Finding an apartment in Manhattan is an exhausting, stressful disaster in itself. Do yourself a favor and do not even bother speaking to an agent from Bond. I had terrible experiences with a handful of different Bond agents until I was completely finished with them. I know, it's tempting to keep going back because their listings are extremely attractive. It's just too bad... none of them are real. If you message them regarding a listing you've seen online, chances are it has "an application pending on it." Why? So that the agent can go "searching" for another apartment for you. They will then tell you to meet them at their office before viewing apartments, to put together a list of non-existent apartments to view. I never met with an agent in person. Why? Because every question I asked the agent, they'd dodge. They'd refuse to give out exact addresses of their apartments, would not tell you what floor the apartment is on, and why? Because they aren't real! I had an agent dodge all of my questions and then text me in a group chat with a colleague of his telling me that he'll meet me on "92nd and 2nd." Great, thanks, extremely specific, please give my number to anyone you'd like. Then, when I told them I didn't make actual arrangements with them because they hadn't answered any of my questions they'd said, "So you're canceling? We don't appreciate being monkey wrenched around. We worked hard today for you. Good luck." So, rude, douchey agents, who don't even have real listings! Save your time and energy. I made an appointment with a Broker at Bond Real Estate to view a unit for $1250 on their website. The agent, Brent Fleming seemed like a kind individual, I spoke to him briefly on the phone concerning the unit. He answered my questions and alleviated my concerns and was willing to schedule a viewing for the unit. Once we had settled on a time and date, he told me he would provide the address the day of, which should have been a red flag, but I told him that was fine. The day before we were to meet up, Brent sent me a flurry of emails. They were short, saying how the unit i wanted currently had an application on it. But! I could view another unit worth $1275, this one also had an application on it, however it was a weak application! And that I had to act immediately if I wanted to see it. He then proceeded to send a list of application materials needed. I was hesitant, and asked to be updated about other units similar to the $1250 unit, since it seemed to be no longer available. Brent told me that I could still view both the $1250 and $1275 units the next day. So I told him I am not interested in the $1275 that I would like to view the $1250. but Brent did not take too kindly to that and thus his true character began to show. He then began to send emails within a minute of my responses. Brent began to talk down to me and state the obvious price difference of $25 between the two units and oddly enough, how they are owned by the same landlord/super. But I explained to him how the price difference after a year is $300 and since neither of the units were rent-stabilized the price difference would increase later on. Still on his diatribe of rapid fire emails, Brent proceeded to state that I could not afford a broker, since in his mind, me not mindlessly spending money on a random apartment means I do not have any money. He proceeded to lecture me and said that if I was not willing to spend the extra $25, I clearly would not pay a broker's fee of 15% of 12 months rent. I could not understand how he would make that assumption based on me wanting to save money, so I told him to consider the needs of his clients before trying to push an apartment on them. As a response, he decided it was best to calculate the broker's fee and post it on the email since in his mind, I could not do it myself. I admit I let my anger get the better of me and decided to give him a math lesson and proved how he was wrong or misleading me with his calculations. Brent then said the math didn't matter, and reiterated how I cannot afford a broker. I wished him a good day and we parted ways (via email) Bond real estate, Brent Fleming is a jerk. Please educate him on how to handle clients. Or is this how you treat potential clients? By acting like pompous jerks that assume how much a client is willing to pay? To people looking for apartments, do not work with Brent Fleming. He will treat you like you are beneath him if you let him and attempt to trick you into a more costly unit on an unfounded ground. read more

First time in New York? Looking for an apartment? Don't go here because they'll cheat you for your money and take advantage of your naiveness to the city. So I give them 2 stars because it is partially my fault for believing that the broker Kevin Damman was genuine. Make sure to view the listings carefully and if you decide to go with them they will make you sign an agreement that states that you will pay 15% broker fee regardless of any verbal discussions. I'm going to keep my review on Kevin Damman short and sweet because that's how he handled our relationship. 1. Charmed me with his "transparent" information 2. Made me take keys to go look at apartments on my own 3. Showed me apartments that were listed as NO FEE via landlords on several apartments listing websites (not just StreetEasy) 4. Response to when I was trying to negotiate the fee was very short and unprofessional 5. Didn't even have the courtesy to show up to my lease signing, but it's all business right? I talked to two other sources about my experience, by showing me a NO FEE apartment and collecting the 15% broker fee. Both agreed it was unethical if anything no more than a months worth of rent for his time which I was not opposed to because I truly believed he was a GENUINE guy. All in all, if you're desperate go with Bond but my advice is not to see Kevin Damman. Also, check the listings they give you because they're most likely listed on several sites as NO FEE. She did an immense amount to facilitate the sale and help get us our target price for the apartment which we were selling and had loved living in for a decade. In everything from the advertising, beautiful materials BOND produced, the many open houses, and the effective stager she recommended, Elena operated at the highest level of skill and competence. She kept me honest and reasonable when I started seeing dollar signs due to competing offers, and was a wonderful advocate while relaying challenging information as we went into some tough final negotiations. Her work was significantly complicated by the global pandemic crisis that made everything harder, but especially so in NYC, and her successful navigation of this was really impressive. Validating the sentiment of several other recent reviewers. Specifically, I had the unfortunate displeasure of dealing with David Kazemi in a recent rental negotiation. The background - I stumbled upon a condo rental on Street Easy, reached out the same day it was posted, and after seeing the unit at his earliest convenience (to which he was about 20 minutes late for our appointment), submitted my application promptly. I should have known the moment David uttered the phrase "this unit should be priced higher" that I had an unethical broker on my hands, but the condo unit met all of my husband and my criteria, so we moved forward with the application process. Everything went downhill quickly from here. In what is typically a very clear process - first applicant to submit their info and clear the credit/background check gets the place, right? Wrong. David promptly put us into a bidding war with "another couple" using vague details and texting me in the middle of the workday, pressuring me into submitted new offers (well above a RENTAL asking price) with artificial deadlines, ex: "Get me your best and final by 7pm." My husband and I raised our offer above what was fair (i.e. larger units, with balconies, in the same building were priced at a lower rate than what the broker was recommending we offer), David encouraged us to write a letter to the condo owner (which we did) and claimed that we 90% had the place - and this raised offer should be enough to do the trick. Then, David went dark on us for the next 48 hours and would not return any calls, emails, or texts. When he finally responded a full two days later, he had the audacity to send a mere text saying that another applicant was accepted. My guess is he put the two of us into a bidding war in an attempt to make an extra $100 in his pocket. Long story short, my frustration is less about losing the apartment and 100% about the unethical, sketchy tactics that were used throughout every interaction with David and the Bond Real Estate Team. Home owners - think twice before allowing such a terrible company represent you. Renters - if you come across a Bond agent during your apartment hunting search, my advice is to walk away. Every experience I've ever had with bond involved bait-and-switches, misleading listings, fake photos, or agents trying to force you to waste your time coming to their office to sign a bunch forms pledging your loyalty to them when the listing you inquired about was never even available. I had similar issue with other folks who were shown a no fee apartment without being told it was prior to the lease signing. This type of practice is beyond unethical and the fact that they can collect a $5200 check from kids who just graduated college, preying on their lack of experience in the real world (often this will be their first "official" place in life) is outrageous. As for my story, I was shown four apts. two were apparently no fees. I wasn't smart enough to look up the apartments thst I saw with broker afterwards. Instead, I assume that the broker had my best interest (I mean isn't that part sort of assumed?. 48hours later, I ended up signing a lease on a $3300 one bedroom apt. Along with first month and security deposit, I handed $5200 check to the broker. The following day, I saw the managing director of the building to pick up the keys when he said, "we own over 40 residential buildings in manhattan ans even after your lease is up, we would like to have you as a tenant at any one of our buildings - and don't worry, all our buildings are no fee". Beware! I had a horrible experience with Bond Real Estate. I came to Bond when I was first moving into Manhattan, lured by a Craigslist ad featuring an affordable, no-fee apartment. Unfortunately, the real estate agent I toured apartments with consistently showed me apartments at the absolute maximum of my budget, and tried to play down that he was showing me apartments with associated broker's fees. At the end of a long afternoon of apartment hunting, I was exhausted and hungry, and wanted nothing more than to take a break to think over my options. However, two real estate agents sat me down and pressured me heavily to sign a lease, right then and there. I did not appreciate their aggressiveness and their use of scare tactics. They clearly cared more about their paycheck than working with me to find the right apartment. I agree with Andrew G.'s post: I, too, felt pushed, shoved, and manipulated. read more

These are legal scammers. They prey on your lack of knowledge. They wanted to charge me 15% annual rent as a fee. That ended up being close to $5k. Luckily I did my research and discovered that this is a scam. Most brokers are either no fee or one-month rent at the most. The agent, Tiger K., cancelled and rescheduled an appointment to see a unit -- and then no-showed, without returning phone, email, or text messages. (Note, for full dramatic effect: I left work early, rushed over IN THE RAIN, stood outside for thirty minutes..... and nothing. To top it off, the Bond offices did not pick up their phones at any office, though I called during business hours. I needed to find an apartment with a short turnaround and the options were slim. Happened to stumble upon an open house for the perfect place, we could already tell. The place was advertised with two free months and it was everything we wanted. There was a lot of competition but we put our deposit down and started the process hand in hand with our broker Jordan Giha. This was no fee for us. It was a complicated and frustrating process. Like any other move in NY everything is really set against you. Jordan had a lot of patience and guided us through quite a week until the deal was done! I made an appointment with a agent for an apartment viewing via email. After confirming the appointment, she sent me a link to an online registration form with a another appointment confirmation, which was very buggy - hire some coders and get it together. It was an annoying process and required me to fill-in a lot of personal info. Keep in mind, I haven't applied for an apartment yet; it was just for a viewing. I get to the apartment and she's a no-show. After waiting around for about twenty minutes I check my email to see that she has realized the super was not available for apartment access and un-apologetically cancelled the viewing within the hour of the viewing without a follow-up resolution. Now, I'm not sure why I filled out a registration form that was supposed to help her "better serve [me]." I believe common sense could've told her to grab my number from the form I filled out and call/text me on my phone where one would most likely receive alerts. I was pretty keen on seeing this apartment so I asked to see it at a different time. She replied she would get back to me, and of course, no follow-up. Stellar customer service, guys. I was recommended to use this company by a friend. This was the second company I was going to after my first realtor kept blowing me off. At first my experience was great. I thought this was going to be a fun and smooth sailing process. The day of going to see apartments was awful. The guy who showed me around was super nice but didn't have keys to half the apartments. He also didn't call and make sure we could view them because one apartment was getting the floors redone. We waited 20 minutes till we finally were let into one building. Than we were shown an apartment that was almost $1000 over budget! It was a huge waste of a day. I was so disappointed. Again nice people but your realtors need to have keys and call ahead!!! When I asked to see the apartment the next morning, I never heard back from her despite emailing at least 5 more times with my contact information, follow-ups, and more. It is now Monday morning and I still havent heard anything. I called the Columbus Circle office because I was in the area of the apartment and just wanted to see it. For that price, they should at least TRY to provide good customer service. They only cared about the money and their relationship with the other broker. They were kind throughout the process and supportive of a previous situation my roommate and I suffered with another realty company. They made sure that we were comfortable with all decisions before moving forward, and did everything in their power to make us feel comfortable and find us the perfect apartment. Options seemed slim on the market due to the fact we were looking at the end of July, but they found some that they thought we would like despite this shortage. Not sure if RAYMOND works in this office or the Midtown office but he is HORRIBLE to work with. He was incredibly rude to me and assumed I was an idiot on the phone. While inquiring about how my apartment search was going, he was assuming I knew nothing about how real estate works and was asking "why I would look at apartments if my potential roommate couldn't come with me every single time." Excuse me, but that's just not feasibly possible, nor is it worth it when you see crappy places 9 times out of 10. I politely asked him if he could remind me of the price of the apt and broker fee amount, because when you are searching it is hard to keep track of a bunch of them. He said "I already told you it's one month" in a condescending, impatient tone. And then went on to say "you know if you stick with one broker then you won't have that problem" which is obviously something someone who can't afford to pay a broker fee in the first place is ever going to do! After our first phone call he sent me an email with pictures of the apartment confirming our appointment, but did not include a link to the their website's listing or even craigslist's. So I emailed back 3 times before the next day asking further inquiries and he never responded. So when he called again to confirm our appointment the next day he wouldn't tell me the cross streets of the apartment, to which he said this: "I can't tell you that because you're going to go find another broker and steal it from me." Hello, how am I supposed to meet you if I don't know where to go??? Although you specifically tell them your strict requirements for an apartment, they will show you apartments which do not include the features that you said are deal breakers. In addition to that, they will show apartments that are well above your specified budget! The tactics that the agent used was to show me 2-3 horrible apartments in order to make the next one (most expensive) stand out! Before proceeding to show me an additional 3 apartments of lower quality. I should also mention that the expensive apartment was the only one that fit my requirements a;thought the agent promised that the others ones did as well!?! What a waste of time. On top of that, they have the audacity to try pressuring you into signing a lease as quick as possible if you showed even the slightest liking to an apartment i.e. during the actual day! Even if you say no to a place, they will try smooth talking you and manipulating you into it! It is clear that the quick buck of 15% commission plus administration costs etc etc etc is what drives this realty company and not good customer service. Avoid them like the plague. Kevin Ryan-Young and Hope Kim were able to navigate through my list of very specific requirements and found the perfect apartment for me with little compromise on my end. They were willing to meet me half way on more than one occasion to assure that I would be content in my decision for finding a new home. My roommates and I did not use this location, we worked with two brokers in the Midtown office on Broadway. They both seemed really nice at first, and they fought extremely hard for us to get the apartment that we wanted. When they need your paperwork, they need it ASAP... which is how it works in NYC. However, once they get your paperwork, they ignore all phone calls and emails until they need something from you again, and that being the deposit money. My mom planned on signing on as co-guarantor, and was rushed to do so by the brokers. She reluctantly sent all her paperwork in a timely manner, and awaited dozens of questions to be answered, which never were. That was only the beginning. Once the leases were sent out, they were incomplete, and listed both of our guarantors as tenants. There were also a bunch of other vague, illegal issues my mom had a problem with about the lease and rider, but ultimately, we had to pass on this beautiful apartment, simply because they would only list our guarantors as tenants. It was explained to me that small owners do this because if they sue us, it would be a much longer, much more expensive process to sue tenants as well as guarantors. These people were shady to us from day one. We initially wanted the apartment so bad that we tried to see past the shadiness and lies, but in the end, it was a deal breaker. read more
