This was our first time in the Outer Banks and we rented a house on the Sound side.
Corolla Light has a bunch of houses and condos on the ocean side of Route 12 but most(if not all) the rental houses on the Sound side have an affiliation with the Corolla Light as well.
They have a small shuttle bus that picks up people on the Sound side of Route 12 so you do not need to drive to the location. There is a small parking lot for about 20 cars in front of the basketball courts but it gets filled quickly, so walking, biking, or using the shuttle is usually the way to get there from your rental property.
There is no fitness center at the Corolla Light location with the pools, it is called the Richard Brindley Sportscenter located about 1 mile south on Route 12. (Located next to the Grass Course Mini-golf - the sportscenter does not show up on Google maps)
It has an indoor 25 meter pool, 2 indoor tennis courts, racquet ball court, volleyball court, cardio room with several treadmills, elliptical machines, bikes, and one stepper. Also a fitness rooms with dumbells up to 60 lbs. and several machines including a vertical Smith machine.
They have 2 large pools one that is 3.5 - 5 feet deep and one that is deeper. Plenty of space.
There is a restaurant located at the pools to eat at as well as order poolside.
There are 4 full basketball courts with different size balls (27.5" to regular size) provided. Not great quality but good enough to mess around.
There is also a little kids play area (no swings), beach volleyball court, and 2 shuffle board courts.
They also have a walkway for beach access with a nearby lifeguard station and you can rent surf boards on the beach. We were there in just now July, so despite the 90-100 degree temperature, the water temp max'd out at only 60 degrees so wet suits are necessary. The waves were 0.5 - 1.5 feet so surfing was possible but not great.
Near the entrance to the property, they have rental area (bikes, surfboads, boogie boards, and wet suits, but no fishing gear (see my review on Corolla Bait and Tackle) as well as several restaurants, one Mexican and one BBQ but I did not eat there so not sure how they are.
They also have 2 ponds near the entrance to the property that are probably stocked because it was very easy to catch fish there. Sunfish, bluegill.
Overall, a lot of good amenities if you are staying in an associated property.
