I never experienced such poor customer service as I did when I called to inquire about their rental policies and procedures the person that answered the phone refused to give me her name so I don't know who I was speaking to and when I asked to speak to another leasing agent in the office or a supervisor she refused. She just kept reading off the script of how to make an appeal to the denial. I didn't want to make an appeal I just wanted to know their policy requirements because the denial email stated not sufficient rental history when the rental history I had and listed was 2 years in Monterey never late and at the same apartment complex while attending Monterey Bay and then 1 year at OSU Dorm and one year at Sierra housing in Corvallis so 4 years perfect rental history also it said lack of sufficient income so I wanted to know what exactly was required because I had income verification but the lady that answered the phone said I needed to appeal online and she hung up on me! I know it's difficult since they are the largest management company in Corvallis, but please avoid dealing with them if possible for your own sanity. Their operations are crooked. I think they have a well-developed master list of tricks to make sure your experience is the worst: 1. They told us the property is available, and told us to do online application and pay the $50/person application fee first. Only after we submitted our application and thought we finally get an apartment after weeks of researching, we were notified that these were just steps 2&3 of the application process, and a step 1 virtual tour/in-person visit must be completed to make the application COMPLETE. The "COMPLETE APPLICATIONS are processed on a first come - first serve basis". So now you know the order of application steps, don't pay your $50 for nothing. 2. They require us to have a co-signer, or double the deposit. This is ridiculous, we have stable income, sufficient deposit, excellent credit score and just got pre-approved for a home loan. Looking at other people's review, I expect that we would still end up owing them even with the double deposit. They also told us it's ok to pay the deposit without looking at the actual lease. 3. The property available date listing on the website is only an "estimate", but they would not tell you, you have to find it out. In our case, the move-in date we put in application is same as the available ale date on website, but they did not feel like to tell us it's only an estimate, until we found it out ourselves with great surprise when reviewing the lease (glad we did not pay deposit before signing), the lease start date is a week later. For us, it's a nightmare since right after we were told the apt is available and submitted the application we thought we got the apartment and started booking luggage/car shipping based on the available date. I applied for 824 SE Bayshore Circle on 4/27/2022 for my family and I. My husband and I go to Oregon State University, trying to better ourselves and our family so that we would not have to go through this trouble with property managements like Duerksons. I hold a section 8 voucher and feel that I was discriminated against. We both applied and was denied for a home the 1st time. I pleaded with them and they said they would over look the credit since I held a voucher and emailed me a form to sign regarding the HUD voucher; and I sent them my sheets. They stated that when a house is put on their site and an application is put towards that house, then they take that house down from the site. Because the 1st house I applied for was denied, and someone was approved for that rental, they were willing to put my application towards another. I found another house, and they said an application was put towards that home already. I said, "But it is still on your site?" "Oh it takes a minute for our system to register since it just went up on the site." That house was on their site for a few days after I asked to put my application towards it. I find another house and they said, as long as I went to go see the house first, they would put my application towards it. I made an appointment with the current tenant and called Duerksons after I saw it...it took to two days for them to tell me that we were denied because of my husbands credit rating. They already told me that they would over look the credit reporting and not just that, the report they sent says my husbands credit rating is 650. They said he has insufficient rental history, but we have been living at our current rental for almost 8 years. I have already sent a discrimination claim through the HUD department online. I hope they get their license revoked for their fraudulent activates and discriminating practices...not just to me alone but everyone who has put a negative review on Duerkson's Property Management read more

They were very good at giving the wrong information to the wrong person during the application and completely screwing up paper work. They called me to lecture me about my housemates dog (Yes, it was indeed a lecture), and they called her to inform her I needed a doctors note for my cat. When I applied for a house on my own after applying with a house mate, they didn't process my application because they needed the house mate (when I was clear I didn't have the housemate). They also rejected the application because the house mate I was not applying with had a dog. It was an incredible frustrating process attempting to get a house with them and I'm glad we found another company that treated us like people, not just application fees, which I am annoyed they got. Honestly, I think they intentionally jerked me around because I have an animal they couldn't charge pet rent or a deposit for. I gave this property management a call to try and find out more information about a listed home for rent in Corvallis. The representative I spoke was mildly rude - an attitude that she had better things to do then to answer my questions or provide me with more information. Aside from that, it's kind of silly (I'm thinking of a different word) that a potential renter can't apply for a house if they haven't viewed it yet. I live 2 hours away and the likelihood I'll get to see the place before several other potential renters get the opportunity is Zero. It's a seller's/leaser's market in Corvallis. They have the luxury of being quick to get off the phone, rude, and having restrictive policy over the application process because it doesn't take any time to find another renter either way. My husband and I rented from these clowns years ago. We had to sit down with the old man for an interview. My husband and I were a significant difference in age and I'll never forget the old man acting disgusted and asking us, "I see there's an age difference between you. What do you see in each other?" Terrible! Do not rent from this business. When my daughter and her friends moved out of the house they rented, Duerksen and Associates would not return their security deposit in full, claiming that the house was in need of some cleaning. This house was left in better condition than it was when they rented it! The girls thoroughly cleaned the house when they moved out, but where charged over $600 in cleaning fees! We were sent pictures of the so called cleaning issues which included dirt in the track of a sliding glass door and crumbs in the rubber seal of the refrigerator. It really looked like they were reaching to find areas that needed cleaning. I know that the house was left in impeccable condition because I helped clean it myself. It was absolutely ridiculous that the security deposit wasn't returned in full! Instead of being rewarded for being responsible and respectful renters, I believe they were punished, taken advantage of and treated poorly solely because they are college students. First, the sheer amount of property they own is an abomination, they are running the community into the ground through sub-standard living conditions. such awful people should not be landlords. they just want to exploit unsuspecting college kids. some of the worst conditions you'll see in America. mold, broken appliances, dirty carpets, late repairs, if at all, incredibly shaky and insane associates where you have to deal with constantly lying and trying to cheat you out of even more money. Honestly most of these reviews seem to me more like frustrated/expectant folks than anything. I have lived with Duerksen for years, moved around the area (Coldwell Banker, Kampfer, and privately owned apartments) and Duerksen is, in my opinion, one of the better options. In fact, I'm preparing to move back into a new rental with them. The thing is, I feel like people expect a lot out of a property management company. My experience is that if you take care of your place, clean it up pretty decently, and read through the terms of your deposits/fees/lease, you'll be fine. They have a mandatory carpet cleaning fee which is charged regardless, because, well - they clean the carpets after every tenant moves out so that they know a new tenant will have a "like-new" place. They charge you for repairs/removals that are your fault (for example, I took a fire alarm down to replace the batteries and forgot to put it back up when they did the inspection a few days later - they charged me for a new one). Things like that are to be expected. I didn't call them when a lightbulb went out or I popped a breaker - I just do those kinds of things myself! Repairs can be a little slow, admittedly, but they're not intentional about it and I really only had to have them come out once or twice in a few years. They offer many different types of leases - month to month, school leases, etc - by property. They also have tons of pet friendly homes, and although the pet deposit is hefty, they really are pretty great when you have pets. Also, when I moved in the first time, they were really friendly about everything - letting me know that the neighbors had been in the unit next door for quite some time (I was young at the time and a little nervous living on a ground-level house). They also run background checks on their tenants, so I'm sure that's a plus for concerned parents. As far as how they treat you, sometimes over the phone they can be a little short, but I don't take myself seriously enough to get mad about that. They're always professional, and relatively polite, and usually are actually really friendly as long as you're not obnoxious. I paid my rent on time, every time, called them when I had questions, and was just polite to them. I don't think it's that hard. When I moved out, they sent me a detailed list that followed the move-out-packet guidelines for how much they charge for cleaning/etc - with photographs of what they'd cleaned/done. I think it was pretty reasonable and still got a chunk of my deposit back (which, after about 3 years of living there with pets and tons of company, is pretty good). I would recommend Duerksen - just understand that you need to be responsible for the care of the property you're renting, and that they aren't always the fastest at repairs (it just really depends). Your deposit will be returned to you (sans carpet cleaning fees) if you just keep the place in good shape and follow the move out instructions. We signed and put an outrageous deposit on a crappy duplex for our daughter in a part of town we came to find out had a lot of new parolees and drug addicts. My daughter was there for 4 months and didn't feel safe! We went there and helped her move and clean! We left the place exactly as she got it! They charged us 700.00 to clean the oven, walls, blinds and carpet! We have receipts for cleaning the carpet! And I cleaned the place and walls, personally! They are banking on college students and uninvolved parents! Just know they will take your money and it doesn't matter how hard you work to make sure you get it back. If you absolutely have to rent from them, take pictures and insist on a walk thru before you move in and after you move out. Make sure you have support there with you. Document everything! read more

I'll always be glad I asked Duerksen to manage my property years ago.  They are knowledgeable about solving problems and they have relationships with skilled contractors to complete the work.  Anytime there was a problem with the house I asked Steve for advice, and he would schedule the work with the tenants and the contractor faster and at a better price than I could on my own.  I know the tenants did not wait long for issues to be solved.  Duerksen kept the property very well maintained, and it was continuously occupied with good tenants. And when it was time to sell the property, they helped me get the best price for the house. I will always be grateful for their good advice and hard work. read more

This organization has a pretty funky way of doing business, I must say. I was interested in one of Duerksen's listings and got in touch with them via e-mail, asking if I could schedule a viewing. They got back fairly promptly, but said I had to set up a meeting directly with the previous tenants, and gave me the people's personal phone numbers. So, that was already kind of weird. Fortunately both tenants I spoke to were friendly and it was easy to set up the meetings - but when I went to actually see the places, I was surprised. These units were still in the process of being vacated by the tenants. One unit had been emptied of belongings but was still a complete disaster area in terms of cleaning - there was even black mold growing in all the bedrooms! The other unit I saw was in better shape, but still had lots of furniture in it and was in the process of being cleaned. Basically, I'm surprised that Duerksen wanted these units shown when they were still in such a state. I decided to rent from another outfit in town, because I'm pretty unimpressed by the level of professionalism this company has displayed. read more

This company doesn't even deserve 1 star. PLEASE look at the bottom of the page. There are 18+ reviews that 'are not recommended' as I believe the staff tries to hide the bad reviews. My old review was somehow deleted....... 1) If anything breaks, good luck having them fix it. We went 21 days without heat in 2014 when it was below freezing. They gave us many excuses on why they couldn't replace the furnace. It was unacceptable. 2) We were smart and documented all the problems before move in. thank goodness as they tried to charge us for everything on move out. 3) We gave notice and they started sending all these random strangers to our house. With keys!! While we were still paying rent on the place. No security, lucky stuff wasn't stolen. 4) Staff is often rude. Very nice when you first check them out but once you have a problem they aren't helpful and won't return calls. read more

FYI - Per the State of Oregon, deposits are to be returned within 31 days after possession is given up by the renter. If this does not happen with 31 days, the former renter might be able to collect more than the deposit that was supposed to be returned. Look at State of Oregon Tenant and Landlord laws for further info. Also, a friend of mine very recently rented a home through Duerksen; she received notice from their office to cover the outdoor faucets to avoid freezing and if there was a problem, the renter would be liable for any repairs. My question is why doesn't a management company cover outdoor faucets of a vacant house BEFORE freezing weather begins? Why wait until house is rented to notify the renter to take care of this? Why not send someone over and cover the faucets themselves? I own a few rentals and every fall before winter weather starts, I contact every renter to disconnect hoses from outdoor faucets and cover the faucets to avoid freezing. I would not recommend this company to anyone and I would never consider hiring them to manage my rentals. read more

My roommate and I were in a terrible (re: soul sucking) living situation and needed to find a new home very quickly, and upon checking out the listings on craigslist, noticed Duerksen and Associates own quite a few properties in the Linn-Benton area. We don't have a great deal of rental history and were concerned that working with a property management company would be a waste of the $40 application fee, but we were pleasantly surprised. I spoke to Chrissy on the phone who was charming and excited to help us, and suggested we come into the office which we did. We were able to tour three different units that same day which was the easiest tour I've ever conducted. (There was a twenty dollar deposit in exchange for the keys which was refunded to us upon return.) Every unit was immaculately cleaned and in great condition (we toured two houses and one townhouse/apartment), with one still in the process of being repainted. We asked about the interest levels to each rental and found that the townhouse/apartment (which was not yet officially "available") had zero applications, so with very little money between the two of us, we scrounged together the forty dollars for the fee and hoped to GOD it worked out. We were very upfront with the two associates at the front desk (Chrissy and Dianne, who were both very kind and fun to work with -- as fun as moving/relocating can be, at least) about the urgency of getting processed so we could leave the current situation and Dianne assured us she would work quickly. Expecting we would be treated as other rental companies we had applied to in the past, we half gave up on ever receiving a call, but Dianne was in constant contact with us over the next two days. She let us know when she hadn't gotten in touch with someone yet so we could chase them down ourselves and it felt altogether like a group effort. When we were finally approved, we were literally dancing through our boxed up house. Unfortunately, the rental wasn't technically available for another four days which was disheartening, but Dianne saved the day again as she was able to speed up the process to only two and exactly one week from the day we turned in our application, we were all moved in. We have been here for a little over one month and still cannot say enough wonderful things. Upon finding the railing of the stairs was loose and there was a small issue with the oven door, we let them know and received a call back within one hour to give a time for their maintenance associate to come over to fix it within the week. The rent is very reasonable at $850 for a 2 bedroom 1.5 bath 2 story apartment in a lovely, safe location with an assigned parking space. The walls are incredibly thick as we hear absolutely nothing of our wall-sharing neighbors which is surprising as the complex is full of children and three live on one side of us. (Actually, once I did hear them but it was on a Sunday afternoon and they were listening to Who Let the Dogs Out and barking SUPER loudly. It was HYSTERICAL and I kind of hope it happens again...) This business is probably in the bottom of them all. The staff seem nice before you rent with them. After that it is all down hill from there. First off, they don't fix any maintenance issues in a timely matter and some of the times they lie and say they fixed them without doing so. Second, they charge you extra fees randomly and treat you terribly on the phone if you confront them about it. Third most of their houses are kept in horrible condition so when you move in you'll run into a ton of problems! For example ours had a deck that was falling apart, a fridge that barely worked, broken water heater (rusted with a hole in it for who knows how long), and mold (yes, mold when we just moved in, not from us living there). My family and I had rented from Duerksen for nearly three years. Whenever something needed fixing or replacing, it was taken care of within a day or two, and they never entered the rental without letting us know first. I'm seeing a lot of nightmare reviews on here. Truth be told, if you take care of the rental and follow the move out instructions, you'll get your deposit back. Of course they're going to deduct money to pay for the screen door that your cat destroyed. My advice to anyone looking to rent from Duerksen or any place for that matter; try to leave the place better/cleaner than it was when you moved in. Haven't actually rented from them, but currently looking. I went into their office with a property in mind to go tour after looking online and the staff told me that it did not allow pets (oops). They were extremely helpful after my mistake and helped me look for other places (with pets) in their listings. They even printed out pictures of the houses for me to look at the rooms! I kept going up to them with different questions every 5 minutes and they were very nice. Already have two properties in mind when my search is over, definitely considering renting under them. read more

Everything was great when we moved in, moving out was the problem. My wife made it a point to clean the F out of the place and yet our $1,350 deposit was used entirely. We incurred no damages. I am absolutely positive they inflated all cleaning bills by %500. Cleaning staff getting paid $80 an hour. $15 for the plastic thing on the end of the blind string. Charged for yard debris accumulated 2 weeks after official move out on a heavily treed lot. $178 to clean blinds. Many other fraudulent charges listed on a receipt that looks like the kid from Jerry Maguire wrote it while on acid. Bottom line: Say goodbye to your deposit if you rent here. DO NOT rent from Duerksen! I, too, would give no stars if yelp would allow it. The rental house was substandard in every way. Unclean is a kind word for it. It is over 100 years old and very little had ever been upgraded. Here are some highlights of the problems we had: fixtures and outlets broken and wires sticking out in several places; walls buckled and dirty; drawers falling apart in the kitchen, linoleum so old, torn and cracked that it couldn't even be cleaned property; rats living in the laundry area and roaming throughout the house, rat droppings at corners everywhere; disgusting, stained curtains; carpet with holes in it (likely because of rats gnawing), mold growing in all bedrooms (and it took them a month to respond!), the grounds littered with trash, no railing on the porches... it was a disaster from the get-go. Duerksen didn't even inspect the place before renting it out otherwise they would have seen the myriad of issues. They just don't care and blame the homeowner - even though they represent them. They are unethical - they completely lied about the condition of the property in their ad and the condition it was in. And here's the kicker: they have the nerve to NOT return the entire deposit. (This is in spite of the fact it was completely filthy when they give you the keys.) Duerksen and their ilk prey on students and have the audacity to write that "definitions of clean are different from a management perspective." Yes, they're right about that one thing, their definition of clean is FILTH. They do not care about tenants, they know students have no alternative when they move in for the school year, so they continue the business practices you see noted all over yelp. I always paid my rent on time and never had any issues in my apartment, but anytime I would go into the office the staff was rude, distant and completely unhelpful.
