I'm really surprised that I'm the fourth person to review Cornerstone, given all of the apartments they have and the hundreds or thousands of people that have lived there. No matter, I would imagine that it's a good sign as I find people are more apt to report a bad experience than a good one in an industry such as property management. To begin, this was my first experience living by myself, which can be a daunting process. Cornerstone made things easy, simple, and rather affordable. I was able to get a showing within a half hour of calling the sign in the front of my building (The Dorchester). Signing the lease was painless, the deposit was reasonable ($495 for my 1br), and the packet was helpful and informative. The rest of my experience was enjoyable. The building was well-maintained, a cleaning crew came weekly, and any unexpected damage that arose was handling quickly. Within my own apartment, the few issues I had were responded to diligently and never took more than a day to address. What's more, the apartment was in great condition, (i.e. the wood floors, appliances, and windows). Perhaps the main reason I'm reviewing Cornerstone so positively was my property manager, Conner. He was extremely accessible via phone/text/email even on off-hours and he went to bat for me when I needed an irregular short-term lease renewal. The rest of the staff was really helpful and friendly as well, so hopefully the same traits would apply to them. Compared to friends' experiences all over Denver, I would say Cornerstone is a diamond in the rough. read more

Do NOT rent form Cornerstone. Avoid it at any cost. They have the worst customer service. They have entered my apartment multiple times without giving me notice. They have walked in on me naked twice, once in the shower and the maintenance man stood there trying to talk to me through my see-through shower curtain as I told him to get out! I never received any response to my complaint about what happened the first time. On the second occasion, I received a hostile email response to mine, telling me I was the problem with swearing in it and all capital letters as if it were being yelled at me. No apology or assurance that it wouldn't occur again or any rectification at all. They are extremely slow to respond to any problems. Days or weeks with no email response, no phone call back. They suggest to go into their office during business hours which if anyone has a normal job is difficult to do so as a tenant. We work and pay the salaries of this company. They should appreciate their customers and treat them well and do their job to maintain the properties and respond to issues as they arise. The communication is awful. They have no personal touch. They don't even apologize or do anything to right problems and issues. You have to get on them multiple times when something needs to be addressed and then they turn it on you that you are a problem to deal with. Very unprofessional management. They treat people as numbers and paychecks and could care less who you are. They do not maintain the grounds very well. They do not shovel snow or ice and have tenants sign a waiver if they happen to fall and hurt themselves. All around a very bad experience for me. They are doing some upgrades to the units now by putting in wood floors and raising the rent outlandishly. The old management was wonderful before cornerstone took over. There was someone on site everyday who was very attentive. She gardened, swept the courtyard, shoveled the snow properly right away at 6 am. or so on snow days. She knew who the tenants were and cared about the place and the people in it. She would even cat sit if you went on vacation. It was a dream and she was a friend in the community. Trees were always trimmed and maintained properly. If you needed something you could call, email or text and get a response that day with a day and time and name of who would be coming into your apartment. Those days are gone. Now it's just a corporation that has no interest in customer service or building relationships in the community. You have to call and ask if they know a tree is overtaking the stairwell and is a fire hazard and if they will do something about it. For over a month you could not physically use one of the stairways due to a tree they didn't maintain. You have to tell them the stairs are broken and need to be replaced. The trash dumpsters even overflowed and garbage was in the courtyard and the tenants had to call and tell cornerstone to do something again. No upkeep or maintenance. They even put up ugly large signs and have taken away the cute charm of the character of the old neighborhood by replacing rod iron beautiful signs for the number of the building with huge bold block lettering that covers the whole side of the building. It's an eye sore. The manager of the building will stand outside of your door smoking with no regard or respect for anyone. No decorum or manners and very unprofessional. I see mixed reviews on here so maybe they are inconsistent and I happen to have rented from one of the not as great locations. WIth that said, it has been over a year since they have taken over and two different managers have been assigned this location. The second one I have never even seen except for when he came in my house while I was showering. I have never even spoken to him. It seems if you are lucky to get a great apartment manager for the location you are renting from you might be okay, but you may also be unfortunate enough to rent from a location with a rude, dirt bag, douche manager. So here, you have been warned. My apartment manager was Patrick. Do yourself a huge favor and continue to look for apartments through other management companies. There are some great ones out there. I would never recommend cornerstone after my experiences and after they did nothing to right the situation or apologize. Good luck on your search for a new place to live. I lived at this apartment during my short stay at Denver for work. Honestly, I was skeptical in the beginning about an affordable place right on Larimer Street. However, I decided to take the plunge and move in by signing a lease online. I have to say it was a pleasant experience. It's located right in the middle of all the downtown action and the staff - Dave, Deb, Dusko, Brian Son are all extremely helpful and understanding. They always go out of their way to accommodate resident requests. Pros: Helpful staff, Great location, affordable, the view from the deck is heaven Cons: Occasional late repairs of the elevator :) All said and done, highly recommend to someone wanting affordable accommodations with all amenities right on Denver's most action packed street ( Example: Oktoberfest is in your backyard) read more

I lived with Cornerstone for a year, and probably would have stayed but moved in with my girlfriend. For what you get, it's probably one of the best values in Denver. Mostly renovated apartments (I toured about 5 buildings, and all seem to be renovated the same way). Decent appliances, hardwood floors. Service repair is excellent. I had a clogged drain in the kitchen on New Years Eve, and they had somebody over in less than 30 minutes. Very friendly staff, got most of my security deposit back except for some spots on the kitchen counter that I ruined with my sanitizer for beer brewing. Long story, but I really destroyed that counter. Free internet is nice, but it's not very fast, so it's tough to watch youtube or TV episodes online. Electricity was around $30 a month, $55 with the A/C on. The only complaint was not having central air. The window units work great, but the bedroom can get very hot with the door shut. At least check them out. They have a lot of properties, and each one has a little bit different feel to it. read more

The saga continues with a poor living experience. My fridge quit running (finally caught it) so I called the after hours number to get this resolved ASAP so my food doesn't spoil. They don't have the address for the apartment complex they acquired in October in there system. When I tried to give the portfolio managers name, the phone attendant told me he can't find the property that way. I also gave him the name of another complex cornerstone manages next door; 1977 Josephine. The guy told me there is nothing he can do without the address being in his system. Basically told me I'm SOL and to try again during office hours which is Monday when I'm at work. read more

I've been renting from Cornerstone Apartments since May 2008 and have not had a complaint yet. I call when I need something fixed and it's done that day or the next. They have a plethora of different areas to rent from with great deals. Utilities and internet included, c'mon - that's awesome! I pay $615 + electricity for a garden one bedroom apartment in West Washington Park that I love! They showed me a few places until I felt like I was home and I appreciated them keeping within my price range. My lease is up in May and I'll only move if something drastic changes in my life. I'm updating my review now that I've stayed at a Cornerstone property for a few months. About a month after I moved in, I had a nasty leak which led to the water supply to my apartment building being shut off for one night. In the same night, they put two loud industrial-grade dehumidifiers and two loud fans in my apartment to help dry my ceilings. This happened on a night when I happen to have a couple guests arriving to stay a few nights with me, which was inconvenient, to say the least. They removed the dehumidifiers and fans a few days afterward, but it took them over two months for the drywall repair. However, it didn't take a week before I have another leak near the same spot. To summarize, in the four months I've stayed at a Cornerstone property, I've had a leak issue for three of those four months (and is still ongoing). When I started renting at this apartment, it was newly renovated so I was willing to pay what I thought was fairly high rent. After this whole debacle, they did not give me any rent credit and my building manager has never called to say sorry (I had to call him). Cornerstone's poor management has let me down. In hindsight, I would never rent an apartment from Cornerstone. read more

( Please note: this is a condensing of four reviews into one.) We're entering our second year with Cornerstone. Though we have had some issues, I am now updating my review because they have instituted an online payment system that has eradicated any complaints that we've had in the past (lost check, no communication, etc.) This new systems allows effortless payments and also clears up any questions on account balances, maintenance, etc. There are pros and cons of Cornerstone, as there are with any landlord situation and so I'll just list them in general and you can make your own educated decision about renting here. The positives: I've found when I've called the office for repairs, which I've done several times because I'm a super picky tenant, they always communicate when they'll be in my home and it's usually the next day or within that same week. The maintenance gents are always very polite as well. One of the strongest selling points of this place is that it is in pristine shape- they really take care in any updates, painting jobs, or general maintenance things they do. There aren't paint runs, or scrapes, etc. Everything is clean and nicely done. It makes me proud to be a tenant and to have friends and family visit. However, I will say, I have had to call and ask them to come finish projects because things have fallen through the cracks- which is annoying because I shouldn't have to. Another plus is the only bill we pay besides rent is electric, and it's never been over $20. That's a huge bonus for me- not having to worry about water, heat, gas, or internet. Also the entire company is very LBGTQ friendly. The negatives: Particularly within the Jack Kerouac (old, historic building) there is a lack of sound insulation between any walls, floors, or ceilings. You will hear your neighbors and you will hear them all the time. Make it a priority to aim for a unit on the highest floor to try to avoid walking noise, as it's the worst. Another BIG negative for me is that if you own a car at this location and street park, it will get damaged. My old car was side-swiped and my newest vehicle was rear-ended the second night I had it. Cornerstone sells parking spots at $85/month, but, an included area, would've been another positive, especially in Capitol Hill. Overall, our apartment has such a great location and really beautiful, historical charm that is hard to find these days. Because of the new payment system we are actually looking at switching locations and staying with Cornerstone, whereas before I was more than anxious with the organization of the company. I'm REALLY thrilled that they've implemented a system that clears up the messes that they've had before. I would recommend them without complaint to any friend as long as the online payment system is an option. With Cornerstone I have confidence that my repairs will be taken care of, the building will be pristine, and the building manager will actually know my name and care about my experience. The new managers are TERRIBLE Don't believe any five star reviews from before 2018, including mine, because the new management is totally incompetent. They are unable to fix issues, are condescending when dealing with tenants, and make living in one of their buildings a pain. NO HEAT. The heat to the entire building went out at least 15 times last winter. Instead of fixing the problem, the building manager would send out notes telling tenants not to call maintenance and instead turn the knob on their radiator. My neighbor was yelled at by the on call maintenance because no heat in winter "wasn't an emergency". BED BUGS. Neighbor was complaining about bug bites. The building managers did not bring in an exterminator. A month after she broke her lease and moved out, I discovered bed bugs in my bed. Bed bugs without food will move to a neighboring unit: mine. This ended up costing me an incredible amount of money and time, and it all could have been prevented if the management listened to my neighbor's complaints. SECURITY PROBLEMS. In the year and a half I was in the building, they were never able to make the back door consistently latch securely. The frame was rotting away causing the door to shift, but they did everything except fix the actual problem. Mostly crank up the hydraulics so that it slammed harder. Packages and bikes were stolen, addicts were living in storage lockers. When told about cut locks the building manager didn't care. NO ENFORCEMENT. I lived in a dog free building. This used to be enforced, but the new managers can't be bothered to do anything, and now there are several dogs living in the building. read more

They are so prompt at responding to maintenance requests-sometimes it seems like not even an hour goes by before they arrive to fix whatever needs fixing. Wanted to specifically recognize Mike Coleman, the property manager for my building for handling an ongoing a/c issue. He was so generous with his time, and I truly felt like he cared, which is rare in a building manager! Also wanted to call out Darryl, the maintenance tech who did quite a bit of work getting everything fixed. How many times I've had to call and complain about toilet not working, sink being backed up, shower being backed up, heat not working, "free" internet NEVER working. I get the same old apathetic resolutions to all these issues. Whatever the quick fix that doesn't seem to ever actually fix the issue. They guy told me the internet is only to be used for emails and basic web browsing and that is why it is so slow... what is this 1995? It couldn't even do those things half the time anyhow. My phone gets better internet connection off of a cell tower signal than I get in my apartment. They were really nice and attentive when it came to getting me to move in but after your locked in they could care less anymore. Do not move into a Cornerstone building. read more

I lived in Rustic Air (one bedroom), a Cornerstone property in the West Wash Park neighborhood and paid a fair price, $825 plus $25 to park plus, electricity and internet. Cornerstone covers utilities and does provide free wifi, which isn't too reliable, but if you're on a tight budget, it's an extra amenity that you don't have to pay for. My apartment was great, as I was on a budget. I loved that the entire process was online. I was able to hunt for an apartment remotely and complete every step online through their resident portal. I also corresponded with a Cornerstone leasing agent who was very helpful and answered any questions I had in a timely manner. The downside of this was that wasn't able to actually see the apartment until I moved in. The apartment looked similar the photos, although there was not a photo of the bathroom online - I think the reason was because the bathrooms were very outdated, think 1960's pink tubs and fixtures. Despite this, the rest of the apartment was clean when I moved in. Living there was great, I never had any problems with the management (all of my questions were answered in a very timely manner via email) or maintaince issues. While I lived there the windows were replaced and we were notified a few weeks in advance so that we would be prepared. They did each floor in sections and it took about a week. The crew who replaced the windows worked very fast and were very professional. All in all Cornerstone is operates very efficiently, they seem to have a pretty large staff and were never anything less than professional. I would definitely recommend them to someone who has to do apartment hunting outside of Denver and doesn't mind not being able to see the unit prior to moving in or someone on a budget who wants to live in a hip, young area. read more

Cornerstone is one of the newer management companies in Denver with signs popping up all over Capitol Hill and Cheeseman Park. The building next-door to our condominium is managed by Cornerstone and in the time they have managed the property, it has steadily gone downhill. What's disappointing is that a call to Cornerstone about landscaping problems, broken sprinkler heads etc. seem to fall on deaf years. The judgment that I make is they really don't care how their property presents nor that their sign is the one that hangs on the corner. I would not want them as my management company. read more

I signed a lease at The Logan thinking it was a great apartment complex in a convenient and nice location, but I was very wrong. The building management was terrible and after getting multiple things stolen from me and coming across homeless people in the halls, my opinion of the apartment complex and Cornerstone management has completely reversed. Not only did the management take weeks to repair a broken garage door, they also failed to securely lock an exterior door, leaving an open entry into the apartment complex for weeks. The response to my requests was nonexistent and the effort by management was unbelievable given the cost of the apartments they lease. I have nothing but bad things to say about this management company and the apartments they own. They do not respect the safety of their tenants and do not treat it as a residence that they would live in themselves. I submitted the below to the Better Business Bureau: I signed a one year lease on 9/23/2010. My rent is $925.00 per month. On 8/15/2011 I received a letter saying that in order to stay in my apartment, I would have to pay $100.00 more per month for a month-to-month lease, $75.00 more per month on a 6 month lease, and $50.00 more per month for a year lease. On 8/16, I called the apartment manager, JG and voiced my concern that the flyers in the box in front of the complex state that $925.00 is what 1 bedrooms go for, and asked him specifically why I would have to pay more to stay if a new tenant could step in and take my apartment for the same price. His response was "Those are old flyers. The prices have gone up and we need to replace those." I have checked the box repeatedly, and as recently as 9/13/11, and the flyers still say that the one bedrooms are $925. On 8/24, I notified JG via email the following: "Just wanted to let you know I won't be renewing my lease and will move out by the 23rd of September. I would certainly stay month to month at my current rent, but can't justify the extra rent of $100 a month." On 9/12, I checked the Cornerstone Apartments website and an apartment identical to mine was listed for $925.00. It didn't say which unit, and I can't assume it was mine, but the pictures showed an identical unit. On 9/12 I first called the Cornerstone office to voice my displeasure, and was told to call JG directly. I called JG, left him a message letting him know I saw the apartment being advertised for the same price, and asked for him to call me back. He didn't respond and on 9/13 the listing had been removed from the website. This is not a coincidence. Rather than keep a good tenant in good standing, which I am, at my current rent, they rip people off by charging more to stay. Then they advertise the apartment for what I was paying. They should not be able to get away with this. I was lied to and told to pay more instead of being taken care of. read more

I imagine Cornerstone wants to attract late 20 to late 30's renters who are somewhat professional. They seem to only manage buildings that have a little more character to them. Not just an ugly 80's or 90's mid-rise apartment building that was built as cheap as possible to maximize profits. The problem with Cornerstone is they manage their nice buildings and tenants like they are cheap buildings that are filled with late rent paying tenants. Our building had 6 units and one washer and dryer. Why not two space-saver models because that would cost capital. so the washer was always busy. I am sure the property manager is handcuff when it comes to on-going maintenance too. Investors must tell them to only fix something after (in the common areas) someone calls about it and preferably calls twice. Never, never fix a broke security light, clean carpets, or wash machine until someone calls even though X may have been broke for 1 or 2 weeks. The other weird thing is the washer and dryer are not managed by Cornerstone (at least in our building). So when I call to say the F&*%k!n$ washer is full of coins and will not work. Cornerstone will say "sorry but the owner of the building maintains the W & D and HE only comes by once a week to empty them. We will call him to see if he can come by". WTF. The other annoying thing is they market free heat and internet. It is all over their signs and website. However any time you call them to say the internet is down, they will give you a speech about how it is free and we are not obligated to fix it immediately. If you are going to market FREE internet then you should maintain like it is an asset that adds value to their product. they should change their website and signs to say "Free internet but only when we feel like you have earned it." If you are going to rent from them. Make sure you do a detailed inspection on the check-in. Mark down everything you see that is damaged or looks damaged. everything! even if it is suspect. and call the second you see something broken in the common areas. They will not fix anything in the common areas until you call (no matter if CS has been to the property 5 times that week). read more

The obnoxious, yellow Cornerstone sign should be the featured picture next to "gentrification" in every dictionary. I was staying in an older but more than livable apartment in Denver until Cornerstone bought out the building. They immediately doubled the laundry price and started charging for parking spaces in the lot and alley despite there being more parking spaces than tenants cars. They made minor updates to the apartments such as putting in new (cheap) flooring and a new paint color and then tacked hundreds to the new rent. read more

Big bloated company with deceitful policies. I lived in Cornerstone apartments for a year and a half. Their sales department, maintenance department, and apartments are nice. However, their apartment managers and policies are aimed at getting the most money out of you. Their base rents are reasonable, but they charge you obscene amounts for month to month rent, subletting, and breaking leases. So unless you're ready to sign an 18 month lease and stick to that, steer clear. read more

If i could live it a -10, I would. This is the most mismanaged apartment complex I have ever lived in. They are working on the apartment and decide to not tell residents when they are spray painting outside their windows. I woke up to the smell of paint and had an asthma attack. The workers leave garbage everywhere, blast music, sit outside without their shirts on smoking cigarettes. And the company didn't mention this to anyone. This management company is terrible. Calls are not returned, service for the apartment was not handled promptly and I have been WAITING 3 WEEKS for my deposit to be returned. Also the "auto bill pay" option "accidentally" charged my account for rent after I had moved out - still waiting on Cornerstone to cut a check for that money as well. I loved the apartment and tenants, but getting anyone in the office to call me back has been unbelievably bad. Poorly managed as a company. Would not recommend to anyone. read more

Didn't get a chance to see the property, schedule a meeting on Tuesday for Saturday at 10am, I dragged my happy hungover butt out of bed to be there on time (actually early) by 10:30 and a few calls to the agent and the main office and getting only voice-mails I finally gave up. I loved living at Wheatley Flats and Management was always incredibly helpful. However, since I moved out in November (although lease didn't end til December) it's been like pulling teeth trying to get my full security deposit back. It's now been 4 months since I moved out and I'm still missing a portion of my security deposit - they deducted my final water bill although I already paid for it. I was told they would send another check and I've been waiting 2 months. It is a small amount, but still incredibly frustrating especially since my emails are being ignored! I also didn't receive my initial security deposit until close to 2 months after I moved out. I've lived in countless apartments and I've never had an issue like this!
