Sunnyside Senior Apartments began using Conservice beginning 2020. This middle man service is a ripe-off! Sunnyside passed on their utility/maintenance bills to the Seniors residing on Social Security. There are no meters in the apartments to determine individual gas and water usage. The trash bill is passed on to residence to include trash generated by maintenance. Termites, spiders, ants and bed bugs are apparent and yet a Pesticide fee is charged. I've never heard of a landlord passing on their sewer bill, have you? In addition, a service fee is passed on to the Seniors for generating the billing statement. Sunnyside is ruthless. The manager posts harassing notices on residence doors and has spy's that call in violations, such as walking a small domesticated dog without a leash. Ridiculous! $60 added to the monthly rent for a 1 bedroom studio is merciless during such inflationary circumstances. Conservice should be shut down and companies who use them fined! Anyone check to see if Conservice applied for PPP money? Someone, please help take down Conservice and refund our money! read more

They gave us a threshold of $25 a month so we "don't have to pay" anything if our bill is less than that. But whatever amount you do accumulate will roll into the next month and be added to it. So you're still paying for it! The threshold is useless! read more

Our landlord uses Conservice, so we are forced to. The people there are nice, but that is the only good thing about them. For the second time in our lease, they did not pay our water bill. we paid it with our rent as needed, but they did not pay the company and our water was shut off again. When calling them we have been told it was an error on the water company's end, they misapplied our payment. The water company still says it was never paid and they did not turn it on until a new payment was received. If the bill was in our name at least we would receive a notice saying it was not paid, but since it is not all we get is the disconnect order on our door. It took all day paying phone tag with various people to get it fixed last time, still waiting for water this time. Also- they charged us the reconnect fee- even though I have proof of payment that I paid it. Watch your bills people! read more

*I updated this after the Conservices rep commented on my review. In response to their claim that the bill is not split up between residents, this is false. This is EXACTLY how both managers of the property described it when we enquired multiple times about how they came up with the balance. It is based on a monthly average with the other tenants of your building, regardless if you were there the entire month or not. That means that there is no assurance of what your monthly bill will be. There are many other options for rental properties that do not do this, so look for one of those. Also, read the other reviews from hoodwinked customers and tenants living on such properties. My husband and I were lucky enough not to get sucked into this. And, just because this business has found a legal loophole does not mean they are not scamming people.* My husband and I have been looking at apartments to rent in Kansas. We found one that was a reasonable price and not too shabby by the Legends. Upon meeting with one of the ladies who works in the office, she showed us around and then explained the Conservices utilities billing. She said that outright it would be about $200 a month for trash, sewer, water, and pest control and that Conservices would bill us, but that we would have to pay the additional amount with our rent every month. Red signals alert. We returned home, very conflicted about whether or not we should rent from them. On the one hand, we really liked the apartment, but on the other hand, something seemed very shady about all this. My husband called back with a few more questions and this time a different lady gave us information. She said it would only be about $70 a month for trash, sewer, water, and pest control. Clearly, this conflicted with what the other lady had told us. Upon further questioning, she also revealed to my husband that regardless of whether we used water for a month (say, we were out of town for a few weeks), we would STILL be charged based on an average with the rest of the people living in the building. Um. WTF. We are not a bunch of roommates sharing utilities and expenses. Each tenant in an apartment should be charged for their usage only. We took to the hills and ran. Well, my husband hung up. This had scam written all over it. One of the ladies also told us that this was normal and everyone did it. Um, NO, it's not. The apartment complex we currently live in does not do that. I moved from an apartment complex I used to live on a June 29 and I got a bill for 3 times the amount I paid when I lived there with the a/c on all day and all appliances and such. When I got my first bill from this 'company' I actually googled them to make sure they weren't a scam. I've lived in my apartment for many years (up until a couple of years ago, water and sewer were included in the rent but apparently someone figured out they could make more profit by breaking that out). With NO WARNING from property management, the entity handling the billing apparently changed when the property management company handling my apartment complex changed because I got a bill for water/sewer from Conservice instead of the previous company. However--the statement date on the bill is 4/25/18 (I received it in the mail on 4/28/18) and the due date is 5/01/18. I received it on a Saturday and it's due by Tuesday. Paying it isn't a problem, I pay all of my other bills online but I'm not paying this online if there's going to be an additional service fee. Not the best first impression--not that it matters, I have a lease so it's not like my opinion of their company practices matter but having this sprung on me halfway into my lease isn't pleasant. UPDATE: After posting this review, I realized that the mailing address of where I was supposed to send my payment is identical to my physical address. So, I'm supposed to send my payment to myself? I have called their customer service number (before David J's less than helpful response) and while they were nice, they couldn't help at all and I had to contact the property manager to find out where this bill --due tomorrow--should be paid. I've had more than twenty years of experience in social services so I know how to maneuver through bureaucracies. Many of the other residents in this complex are senior citizens or disabled individuals on fixed income who will probably end up being taken advantage of with the extra fees for online or phone payments. The last guy said oh I'll follow up in 48 hours, that was a week ago! They have been charging us for trash service they "cancelled" for us for 3+ months now!!!! Please avoid any rental unit that uses this service. It is there to provide convenience to the landlord. In my unit, I pay based on a formula based on the number of tenants and their water usage. Their online service is antiquated at best and usually won't allow a log in at all. My bill has gone up consistently at a time of year when it would normally be reduced. The company charges ridiculous fees for both sending you the bill and for paying the bill. It is my intention to update this review on a monthly basis as I see things change (or not.) It may interest people reading these reviews to know that Conservice is being sued in a class action lawsuit in the District Court (federal) Southern District of Florida. Update: the federal lawsuit was dismissed on the motion of the plaintiffs without prejudice in July. Still, it makes for interesting reading and mirrors many of the complaints here. A company with an aggregate one star review might take this into account. read more

I have had a horrible experience with these people from the get-go. I can never get a straight answer, they charge fees for paying your bill online, they leave you on hold for forever, and the website is TERRIBLE. I signed up for auto-pay and it never registered, so my bill was "late." Recenty i was on hold for 30 minutes during my lunch break and we were "disconnected" and I never received a call back despite the fact that they have my number in the system. The whole apartment building is being charged the same fixed price, although the square footage and number of persons per apartment vary. We were charged and told we used 800 kWh of electricity in the month of December, even though we were gone for break. This utility company is a complete scam. Three months ago, I moved into a new apartment, and so far, the only complaint I have is that they use Conservice for the water, sewer, and trash bill. My utility bill has DOUBLED from what I've paid over the last ten years with my local utility company! My electric bill is still paid through the local company, while the rest of the utilities are billed through CONservice. My electric bill is a fraction of what CONservice is charging me for water and sewer. And the sewer charge is more than double the charge of water, which makes no sense! My apartment complex switched to them two months ago and in there letters they stated if you receive paper bills you will continue to do so. That was false. Luckily I checked my email showing my bill was due the next day. I was all of the sudden switched to ebilling without authorizing it. I contacted them with no response and opted out of ebill. Literally the worst company ever. They work with my apartment complex Encore North in Greensboro, NC. They charge me almost $30.00 every month. I am one person who has a 40 hour a week job. There is no way I use that much water. They were also charging me when I was in Spain for a week. They said I used 100 gallons of water a day...when I wasn't even there. My apartment complex says they were charging me those days for power outage...They will not replace my water meter after I have been asking for about two months now. It's clear this company is a joke and everyone needs to remember, Conserve has a contract with your landlord, not you. Check your lease and how it is written. I understand what others complain about on here. Let's be real it is a scam and they do divide the bill among all residents. I would love for someone to tell me where the meter is for my unit specifically. They can't. So yes, bills are split among all tenants and not based on actual usage. I was all fine paying and just moving on with life until I called and asked for an explanation of why my water admin Fee, billed by Conservice LLC as listed on the bill ($11.84) was more than my actual water bill ($7.53) by the city of Raleigh. There was a meter reading fee, fine whatever, then a $8.36 base fee. What is a base fee you ask? Here is what I was told. The base fee is actually a fee from the City of Raleigh to be connected to sewer and water. These con artists want me to believe that the City of Raleigh charges me a fee to just be connected to sewer and water. Then the City bills me for my usage on top of that. Seriously? So then if this was true then why is it listed as a fee paid to Conservice LLC? The individual on the phone told me that "I guess we could word that better on the bill". At least have a reasonable and honest explanation for you fees. If that is your billing fee, then just say that. But just because you bill me doesn't mean I have to pay nor does any resident that doesn't have a direct contract with you. Your contract with with our landlords, not us. Good luck Conservice. RIP OFF EGREGIOUS SERVICES. They charged me a $20.00 service fee for one week of electricity which they billed my $8.31 and then received a bill from PSEG from $8.38. When I called and asked what the $20.00 was for. I was told that it was fee for billing me the $8.31 from PSEG, PSEG sent them a bill for the week of 3/26-3/30/2018 for service. I have called them every month since June disputing that $20.00 service fee and now they are charging me $10.00 Late fee for the $20.00 that I refused to pay. So Now I have sent them email spelling out that I will not being that $20.00 nor am I paying the $10.00 late fee. This is ridiculous. So by the time I move out of this complex. I will have a balance due $220.00 because of that $20.00 service fee and the $10.00 late fee that will incur every time I short pay the bill by that stupid ass $20.00. I tried contacting them using their toll free number and I was "second in line" for over 30 minutes (I'm guessing from all the other people complaining as well. Understandable). They want you to get mixed up with calculations and how much the charges are based on square footage and people, but nothing can change my mind about a service like this when they try to CON people out of there money. read more

This company has been difficult to work with from the beginning. Our lease with a different company includes some conflicting information and we believe they have broken the terms of our lease for their (and their partner's) gain. Our lease specifically calls out which utilities we are responsible for, we did not receive any information from our landlord regarding which utility companies we should utilize to provide services for us. We chose a garbage company that was not used by the previous tenant, Conservice sent us a bill for the other garbage company, a processing fee, and a setup fee (all for a service that was called out as our responsibility in the lease and that we had organized and paid on our own). It took weeks to get it sorted out, with a lot of anger, anxiety, and frustration for us. Now, we found out today that they transferred the water and sewer service into their names so that they could charge us for the setup and the monthly processing fee. Again, our lease specifically calls out that they do not have the right to transfer these services into their name, yet they did. We are still working with our landlord and Conservice to try and get this straightened out, but currently they are saying that they don't think they can do anything about it. This company is a rip off. I live alone and I'm out of town most days. The utility bills are ridiculous. For 2 months in a row I have been charged over $400 each month. I called customer service but was rudely spoken to and was treated like "it is what it is, so deal with it."I asked to be sent the bill from the local utility company and the representative just ignored my request. A $67 water bill and 72 for sewage is a joke especially considering the fact that I wasn't in town for 2 weeks of this billing cycle. I turn the heat off and the hot water tank down before I left and the gas portion was $97. I won't even get into the electrical. Do not rent any place that uses this company. I see where your priorities are in not helping customers and justifying your companies shady behavior. Regarding my payment from my account that didn't go through- clearly. That's why when I spoke to the customer service agents and john, I let them know my situation of how I had to literally move to a completely different state and open up a new bank account, and I was told I'd have my bill mailed to me, but never did. A $25 fee for your "service" is outrageous. Don't even try and rekindle this because your poor attempt is noted. Good day. So I used conservice with my apartments utilities required, I moved from WA to ID and had to entirely uproot our lives and change our bank accounts and withdraw funds from our old one to open a new one. Upon moving, I am charged a $25 fee because I didn't update them on my new card information when I was told I'd be billed by mail, but wasn't.... I have called and spoke with a manager name John and he was extremely unhelpful and unprofessional. I would definitely recommend avoiding this company like the plague. The absolute disrespect and attitude that I received from John was insane. I would hope this company takes action against ridiculous service like this. The 2 customer service agents I spoke to prior to John were helpful and kind. Unfortunately John, was rude, inconsiderate, patronizing and didn't help whatsoever. As being a paying customer on time every month and paying their $3 fee each time you pay a bill, signing up for auto pay and all of the above they ask you to do, you'd expect some understanding and good customer service. This company is absolutely ridiculous! My water bill increased in 1 month by 300% which is insane!! Last month I use 3,270.00 gallons of water and this month I apparently used 32,840.00 in a 2 bedroom apartment with NO hose or running water outside. A household of 5 people with an in ground pool and a sprinkler system don't even pay this much for their quarterly bill. I spoke to customer service who kept contradicting herself then explained it must be a maintenance issue. After reading other reviews I know this company is just a scam and there is no maintenance issue. In order for me to use that much water, I had to have flushed my toilet every minute on the minute for 30 days straight. Don't use this company - what a scam. read more

On top of the inordinate, undoubtedly inflated fees for the actual gas service, Conservice charged me two $50 vacant service fees over the span of 1.5 months.
