This company is a) unattentive and irresponsible about the maintenance of their properties and b) abusive, swindling tenants out of their security deposits. I lived at one of their properties for a year and they kept my entire security deposit, claiming to need $1225 for carpet replacement (it was brand new when I moved in!), cleaning (I left it clean), and paint (it was not freshly painted when I entered). The only reason I am giving this place 2 stars is because of how nice the maintenance guy is - he comes immediately and is always working on something in or around the building so you can ask him personally to take care of something. Other than that, management is rude and does not care for it's properties. The woman you are in main contact with clearly hates her job, which is fine, but don't make it seem that way to residents who are paying for your service. The central alarm in becker building often goes off due to trash building up in the trash room and everyone has to evacuate and wait for the fire dept to come and okay the premises. After the 7th time of it happening you think the management would do something to ensure we aren't constantly forced to leave our apartment in the cold for this trivial reason - maybe, just maybe have the trash room cleared out more often? Also, we only received $300 of our $1500 rent which is ABSURD and unjustified. There are so many beautiful places in northern liberties and outside of the area to live - do yourself a favor and DONT RENT from core realty. Core told us our apartment would be ready to move into weeks before it was. Had to put our stuff in storage then pay mover to move our stuff in. Renovation of apartments was poorly done. Roof leaked multiple times. Smoke detectors never worked properly. We gave up asking for help. It took them 3 months into our lease to put up any blinds! they promised fancy electric ones when we first looked at apartment. They put up the cheapest sheer blinds possible. We had to go buy curtains. -Movedout June 15 2020 -Lease ended July 1 2020. -It's August 18th 2020 -Still don't have our security deposit back. -- expect more of the same kinds of timelines and communication with them. DO NOT RENT FROM HERE!!!!!!! Bunch of rude incompetent people. Danielle, their "manager", is so rude EVERY time I talk to her. The entire building has a running joke about having to contact her because she obviously she hates her job and is just flat out rude to everyone. Even the person they have answering the phone is huffy and puffy and annoyed that you're calling. Kathy, the big boss, is never in the office and won't ever get back to you via phone or email. I have been told straight up that "she isn't going to call you". Then when I actually got her to email me back, she said, "I am not able to call to discuss at this time since I am currently working with current residents to resolve outstanding issues" Cool. NOT JOKING, she is in charge! This place is a complete joke. The customer service is TERRIBLE. Called to try to get in touch with Kathy's boss because I was sure there was no way she could actually be in charge and then Emmanuel hung up on me. They don't care about their residents at all. Originally I was happy with my year-long lease with core realty. They offered decent amenities, but the gym and pool are only at their flagship location. Really what makes them 1-star is the fact that when I moved out they didn't respond about inquiries regarding my security deposit until about 2 month later and that was only after I sent many emails and made calls about the additional $350 charge they were appraising after the withheld security deposit. The places was entirely cleaned out, no furniture or trash left behind. A couple scratches on the wall, but nothing beyond normal wear and tear. Where it really gets bad is that even after we sent pictures of our individual rooms before and after, they continued to assess such charges as a $900 carpet replacement (all of our carpets were covered by our individual rugs/beds and furniture with no spills or tears at all), an $800 "full patch and paint" charge which is egregious for the how unscratched those walls clearly were, but then they also have the gall to include an additional "Hallway paint" (well wtf was the $800 worth of unnecessary patch and paint for? A $400 "full clean" what were you cleaning after you had completely replaced the carpet and paint? And then charge us $400 for a hardwood clean and buff? The hardwood was so scuffed up when we moved in and you can see it in the pictures that it was practically unfinished! And the piece de resistance: a $75 screen door replacement charge. Now, I know what you're thinking: "how can that be the worst thing? it's so inexpensive!" You'd be partially right, but I literally forwarded the emails I had sent to them on 3 separate occasions about how they came and put the screen door back on the track, but it wouldn't stay because the track ITSELF was warped. They kept coming and doing the same thing and then have the meat nuggets to charge me $75 fucking dollars for it? I finally got in contact with them after 2 weeks of talking to the administrator and her saying that the person that does the evaluations was on vacation. When I ask her to justify some of these clearly extraneous charges she simply reads the line items of the letter she sent to us. Anyone tells you that these managers/landlords exhibit better than mediocre service is either taking money under the table to put out such ridiculous reviews or haven't had to deal with them at a time when they are no longer giving core realty money. Guarantee that they will try to screw you and wont return calls the second you decide to move out. The evaluator's name was Kathleen Parisi and judging by her actions, she's a slimy piece of lying garbage that will never go anywhere because she'll always be an incompetent cheat. No one should sign a contract with this organization, they will try to screw you and unless you have the money/time to go recoup the couple grand they will take without reason from you, you're better off living in a box on the street. My husband and I have lived in Core Realty's Penn Treaty Village for over a year and the property management has been terrible. They have started doing construction on the first floor right underneath us which is pretty much unbearable. They start at 8am and continue disrupting our peace and quiet all day. Of course we were not informed of the construction plans when we signed our lease. The maintenance staff are rude, and are known to say inappropriate things to female tenants. The property manager (Kathy) works on site but never has maintenance completed in a timely manner. We are not notified in advance of when maintenance will be at our apartment, and they simply barge in whenever they want. We have had some very inconvenient issues with water damage which they don't seem competent enough to permanently fix. Also, some of the amenities promised when we toured the apartment such as grills on the rooftop are not actually available. The complimentary coffee machine in the lobby is usually broken or our of coffee beans. Guests of residents have to pay $20 each for pool access. We pay our rent on time, and yet receive no respect as tenants from the management staff. Don't let them fool you into thinking that they offer luxury living! I definitely do not recommend renting through Core Realty. read more

I just moved into a building managed by Core on Chestnut. So far everything has been handled quickly and professionally. I was relocating from the DC area so I had to do my tour via skype with Rebecca. Everything was explained accurately and we chose to move in. Maintenance was quick to respond to the few relatively minor issues which required attention. We love the area, it feels very safe and the building is about on par for what you would expect in the old city area. read more

Core Realty has so far been the worst company I've rented from in the past six years that I've lived in Philadelphia. And it seems that my experience isn't rare as I have some of the same complaints as most of the other reviews. They're keeping $250 of our security deposit and when we asked them to explain why, the reason they gave was for carpet cleaning. We disputed it telling them that we paid for the professional carpet cleaning that was required according to the lease and providing receipts for the deep shampoo treatment that we paid for. They then changed their story and told us that they had to pay to replace the carpets. they also claimed that they should have charged us $800 for a dirty stove, broken blinds, a dented fridge, and damaged walls. This is complete and utter horse shit as the blinds and fridge were damaged when we moved in and we took the time to spackle and repaint the walls before we left. The only claim that I would consider reasonable from them is the dirty stove, which was scrubbed thoroughly but wasn't able to be fully cleaned. However I could still argue that the stove itself was so old and worn that it made cooking almost impossible without risking fire. In addition they rented the apartment to us with a broken oven that they likely knew about, and the entire building is settling. Any damage that is left in the walls is massive cracks that are the result of the building settling causing the floor to sink and the walls to break apart. Past instances of dealing with management didn't prove to be any more pleasant. Our air conditioner broke at least six times in the two years I lived in the building and even after it was supposedly "fixed" the pipes would constantly freeze up and I'd have to shut it off for several hours in order to let it defrost so it would work properly again. I sent in multiple maintenance requests about this issue and it was never addressed. What was addressed instead was having our living room closet doors replaced. We were never notified of this change and when we came home my roommate and I found new doors that we didn't ask for and part of what had been the opening to the old doors walled up. We used to keep several items stored in the closet and they walled those items up without even notifying us. When we went to move out we thought we were going to have to leave behind one of our spare dining room table chairs because it was literally stuck in the wall, and we only managed to get it out by taking the chair apart. We also sent in maintenance requests regarding mice several times and management never did anything about them. They eventually sent a exterminator to our apartment after a month of waiting. He set a few traps and then left. I later received a very condescending email from management saying that the exterminator had noticed a few piles of clothes and dishes hanging around and that maybe if we cleaned up a little the mice would leave. While this might be a fair piece of advice in a different situation, it made me furious here because both management and the exterminator ignored my complaints that there were OBVIOUS holes in the apartment where the mice were getting through. All of my requests to get the holes filled were again ignored. (for the record even when the apartment was spotless we encountered several mice in every single one of our rooms because every room contained at least some sort of gap) There was also one night in which the entire building's fire alarm system went off at 3 in the morning for no apparent reason. All of the building's tenants were forced to get out of bed and drag themselves outside while we waited for the fire department. The firemen came, confirmed there was no fire, and then promptly left. We asked them if they were going to disarm the alarm before they left and they informed us that they couldn't and that the alarm required a code that the building manager likely must know. We sat outside calling the office, unable to go back in without suffering the awful earsplitting shriek of the alarm. We were told that no one was coming to disarm the alarm and we had to call back multiple times to argue that there was no way anyone in the building could go back in and sleep until it was taken care of. I'm not sure what everyone else did but I eventually left to sleep on a nearby friend's floor. I returned to the building around 9:30 am figuring that was plenty of time to take care of the issue. Sure enough the alarm was still going. I wound up holing myself up in my bathroom at the rear of the apartment because it was the only place I couldn't hear the alarm and even then it was still present but very muffled. It took several more calls to the office to complain before anyone did anything and even then the alarm wasn't disarmed but apparently disconnected. So to summarize the apartment itself was of mediocre quality but it was only made worse by being managed by a bunch of jerks who don't care about their tenants read more

Please Please do not rent from this "company". You will be treated like garbage despite paying rent on time every month. Maintenance requests are NEVER handled properly and the "maintenance man" is rude, condescending, and lazy. They do not take care of the property whatsoever! I had a squirrel die in the ceiling and maggots started raining down into my bedroom and they told me I had to wait until Monday, when I contacted them Friday morning at 8 am. Their treatment of people is unbelievable and despicable! I have filed a police report on them, two licence & inspections complaints (one pending, the other they were fined because they didn't fix what they were told to) as well as an animal control complaint (I am also not finished). NO ONE should be treated this way from a management company. The few 5 star reviews on here are fake and they are from their supposed "realtors". This company needs to be put out of business and I will do everything in my power to help that happen! read more

Absolutely shameful way of handling business. I was a tenant of Core Realty for many, many years, and I had to deal with mice plagues and roof leaks, among other problems. I was always prompt with paying the rent and have never caused a problem; however, when it came the time for me to move out, the Agency would never return my calls or e-mails. I only got them to hear me out when I personally walked into their offices and begged to speak with a person in charge. All of the information I was given about leaving the apartment (could I leave the furniture in, for example?) was wrong or inconclusive. They would NEVER return my calls and emails. Now they are refusing to give my deposit back, on account of "they had to hire a cleaning service after I left the apartment". A cleaning bill worth $2,000? I don't think so. I'm not so much angry about not getting the deposit back (I have no way to prove the place wasn't in the best of conditions even before I was living there), as I am about the way the situation was handled: by ignoring the customer, ignoring phone calls, ignoring, ignoring, ignoring, in the hope that I will quit asking. It is incredibly disrespectful and unprofessional. I will never, ever, do business with them again, and if I can prevent ANYONE in Philly from even approaching them, I will.
