So as you can imagine, finally having the chance to tour one and actually sign a lease honestly felt surreal. What stood out to me the most was Alex in the leasing office. I toured a similar loft at the property for the first time back in November last year and had mentioned that my current lease was ending in March. Apparently, that note stuck, because on 03/01, he actually remembered and gave me a call to let me know the loft was available! That kind of follow-through is rare, and a breath of fresh air, tbh. It made a huge impression on me. From the tour to the leasing process, Alex was awesome the entire way through. He was professional, responsive, accommodating, and genuinely easy to work with. He answered questions clearly, stayed on top of details, and made what could have been a stressful process feel smooth and straightforward. Apartment hunting in Seattle can be brutal, so when someone actually does their job exceptionally well, it deserves to be recognized. I'm sincerely grateful to Alex and all the staff at Emerson for making this such a positive experience, and I'm beyond excited to be moving into one of the lofts in a few days! Just like everything else here, it will take months for anything to be fixed. Our garage door has been broken since OCTOBER and as of today we still have zero update on when it will be fixed but if we are parking in the garage they're still charging us $250 a month. I've asked for a concession on the parking fee and the property manager, Jennifer and her supervisor, Judy and they both just say there's nothing they can do and offer no solution whatsoever. Even when at this point, we have had homeless people staying in the garage, SEVERAL cars broken into, our bike cage has been broken into and nothing has been done. Also, they do not disclose that they have subsidized housing in this building so BEWARE. While I was living here, we had one tenant in what I assume to be subsidized housing and he slit his wrists in our lobby and killed himself by jumping off the roof of our building. This was again something that was never addressed so we were free to use the bloodied elevator and see the police tape up on the roof for ourselves. The next tenant in subsidized housing was using meth and left her crack pipes all over the lobby, would walk around the building naked, steal packages, and terrorize this building. After months of multiple tenants complaining the landlord PAID this tenant to move out. Yet, they can't offer a concession for parking!? The nail in the coffin is that I'm moving out and our elevator broke AGAIN so now I have to use the stairs to move out from the 5th floor. I asked if they could fix it quickly and again, Jennifer said there's nothing she can do. Long story short, DO NOT MOVE IN HERE.

Safe, fairly quiet building. NO amenities unless you count a VERY small rooftop deck with a few…read morechairs and a grill and NO pets allowed. In 8 months, front door lock was either broken or left unlocked and packages stolen from entrance. VERY limited (10 or less) parking spots in the building, but they fail to tell you this. I specifically asked if there was parking and they said yes, then found out 2 weeks before my move that there was no available parking in the building and I had to rent a spot in building across the alley - not very convenient. If you have food or Prime Now delivered, you have to go downstairs to meet delivery person because even though you can buzz them into the front door, they can't get on the elevator without a key fob. It's super inconvenient. They raise your rent after first year which makes no sense because there are NO amenities in this building. You can hear TV, sex, hair dryers, and conversations through apartment doors, especially the corner apartments near elevators. Neighbors above can be heard easily whenever walking or opening or closing closet doors. It's awkward. Windows open less than 3 inches and are crank out windows, so with no central air, apartment heats up to over 80 degrees in the summer and there's no way to put in a window A/C. They'll tell you it doesn't get hot enough to need A/C, but that's definitely not true. Apartments facing Queen Anne get even hotter because of direct sunlight. Outside windows of apartments weren't cleaned once, just construction, rain, dirt, dust residue covering the windows. Cleaner they use to clean common areas uses a very toxic cleaner that permeates the air for hours, but guess clean areas are good. No resident events or perks. Water bill was high and increased every month, but couldn't figure out why or how. No leaks. Dishwasher is VERY loud and a cheap model. Every time garage door opened or closed, you can hear it if your apartment is on the alley side of the building. Also, even though you have these amazing large windows, if you live on the alley side, you can see into and vice versa into neighbors' windows in building across alley. I could literally see what they were watching on tv and that means they could see into mine, so pretty much had to keep blinds closed all the time - defeats purpose of large windows. Other apartments in this same area with tons of amenities and more sq footage for same price are available, though none except one has central a/c. Pros: Location is ideal. Close to public transportation, Belltown, Seattle Center and safe neighborhood. Cons: No amenities. Waiting list for parking. Noise through walls, ceiling, etc. No a/c and crank window not set up to allow for window a/c. Raise rent after first year. Numerous break ins into lobby. No resident events.

Good: -Building is in a cute walkable part of First Hill and once the Rapid G-line opened up it made getting around without a vehicle super easy. -Generally quiet inside the apartment units and unable to hear much noise from other tenants and due to the location by the hospital it's honestly mostly quiet at night outside too. -The old telephone system in the units is a very cute decorative feature -There is a parking garage Bad: -The building has cockroaches and after asking multiple property managers I gave up after the 3rd new property manager showed up within the first 18 months of tenancy. -High property management turnover so it feels like they can never address issues until the next one starts all over again. -No elevator. It worked, maybe, a total of 6 months in 3 years and not at the same time. -The laundry room is a disaster almost constantly, people are disgusting and leave clothes and grime everywhere and machines are down often. -There is a parking garage yes but after my windows were smashed out 3 times with "oh sorry the cameras don't work" when brought up to management this is a huge issue for $250 a month. -RUBS utilities, where do I begin with this one. When we first moved in our flat rate utilities for 2 people was $120, our final utility bill under the RUBS system was $441, none of this includes electric. -Wood floor in some units is bowed and buckling -No control of heat, you can control your radiator (kind of because if the boiler is on then it just emits heat regardless) but it won't turn on unless the boiler is on. It got to 50 degrees in our unit for an entire month with the boiler not on. -Not cleaning up after dogs urinating in the courtyard which smells just...lovely in the summertime -Constant smell of smoke in the building -There was a wall of black mold in the basement which the solution was to paint over it -Your rent will raise every year -Unresponsive property management generally. I lived for two years at Olympus, since summer of 2021. At the time, my leasing agent was Casey,…read morewho has since moved on. Both of my years here have been riddled with problems. I DO NOT recommend living here. There are better places in the area and around Seattle - even other Equity properties that are better off than this one. Note, all timestamps in this review are MM/YY. I'll start with the pros. I had a center unit facing southwest, meaning I had a wonderful window view of Elliott Bay, the Olympic Mountains, and Olympic Sculpture Park. The location makes it very easy to go outside and immerse yourself in nature, despite being in downtown Seattle. Belltown is known to be a sketchy area, but this area does not feel as dangerous. I paid a reasonable rent for a 1bd/bath on the 3rd floor with around 860 sq ft. In addition, the parking garage under the Olympus is one of the few without assigned spots, meaning you can park in a different spot each time you park. In addition, the concierge team is extremely helpful. And now for the cons... We started with a couple elevator outages that lasted for a couple hours at a time, no biggie. Then it became more frequent and suddenly we were facing a 8-month modernization/construction period (starting during 1/22) where only one elevator was working at a time. I recall there was a whole weekend where the one working elevator was actually NOT working. There are no stairwells going to the garage, so it was basically impossible to access cars without having to walk around the building to get to the other tower. While the elevator construction was happening, there was also constant drilling. This is a period where a lot of companies were still WFH (work from home), so it was nearly impossible to work. This project was a year ago, but there are still elevator problems occasionally, where there is no communication but I find that one elevator is down. Next we've got package security. Our building invests in Luxer One lockers to store all incoming packages, but somehow even that has failed. During 9/22, we had our first package theft. Someone had broken into the main package room and stole all the packages, including a valuable item I had ordered. Olympus sent out an email and... nothing else. An excerpt from the email: "The transgressors were seen by our actively monitored security cameras, and both our security+ SPD were contacted immediately. Unfortunately, the individuals were not apprehended." From this point, I started sending most of my packages to my boyfriend's apartment, because I could not trust Olympus to receive any of my items. These package room break-ins have continued, with the most recent happening in April of 2023. In my time at the Olympus, I also had a car, which meant that I paid for a parking space every month. I don't know why I did this, because we had so many problems with our parking garage doors that it was basically like parking in a public space outside. During the period of 6/22-9/22, our garage door was stuck in the open position due to the inability of Olympus to get a new door from the vendor. We were promised 24 hour security, but realistically, that security went from one Equity apartment in Seattle to another Equity apartment in Seattle, which meant there was probably an hour of coverage for Olympus each day. I saw a countless amount of cars without the Olympus decal parking in our garage, it honestly didn't feel safe to park in my own building. The problems continued once the new gate was installed; the new sensor doesn't detect the remote unless your car is angled strangely, and sometimes it doesn't open even when it detects the remote. In one instance (3/22), I arrived at the garage at 12AM and saw a member of the maintenance team working on the door.. He told me it was unlikely to be fixed before 5AM and that I could park on the street and check back in the morning. Can you believe that I had to pay for parking outside my own building, while paying for a parking spot inside the non-functioning garage? And yes, this was brought up to management, with no response. Things that haven't affected me but have happened include car break-ins, bike thefts, and storage unit break-ins. I am entirely expecting to lose my security deposit due to the lack of a move-in and move-out inspection. I tried to document all the damages I saw when I moved in, but my leasing agent told me it wasn't going to be a big deal and that I didn't have to do that. There have been so many transfers and changes in the leasing team that I have no confidence in the current team to assess my space fairly. Upon moving out, there has been no talk of a move-out inspection, and I am sure they will dock me for damages that existed in this apartment before me. If I don't receive a reasonable amount back, this review is definitely dropping down to one star. I'm really glad to be moving out of the Olympus and I hope nobody else has to go through the same experience as me.

Overall, it's been a good experience but there are so many things that make this place not worth the price tag. Pros: Location- Great spot and walkable to so much. Tenants- good people and high probability of making friends. Young professionals, dog lovers Thick walls: I rarely hear my neighbors -- very, very rare. Aesthetics: the apartments themselves look really nice Washer/dryer: in unit and actually good quality. I've had some awful laundry units in apartments but these are legit and work well. Cons: Break ins: I am not exaggerating when I say tenants are constantly getting their bikes stolen, it's a monthly occurrence at least. (Theres bike storage in the garage for tenants ) Storage in the apartment: it's crazy how much planning did not go into the actual apartment. For example: my pantry is a closet that has zero shelves....my bedroom closet didn't have a full hanger rack when I moved in. Little things that make zero sense. Some kitchens barely have a drawer for silverware. Things that you may not notice while doing a walk thru but notice once you move in. No AC or ventilation: this is common in Seattle, I get it but please pay attention to what direction your apartment faces. I face west and live in a loft. Heat rises. It is miserable hot. It can be 70 degrees outside but 78 inside because of the lack of airflow. Even with an AC unit (these help but you better keep all the shades down and keep it running ALLLL day/night - plus depending on your setup, you may have to move furniture around to use an AC unit) The complex has AC units available to rent ... it isn't even that hot yet and it's already hard to get my bedroom (upstairs) under 72 degrees by 9pm. The complex should offer free AC units with how hot these apartments get. When it's nice/window season, you may not want to open your window because of how loud the road is. Even on the 4th floor, if you leave your balcony door/windows open, you will wake up from traffic/buses/people on 24th and 65th. It's not quiet...at all. Amenities: these have gotten better but still not great compared to what you can get at other places. They have done some work on the rooftop but it's still just fine. No gym, TVs aren't great, etc. The building itself needs new carpet/fresh paint on the walls. Look at the stairwells. Yes, I'm being picky but for the price, it should look better. As a whole, these apartments are fine but overpriced for what they are. You are paying for location and a "good looking" apartment. For the price, they should come with AC units, have more amenities, and updates in the actual building. Management and maintenance are good, I haven't had any issues there. This review isn't meant to bash BPL but give future residents a heads up and an honest expectation of what it's like to live here. I wouldn't choose an East (am sun) or West (pm sun) facing loft apartment. Seriously, too hot. I bet south facing is your best bet (less busy road, no direct sun). Lofts are cute but I'd suggest a flat. Hope this helps!

(3) The leasing office refused to take responsibility, claiming that they don't have any obligation to ensure the community's safety. I'm the zero drama landlords dream. Until this week I've never encountered a team so obviously unprofessional and sketchy. From the rooms not being clean enough to show to the application process, avoid at all cost. The amount of vacancies a complex of this size has is also a red flag. Anyways, I provided paystubs showing 3 years of continuous employment. They insisted on paystubs from more pay periods despite there being year to date totals on them. There was some third party service that they use, which they neglected to send me a link for. They then insisted I send bank statements to prove my income because I had not run the service they failed to connect me with. Weirdly the were several other emails on the chain and it looked like a group email asking people for their financial information. That felt very sketchy. They ignored my questions for about 24 hours until I told them I was no longer interested in the apartment. My choice to withdrawal interest is because of the lack of professionalism and it seems the align with the reviews I see on here that suggest they don't take accountability, shift blame to tenants when things break, are unresponsive etc.... They have refused to refund the application fee, which is a whopping 65 dollars and not actually disclosed until the last page of their clunky and onerous web application. It's a big red flag when companies don't take accountability when they provide subpar service and respond with defensiveness. I hope to give people this information so that they know that the application fee is excessive, the process obnoxious, the staff unresponsive, and management inflexible and unaccountable. When I told them that I was no longer interested and they told me they would not refund the fee, they continued to try and convince me I was wrong and that they were actually professional. Yikes! What a red flag. Avoid this group at all costs. in 20 years of renting I've never seen so many red flags in such a short timespan. When people show you who they are, believe them the first time.

I have been reluctant on posting this because I thought this was embarrassing, but honestly, this embarrassment falls on Moda. Moda has also deleted my post on the residential portal forum about my situation which shows that they are trying to hide about their roach infestation to the residents. Very unprofessional. Unfortunately, l've had a roach infestation on the 3rd floor for almost two months. My neighbor had it and they infested to my apartment. On top of that, I seen a medium-sized roach roaming on the 5th floor by the elevator. I have went through two roach treatments, yet, they still appear. I have killed 5 medium-sized roaches, and around 12 baby roaches. I'm upset with Moda because, first, they allowed this roach infestation to happen. Second, the lack of accommodation for the resident that has to go through with this. They won't allow me to transfer to a different unit, they won't lower my rent, and they won't offer you anything to help you during this time except for the roach treatment that they have with a vendor. Unfortunately, these treatments do not appear effective. First, they make you clear out all of your cabinets and move your furnitures 1 foot from the walls (which takes a lot of time and effect), and then they treat with either roach sprays or traps. Obviously, this hasn't fixed the roach infestation that is going on in my apartment and I think there should be a stronger method to deal with the roaches. The roaches generally appear in my sink, under my sink or even in my dishwasher. Although I keep the area clean, use traps, and use spearmint scent to deter the roaches away, they still come back. Roaches are known to be resilient and reproduces quickly. I don't think this roach infestation will completely go away unfortunately. The manager will likely reply with "We take roach infestation seriously! We understand your situation and it's just as frustrating to us." If they truly understand, then they should hire a more effective bug vendor and allow us to lower the rent because of this. Their bug vendor only shows up on the second and last week of each month. If you're thinking about not renewing or signing a lease with Moda, you may want to consider about this roach infestation that Moda has. I posted pictures of roaches I have killed.
