After only a few of months under this company, I feel 100% confident about adding another abysmal review to their collection. I was feeling this way after only a couple of weeks but I decided to wait and give things a chance to improve. They did not. In fact, they only got worse. EPM has been negligent, predatory, unprofessional, and dishonest since the first day they took over from my landlord. I've been in this house for 5 years and haven't had a single problem but since having to deal with EPM I'm considering pursuing legal action. All my previous landlords have sang my praises, I've never been late on rent, and I always take really good care of the property. Early this year, I found a significant health and safety issue that needed to be resolved. My landlord hired EPM to handle the logistics and they have been horrific. I can't give more specific details now because I'm not sure what my attorney will advise me to do but suffice it to say that if you're a tenant, EPM will ignore all of your questions, force you to pay rent while you're unable to safely live in your home, refuse to even speak to you about rent reduction for that time, and then will try to add extra fees to your rent without notice. I think they're just hoping most people won't know how to combat stuff like this, which is an all-too-common tactic amongst shady PM companies. To call out individuals, I've had the misfortune of being in contact with Cyndi and Jona, both of whom have been an absolute nightmare to work with. I get the impression that Cyndi actually coaches her employees to treat tenants like trash, as a practice. If I am given the OK to post details later, I will add to this comment so people know what to look out for if they're in a similar situation. For now, I'll just leave this sincere warning: IF YOU ARE AN OWNER WHO CARES AT ALL ABOUT THE STATE OF YOUR PROPERTY OR THE BASELINE HUMANE TREATMENT OF YOUR TENANTS, DO NOT HIRE EPM. IF YOU ARE A RENTER, AVOID THEM AT ALL COSTS.

Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

They are communicative and responsive plus they are actually logical when it comes to issues at the house. Right when I moved in I discovered the sink was leaking because the garbage disposal had a crack. They came and swapped it out very quickly. After about 2 months we had a pipe burst and flood the upstairs bathroom and into the kitchen (no fault of owner, Zenith, or mine). They made all the arrangements to have the owners insurance take care of repairs. Zenith worked around our schedules and didn't have lots of pressure to do things. Moving out was just as smooth. I hired a maid service to clean and gave them the receipt. They have in the contract that a professional carpet cleaning will be done and taken from the security deposit. I got my final papers and it was a very detailed and organized line by line of all payments and move out expenses plus my check for what they owed back. They also had copies or receipts for cleanings and minor repairs. They didn't nickel and dime for wear and tear either. I was blown away by how friendly and thorough they were. Overall I highly recommend them. They are friendly and work like they care, not like you are a number and they are a corporation.

Communication was poor, management was disorganized, and I constantly had to chase them for answers and updates. As a homeowner, I felt ignored, frustrated, and overcharged for the level of service provided. Everything seemed great before signing, but my experience changed completely afterward. Leaving Zenith was a huge relief. Do your research and read the reviews carefully before signing any contract. Based on my experience, I would not recommend this company to anyone.
