) and they didn't happen unless I stayed on top of them - and even then, on the last day of the job - something I had reminded them three or four times to do - wasn't done. VERY frustrating. So, if you don't mind staying on top of them every step of the way (if necessary) the end result is a quality paint job. read more

5 years later, we had Love Painting repaint the back of our house again. We paid a very reasonable price and the work was done on time and within budget, just as we've come to expect from Sean and his crew. The underlying layers of paint were more than 90 years old, so this time we had them strip down the paint to the bare wood -- a recommended step that we'd ruled out in the past as being too expensive. Before we knew it, 75% of our block had repainted using Sean's business, Love Painting. They did a wonderful job, and the houses still look great. I had to replace a garage panel recently, and Sean was happy to send out an employee to get the panel to match the existing. Customer service is top notch. The skilled painters he uses are dedicated to him as they've all worked for him for many years and he treats them well! These are sloppy painters that get the job done, but drip paint all over adjacent walls and onto windows and don't clean the sloppy paint off. Pompeo's crew painted wood that wasn't supposed to be painted and there was no concern to sand it off or restore... They were cool enough to take my neighbors box of dildos upon clean up, so that earned them an extra star. My advice is to avoid. read more

In response to Sean Love's comment of 4/30/13: Sean Love indeed emailed me on 3/4/14 (nine months after my Yelp review and sixteen months after the job was finished). In his email Mr. Love complained his business had been severely hurt in addition to 20 employees losing their jobs due to my Yelp review, that Hugo Castellanos had been fired specifically because of the work on my house, and he offered to meet with me to look over the problems. I replied back that same day that I was willing to meet to show him the issues, yet I have never heard a response. It seems a bit misleading to refer to this as "reaching out" in his public Yelp comment to me. Also it seems worthwhile to ponder, if Sean Love knew there were enough problems on my painting job to fire the foreman for it in July 2012, why had I not heard from Mr. Love until March 2014? As far as Hugo Castellanos (the job foreman) being a contractor: Hugo handed me his business card for Castellanos Painting while on my job for Love, and repeatedly didn't know what was in the Love Painting work contract, nor previously discussed with Sean Love nor Greg Bagly (the project manager) of Love Painting. Whatever the reality of their work arrangement, my painting job certainly felt subcontracted out. I am still willing to meet to resolve what issues can be resolved. But Sean Love (or someone from Love Painting) must respond to my emails to establish a time to do this and follow through -I will not waste time attempting to chase Love Painting. read more

Our home's exterior was a peeling mess. We live near the ocean, and we are guilty of major deferred maintenance on the paint job. It's been 10 years since we last got painted, and the blue paint on the south and west sides was flaking and peeling like a terrible sunburn on a blue alien. Plus nail rust was oozing down the sides, boards were beginning to pop out, you get the picture. I read the rave reviews of Sean Love's business on Yelp and called him. He answered the phone, we had a great discussion, he met with us the next day, and immediately inspired confidence. No hustle, no sales job, just good plain sense, excellent philopophy of true integrity (he really DOES love the painting biz), and a work ethic that was clearly a mile deep. We'd gotten a couple of bids, but Sean's, which came in a couple of days later, was the lowest, but beyond that, it was also the best: They were going to have to do all kinds of labor to make this house look good again and stay looking good for years, and they were planning to do many, many steps and the best quality paints to achieve this goal. The painters were great. Very polite, very considerate. They dealt with our side neighbor super nicely. (She only allowed very limited access because of her schedule.) Their foreman, Javier, was splendid to deal with. He checked in often, as did Sean. And when we had a question, they were right on it. The place was cleaned up every evening in such a spic and span manner that I wish they were here every night to sweep up around the house! The job is done now. And wow did they do a lot of work! I don't know everything they did, but it was a ton, with sanding and sanding and bonding and this-ing and that-ing and more sanding and fixing some boards and covering rusting nails with stuff that will help them not rust, and great painting.. They spent a lot of time on the place, and it looks AMAZING! They even went the extra step of putting up some concrete sand dollar wall ornaments I made (and an artist friend painted). It wasn't easy. They are now over our bay windows, and they look fantastic. These guys are THE BEST! You won't regret hiring them. read more

Yelpers, Just know that I am writing this review with some major ambivalence because it seems like word is getting out about Sean Love so the next time I need him, I just might have to line up. Sean Love - the owner : A spectacular painting contractor. Sean is patient and very smart. He clearly likes what he is doing and it shows. Javier - the foreman : Responsive, friendly, explains and understands what is going on with the job. The crew : Neat, fast and all seem to have pride in their work. The work : Done timely, professionally and cleaned up everyday. The price : Fair and honest. We received 5 bids for our project and Sean Love was about middle of the row. We did not feel like he was ever going to nickel and dime us. Love Painting finished the exterior & backstairs of our home in September 2007. We have requested a few touch ups since then, each time receiving prompt and excellent service. We were attacked last week by vandals, a small spot, but nonetheless, very traumatic experience since the house looks brand new. We called Sean Monday morning, got a call back that evening, by 5:30pm Tuesday evening, it was painted over, like it never happened. How many painting contractors would come to your home within 24 hours to take care of vandalism and not think to ask you for a cent. So now you know who's the best painter in town. Tom met with us before the work began, and educated us on what colors and how many we needed to complete the look we wanted. We had a little mix up with the paint, but in the end Sean got the job on track and the result is fantastic. He threw a crew of 6 or 7 on the job and they painted my entire six room apartment, two coats, in a day and a half. My only advice is make sure that you check the paint they use and don't let them get too far without verifying the color in person. Had I not waited until the end of the first day, when they were 75% done, I would have saved us all some time. After the mix-up, Sean told me that the additional would be $980 time and materials above the $2200 quote. I replied that I felt the color mistake was as much his fault as mine, and he agreed to let me pay whatever I wanted as long as I was happy with the job. I settled on $500. When something goes wrong it's important to know it will be corrected without delay and drama, which was the case. I felt Sean was fair despite the mix-up and cared more that I was happy with the job than anything. Friends tell me I still got a deal for $2700. read more

Can you imagine the hassle of getting your house painted with not one, but FIVE people having to make the decisions together? Can you imagine having to deal with that? Sean and his crew did, and they did it well. Our recently repainted (front, back and sides!) victorian near Dolores Park is now the nicest home on the block. The paint job is excellent and I have no doubts about the longevity - they did an amazing amount of prep work (the most important part). There's even a warranty so I have nothing to worry about. The crew was so polite - no boomboxes, swearing (in English OR Spanish!) or other typical behavior, and they REALLY cleaned up the areas every day, even when they worked 'til 6 and were back at 8 the next morning (this was the norm, not the exception). Working with Love Painting was the best experience we've ever had working with contractors/ skilled tradesmen. Great work and great service orientation. They started exactly the day they said they would, completed the job on time, on budget with absoluteley no drama or issues. The work they did was terrific- the house really looks sharp- its a great paint job. We had a big, tough job- painting the back and sides of our badly peeling three story house. Since our house abuts with 6 others and since we needed to have our scaffolding erected on other peoples' property, it was very important that Love Painting was very neat and focused on containment of paint chips and dust. They exceeded all our expectations in this manner. Also, they did a lot of very careful prep work. Sean Love himself was an extremely easy to work with during the estimate process and delivered a very fair quote (which he absolutely stuck to). He checked in appropriately during the painting process. Love Painting's crew was great- the onsite foremen were very communicative and quick to resolve any minor issues and answer all questions as they arose. My old landlord had an issue with a wall that I'd painted when I lived there; and apparently six coats of white ultra hide behr paint wasn't enough, as he still saw pink. so I called Sean, and even though my job was teeny and ridiculous for him to get his company involved in, he gave me one of his contractor's names and hooked me up with a fabulous deal. For the whole story, read on: I was talking on the phone today with the wonderful Sean Love (making an appointment for his excellent team to come and rescue my house, once again, from the rains) and I realized I hadn't yet reviewed him here. Maybe I thought that amongst all the other glowing 5-star reviews, mine would be just another voice in the din. But for someone who has been there for my family as consistently as Sean, I want to do anything I can to let him and the world know how much we appreciate him. I found Love Painting here on Yelp a couple years back, when we were checking out the idea of having the inside of our place professionally painted. Sean came himself and had a combination of total professionalism and absolute, sincere friendliness that I've never encountered in any contractor/painter/builder/plumber etc. who was not, in fact, already a family friend. He also explains everything really clearly, without being patronizing, so it's like getting a mini-education on house stuff! I ended up mentioning to him a problem that had been ongoing for years, a leak in the back atrium of our house. Roofers told us it was a problem with the glass and we needed to call window people. Window people told us we needed to call a contractor. Several contractors told us it was both too complicated and too small to be worth their while (or just implied it by just never calling us back after the walk-through). Meanwhile, every time it rained, water was pouring through in way more spots than I had buckets to catch. Sean offered to take a look, and when he sent the bid for the painting, wonder of wonders, he sent a bid for fixing the atrium, too! Which he did. How his team even got up there I have no idea (the inaccessibility was one of the reasons no one wanted to take on the job) but they went up there and they fixed the problem (the upper window casings needed caulk and paint, I think?) and we actually can store stuff in our atrium now without having to run out and move it every time it rains! After that Sean became our go-to guy for house painting. We never did get the inside of our place painted (we decided to wait on that until we can agree on colors, as if that day will ever come!) but he has now done several exterior walls for us. Love Painting is not cheap, bargain-basement prices. However, I think it is VERY reasonable considering the quality of the work, and an absolute bargain considering the attention and service you receive and the little extras Sean is always throwing in just because he's awesome. Plus his bids are so thorough and detailed that you know exactly what you're paying for, rather than just some nebulous bid that could be inflated any which way. It's such a relief knowing there is someone so professional I can turn to when I need help with this kind of thing. Plus, Sean is so friendly and good-natured and great with the explanations that the whole stressful process becomes a nice, mellow one. He also seems to have great respect for his team, every single one of whom seem like real pros. I know he must be swamped with work, but even when I'm calling about something small he always makes time to call me back, remembers me and my house in perfect detail, chats a bit, and arranges whatever needs to be done.
