Ommy did a wonderful job on my backyard landscaping. However, he said that I didn't need a building…read morepermit and now a friend told me that I likely did need one and I don't know what to do. But even if I didn't need one, a good friend of mine had Ommy build a retaining wall for her and told her that she didn't need a permit. Well, she did, and Ommy didn't help her. It all fell on her shoulders to have the wall he installed removed, get the permits (which required engineering work), and have it installed again. It was extremely stressful and costly for her. The thing is that Ommy is a very nice and creative person. But I have a bad taste in my mouth because of my friend's experience and now because I don't know if my lack of having a building permit will haunt me. The fear, uncertainty, and doubt already is. Following up to Danielle's comment... Danielle, Two things: 1) I was never aware that my water feature isn't "permanent", and that therefore, a permit wasn't required. Ommy told me verbally that a permit wasn't needed and I trusted him. Yes, I am responsible for the electrical. 2) About my friend's honesty: She is part of a very tight cohort of friends including me. I have known her well for almost ten years, and we heard the entire story (from her perspective, it's true) for the last year. I believe her. My suggestion to you is that in the future you explicitly state in your contract whether a building permit is necessary or not, and have the owner initial the clause. Avoid "he said, she said" arguments. That's what good contracts are for.

We contracted with Zenji in 2024 to do a large landscaping job. They were paid in full the day of…read morecompletion on this 100+K landscaping job. We right away had a problem with the blue stone pavers as Zenji sealed the pavers with a product that failed turning white. I personally figured out how to remove the failed sealer but Zenji refused to warrantee the finish claiming we had altered the install. The lawn that was installed was dead within a month due to poor drainage. Zenji claimed we were responsible for drainage although we were never asked to provide drainage. Zenji is terrible to work with on warrantee items and takes an adversarial stance when asked to take care of problems. Do not work with this company.
